While I was applying for a restraining order in court today, I received an email from the opposing party that was purportedly from Steve Rumberg(With Steve Rumberg's signature and personal phone number). I contacted Steve to confirm the authenticity of the document but have not yet received a reply. In the document, The Steve in the document claimed he did not understand why I had a temporary restraining order against the other party but I wouldn't break the lease. I could not answer this question, and respecting the lease seems unnecessary to the Steve in the document. I still have not received any basis from Steve's team for the defamation against me. When you legally send a complaint to Steve, you will receive countless defamations and retaliations. Today, my petition for a restraining order was approved, and the judge explicitly told me that I could use this order to terminate the lease. I have already sent a termination email to Steve and cc'd the judge's email. I have not yet received a reply from Steve. The deadline given by the judge is the 31st. We shall see what Steve will do now that I am proposing to terminate the lease, as Steve desired. If there is any unreasonable behavior during the process, I will continue to provide information here. As stated by the Steve in the document, if you encounter real issues, you should apply for a restraining order, which would allow you to terminate the contract with the Steve mentioned in the document without any liability. He encourages people to do this. At the same time, even if you terminate the lease, you still have the right to protect your interests through the California Civil Rights System for three years. I signed a contract with a property managed by KRC in Dec 2021 and had multiple interactions during my one-year stay there till Dec 2022. Once you sign the contract, you will end up chasing them for 1. keys # they don't inform you how they will deliver keys till a day before. After lots of follow-ups, you will be notified that someone will come to deliver. "They don't show up on time," and finally, when they show up, you will realize that they don't have all keys, as crucial as the backdoor key critical to move house items and the mailbox key critical to receive communication. You expect they will prioritize your request and sort out the critical issue. Days and Weeks pass by, and you will end up following as you are not a priority anymore. 2. pre-move in inspection and maintenance calls# Messages, emails, calls, follow-ups. You will be given a checklist to fill out. Critical things like kitchen surface light, blinds to road-facing windows, etc., are ignored. 3. move-out notice # they ghost out, no acknowledgment, and you have to chase them even after moving out with due notice 4. They don't respond even after you vacate with 45 days of advance notice and vacate the house 15 days before the end of the contract period. They deduct hefty amounts with no / unreasonable receipts. So, be prepared to lose money, time, and peace of mind if you sign a contract with them. read more

Review only covers my rental application experience as a prospective tenant for a property in Mountain View. The staff and agents I interacted with were friendly and did respond to emails and questions promptly. The photos used for the rental property advertisement were approximately 2 years old from what I understand, before their current tenant. The current tenant has a dog that badly soiled the carpet, especially on the stairs; I think the dog just couldn't wait for the door to be opened. Since I'm allergic to dogs, it was my only concern; otherwise the rental property was nice and represented accurately in the photos. The property was still occupied for a month, so there wasn't an option to see the end result before signing a lease and this would be an owner decision as to whether the carpeting would be replaced (Concern #1). I did an informal application after reviewing the property and was one of 4 prospective candidates for renting the property. One of the 4 other candidates offered $50 a month over the asking price but the owner preferred my families application I guess slightly more and KRC asked if I would match that amount. I agreed to the $50 increase in addition to the 2 months security deposit I had already offered in the informal proposal. I kind of felt they should have just kept the informal applications and their offers separate, and not asked for the match of more favorable terms offered by other candidates (Concern #2). In this situation, I wasn't concerned about the $50 increase, more the owner mindset that money is more important than having what they say they wanted: a long term tenant. This also made me think they wouldn't replace the carpeting and whatever stains remained would be what I get; I also could probably expect a double digit percentage rate rental increase in a year as well. After agreeing to the $50 increase over the phone, I was emailed a holding agreement and application in less than an hour. They were emailed to me around 6PM and I was expected to pay per the holding agreement $1000 by the close of the next business day, meaning I would have to waste the day hand delivering a cashier's check to the Campbell office or pay the fees + $1000 using the other methods. I completed the application and submitted it but I didn't agree to the terms of the holding agreement without seeing the lease terms (blank lease). They refused to process the application or provide the lease terms without paying the holding deposit of $1000. The terms of the holding agreement were far from "actual" damages (Concern #3) since the property was still under a lease and wasn't available for 1.5 months, leaving plenty of time to screen all 4 candidates in a row without any actual costs other than screening which is handled by the application fee. This led me to believe there was something extremely negative in the rental lease terms; I'm an engineer and not a gambler. I'm not going to put myself into that situation of paying $1000 just to read the terms of a rental lease, this ended my interaction with the company. Maybe the terms of the lease were fine, guess I'll never know, either way the 3 concerns built up at that point. I didn't feel like it would a suitable candidate for a long term rental lease based on my interactions with KRC Group, so there was no reason to proceed. read more

I listed my property with KRC but cancelled my service after signing the contract to manage my poverty. Krc did not my meet my requirements. The main issue was that KRC wanted to hold the first month's rent in escrow and not releasing it until the following month. That arrangement was unacceptable. This arrangement was not made known to me up front but after the contract was signed. The rent was disbursed with a third party account name Cozy before I received payments. I was also initially told that the tenants would pay the rents through a subsidiary named Apartment.com. Apartment.com would then deposit the the KRCGROUP account who then sends the checks out the checks to rental owners. Rather than prorating charge, I was charged $337.13 or 7.5% for property management fees for KRC limited service time. read more
