It's with a heavy heart that I have to update my review. Firstly, I was a great tenant, never late on my rent, no noise complaints, got my full deposit back etc. I was not treated like one though. Management changed and everything went downhill. Property improvements tend to be messy but we were asked to clear our balconies before the 4th of July and they didn't get to my building until November. Throughout this time they continued to ask us to keep it clear. It's unacceptable to ask people to keep their patios/balconies empty for the whole summer. It was a lazy move, they could have made adjustments. The gates worked about half the time. When they got them semi-fixed, they said they were going to adopt the policy of keeping the gates open during working hours but only kept that up for about a week. There's a new app for the gates that seems to work...when the gates are working. Their communication is horrible now. So many of my emails got ignored even when I addressed the issue that I felt I was being ignored. The communication style is now avoidant. The first year there was one tree roach that got in my apartment and it was one of our hottest summers. The second summer it was 10+. I know they cut back on pest control, it was a ridiculous amount of bugs inside my home. I get that it's a business but I was paying around $1680 a month for my one bedroom and they would rather have me move out and give it to someone else for $1,200 so I had to move out on principal alone. I asked for a consideration to reduce my rent, provided the requested documentation proving that other properties in the neighborhood had cheaper rent and same square footage and they didn't even consider lowering it at all. What was the point of that? All that said, maintenance is still top notch and they will go out of their way to give you excellent service. It's still a beautiful environment to live in with birds and squirrels and deer. I don't have a problem with the hassles property improvements cause, it should be expected but they really need to work on managing those issues when they arrive. I hope that current management learns to communicate better because being ignored multiple times was one of the sticking points for me. Even if you don't have an answer, answer. If you have to forward my email to someone else, say that. I've worked in customer service my whole adult life and I don't understand the avoidant behavior. MOLD! I'm writing this to caution anyone considering living at Hardrock Canyon (or any Greystar property) because I wish I had known this prior to moving in. First, if you look at the reviews of this place all the positive ones are very old. The reviews in the last year or two tell the real story. Second, I have had unexplained health symptoms for years (I lived there 3 1/2 years), which included nonstop headaches and migraines, extreme fatigue, widespread pain, and repetitive low grade fevers. I was seeing specialists and trying to find out what was wrong or explain how awful I felt. By chance, I discovered the mold shown below throughout my ac system. There was additional high levels of mold in the kitchen cabinets, which was proven by testing (which I paid for) to be numerous types of molds, at very high levels, that are both toxic and non-toxic. Even with this proof and information, I was not allowed out of my lease without signing an NDA and releasing Hardrock Canyon/Greystar of all liability. I chose not to sign the document, paid for 2 places for 60 days, and had to pay the lease break fee to get out of an apartment that was deemed "uninhabitable" by a professional mold assessor. Furthermore, the apartment tried to gaslight me and lull me into a false sense of security by saying the pictures below were "dust" and that they had an assessment done, as well, but could/would not provide the results. I am genuinely concerned about the safety of anyone living there or considering moving in. This property does not complete mold inspections or testing and once I moved out they spray painted over the mold without removing or remediating it, pictures also below. I urge anyone looking at new apartments to ask about mold, inspections, and protocols when finding mold, etc. not just at Hardrock Canyon but anywhere to keep yourself healthy and safe. read more

We've finally moved out of this complex, and I wanted to update my review to continue to emphasize how bad this place is. I also want to open by saying that, obviously, some of these problems are outside of the complex's control; contractors might not do as they promised, renovations and repairs can be unpredictable, and crime is an inevitability, but management should be able to competently address concerns, take actionable steps towards solutions, and mediate between contractors, tenants, and the community, and Hardrock Canyon has proven itself incapable to do so. Additionally, after moving out and spending one week cleaning the apartment, we were charged $180 in cleaning fees. I've tried repeatedly to contact the leasing office, and I have had no response on the status of the unit when we moved out, or exactly what was so bad in the unit that warranted a $180 cleaning fee. I've lived in Austin for 8 years now, and this is easily the most unsafe and poorly managed apartment complex I have ever lived at (and I lived in West Campus from 2017-2020). In the two years we've lived here, we've had a bike stolen, a car broken into, and, most absurdly, a pair of rainboots stolen. Countless other cars have been broken into, and I've see stolen cars, people behaving erratically, people sleeping in cars, and a group of homeless people broke into the pool here once. Any time I've brought concerns to management, I'm met with responses ranging from "Okay" to "I don't know." Management cannot communicate or solve problems, often resulting in tenants having to crowdsource essential information and problem solve ourselves. At my time here, I've heard of at least three people who have had trees or branches fall and damage their cars due to poor landscaping, and the cute lights strung up around the complex are usually broken. The apartments themselves are poorly laid out with minimal accessible storage, and though the amenities look nice, you're sacrificing the safety of your property and loved ones by living here. They might have slapped a new coat of paint on the buildings (also a poorly communicated and logistical nightmare) and replaced the fences, but don't be fooled--this is an unsafe, badly managed complex and you would do much better moving to a different complex in the area. read more

The worst place I've ever lived. The entire past year+ has been constant random construction projects that inconvenience the residents like crazy, and they continuously hire the cheapest contractors possible so all projects take months and leave the community looking like a dump. Maintenance can take days to a week to even acknowledge requests, and management is absolute garbage. The maintenance people are nice but most don't stick around long due to the terrible management. I've lived here for a few years without issues but this past year has been hellish- next week alone I have to stay home from work one day for "inspections" and the next day we're expected to move all of our vehicles for parking lot repairs. It never end and I can't wait to get out. read more

While living here, things were okay. But I want to warn others about moving out. This was not an easy process and I ended up getting charged for "cleaning" and "repainting" fees. They said these were "routine charges" when you move out, but when I asked where this was in the lease, they said this wasn't stated in the lease. We spent hours cleaning and mentioned the paint chips and damage in our initial move in form. When I asked her about our move in form, she said paint was never mentioned, but after I got her to send it to me, you could see paint mentioned 10 times! Thats the first sign I thought I might be getting scammed. Btw the fees, were about the same amount as my deposit, so that's a bit sketchy as well (thinking they never were going to return that). Then, they had me wait a month before I could even call the their accounts receivable office, and while they were super nice, all they said they could do is contact the office and see if they would go back on their fees, which of course they didn't. So, not bad overall to live there but if you aren't wanting to get charged erroneous fees (with no appeal process) when you move out, I would choose somewhere else. I never even write reviews, but I needed to warn others of this experience. No evidence will save you from getting charged these fees. To be clear, getting "timely information" or "clarification" is not the bigger issue here. Having no real appeal process and getting charged fees that under Texas law, should not be charged - "Under Texas law, a landlord cannot charge a cleaning fee if it is not explicitly stated in the lease agreement and if the property is left in good condition, barring normal wear and tear." is the issue. read more

Don't live here if you care about the environment, even just a little bit. We've been missing group recycle bins around our unit for over a MONTH. I've called and emailed the office several times and they are well aware, they just don't care. They literally just need to move an extra bin from one unit to the next, but this seems like too much work. If there is an issue with your unit, you have to scream to get something fixed and they may have to come back twice to do the job like with the towel rack in our bathroom. The dog park is full of poop and has no water for your thirsty pup. Positives: Parking is plentiful and there are deer everywhere! read more

Beware!!! After one year you will be price gouged!!! I had what I considered to be a reasonable lease that I signed for over 13 months. I moved in back in Feb 21 during the ice storms. The amenities such as pool and fitness center do not qualify as even average but I like the area and the community was quiet. I got my lease renewal and they wanted 40%.....that's right... an additional 40%. I am stunned. No good reason other than that is market price. Not true as I have found 5 other communities in the area at my old lease price. It's not just me-there are older people on fixed incomes getting gouged. Terrible way to treat good tenants. I expected an increase-10 to 20% possibly but they obviously are looking to clean house for an average rental experience. read more

June 5th was the beginning of the millipede infestation and it hasn't gotten any better. Crawling on the walls, floor, ceiling, etc.. not once has anyone from maintenance or the office come to look at the apartment! That's crazy!! The only solution is "I'll put you down for pest control on Thursday". Management has no lack of excuses though. "It's happening around the entire city". Really? Well i haven't see any in the leasing office so that's weird?? I highly doubt anyone would choose to live here knowing the severity of the situation. You don't want to live here or any Greystar property. We have an ongoing millipede infestation which is bad enough, but what I've been truly upset about is the management's lack of concern about this issue or that we haven't been able to live in our apartment for the last 3 weeks, and have been dealing with the bugs for 5 weeks. We moved in at the end of April. For those counting at home, we got about 5 weeks to live in our apartment. After not receiving an email response from the manager Taryn (having replied directly to her email that welcomed me to the community and said to let her know if we had any issues), I went to the office to speak with her. When she heard me talking to the leasing agent she had the other leasing agent in her office shut her door. She did the same thing the next day. The assistant manager finally got involved after I literally said to the leasing agent "I need someone to care that this is an issue." We have been going back and forth for weeks with no resolution yet. The most recent communication I had assured me I would receive a response by EOB today, and I received nothing. **Update** After calling the corporate office, I was finally able to get in touch with the "regional manager." Our options were to end our lease without penalty, move to another unit in the complex (a less desirable floor plan, less square footage, for the same rent we're paying now...), or stay in our apartment with a "promise" to continue treating the millipedes. I am so disappointed in Hardrock. I signed up to lease an apartment because my house is selling and I am moving to Austin for a new job. I signed my leasing agreement, scheduled my mail forwarding, purchased my renters insurance, elected utilities and internet, etc., set up everything I am supposed to for my upcoming move. I was incredibly excited because I wasn't able to find anything in Austin - this was a God send. I received an email asking if I could postpone my move date by just short of a month due to a delay in materials. I cannot postpone my move date and responded accordingly as I am selling my home and would be virtually homeless. When told the delay was for cabinets and sheetrock, I asked if I could move in still, just knowing that the cabinets would be replaced at a later date. The answer was no because it is not 'Greystar Standard.' I'm unsure why they even asked if my move was flexible, since the impending answer would've been no regardless. It seems it is Greystar Standard to rush your prospects into signing a lease and then completely abandon them via a false promise. All reception could say (I won't name her but would like to), was 'that's very unfortunate'....She also said this in response to another apartment she had JUST told me would be available on my original move in date, then had to call me back within 10 minutes to retract her statement because it turns out she was mistaken. Honestly, is anyone training Hardrock / Greystar employees on understanding what is and what isn't available? This seems very basic to me. I am so upset not only that I've already signed a lease slated for my original move in date, that I've been 100% lied to, but at the basic lack of humanity over the phone. Its not your standard to allow old cabinets but it is your standard to screw your future tenant? Please make this make sense. It's like speaking to a droid with no sense of empathy whatsoever. I am being completely screwed by this complex, they know it, and are offering nothing to help with their mistake. First, the actual apartments and locations are amazing, this is why I have been here for over 3 years and actually pay my rent early every month. However, the MANAGEMENT is HORRIBLE and has no comprehension of the fact that tenants are their actual customers. I was charged an additional $15 every month last year without any notice because my renters insurance was expired. I received a lease renewal letter a month before my lease expired indicating my rent would be increasing by 50% and when I went into the office to discuss giving notice to vacate, the management team indicating I would be charged over $2000 if I vacated because I was not giving 60 days notice even though the rent renewal letter was not provided until less than a month remaining on my lease. I ended up downgrading to a 1 bedroom so I could continue living here and avoid the $2000 penalty. Then the real nightmare began. The apartment community overcharged me rent and numerous other charges as part of the move from a 2 bedroom to a 1 bedroom. Then, the apartment management would not return my security deposit, after telling me multiple time it was in the mail, for over 45 days. I had to reconcile myself the financials to prove I had been overcharged multiple times and was being overcharged for the new 1 bedroom lease agreed to. Additionally, I had to look up the Texas Law on security deposit return and threaten to sue and submit a written complaint in order to get my security deposit returned for the two bedroom I moved out of. Luckily, I have a Law degree and MBA so was capable of this financial reconciliation and legal research but it still took an exorbitant amount of my time. Furthermore, because the one bedroom apartment is on the third floor and has vaulted ceilings, the air conditioner was not working or equipped to cool the apartment during the summer. Although the maintenance team is very responsive to maintenance request, the maintenance team continued to close out my numerous and repeated work orders for the air conditioner every time they came to my apartment, even though the air conditioner was not fixed or replaced because apparently, they are measured or assessed on open work orders, regardless if the actual problem was resolved. Then, yesterday was the last straw, I park my truck in a parking spot far away from any apartments to avoid having cars parked near me. My truck tire was approximately 1 tire width over the faded white line of the parking space, so the apartment community had my truck towed, providing no warning in advance. When I asked where my truck was, the property manager Alex, with total indifference, said it was towed and that they are allowed to have resident vehicles towed per the lease I signed, the same lease which indicates my security deposit will be returned within 30 days which I had to threaten legal action to obtain. It is SHAMEFUL the way I and other tenants have been treated. (when I was discussing my renewal and rent increase, another tenant was discussing the same issue, receiving a renewal letter with a price increase of 50% within 1 month of lease expiration and being told if they moved out they would be charged a huge penalty because they would not be giving 60 day notice to vacate, even though the renewal letter was not provided until less than a month left on the existing lease) I not only pay my rent on time, I pay it early. AGAIN, the apartment itself and location are amazing, but the Management team is AWFUL. If you decide to live here, make sure you have your accounting/finance/legal hat on and don't trust the NEFARIOUS management for anything because they do not recognize or comprehend that the tenants of the apartment community are their customers and are the reason they have a job. read more

I toured the community recently. The office staff were very friendly. However the apartments are not looking to be very well cared for. Baseboards that are rotting, broken and pulling away from the wall. Drywall with very poor repairs, missing texture with exposed raw drywall, makeshift doors covering utility closets, double pane windows that have failed seals with moisture stuck in them. Flooring with laminate lifting, up, no transition strips between rooms, just a seam with a gap. Walls that have had their 20th coat of paint on them and shows like a cheap landlord special. Bathroom caulking smeared everywhere. Every countertop being a different style and material. Some sort of solid material in the kitchen, one bathroom has tan formica, the next bathroom has grey formica. Shame, nice floorplans and views. Just not very well taken care of. Zero consideration for fit and finish. For the rent rates, I expect the units to looks like they do in person. read more

Hardrock Canyon Apartments is on nice grounds, with high walk score. BUT beware when you move out. NOT ONLY will you not receive your deposit, but you will owe $$. When my son moved out, after two years, Greystar (property management company), charged him for bedroom carpet replacement. My son has one cat who always uses the litter box. I moved out after a year, and Greystar charged me for oven cleaning and carpet cleaning. Before I moved in I reported to Hardrock that the bedroom carpet had stains. I was told that the carpet was cleaned before I moved in, but it was still dirty. I tried calling Greystar 3x, left messages, and no return call. I emailed Greystar, and received the final statement with the all extra charges. BEWARE OF THIS COMPANY!!! STAY AWAY! read more

We enjoyed living here the first 6 months and the staff here is super nice but they wont call me back regarding the pest issues we've been experiencing lately. There are thousands of millipedes inside our unit that have crawled in through the vents, windows, drains, etc. Management has pest control come on Thursdays, which drives these critters away from the poison and into our apartment. I've left several messages and the one time I spoke to the office, I was told that "they'll just die off in a couple days." When I said that's not an acceptable answer after explaining that these bugs were everywhere, I was told that they can request an ad hoc visit to my unit but they would charge me since it was outside the weekly pest service. They're on the ceiling, in our kitchen sink, all over the floor, on the walls, in the shower, in our dog's food/water bowl and on our bed--gross! We're breaking our lease just in time. The grounds here are beautiful and there's a fantastic dog park but unfortunately with the bug problems we've experienced lately and lack of response, I have to give them 1 star. read more

I am moving out of hardrock canyon and I going to miss it! My fiancé and I both work downtown now so we are moving to avoid traffic, but it wasn't an easy decision. What I love most about this place is the quiet. The apartments are condo spec so we rarely hear our neighbors (and we lived with a baby downstairs for our entire leasing term.) We were lucky enough to have a canyon view which meant ultimate privacy and a lovely view. There is lots of wild life around like deer and squirrels and birds which we loved to observe. Most of the apartments have huge windows to let in a lot of light. The pools are large and usually empty. They even have a lap pool. The gym was just redone and has some good equipment. Some things that we didn't enjoy were the tiny kitchens. We cook a lot and there really isn't enough room for 2 people. That is probably our biggest problem with the apartment. That being said, the stoves are gas which is great for cooking. I think my indoor cats have also gotten fleas from this complex, so that sucks. The staff are nice and they have long hours for picking up packages. The maintenance has always been speedy and we have never had any major apt issues in the past 2 years. If you want outdoor space, the balconies are huge. You can definitely work on a diy project with all that space. There is nothing "cool" or "hip" about the location, but it is SO convenient which I have enjoyed. You have HEB, Sprouts, Randall's, Trader Joes, and Whole Foods within walking distance for groceries. There are also lots of restaurants like La Madeline, Manuel's, and firebowl and stores like Costco, PetCo, Target, Michael's you can walk to. We often walk to the regal cinema 8 across the street for movies! You also are only 2 traffic lights away from access to all major highways (Mopac to 71 and 183 to i35.) 5 minutes from the arbor walk, Anderson road, and the domain. Overall I will miss it here! read more

I have lived here for 2 months. I am now into my 3rd week of trying to get pest services. I have ants, roaches, beetles and spiders. I specifically asked to be notified when pest service will be coming. I get a call and they tell me they are now on the property. Well, great. I am in South Austin - no way on earth I can make it to my apartment. Apparently, the complex just hands out apartment keys and the bug guys enter apartments with NO supervision. No thank you. So, because I am not able to spend all day waiting on the bug guys I get to live with roaches and the rest of the pests. The folks in the office speak to you quite nicely, but when push comes to show, there is no willingness to do what it takes to actually take care of the renters. Every month I pay a 'pest fee' - I guess what I am really paying every month is rent for the pests I am forced to live with. Stay away from this place. read more

I live here, and have for over a year and a half. For being in the arboretum area, just .2 miles away from the shopping areas, it's a pretty good deal. Our 2 bedroom runs about $1100 with water and gas. As Joshua W. stated in an earlier review, you have to take into consideration that this is an apartment complex and there are just some things you can't avoid. Parking is a bear. If you don't park before 8, you can't get a spot near your apartment, depending on which building you are in. We are morning people and never really go out at night, so it wasn't a problem for us...if you want to guarantee a close spot you have to get a garage or spot under a canopy. Those are very limited, however, and too expensive in my opinion. The staff at Hardrock Leasing is ok...if you physically go into the office to get something taken care of, you don't have to worry about it... but if you try to call with an issue it's almost impossible to get it done the first time you ask. It's also hard to actually get through the line. On one occasion, I was in talking to a leasing agent about a slight problem with our lease, and the phone rang and rang and rang...when I asked if she was going to answer it, she said "no, it'll go to the machine." I said "I've left several messages and they weren't return." and she said "yeah, we usually don't listen to them." It has improved a little since that instance, but if you are homebound or can't make it down to the office for the very important things, this isn't the place for you. Maintenance, though, was stellar. Very nice folks, are in and out quickly, and very polite and respectful. Some times they don't know what to do, but they SAY so and get HELP. A lot of people just use some duct tape and call 'er good. Not so here. The grounds are kept very clean, except for the tenants who don't pick up after their dogs. (there are quite a few!) Maintenance takes care to pick up what they don't, though. These apartments are pretty nice. I like living here, but wouldn't renew our lease again. If you are going to rent here, be sure to get a canyon view apartment. We changed from that to a shared view, and the privacy doesn't even sort of compare. The balconies all face each other so if you have a loud neighbor, you can hear every word. The staff will try to sell you on the fact that the apartments are "condo-spec." That is, they have thicker walls so you can't hear your neighbors. Both apartments we had didn't have any less sound coming through the walls than the cheaper apartments I've lived in. Kinda comes with the territory, living in an apartment, but keep in mind the condo-spec thing is a little bogus. On occasion they have events in the office like ice cream socials and brunches, which is nice..sometimes they even hand out breakfast bars and juice at the gate as you're leaving. These gates also don't have a number pad, they have a card...it seems like it would be more convenient but it's not, because you always have to buzz friends in. Happy renting! read more

So I just moved out of this place after living here a couple of years, and I guess I was fairly pleased with the overall experience. First let's get something out of the way. This is an apartment complex. No matter how nice a place may seem, it's still going to have some of the problems that a complex has. Depending on where you live in this complex, parking can be quite a pain. Also, for the majority of the 2 years I was here, my A/C was always on the fritz. I think I probably had to have a/c repair come out 8 times over the course of the two years. Also, the gates NEVER work. I really fail to understand the point of having the gates if you're always going to leave at least one open. This leads me to the next problem, crime. Sure it looks like a nice place to live, but my car was broken into towards the end of my last year, and when I informed the management about it so they could warn the other tenets, it was simply swept under the rug. I later found out that this is a common problem here. Also expect the usualy yearly "either you sign another lease at a higher rate, or we'll charge you 30% more a month" scam. This complex has really fallen out of touch with where they stand though, because even though the Aboretium is not longer the trendy yuppie mecca that it once was with the new Domain opening, they still tried to up my rent. I ended up moving out of my 1 bd. apartment here and into a nice 2 bd duplex with a garage and a yard that's closer to central Austin for $50 less a month than what they wanted me to pay. Now that I have that out of the way, there are some nice things about this complex. First of all, they do an excellent job in keeping the complex looking nice, and all the old trees make for a very aesthetically pleasing environment. The units seem to be built a bit better than your normal apartments, so you don't have to worry about hearing everything your neighbors are doing. Also, they do nice little things like giving out free breakfast at the gate once a month, and so on. So in closing, if you need to live around the soulless Arboretum and insist on living in an apartment complex, you could do a lot worse than Hardrock Canyon, but just remember that no matter how nice an apartment is at the end of the day it's still just an apartment and in this housing market, you can do a lot better for your rental dollar. read more

They won a few awards when they were built for eco-related stuff but what matters is this: responsive staff, quiet units that are VERY well insulated (cheaper utilities) and wildlife abounds (deer, fox, coons, etc). When I moved out, I paid all fees in advance and signed a 'your all good' contract. Yet, After being told I had a clear balance I was charged more money upon move out that was not related to my deposit. I left the place spotless...better than when I moved in. During my stay, the staff was unreliable and unresponsive to phone calls and emails. The place would be an okay place to live if the staff was more reliable and kept their word (it was a contract afterall) But just happy to be moving on and up and out of the Hardrock Canyon Apartments. read more

I have lived here for about a month now and I would like to say that I think some detractors just have unrealistically high expectations of apartment living in general. I have lived in 6 other complexes since moving to Austin and this is by far the best. Another reviewer stated he thought that the fact that the place was built to condo specs didn't make much of a difference. I really disagree, but it could just vary from area to area in the complex. The first night I laid down to sleep in this place I was shocked by how quiet it was. My old complex was pretty noisy in general with plumbing, etc, but I've never even heard my neighbors moving around above me here. I like all the activities they have here. In some complexes I could see that stuff being really lame but they put some money into making sure they are nice. I just went to the Yappy Hour event (dog party at the dog park) and they provided dog treats and toys as well as pizza and deserts for the people. Looking at the event calendar it looks like they do stuff like that as frequently as 2 or 3 times a week which is pretty stellar. And as far as the physical complex and athstetic, I really have no complaints. My unit looks just as nice as the show one did, which is pretty surprising. I walked in to high-quality carpet, crown molding, fresh paint, etc. Small detail but I like that my unit doesn't have the popcorn ceiling I've had at every other complex in Austin. I like the modern look of the flat ceilings. My patio is enormous and looks out over a semi-private wooded area. Amenities (pools, fitness center, laundry center, car vacuum, business center) are a step above what I've had in the past. Everything is as promised when you are signing your lease and I really appreciate that. Oh, don't forget the ice-maker and gas stove. I love having both of those in my unit. In general I like the staff a lot. They are really friendly but I have had one or two instances where I walked in and felt like I could have been helped by staff who instead chose to socialize in the office. You can see into the office so that was a little irritating, especially if you are in a hurry. If there are 3 people in the office why exactly do I need to wait for the 1 guy who is obviously busy taking care of a potential leaser? Maintenance is great, no complaints. But honestly I've had so many weird problems with other apartments in Austin, I'm not going to sweat the small stuff. Good price for a good apartment in a good area. read more

Lived here 18 months and only recently had any issues. The scenery is beautiful with an undeveloped tract of land between w and the neighborhood. Plenty of trees, deer and other wildlife to be seen! With that comes a few pest issues, but they are responsive and very helpful in finding us a swift resolution. Our problem got a little out of hand this season and Chloe really went to bat for us and found us another unit to move into. As inconvenient as it is to move suddenly, I must say they are doing everything within their power to make sure we feel at home. Despite what other posters have mentioned about the millipede infestation it is clearly a result of location and cooler, wetter than usual summer weather. Hardrock Canyon is a great community and I would definitely recommend. read more

This is by far the worst apartment complex managed by Greystar I've ever encountered. Terrible maintenance and upkeep of the apartments and even worse communication from the office. Completely unreliable and lack of follow through by the staff. Run the other direction, there are better options in the area! read more

We had a 14-month lease at Hardrock Canyon, and were not terribly pleased with our experience there. Within weeks of moving in, our water heater broke down and destroyed several pieces of our furniture as well as did damage to the entryway of our apartment. Mere months later, the tiles in our master bathroom shower were falling apart with dozens of centipedes erupting from the cracks! When we alerted management about it to request repairs, it took OVER TWO WEEKS for them to take action on it, and only after we reminded them three times. Once they finally did get contractors in there, our entire master bathroom was effectively sealed off from us for nearly a month while they took their time with the shower repairs. Any time management was working on general repairs to the complex itself, you'd be lucky if you'd get notice even hours before it was happening. Likewise when they demanded mandatory insurance info updates from residents, you'd get about a days warning to get that together. Good luck if you were on vacation at that time! Finally, when it came time to renew our lease, we were effectively priced out of living there when they raised the rent over $200 a month on us, and that was if we signed an even longer 15-month lease. On top of all that, despite also leaving our apartment in pristine shape, Hardrock Canyon nickel and dimed us out of our entire deposit. Don't recommend living with them at all, there are plenty of other options around the Arboretum area that will treat you much better and aren't nearly as overpriced for what they give you. read more

The apartments are very nice, but the office staff has only responded to one of my voicemails in 3 years and have never answered the phones. They also screen their community message boards for negative comments are will remove them. Funny, they will take the time to remove our concerns, but not to solve them. read more

I'm writing a review for Hardrock because when I was deciding between my top two apartment complexes, the reviews made my decision for me! There is a reason for that. The complex has all the amenities I was looking for. The gym has everything I need and the pools are nice and never crowded. It's a quiet community with beautiful nature around it but still in a very convenient location for groceries, gas, shopping, etc. The best part about living here is the maintenance staff. They are more responsive and helpful than I have ever had in an apartment. I can't think of a ticket I placed that wasn't completed the next day while I was at work. And always to the fullest extent. The staff is super sweet and helpful, Seth definitely went the extra mile to get us into our dream apartment the day we wanted it. We are so grateful and would definitely recommend living here! read more

I did not live there, I actually went to check it out because the website looks amazing and there are great reviews on Yelp. I must say, I do not know when they took those photos for the website, but it looks nothing like it does now. The place looks very rundown. The pool wasn't clean (we visited in the afternoon) and the volleyball pool looks like a joke. We couldn't even find the lap pool. While there are trails throughout the apartments, the grounds look very un kept. There is a huge pit in the middle for flooding which is un attractive and they really didn't do any landscaping to hide it. I don't think I'd want to look out my window at a pit all of the time. I have no idea where these "Hill Country Views" are at, as I only saw one building that overlooks what I suppose is the "canyon" and you'd have to be on the third floor to really appreciate the view. Also, the "UT Shuttle" is called the Capital Metro and it's a bus. I'm not sure why it's advertised as an amenity, when it's just a bus stop near the apartments. This place is going from 1200-1300 for a 1 bedroom right now which is ridiculous. I live in a 1 bedroom a little further north (I'm taking a 5 minute drive on mopac) with a much nicer pool, landscape, etc. for $850. Don't be fooled by the website, especially if you're out of town and thinking about moving to Austin, ask for some current photos. read more

This review is a long time coming, so here we go. My husband and I moved in two years ago, and right away the management was eager to accommodate our hopes. My dream unit - facing the hill country and in the phase two part of the complex - had the old flooring and counter tops. They were already planning to upgrade the counters when the tenants moved out, and when I asked if they could also upgrade the flooring, they were eager to work it into our move-in timeline! Since then, I've absolutely loved living here. We initially chose it for the gas range (which has had a ton of use), but there is so much more to this place. The surrounding area is awesome - there is a beautiful trail in the backyard of the complex, yet across the street is literally every grocer you could ever want! Shopping and dining galore, it really spoils you! Not to mention SUPER easy access to 183, mopac, and 360 - it really helps shave time off on commutes. Let's see, more into the details...you can pay for rent online, maintenance has always been awesome, they offer very frequent pest treatment (we have never had to use it, but that may be because we live on the top floor), the front office is awesome, management is laid back but still professional and fun, the gym is pretty good (they have a smith machine, no squat rack but that's normal), two pools, and a dog run. Some of the other reviews have touched on the package situation, but I think this is born out of the huge surge in popularity of Amazon Prime. The management has to do their normal jobs on top of literally accepting as many packages as a post office, and it would be impossible for them to send notification of every package received. Of course its slightly inconvenient, but if you make a habit of stopping by on the weekend (they're open both Saturday and Sunday!) then it really isn't an issue. Besides, the walk up is usually really nice :) All in all, moving anywhere else would be a downgrade, and I do not look forward to the day that we have to leave! read more

My husband and I lived here for about 9 months and don't have one complaint! When we rented we did everything online and via phone. The staff was so helpful that we felt confident committing without ever having visited the apartments. Now that our time here is over we can say that we were very happy with the rental process, staff, maintenance, facilities, apartment layout and over all look of the apartments. We even had to break our lease early, and they made the process painless. I'd definitely recommend these apartments to anyone looking. read more

Love it. Been here 5 years. Only suggestion is to beef up the dog park. Maybe a little jungle gym. Turf (since grass won't grow there), a summer heat proof trash can and a water fountain or hose. read more
