The previous 9 years before living here i lived off of Wells Branch. I moved into that old complex In 2015 and left in 2024. It went from decent , to bad, to terrible, to a complete nightmare. In early 2024 before my lease was up there I decided to go apartment shopping. By using Apartments.com I searched for some places in the Arboretum. This property was the 2nd place I looked at and knew right away it would be my next place to call home. The staff was welcoming when I walked in. They helped me with all my paperwork and explained to me the fees. It was hard for me to figure out how to upload my insurance before I moved in....but that was all on me and not the property. I am in my early 40s and not the best with being tech savvy. The apartment office was patient with me and coached me on how to do all the online paperwork. I moved in here mid March. Absolutely love it here. The place I am at is newer, better, cheaper, nicer and safer than my place off of Wells branch. The admin fees you pay here benefit you. There is a smart technology free, trash service fee, and you also pay for internet and cable. Even With the fees you get added bonuses. The trash service is here Sunday through Thursday after 6. You just put your bag on the doorstep and they pick it up for you. It saves a trip down to the dumpster. The technology is a blessing . No need to scramble for your keys...it's all by remote or cell phone. The best advantage of living here with the smart technology is that your electric bill is much cheaper here than any other place I've ever lived at. The internet and cable package fee is cheaper here than if you would get it through a private party. We all also get our personal WiFi and router so if you work from home you can 100% safely connect to a company VPN The maintenance staff goes above and beyond. They are all very polite and very knowledgeable. They have came and helped me a few times. From dishwasher replacement, to putting in a new washer/dryer/ to look at my water meter. They all do a wonderful job. Big shout out to Roman, Jimmy, and Melaney ( Laney). The office staff are all great also. They have always been fun to talk to. Big shout out to Ricie who is the assistant property manager . She has gone above and beyond for me a few times. The property manager is also great and her name is Jamie. She is so polite and kind . She has also been so helpful! The two leasing agents and office front desk are Brad and Noah. They can help you with any questions you might have living here. They are always alert and ready to be there for their tenants. They answer all tenants questions and concerns and will treat you like a person (maybe even have small talk. ) My last place I lived at almost a decade and I Plan on staying much longer here. The community is safe, big pool, basketball court, and even a dog park. I would 100% recommend living here and it's a great value with a wonderful place to live. Northland owns this property and they have many other properties In the area. Some are maybe lower priced and some are possibly higher priced than here. My advice is you wanna live in the Arboretum then sign here, or another Northland property close by. read more

This is the worst apartments to live at in all of Austin. I have lived south, north, and now central for over 15 years. So trust me when I say this place is the worst. They have zero communication skills with tenants, there is never a manager in office to help with anything, I have complained multiple times for many reasons and no solutions are ever offered. In fact staff is rude and will ignore you. I went in today because we cannot even access our mail the door is jammed and the rep just ignored me and gave a dirty look. I work in real estate and would never recommend this place to anyone looking for a home. The staff here treats you poorly and will neglect all your needs. There's roaches and bugs everywhere! I lived at Northland for a year in a 1bd 1 bath. I loved the location, the scenery, and the general quality of living while I was here. The grounds are really beautiful with lots of wildlife, the pool is spacious and well kept, and I didn't have many issues with neighbors or parking. My favorite thing about the complex was how thick the walls were. I am incredibly noise sensitive and that was a huge concern for me, especially being on the ground floor. However, toward the end of my lease I started to become irate at how often the complex was allowing lawn care and leaf blowers. They came twice a week and would be leaf blowing for HOURS near my unit. I worked from home and this was starting to cause a lot of anxiety for me. Even wearing headphones, the noise was incessant during the day. The main issue I had while I lived here was that when I first toured the unit, on the day I was supposed to move in, I could tell the AC was not working. They promised they would have it fixed for the next day. Long story short, it took a few months and a lot of self advocating on my part to finally get a fix for the unit. There was a specific member of the front office who was incredibly condescending to me about the issue and the only reason it did not cause more grief from me was the good faith efforts from the maintenance team and finally getting the manager involved. I hope that they will be a little quicker on making good on their promises for other tenants. read more

Haven't been here 2 months and my car was burglarized. I called the office and reported it. Then, I sent an email to the office stating it was a bit disconcerting that other residents were not informed. I know of at least 2 people at sister properties that have recieved notices of burglaries in the area and at least one resident at Channing Mark that got their car burglarized as well. The response I was given was pretty disappointing. I don't feel like the safety of their residents are a priority. Since, my reason for moving were for safety and security to begin with, this experience with the office has left a bad taste in my mouth. read more

New complex manager, Jamie, started a little while ago and the service took a huge dip in care of tenants. The old manager Carlos worked to keep the community happy. I have lived in this complex for over 5 years and I have never experienced such lackadaisical tenant care and no interest in customer service. Maintenance is great for my needs. The office just wants to make it easier for themselves. Two staffers are just gone. It is just sad that my home is in the hands of someone who would rather get convenience for themselves rather than making sure tenants are taken care of. The gate of the gated community has been broken for over 3 years and they are not fixing it. I am forced into having "trash valet" and Spectrum cable and internet instead of being anole to upgrade my internet. The apartment complex still raised the rent to be competitive with local apartment complexes, the rent isn't worth it to me now. It's the lack of customer care and the new manager's disregard to tenants service. The last straw now is that the office manager has decided to stop accepting mail packages and holding them for tenants. Instead of figuring out an alternative they are implementing this rule even though the USPS carrier and office are returning all the refused deliveries. The mail carrier, Mr. Tracey, told them that refused mail and packages are automatically returned to the sender. The staff at the post office had my held mail and not my packages because of this. The staff even knew the manager Jamie because she took time out of a work day to go to the post office and curse them all out over this. Poor professional behavior! I lost 3 important work packages and 2 personal packages that were returned. Now I have to pay extra for a PO Box in order to get my mail delivered to me. I now hate this place, don't move in because you will leave sooner than you thought. read more

If I could give zero stars I would. Worst apartments of my 25 years in Austin. These apartments are run by libdems. They want to control EVERYTHING. Such as your water usage (yes they came in and replaced all faucets with water limiters, which reduce water pressure, showers and washing dishes are so lovely now) "green up project" Another program apartments join to cut their cost with kickback) The apartments are part of a program with city and therefore the thermostats are controlled by the city and when its really hot or cold you cant change the air temperature until the city send signal to thermostat to allow you to control temperature again. (to prevent brown and black outs) The Apartments add Spectrum cable and internet for $75 on top of rent whether you want this service or not (monopoly) Lately the apartments must of scored a really good deal with the lawn crew whom promptly start up all of their overly loud gas equipment at 6:58am every Wednesday morning!! (this just started a month ago use to come around 10 on Friday's) The apartments have a large gap under the balcony walls, in which the lawn crew blows all the yard clippings and such all over your patio (every single time never fails, I finally gave in and sweep every other time now ugg)The apartments also added valet trash pickup on Sunday-Thursday for 25$ a month!?! If thats not bad dont expect to swim in the pool when's its convenient to most people. The apartments tend to close pool Very last minute on holidays and weekends for "cleaning". If you have a dog I would recommend you not allow the dog in the dog park. No one maintains or upkeeps the dog park. Absolutely disgusting.Not to mention you can smell it up to 200 yards away with a slight breeze. Maintenance is a complete joke. There are two guys, only one of them kinda knows what they are doing, the other is like an apprentice. Ive gotten use to the slow turn around time, I had an incident that took them 26 days to fix. 1.5 maintenance people for a entire complex of over 30 buildings I mind you. I dont even waste my time calling them, Instead I find sufficient ways around issue unless its the AC. Packages-if you want to receive packages you have to pick them up at the carrier because the apartments no longer will accept packages. Seriously WTH!?! If you call the leasing office no one ever picks up, plan on leaving a message. Office staff are ok, dont expect them to go out their way for you. Really they are just corporate northlands puppets. Walls are paper thin (you can hear everything) tiny water heater...typical things for most apartments. Lots of car beak-ins. Non gated community (has a gate but they gates are permanently open, there's not even a keypad if they did decided to use gates) Parking is a nightmare too, I should be able to park near my building at all times. They have reduced the amount of maintenance crew from 3 to 1.5, Reduced lease staff hours and days too. And to top everything off my rent went up $218 in January!?! So If you like to have your life controlled these are the apartments just for you. Oh one last thing if you allow your cars registration to expire the apartments will tow your car. Yes thats right "A & A Wrecker Towing Company came through and tagged several vehicles with expired registrations.  If your vehicle was one of those, please note that if the registration has not been updated and the vehicle has not been removed from the property, the vehicle is subject to being towed." Last weekend, their child woke me up at 830am, screaming at my bedroom window to get his dog toy for him. Then his sperm donor woke me up a second time, knocking on my door. I still can't believe they allowed these people a dog. I have sent SEVERAL messages to the office. They claim to be resolving the issue, it has NOT been resolved. Our little two person, one dog family has lived at Northland at the Arboretum for over a year now and just re-signed our lease! We really love living in this comfortable and safe community and enjoy a lot of the amenities our home has to offer! We have had no major issues in our second floor apartment and all minor day-to-day issues are resolved efficiently and quickly by the awesome maintenance staff! I lived at Northland at the Arboretum for 2 years. It seems as though only those with complaints post about apartments, so I thought i'd post something good about where I lived with hopes that someone in my shoes looking for a place will feel a little comforted in their decision. Most apartments have bad ratings, because they have A LOT of tenants, and sometimes people have bad experiences. It does not mean that the apartment complex is a bad place to live. I could nitpick every single place I've lived and tell you about dog poop that people didn't pick up or a bug in my apartment or how the gate was broken one day, but I'm not going to. That happens in almost EVERY apartment complex, to almost EVERY tenant. Northland at the Arboretum is an excellent place to live. The rent is competitive for the quality and the amenities in the area, and when I look at other apartments' rickety wooden patios, old carpeting, and outdated appliances, I understand why the rent here is a little more expensive. The construction of this place is awesome. The patios are massive and shaded, the apartment (even with the vaulted ceilings) cools down quickly and the electric bill was never over $80. The water bill was cheap ($30-$40)I could never hear my neighbors, the place is as peaceful as it could possibly be. The hardwood floors, cabinets, and light fixtures are beautiful. I never had a problem with the office staff, they were always very pleasant and helpful. Maintenance always responded quickly, you can even put in maintenance requests online and they send you an e-mail acknowledging your request. The pool was always clean, the resistance pool was always running and the hot tub was always hot. The gym is great too! I loved the gym here. It is very clean, with excellent machines/weights, and it's open late/early. The complex itself is VERY safe. I had no concerns walking to the mailbox/gym/pool at night. My neighbors were incredibly friendly and probably some of the best neighbors i've ever had. I'm not going to lie and pretend that in my two years of living here nothing ever went wrong. It did. Things break, ---- happens, that's how the world works. Whatever happened was always handled quickly and professionally, and the office staff would always follow up to make sure that things were going ok. Overall this place is great. I have edited this review because I feel my past review was a little harsh. 1) I had bed bugs. They came out of an electrical socket in my wall. They may or may not have been there when I moved in. Getting them from the moving van seems unlikely as I moved during the summer and the vans get too hot, thus killing any eggs or bugs they might carry. 2) Office staff is okay. Would give them 2.5/5. The office did not help at all with my bed bug situation even though it falls upon their reputation. 3) The area is nice, however, deer poop is quite abundant.. as well as deer. If you have a dog, make sure to restrain them outside during the hours of 6-8am, and 6-8pm, this is when the deer are everywhere, and run through the complex in herds at times. My dog FREAKS out and has chased them through the woods before into the adjacent Canyon Creek complex (the fence between the two has fallen down, and is conveniently not fixed). 4) Other wildlife: opossums abound. Armadillos. Stray cats also abound, some possibly carrying mange (again, office staff did nothing). Tip, I know you want faux hardwood flooring, but if you have to have it, don't live here. You will have to live on the bottom floor and experience all the bugs that enter your home as a consequence. The do pay for exterminators to come four times a year, but they don't spray the outside perimeter, so the bugs come inside, and THEN they die. 5) Crunchy dead bugs. There was one point at which I was killing at least 2 or 3 earwigs (long, brown, skinny, split-tail bugs) a day. That problem has ceased, but now when I want to open up my sliding doors to let a breeze in through the screen door, I end up having a few new guests which I have to kill. read more

I lived here for 6 years. Close to the Domain, the Arboretum and many restaurants, this location is perfect for anyone who has hobbies, enjoys shopping, likes food, has kids, has pets, has a life. I felt safe living here with my kids. If I had a maintenance issue, it was addressed within a reasonable amount of time. (I did not like the addition of garbage service, as my son lost a chore and the dumpster was literally a stone's throw away. Sad face.) I thought it should have been optional, but what can you do? The management office is great. They address issues as quickly as they can and seem genuinely concerned about their tenants needs. Shout out to Dana. She is amazing. She was always attentive to problems that arose and commiserated with me with the passing of my pets. The staff is professional and caring. In short, this is a comfortable place to live. read more

Worst experience ever. I was looking to rent 2/2. Took me a while to find a decent one while touring cause the interior looks like crap. Told Jordan that I was interested in an apt. Things were still needed to be done in there. I told her that the bathroom needed to be painted, vents replaced ( they were cracked and not opening)etc. She told me it will take about 2 weeks for it to be fixed. At that time I was already approved for an apt and ready to go. 2 weeks pass by. I was told an apt was ready to move in and that I could go and check it out. When I went there, nothing was done. Everything was the same. Mold in the bathroom, broken vents and blinds and filthy dirty. I attached the pictures. People please stay away. Don't waste your time and money. I would be so embarrassed to let people rent an apt that looks like these pictures. O stars. The worst experience ever!! read more

I think it's hard to complain about this place because of the price. It's well located behind a Rudy's (yum) and close to the freeways. I found it extremely convenient to get to the freeway and most places I needed to go. Their garages are a little on the small side, but I like the fact that you can have more than one (of course to rent ...) because it's nice to have and keep your stuff in the garage so you don't have to pile up your apartment with all the junk that doesn't belong inside. The only complaint maybe is that there are way, too, many, speed bumps. They're not nice and smooth ones even if you go over slowly it just feels so jarring on your car! read more

I have lived at Northland for almost two years, and i will be moving out when my lease is up. I was really excited about moving here, but after a couple months, I wasn't feeling it. For the most part, the staff is really helpful, the maintenance crew is prompt when it comes to emergencies and getting things fixed promptly, so my complaints are mostly with the property itself. It is very rundown and outdated, the pool has issues in the dead heat of summer. There are always hornets nests, the foyers are covered in spider webs, bug nests. The countertops are very ugly. Twice i woke up to my ac leaking from the ceiling in the bathroom, but it was fixed quickly. The ac went out, but it was fixed right away. My dishwasher was leaking, and had to be replaced. Since it was during covid, there was no dishwasher for 6 weeks. The timer on my stove doesn't work, and when i asked to have them fix it, they refused bc they would have to replace the whole stove. Buttons on my microwave don't work, but i don't really use it. I really think they use their appliances until they can't use them anymore. I step on nails in my carpet. I am also embarrassed to have people come over. I can hear my neighbors talking/singing, which i think is common in apartments. Only positives are the location, it feels safe, and this could be a very pretty property with all the trees. I don't recommend this place, but if you still feel this may be a good for you, look at their upgraded units, they may be better. read more

CONS: While the apartments look nice, the Management company that took over (Northland), I wish never happened. The staff is rude and not friendly (besides the Asst. Manager, she was nice). Anytime I called for a maintenance request or anything, I felt like I was troubling them but at least my request got done in a timely manner. The rent is ridiculous and there's nothing that's special for it to be so high. When I first moved in there was mold all over my apt, mainly next to EVERY window, surrounding the borders of the glass. I called and complained and they basically "cleaned" it up and painted over it. It came back in a month and I complained again and nothing ever took place, I just gave up. It literally made me sick. My bathtub also squeaks like crazy when showering, how annoying and from another review I read it wasn't just my tub that did that. You can hear just about everything that your neighbors do. I can hear ever step that my upstairs neighbor makes, I can even hear when she coughs or shuts a drawer. I can also hear my next doors neighbors TV when it's on. The walls must be made of cardboard. I absolutely hate these apartments mainly due to having no privacy. There is dog poop all over the place here. NO ONE picks up after their dogs what so ever, even though there are "dog stations". It's disgusting! If you plan on taking a walk I recommend outside the gates. The parking sucks. I always had to walk at least 2 building over to get to my apartment. What a joke. PROS: The features inside the apartment are nice. Like a ceiling fan in the living room and the bedroom, good track lighting, appliances are OK besides my dishwasher (yellow and old), wood floors (only on first floor). I wish they had garden tubs though. The fitness center is pretty nice although it is a little tight. The treadmills have TV's on them which is nice. Overall I liked it. The pool looks nice and there is hot tub which is hard to find these days at apartments. That's about it for the PROS. Overall my experience here was terrible due to the mold issue, the rude staff, paper thin walls, high rent, and dog crap everywhere. I wouldn't live here ever again. read more

I have lived here for 18 months and while the location is fabulous, the customer service focus of the management company (Northland) is seriously lacking. I spent the holiday season not receiving packages and they spent the holiday season blaming it on the carriers' inability to put the proper notice in my mailbox. I say, when a package has been in your office for a week, it wouldn't kill you to assume I don't know about it and give me a call. Of course, you can forget about picking up that package or doing anything in the office during the week -- their posted hours are M-F 10-6, but the website says 9:30-5:30. Either way, I just can't drive fast enough after work to get there. They are open for about six hours on Saturday and closed on Sunday. Even my bank has better hours!! Last summer my A/C broke, and they had to outsource the repair. The repair company misconnected the thermostat so that the compressor never stopped running -- it was 52 degrees in my apartment for three days before they could get it fixed and my monthly bill was three times what it usually is that time of year. All my responsibility, of course. Mostly I go about my daily life and don't pay them a whole lot of attention, and I do like the maintenance guys -- really nice fellows -- but some of the office staff need an attitude adjustment. I know it's easy to complain about the handful of bad experiences compared to a year and a half of getting along okay, but companies prove their mettle in times of crisis, and these folks just don't measure up. read more

We lived here for 2.5 years. When we originally moved in it was a Jefferson property and the office was pleasant. Not so with the Northland management! I'll start with the big problem - we had an uncontrolled rat infestation. All day and night you could hear them skittering and chewing which will haunt my dreams for awhile. I reported the noise in the ceiling in June and the office said it must be a dog above us (we were very familiar with the people above us and they did NOT have a dog) or it was a snake (???). In late July we got a note on our door asking people to not leave water or dog food outside because rodents MIGHT get in due to the drought. August rolls around and the noises are still present, until one morning I walk into my utility room to see a live rat stuck in a glue trap. There was never a note to say someone came in my apartment or set traps. We didn't know how many traps were set or where they were. Having a puppy in our apartment, it was hazardous to have these sorts of traps lying around in easy to reach areas. I flipped out at the office and they said it was my fault the rats were there in the first place (the maintenance staff we spoke with said we had the cleanest and least tempting apartment for the rats in our unit). They placed the blame for the pests swarming our home solely on us, and claimed what little effort they put into removing the pests as "adequate". So, fast forward 2 months later (and 2 more glue trap victims), we could still hear them/see their droppings within the apartment. We complained many times and entertained the use of legal action -- this definitely qualified as unlivable conditions! They repeated that they were "dealing with the infestation adequately". After 4 months of rats and numerous complaints, I have to disagree. We moved out today and not a moment too soon. The location is nice, and the facilities are decent, but the price and hazardous living conditions are not worth your time. read more

Been living at Northland for almost 3 years now... and we just gave our notice to move out. The biggest con is rising rent. When we moved in it was a smidge over 1000 for a 3-bedroom unit and raised slightly every year (we're at 1100 now)... we now have received our renewal which is $185 more (for a 12 month... up to $700/month more in smaller intervals). They will not bargain with you ... they are forcing everyone who pays under $1200 a month out of this place, regardless if they are good residents or not. I'm sorry, but raising rent that much for this area is ludicrous and they can have it. Secondly, at least in our apartment, the place is not very energy efficient at all... our electric bills typically run anywhere from $150 to $200. This is due to very poor seals at windows and doors where you can feel air escaping and no window tinting at all. I have friends with 3000 sq ft homes that pay less! I used to love the office staff when this place was Jefferson... they had long hours of operation to pick up packages and they genuinely could help and you felt they were empowered to do something. Now the office closes earlier, the fun get-togethers with residents have stopped, and something as simple as a maintenance request for a lightbulb being replaced in the front foyer can take months. The appliances are old in our apartment... like ancient. Except for the microwave, that's nice. Our A/C sucks and has broken twice... once involved taking apart the entire kitchen ceiling and it makes a droning sound when it turns on. The farthest bedroom from the kitchen stays hot unless you turn the air down to 70 degrees. So what's nice about these apartments? Well, the layout is quite nice, as my SO works from home and needs office space... there are ceiling fans in every room and a big ol' outside storage closet. Track lighting is nice too, although there's no lights in the hallway, strangely. Parking is always open, even though I regularly return home after midnight and everything feels secure in the area. Access to 183 is easy and makes for a blissful commute. There are deer and other wildlife out there... but I actually find that charming and it's something I'd actually miss. We lived here for a year and have almost exclusively good things to say about it. The management team was always really helpful and friendly (and knew our names), any problems were repaired really quickly, and our neighbors were quiet. It's nice being in a separate building with not too many people - our last place was more like a motel, with hundreds of people in one building. Never again. It's very green and quiet, and we saw deer all the time, which was awesome. Location is super convenient too, easy access to 183. Our only complaint was the parking. There were residents with huge trucks who think that gives them the right to blatantly take up two parking spaces on a regular basis, and depending on your building you may have to park further away. But it was never really FAR, and the jerks who park over the line will hopefully get some parking karma one of these days. Overall we were very happy here and had we not bought a house, we would have stayed another year. read more

I'll start with the bad- the guest gate box! It's in the main driveway, so if they see a resident pulling in, they'll zoom to the gate, and almost hit you. Not the complexes issue, just poor planning! The good- the units for the price are awesome! The location is amazing! Office staff is super friendly. Gates have ALWAYS worked. The pool is clean, and hot tub, hot! The dog park is super cute! Parking is never an issue! Apartment has great features, finishes, and tall ceilings. I lived here over a year, and would still live here if I didn't have to relocate for my job!! Edit: when I moved in I didn't pay a refundable deposit. I did so knowing (my small dogs) would create some form of damage. Surprisingly I was charged an 1/8 of what I was estimating. read more

I was only able to live here for a year...but it was a good year (if you ignore my roommate situation). The apartments are nice on the inside. Good appliances, full size washer/dryer hook-ups, nice floor plans. We lived on the second floor in a 2 bedroom and our bills were never too high if we kept the heating/cooling at a moderate temp. Rent was reasonable and I personally never had any issues with receiving packages. The maintanence was very quick to responding to any request I had and was always very friendly whenever I saw them. Always waved and smiled when driving by and we were near enough to converse, they were always very polite and asked how I was. Office staff was always very friendly. They remembered me when I came in and were very prompt in taking care of whatever I had. Had an issue with my dog barking while I was out that I was unaware of...my neighbors went to management before me but management was extremely understanding and looked for solutions to help me stop her barking so the neighbors would be happy. Fixed it and then a couple weeks later I left the windows open again and she barked again...another polite phone call. No issues. No threats of removal or fines. I never had another issue with my dog nor did I ever have issues with others. There were a few owners that never saw fit to pick up after their pets so that's annoying but all complexes are like that... The pool is really nice and we never had issues with it (except the big bbq was broken for about 6 months when we wanted to use it around the 4th...not sure if they ever fixed it?) Nice complex, seriously. And every now and again there were deer in the complex. Always nice to see. We only left because of a rent increase and a horrible roommate situation. We hope to move back next year. read more

The pool has been ,"close due to chemicals" most of this summer. Also, there is mildew on the side around the pool. The water is actually light green. They do NOT invest in upkeep w the pool. If they do, its poorly done. After a few maintenance guys left 3 yrs ago, the enter property value has plummited down stream. read more

I lived at Northland at the Arboretum for 6 years and I am very glad I moved there. The management is excellent, and the staff is really friendly and helpful. Any issues or repairs that came up were quickly fixed. Plus they host events like getting residents reduced prices at the local pizzeria. The complex grounds are very nice and quiet with scenic trees and a dog park. There are even some deer who occasionally meander through the place. The location is good near shopping and such along with quick access to the freeway. But it's still far enough away you don't get the noise. And it's right across the street from Rudy's so you can smell the barbecue! The apartments are very-well designed with decent closet and storage space. They are also quiet and I never had issues with noise even though I was on the second floor. The kitchens are also great with microwaves and a good amount of counter and cabinet space. One issue I had was the AC drip into my tub would be discolored, but that was no big deal. Another problem was dumb people leaving their trash beside the dumpster rather than throwing it inside, but that's not the apartment's fault. I had to move for my job and I am already missing my old apartment. My new place is not laid out nearly as convenient or useable, and the fridges in Northland were bigger. I really wish there was a Northland here on the West Coast! If you are looking for a nice, comfortable apartment in north Austin at a good price, I would very much recommend you check this place out. read more

land at the Arboretum is a wonderful place to call home! The units are roomy and the complex is well situated (lots of shopping, restaurants, bars and close to the freeway). Lots of bus stops (one across the road). The area is quiet and the grounds well maintained. The best part is the staff:Maintenance requests are handled promptly (mine- always next day), the office staff is superb: they are professional, courteous and will make sure any concerns are handled right away. The office lounge area was recently redesigned and the complimentary coffee and tea is always a welcome treat. I've lived here for two years and I truly love it! If you're looking for a comfortable and convenient place with good service - I highly recommend you visit and check it our for yourself. read more

Northland is a terrible apartment company they stole my deposit after I cleaned the crap out of my apt... They have not told me why. When I called them to see what's up the property was sold. I then went to this northland property and they gave me the main number called a dozen times and they won't call me back. Northland if you want these to go away give me my deposit back or tell me why you refused it. If not I will write up all your apartments in Austin! read more

I did not end up leasing here because I went the purchase route in the end. However, I must say the professionalism and kindness when I went to tour the property was outstanding. Hope the manager greeted me when I walked in and shook my hand. She was easy to talk to and informative regarding the property and surrounding attractions. IF I COULD GIVE NORTHLAND AT THE ARBORETUM ZERO STARS I WOULD. I have had to deal with hell ever since I signed a lease at this place and still dealing with it now even after my lease is up... From old appliances breaking on a weekly basis to having to live with a BED BUG INFESTATION I would do anything to advise anyone not to live here. My roommate and I paid a non refundable deposit while moving in so that if there were any damages we would not be responsible. Now, after three months of our lease being up we get a letter stating we owe over $1,000 and we have 30 days to pay it. Did the letter specify why we owe them all this money? No. So we reach out to the apartment complex and the "Collections Specialist" and all we hear back is an email from this "Specialist" that says "Looks like mostly damages." How unprofessional can someone be?! I'm pretty sure if someone gets a bill or letter in the mail stating they owe money they would like to know what the bill is for not just a wish wash answer. It would be nice to have had an email or a phone call from you telling us why we owe this amount rather than trying to send it to collections with no background information. If this apartment expects us to pay them this money back we better be seeing an itemized receipt of all the "damages" we caused. Unfortunately, my roommate and I picked the wrong place to live by choosing Northland at the Arboretum and we highly suggest you find any other complex in Austin to live. The rent here is cheap for a reason, we learned that the hard way. read more

The worst apartment to live at in Austin Tx not only will the staff lie and say whatever they have to for you to sign a lease but the neighbors are the worst people just plain rude and they have people who even live in their storage and maintenance people will steal from you, do not move here or you will be miserable living there the price is affordable but your paying for what ur getting old appliances that have to brake at least 3 times before replacing old refrigerators that leak and Shelfs are old blinds that's are old I really can keep going this place will deceive you don't be fooled!!! read more

Been living here for about five months now and have no serious complaints about the community. The area is safe, right next to multiple highways, and is far enough off the beaten path to be able to avoid most of the chaos downtown. After living in south austin for the last 4 years, moving to Northland was one of the best choices I have made. The units are fairly priced and while they do require some maintenance, the staff at both the front desk and behind the scene have been more than helpful. For example, when we first moved in, our apartment reeked of cigarette smoke. They brought a machine up that day and got it removed extremely quickly. Only downside is the gym is super small and slightly out of date, but that's really not major. Parking is open for guests and residents alike which is really nice to not have to worry about guests cars being towed. read more

I have been here a year and have not had too many issues. Every problem I have encountered has been resolved, for the most part, quickly. Residents can get pretty noisy, especially summer parties and game nights. People keeps to themselves mostly. Not a lot of kids here, but TONS of dogs. No trick or treating, which was a HUGE disappointment for my kids last year. The apartment shows nice, though definitely not up scale at all. Construction is cheap as well, floors echo every little footfall, even with a 40 pound dog. The roofs have little to no insulation it seems, as the heat can be incredible in the top floor apartments. (Air set on 76*, but room temp is 82*+)Choose a bottom floor if you don't want to pay $140-$160/electric bills, but remember that the upstairs apartment floors amplify the noises. The price is ok, for the area. Management is GREAT here, though, and that makes up for all the other cons. read more

THEY HAVE THE ABSOLUTE WORST MAINTENANCE CREW IN THE WORLD!!! If anything needs to be fixed in your apartment, might as well get ready to wait about 2 full months and 8 calls later for your issue to actually be fixed. I can count on my hand the times I have called and the issue gets knocked out permanently in the first try. Alllllllll of the other times I have had to call back again and again and again to get something taken care of. Seems like the maintenance team doesn't take the job seriously. The office workers are great though. Very easy to talk to and very helpful. Maybe the office workers should start doing some maintenance! read more
