Totally Untrustworthy. I sued Vanguard Realestate & Shelley Trew for underpricing my own home for his own personal gain & Ben Coleman, under the guise of helping me lead me into a legal referral that turned out to be the attorney of those I had the conflict with. He said he wanted to help me and asked if he could represent me. I told him no, I told him that Trew would cause me more harm if he got involved. He seemed to accept that. But 4 years into my legal case in court documents the defendants shared emails I presumed confidential with Ben Coleman. He conspired with Vanguard & Trew and shared my communications that he knew I intended to be confidential. Ben toured my home at the time & at the end of that tour he very nervously exclaimed what was happening in my transaction was illegal, and urged me to call the SF Police, The DA's Office, & CALBRE. I did - none of those agencies were able to respond quickly or with any real help, They assumed the allegations were civil issues, and I lacked the proper understanding to communicate the criminality and civil legal violations then. Ben asked me to communicate with him using an alias email account because he was concerned about his license being jeopardized, communicating w/me while I had a listing with another agent. Somewhere Ben decided I was not entitled to fair, confidential legal advice. Somewhere in this Ben decided he could gain by conspiring with the others. I was stead fast, and immovable on my position. After 4 years of dirty legal battle, I googled Trews name one last time...up popped another accusation of fraud where Trew and his underwriter & Vanguard were being accused of the very same thing and using the same bogus legal tools to harm that person that they used with me. That woman's transaction literally was scheduled with 30days of mine. In that case Trews underwriter was the benefactor of the underpriced home. In my case he was himself the buyer. He engaged in "self dealing". He made a bogus low ball listing price, then he bought that price, then he attempted to give himself a commission on both sides and tricked both the other seller and I into HHA's that were eventually put aside by the Judge - The thing everyone told me for 4 years would be next to impossible! With my case he had no place to hide, having listing my property 4 years prior for the same price and receiving an offer validating its value then. Yet months prior to the second listing agreement where he recycled that old listing price he sent a blast mailer out to the neighborhood exalting the turn around, "markets on fire", multiple offers, over asking typical. Yet in my case same 4 year listing. Why would Trew underprice my home if he had intention to sell it on the open market? He wouldn't. He was always going to present himself as the buyer he did not go away for a bit then come up with the novel idea to buy my home as it appeared. HE WAS ALWAYS GOING TO BE THE BUYER AND THATS WHY HE UNDERPRICED IT. He failed to give me any market analysis, then when engaged it legal problems he messed around with bogus appraisels to cover his tracks, I suspect that underwriter getting the home in the other legal battle was engaged in this fraudulent attempt to erase the first appraisel that came very high showing huge underpricing between Trews listing & offer. Trew offered me complete transparency then did the exact opposite. He was fraudulent when he refused to tell me the true value of my property, he was fraudulent offering me transparency then hiding the appraisel & creating false manipulated ones to support his offer. Ben Coleman conspired with them handing over my communications. Court Doc's claimed I should have known about the working business partnership with Coleman & Vanguard/Trew. INSANE....hard to know that when he's telling me to call the police on them, and asking me to send him communications via alias emails........These guys are dirty! Luckily I never gave in, I never accepted a low ball settlement and eventually I found Kathleen Kennedy my neighbor whom was also suing Vanguard/Trew/and their underwriter AND THEN AND ONLY THEN DID THE LANDSCAPE OF THIS FIGHT CHANGE. Ben Coleman I found to be incredibly untrustworthy. It was no coincidence he patched me into a legal call with an attorney under the guise of helping me & that attorney had a conflict of interest having been hired by those I was suing. I was told my complaint letter to Vanguard went of like a nuclear bomb here-say w/inside knowledge. Certainly they understood the transaction was problematic. I never understood why that letter would get that response....it was because I was the 2nd person making those claims.
