Very disappointed with the services. We were the first to tour a listing and immediately applied, spending $90 in application fees for two applicants. The screening process was absurd: on top of the usual background check and income verification, our current employers, current landlord, and former landlords all had to fill out online forms -- and not all of them found the email they were supposedly sent with links to the forms. Five days after hearing nothing, we reached out to the listing agent who informed as another applicant had been sent a lease, and our application fee could not be refunded. We understand the importance of finding quality tenants, but wasting the time and money of interested renters and others involved in the screening process is unacceptable. read more

I've never written a negative review. The only time I've been bothered to write a review at all is when I've had amazing service and the provider specifically asks me to write one. I'm writing this review because this is the absolute worst experience I've had. After the most invasive rental application I have seen (I've rented a lot), they denied my application despite a perfect rental history (never missed a payment), proof of income, assets, etc. Then they denied a re-submission with a co-signer before even seeing the co-signers background check. Keep in mind they have had 4+ units open in this building for 6+ months. I can think of no other explanation for this than discrimination. Horrible company. Truly. read more

We did what he asked us to do and after $135.00 (fee for credit report) he didn't bother to call us back to tell us that we got rejected, we wait and wait and finally I send a massage asking, and then he told me I was not approved, and is OK but we need a place to live, if someone is not getting the apartment call them ASAP so they can keep looking for another one, but you don't have any empathy you need to find another job, but again maybe is too late for you. read more

So awful I don't know where to start. The agent was so arrogant that I simply left the meeting. One of our prospective tenants contacted me directly as we had another ad we posted ourselves. They indicated their qualifications but they were told before anything was even on paper that they would not qualify. When I asked him why he said he had a feeling. How does one have a feeling? The lovely woman was well qualified and we rented to her, in spite of a couple glitches on her credit which was explained and overlooked based on her income and references. We haven't had a single problem. It has become difficult to rent in this pandemic and with tech leaving town, it isn't like it was 2 years ago, and we would rather have the place rented than sit empty. We are now doing our own screenings. It just isn't worth the wasted time and money dealing with the agent, particularly when they believe they can telepathically decide on who gets past the first stage of screening. I'm about to sign the final paperwork for my new apartment in a neighborhood that I've spent the past year attempting to move into. All of this is possible because of the Berendt Properties team! I had been passively perusing Craigslist units and noticed a pattern of stylish, clean, fair-priced rentals posted by Berendt. I went directly to their website and bookmarked the listings page. For months I visited Berendt's website directly on a weekly basis and monitored their listing inventory. During this time I viewed a couple units in person. Each agent was prompt, professional, and sincere. Apparently the third time is a charm.....on my third visit, I was shown the perfect unit in the perfect neighborhood priced within my budget. Guess he was there to open the door for a self guided tour followed by the go F yourself question and answer session. Not at all engaged in the process of you know, being a property manager and actually, gasp, showing the property to potential applicants. Was even more thrilled when we actually asked to see the garage to get an idea of why would be paying $350 a month for a spot and he proceeded to role his eyes and then conveniently couldn't remember the code and didn't have a key. Aura of self importance and undeserved arrogance was laughable. Needless to say, we won't be conducting business with Mr. Big Britches ever again... BTW Craig, you're a property manager bud. My spouse and I replied to a Craigslist ad for a 2BR in a brand new building at Taraval and 33rd listed at $3000. There were no inside pictures posted. The agent from Berendt showed us that apartment on 9/25/21, which was on the ground floor and had a glass doorway to the sidewalk. He then said he had another 2BR for $3200, which he took us too. I have checked Craigslist many times, and that apartment and price has never been listed. We applied for the apartment ($45 per person) on 9/25/21 and were approved and on 9/29/21 were sent an Welcome Letter with wire transfer information for the move-in costs (total: $8,500 = first months' rent of $3,200 + $200 parking and refundable security deposit of $5,100) . On 10/7/21 we still did not have an actual lease. The agent said that we were the first lease to be drawn up for the building, and that it was taking time -- even though Berendt was happy to send us wire transfer information! We had received a DRAFT of the lease on 10/4/21. We noticed that the draft specifically prohibited pianos without the owner's prior consent, so we asked the agent on 10/5/21 if we could get prior consent. We had talked to the agent a good deal about pianos when he showed us the apartment; he felt that the concrete construction would dampen any sound and expressed that tenants can make noise between 10am and 10pm anyway. We hadn't gotten a response about the piano so we prompted the agent again the evening of 10/6. The morning of 10/7 the agent texted us that the owner would not give prior consent for the piano, so he would refund our application fees (which did happen a few days later). He did not ask if we would move with the piano, and did not offer to help us with other properties. It was clear after all this delay that this was just an excuse. There is absolutely NO excuse for a property company to receive applications and send a welcome letter and essentially ask for a wire transfer if they cannot even produce a lease. We have since seen the same $3000 apartment advertised on Craiglist, as well as a 3BR in the unit at Below Market Rate. I really have no idea what is happening with this property and Berendt. read more

I'm not a fan. He's kinda rude. I came over to look at a place after jogging. I wasn't sweating or anything. I'm waiting outside with a couple other people who also want to look at the place. He opens the door. I put out my hand to shake his hand. He looks at me in disgust and says, "No thanks. You're all nasty." Then he turns around to walk up the stairs. The other couple was embarrassed FOR HIM. They turned around and apologized to me for how he acted. Alas, no matter how pretty his fohawk is, I can only give him a single star. I am relocating to SF from Brazil and was interested in working with Gary from Berendt Properties because of his "excellent" Yelp reviews. After calling him several times, I finally received a call back. I explained to him what I was looking for, and he was extremely pessimistic on the phone call. I had not yet smoothed out the details of what I wanted, but I do not think it was reason enough for him to write me off. He told me to e-mail him my preferences and that he would "send me a proposal". I asked him for his e-mail address, and he assured me that he would text it to me instead of just giving it to me directly. I thought this was strange, but decided to give him the benefit of the doubt. Four days later, I have yet to hear anything back from him and realize he is not interested in working with me. I think this is very poor business, and have never been treated so rudely. Apparently, my business is not good enough for him. If he was straightforward with me and told me why he could not help me, that is different. However, he clearly misled me and made me feel disposable. I do not recommend working with brokers who treat people this way, and hope you seek help from brokers who are honest and work with integrity. read more

This review is for Gary and his relocation service. This is a different service than having Berendt Properties help you locate an apartment. Basically, Gary is your "man about town" for however long you're in town to hunt for a rental before you permanently move here. Gary and I did most of our communicating through emails. Which is MUCH better for me, because I'm rarely available for a phone call! He asked extensive questions to get the feel for what my husband and I were looking for. Since we both like extremely different styles, this was somewhat comical at times. But Gary took it in stride and attempted to find us a place that would suit us both. We came here for a long weekend in August. Each day, Gary would pick us up right after lunch and take us to pre-scheduled showings until dinner. He had already done his research and attempted to compare what he knew about the rental to what he knew we wanted. He came prepared to every showing with any information the owner or agent might request, so we never had to fill out an application or gather documents after the fact. He also handled all negotionations with the owners. Since we're fairly picky, we didn't find a property that visit. But Gary kept an eye on the market, and when we came back in October, we found a winner! We're now living in an amazing 2 story condo in North Beach with a covered, full size garage space, and a washer and dryer in our rental unit! I've spent the past 2-3 weeks looking for an apartment in SF. I was actually surprised at how nice, accommodating, professional and responsive all of the brokers were that I met (especially coming from NYC). This was true until I had the pleasure of interacting with Craig. He was the quintessential cliche of a smug disinterested real estate broker. His overall attitude was as if showing this particular rental was beneath him. When I arrived at the location he was on his cell phone acting pompous and loud and made me stand there for a few minutes before acknowledging my presence. Then he let me know that, even though I had a scheduled private appt, he decided to fit someone else in at the same time for the showing. Keep in mind, this was not an open house. While we were waiting for the other prospective renter, Craig went into a backroom and asked me to hold the door to that area indefinitely until he came back (which was 5-7 minutes). Needless to say, I did not hold the door for this rude guy. During the showing all of his responses to our very normal questions were curt and annoyed. The whole time he was rushing us and couldn't care less if either one of us was interested in renting this apartment. I would strongly urge anyone who might be considering selecting Craig, whether it be for a rental or sale, to consider one of the many other great real estate agents in the city. read more

I had a long internal debate as to whether using a broker to find a new apartment in San Francisco would be worthwhile. After working with Gary Seto and Berendt Properties for three weeks, I can now say conclusively that it was an excellent decision. My wife and I were relocating from Boston to San Francisco and we had one weekend to find an apartment. We flew out to SF and spent two days with Gary. In the end we signed on a great unit, in our desired neighborhood, with a great layout, and on budget! In such a crazy tight market, that is a hugely positive outcome, and we seriously couldn't have done it without Gary. In my opinion, here are the major benefits of working with Gary Seto: 1. You save a ton of time and don't have to worry about logistics - Gary puts together the application package for you - Gary arranges all apartment viewings and drives you around town (we had 8+ appointments per day). Just taking those logistics off our shoulders is such a stress relief. - He handles all communication with the other side during your search 2. You will see more of the market - While you can see a lot of listings on your own online, having Gary work for you ensures you'll see absolutely everything in your criteria. For example, sometimes an application will fall through on a place you had looked at, and the unit comes back on the market. Having someone keeping a constant look out for your means you'll get a better selection to choose from in the end. 3. You'll make a better, more informed decision - Because Gary's knowledge of the market is incredibly good, he will be able to tell you within the first five minutes of a viewing whether it's a good deal or a ripoff based on market comps. Basically he's an insurance policy on getting a crap - Because you have an agent in SF, if you're flying in for one weekend to look at places, you don't have to feel pressured into signing a place you're not in love with. After my apartment search weekend, I still hadn't signed on a place. While I flew back to Boston, Gary was willing to keep scouring the market for me. He was happy to do a virtual viewing of new units if necessary. 4. You'll work with an awesome guy who is dedicated to making you happy - Gary is highly responsive and always follows up. This is critical with a relocation agent. - He has an awesome personality and is a fun guy - and when you're spending two entire days with someone, this is actually a very important factor. - Gary took many steps (not always necessary) to make sure that we were happy. You could tell this was his absolute highest priority. In the end, the worst (and most expensive!) outcome for us would have been rushing to sign on a sub-optimal apartment, being dissatisfied, and moving again in a year. Having Gary on your side basically ensures this won't happen. I can't recommend Gary highly enough. Working with him is a no brainer for someone relocating from another city. I recently moved to the city and needed to find a place close to the financial district, but still in a happening part of town. I looked at over 20 apartments in the matter of a couple days until I saw a showing by Gary. We walked into the apartment and it was exactly what we needed. We were able to put in an offer just a couple hours later and get the ball rolling from that point. It was great to have an apartment that was well maintained and put together. We didn't have to worry about all the appliances working or hardware being there, but were able to focus on just moving and getting to know a new city. I would say the only nuance was that everything seemed to be rushed and urgent, thus forcing us to speed up the mundane tasks associated with leasing an apartment. The apartment viewing was on a tight schedule, but that lent to the quick nature of their process. Communication (2/5): Initially the response rate was relatively quick. However, after signing the lease and sending the check, email response rates slowed and I never was able to get a hold of him by phone. From what I could gather, this week was a bit busy for them and it is understandable. On the other hand, I don't believe I was asking for much in terms of how the deposit and keys were to be handled. I'll never be able to thank Gary Seto enough for how smooth my entire relocation process was when I moved down to SF from Canada for a job back in the beginning of November. I was a bit hesitant at first how it would go, expecting the entire process to take up to 2 weeks, but Gary's awesome time management, organization, and attitude were able to get me into an apartment in 4 days. It was my company that set me up with Gary and his team at Berendt Properties, and I'm sure glad they did. Gary got in touch with me 3-4 weeks before I made the move, asking me for my preferences on living arrangements, and began setting up appointments for me to see apartments. Where Gary really shone was his ability to manage time once I had arrived in San Francisco. On our first day, he picked me up at my hotel and we spent the entire day viewing 11 different locations across the city. I had only expected to see maybe 3-4, but was incredibly impressed that we were able to go around different districts of the city, viewing apartments that were pretty close to the preferences I had sent Gary before I arrived. Throughout the day, Gary was incredibly knowledgeable about all areas of the city, pointing out great places to eat, where to shop, how best to travel to work, etc. Gary took careful note over what I liked about particular apartments, rearranging appointments as necessary in order to fine tune future appointments throughout the day. It was also important that I find the right place, as I have a physical disability which hinders my ability to climb stairs, and he definitely took this into account when looking up places for me. I was amazed how many he was able to find. As I visited different apartments, Gary sized up the landlord or agent, setting expectations with me after, identifying apartments that could be negotiated for. He gave great advice on apartments that were overpriced, and negotiated hard for me in order to get me my desired apartment. In total, we looked at 12 different places, and signed on one of the very last ones I saw and wanted, in a neighborhood that I wanted. Gary really looked out for what was best for me, and I wouldn't hesitate to work with him again if (and when) it comes time to search for a new apartment. A month ago I moved to the US from Australia and needed to find a place within 2 weeks before getting booted from my hotel and joining SF's homeless population. After 16 failed apartment viewings and dealing with a slew of obnoxious, smarmy and tardy agents, I came across Craig Berendt and an amazing place in the Marina District. After contacting Craig through my relocation agent on a Friday night (sad for my social life I know), he was showing me the place within an hour and started processing the paperwork that evening (social life not looking so bad after all). Craig went above and beyond to help me sign the lease and move into my new place as soon as possible and acted as the perfect middle ground between the owner and myself - even getting the owner to fix a few outdated features (including a new beastly shower-head that was installed by the time I moved in). Through all stages of the process, Craig responded promptly to phone calls and emails and answered even the most trivial of questions. He was extremely polite and professional at all times and is regarded so highly by many of the folk in my building who have dealt with him. I don't know how he did it, but Craig convinced the owner to take a chance on a kid with only a US Visa, a job contract and my Aussie credit history. Craig is definitely one of the nicer agents in the area and the most hardworking (think working on a Sunday and actually calling you first thing in the morning - that type of crazy behavior!). My application on the apartment wasnt exactly straightforward and Craig was super helpful in explaining the options to make it as complete as possible and ultimately in helping me secure the space. My friend connected me to Craig after he helped her find her place. She assured me that his listings were the nicest and had the best prices around, but I wanted to do my own diligence so looked with a few other brokers in the same neighborhood for comparison sake.
