If I could give zero stars, I would. From the very beginning, living here has been nothing short of a nightmare. On move-in day, we were given the wrong apartment unit. When we voiced our unhappiness, management told us to "deal with it"--even though the property advertises that residents can break their lease within 30 days with no repercussions if they're unhappy. We brought this up during our first week, and they told us the policy "didn't apply" to us. Since then, the problems have been constant. We pay a premium for a reserved parking spot, yet our space is regularly taken by others--requiring us to tow vehicles almost weekly. Valet trash is unreliable, with trash often left uncollected. At one point, a broken trash bin caused garbage to pile up to the ceiling on every floor for months. The hallways reeked, doors to trash rooms couldn't be opened, and when I brought my concerns to the property manager, they showed zero sympathy or urgency. The elevators are also constantly out of service, adding even more daily frustration. The turnover rate for staff is extremely high, and it shows. Airbnb guests frequently stay here--despite management telling us at move-in that the property does not allow them. We later discovered that nearly half the property is Airbnb units. These short-term guests have stolen our belongings and damaged shared spaces, and management still didn't care. Communication here is almost non-existent. If there's a property-wide problem--like the Wi-Fi outage we've been dealing with for five days--you can expect zero updates, no acknowledgment that the issue even exists, and certainly no offer of compensation or apology for the inconvenience. Something as simple as a quick email to residents would go a long way, yet management can't be bothered. Our unit has had nonstop maintenance issues--from the dryer (which still makes a loud, alarming noise) to the ice maker, fridge, and air conditioning. The only positive here has been the maintenance staff, who try their best under difficult circumstances. The property is marketed as "luxury," but there is nothing luxurious about broken gates damaging residents' vehicles, elevators constantly malfunctioning, trash piling up for months, unreliable Wi-Fi, and management's complete disregard for residents' concerns. Even with video evidence of the gate arm damaging cars, management told us it was "our responsibility" to deal with it. read more

Avoid this apartment complex!! Unacceptable maintenance and pest issues I've had an ongoing nightmare experience at my apartment in the Gulch, one of the most expensive areas in Nashville, and it's been a complete failure in terms of maintenance and pest control. It started in October when our washing machine broke. It took six maintenance visits over a month before they finally replaced it. On the same day it was replaced, a mouse ran out of the closet, which we suspect came in during the replacement process. Over the next month, we heard noises in the closet but couldn't find the source. When we went on Christmas break, we submitted a maintenance request for pest control (an option in their portal). When we returned, our apartment door was unlocked and lights were left on, likely by maintenance. Nothing was stolen, but the issue was never resolved. In January, we finally discovered the mice. Hundreds of dollars worth of items in our closet were ruined--chewed through, covered in droppings, and stained with urine. We had to throw everything out and spent an entire weekend cleaning and sanitizing the apartment ourselves. We also spent over $100 on traps, poison, and storage bins to address the infestation ourselves. Despite multiple requests and follow-ups, pest control hadn't been contacted by maintenance until we escalated the issue again this week. The lack of urgency, professionalism, and accountability from the apartment staff has been shocking. We are still dealing with this issue and are now asking for reimbursement for the money we've spent trying to resolve a problem the complex has neglected. Living here has been a nightmare, and I would never recommend this apartment to anyone. For the price we pay, the service is completely unacceptable. read more

Response from management is ZERO. THEY REFUSED TO ANSWER PHONE CALLS. IF YOU CALL FROM A DIFFERENT PHONE NUMBER THEY WILL BLOCK IT AS WELL. They will charge hidden fees and then send bills to future landlords. I have proof unit was not available at the time requested for move-in, also, denied based on income (?), and have the letter denying application, why are you charging move-in costs? This has been close to 1.5 years without resolution. What they charge is not worth it. Also, another community approved me looking at paystubs and only then applied. Courtney kept pushing for us to apply when she knew (had paystubs available on hand) application was going to be denied. We found a downtown community that charges less for more. Here we are again. Say you appreciate the feedback, yet nothing has changed to resolve the parking issues. Yet another weekend that my paid reserved spot is taken by someone else. See email for photo evidence again. Part of the reason to pay for reserved spot is to reduce risk of break ins when having to park outside of the gate. Already had one window broken out in the garage and have seen two other spots with broken glass over past few months....which doesn't get cleaned up by anyone for several weeks. How about signs posted in each reserved location instead of just a number??? How about any effort to help those paying serious money get what's being paid for???! Don't ask me to take more of my time to contact you to "talk about it "....please do something/anything to show an effort here. Thank you read more

Do not live at this building if you have ANY possible alternative. The parking situation is most akin to the Wild West, where unless you are willing to pay out the extra fee for reserved parking there is no guarantee that enough spots will be available. Even if you do pay out for reserved parking, the building doesn't enforce any parking restrictions and so it is entirely left to the individual to do so. The management is extremely unresponsive sometimes taking up to a week to respond to a maintenance request. There is constantly ongoing construction, either in the building itself or in the surrounding area. The train tracks right next door make it almost impossible to reside here peacefully. read more

I wish I could give this place 0 stars because they don't even deserve one. DO NOT MOVE HERE. I JUST GOT CHARGED OVER $400 TO MOVE OUT OF HERE. THIS PLACE HAS BEEN AN ABSOLUTE NIGHTMARE. THEY DO NOT CARE ABOUT THEIR RESIDENTS, THEY ONLY WANT LEASES. NOT TO MENTION I HAD TO CALL EMERGENCY MAINTENANCE 14 TIMES TO GET SOMEONE TO COME TO MY APARTMENT WHEN THERE WAS WATER SPEWING FROM THE CEILING IN MY BATHROOM. AGAIN - THIS PLACE DOES NOT CARE ABOUT YOU AT ALL. I've lived at HATG for 13 months and this was NOT the "luxury apartment" I signed up for. If you want to leave and come home every day to a potent smell of weed and/or cigarettes, then this is the place for you. The first major issue I had was the unprofessionalism of Stevie, one of the maintenance men. He had come into my apartment and questioned why I kept it at a certain temperature, telling me how he keeps his. Rudely asked me if I knew how to use a dishwasher when it was drying when the heating element was broken. I lived next to two 19 year old Belmont students...if I wanted to live in a dorm, I would've went back to college. At nearly 30, I really don't enjoy hearing their parties and trap music day in and day out. Thought things would be better after a lengthy conversation with the managers...I was wrong. Don't waste your money here. Not worth being treated like a child from the leasing office when you can clearly hear song lyrics through the wall but they tell you "we have to understand that living in an apartment complex there will be external noise." Yeah, like walking, moving things...not song lyrics. Not to mention the 10 minutes of hot water you'll be able to shower with in the winter. This is FAR from luxury. As for the weed/cigarette smells, this is a no smoking apartment complex...so how is this unnoticed? My ENTIRE floor reeks of weed/cigarettes. I happened to be walking past someone's apartment while they received a GoPuff order and it was like walking through a cloud of weed... Don't get me started on the community electricity/water bills. That bill is almost DOUBLE my water bill. I have tried numerous times to reach corporate and the front office. I've called the front office 4 times in one day and never once got an answer or a callback. The only person at this property who actually cares and does their job is Calvin, the maintenance supervisor. He is the only one who seems to work. No one even acknowledges your presence in the front office ever. I would literally rather live in a shack than live at another Portico property again. read more

Amazing staff! T helped me figure out a rent situation that was my fault keeping me from getting evicted. She went above and beyond to get in contact with other staff that was not working. I had the most terrible experience with this building. Would not recommend it to anyone. I moved to Nashville about six months ago and decided to apply for this apartment. The concierge was rude from the first moment, which should have been mi sign to stay away. However, since I really liked the building I decided to apply. After paying my application fee, the office proceeded to ghost me for about two weeks. I called every day because my move in date was coming and had not heard anything from them, they even blocked me. I went in person and the concierge proceeded to be even more rude. When I asked to speak to any of the leasing agents, she claimed that they could not meet with me and asked me to continue calling. At that point I had already gotten another apartment. I tried to get my application money back, as it was around $300 but got blocked from every single phone or email that I reached out from. Terrible experience, if you have any other choice do NOT take this one. I am grateful that I got ghosted from this building and I only got stolen $300 because I have only heard terrible things from friends that live here. read more

What an amazing communication and on time maintenance response at this building. When I call late in the night they answer, and the 2 times that I have needed help Mr. Calvin was who I spoke to, and he was very hospitable and helped me every time. The building is very clean and well maintained. My overall experience so far was amazing from the staff to the beautiful views. read more

All of the Google Reviews for Haven At The Gulch should be taken with several grains of salt. Google won't allow us to post anything less than a 5-star review, which is highly suspect and concerning. They are requested by leasing agents after tours. You'll notice that the reviews are not about people's experience living at this community but rather about their experience touring it. The property management company evaluates leasing agent performance based on these reviews, so they are incentivized to ask prospects for 5 star reviews. We debated whether to share this information but decided to do so because we wish we would have had this information before we moved in. Here are some things we believe new prospects have the right to know before making a 12 month commitment: -There is not a single window that opens in the entire property. Yes, that's right. There are no sources of fresh air whatsoever. Many of us didn't even think to ask this during our tours because we have never seen apartments without windows that open. We know many residents that run air filters continuously in hopes of keeping the air as clean as is possible for apartments that will never ever get fresh air. You might not know what living day to day in accumulated months of stale air feels like but you will if you choose Haven. -The apartment community has had a difficult time leasing units and so has been forced to offer incredible specials (3 months off), which is why most of us moved in. -To compensate for their difficulty leasing units, Haven now does short term rentals with Airbnb and VRBO despite telling some of us otherwise at the time of our tours Residents have noticed that this practice is becoming more and more prolific. During your tour, ask to take a look at the stairwell nearest the leasing office. You will find many lock boxes that are used to store keys and fobs for Airbnb/VRBO renters. -Additionally, you will notice that several apartments have RING doorbell cameras. These are Airbnb/VRBO dedicated apartments. -For just one example: this past weekend, one of these Airbnb/VRBOs had a party that consumed the entire community area and pool. 20-30 people. Kids running wild without parental supervision jumping in the pool and swinging on gym equipment. Adults openly smoking a group hookah rig and individuals smoking blunts and spliffs. -The build quality in the apartments is frankly awful. The shower heads are comically low. If you're ~5'7" or above, be prepared to have the shower head make contact with the top of your head. Additionally, the cabinets are cheap and some units have drawers that don't even open because the fridge that was purchased for these units is too deep for the architectural specs. When you attempt to pull out these drawers, they make it a few inches before hitting the edge of the refrigerator and do not open further. -There is very limited security on the property. There is one hired private security that we see on Parking Level 0 at some hours of the night but besides that there is no one. The staff is generally only available 10am-6pm. There are no securities cameras in the hallway, which considering the massive influx of Airbnb/VRBO people roaming the halls, makes us more and more anxious. -Many of the halls are tattooed with dog piss and due to the aforementioned lack of fresh air, the smell lingers. Some of the floors smell permanently of dog piss. The staff is lovely and we love them, which is why none of us have updated our reviews since moving in. With that said, we don't believe it's ethical to allow the misinformation to continue as many of us wish we had not moved to Haven. We hope you find this review helpful. I told the office that I would hold off the reviews until the pool was fixed and now that it is it is AWESOME! The view is everything and I really love the location. The building itself is pretty nice, The office staff is nice and I have no complaints there. Sometimes I really hate that my neighbors leave trash out when it isn't time for pick up but when I call the office, they come take it out. My dog has made so many new friends and I hope to be here another year! read more
