Recently I ordered two mitigation/4 point inspections from Mike at AAA Advanced Home Inspections. One for my main house and one for my rental property for home insurance purposes. Mike and his daughter Valene came out and did a great job. He makes it very easy to order online and confirms the appointments and payment process via email. He also gives detailed instructions such as the power must be on so make sure that it is prior to the inspection. Make sure you read the directions that he sends to your email. If you have any issues, questions, or concerns, you can call him or send an email to him. I asked him via email if I have to be present and he responded. He even sends out follow-up emails asking you if you have any questions or concerns. I am very satisfied with his work. I highly recommend.

When Christine was asked, which is part of our contract about the video of the sewer inspection she stated that I didn't ask for it. When I got in contact with the sewer company, I was informed that they offered her the video and she declined it on our behalf. That there was also an estimate written up on two issues that they found that were not presented to us in our 14 day inspection window. Christine says she sent it to my realtor but she sent it to an incorrect email address. However, the contract was not between Young home inspections and my realtor so all information should've been presented to us. Christine immediately lawyered up so when we had to have the four-point inspection re-done we had to pay for somebody else to do it to find out that Dan had missed additional electrical/fire issues. We have found that our air conditioner was not working at all, it was not connected to the thermostat, there were no duct work going to the vents to the back two rooms plus the rest of the duct work was not in working order, the A coil and vents are filled with dog hair so thick that there was no way that any air could have gotten through the air conditioner. When I opened the cabinets, I noticed that the microwave was not connected to the outside vent, that wasn't reported either. Dan stated that the smoke detectors and carbon monoxide detectors were in good working order. I am not sure how that could be because when our appraiser came through, it was noted that there were zero smoke detectors or carbon monoxide detectors in the home, and we had to pay for the appraiser to go back out and inspect That these had actually been installed. before our loan could be finalized. The flooring in the house is going to be replaced because the floors were poorly installed and were actually not attached and had not moisture barrier under them.. The tile in the kitchen backsplash has zero grout and again none of this was on the inspection report. Extermination company that they hired noted that there was no termite damage. However, the installation for the HVAC system brought to my husband's attention that there is in fact termite damage in the attic. We also checked our shower where Dan marked one small section was missing grout when there were several places and even broken tile which caused mold in all of the drywall . Christine is a completely unprofessional and hides behind an attorney named David Levy whom she had send us a cease a desist letter before completing our inspections therefore not fulfilling her end of the contract. I have spoken with several other people who have left reviews on other social media site and these people are in major debt because of the things that Dan has missed. Also Young Home inspections notes on their contract and website that that they go above and beyond NACHI standards which is a false statement as only 1 of their inspectors is NACHI certified, and it is not Dan. Please beware, this is the biggest purchase you will ever make, this company took away our power to negotiate with the seller or our option to walk away.

We were second guessing the house we are purchasing. As always when buying a house things "come up"...... Kevin was very thorough, took HUNDREDS of photos and put our minds at ease of knowing what we are getting ourselves into. We were out of town for my birthday while this was going on and I didn't have access to internet on and off. We needed 2 other reports (which he had already done) but there is an extra charge for those. Everything was done within 48 hours. We paid $410 for regular inspection and $75 for wind mitigation and four point inspection. I wish I didn't have to pay the $75 since that report was already done, but we needed it quick and it was done quick!
