Just moved in with my wife a few months back, she lived here for a year prior to that and really liked it, so we picked here to settle down. I've been really impressed by the great community feeling the complex has, everyone seems nice, there's pool parties, and the staff are very kind and actually care about you (very refreshing!). They'll take care of you should anything pop up. Haymeadow does a few things very well: their service, their pricing, the quality of the apartments, and the area. Okay maybe more than a few. The only downside I can think of is that you have to pay for laundry, and it can be tricky to direct people to your specific building because there's so many within the complex. Overall it's a phenomenal place to live for a solid price point, we feel that we found a diamond in the rough. Before my wife moved in for the first time she shopped around and scoured the comparably priced apartments in Peoria, Haymeadow stood clearly above the rest and we'll likely be here until we either buy a house or relocate. My husband and I have been living in the Haymeadow Apartments for a few months. At first, the experience was pretty positive. However, since the change in office staff, I have nothing but negative things to say. I'll start out with complaints about the complex itself. The units are old. Very old. The appliances are old, the pipes are old and the HVAC units have NOT been well maintained. The whole apartment shakes when our A/C is running and my floor and wall shakes when the downstairs neighbor's is running. It sounds like a pressure washer when the upstairs neighbor is running theirs. I can't even run mine at night because it's so loud when it turns on that it wakes me up. The pipes are just as loud as the A/C units. You'll know when your neighbors are taking a bath as opposed to a shower, you'll also know when they're brushing their teeth or when they've flushed their toilet! I've lived in apartments with thin floors/walls, so you could hear a toilet flush, but it's not the actual flush you hear in these units, it's the water running through the pipes. I'll hit on one positive just because the remainder of the review is full on negative. That positive is the maintenance. Those guys have their work cut out for them because this property has been neglected and everything in the units is old. They try their best and they are always friendly. Unfortunately the only other halfway positive is the location. It's pretty quiet and has some wooded areas. Now, on to the negative. We were told verbally that subleasing was allowed and emailed the property manager at the time about lease buyout terms. We emailed her about a lease buyout a bit after we moved in just so we had the information. She responded via the company email that they had a lease buyout and gave us the specifics (more than 6 months left on the lease, the buyout was 2 months of rent, less than 6 months, it was 1 month of rent and there's a 30 day notice). We tried subleasing first and had someone very interested. We sent her to the office to apply but never heard from her again. My husband went into the office to talk them about that and was given attitude by one of the girls in the office about how we needed "permission" to sublease. Okay, I would think sending her to the office to apply was enough permission (especially as we were told before that they just had to fill out an application). He was also told that they showed her some other apartments and she decided to go with something else. Why are they showing her apartments when she was interested in OUR apartment? Seems very underhanded and sneaky. He then talked to the current (new) manager who told him that not only is subleasing different (I was told that it was more of a lease takeover, she told him it was a straight up sublease and we would be responsible if the subleasing tenant didn't pay), but that the email from the previous manager about the lease buyout terms was not valid. If they cared at all about the reputation of their business, they would have honored the previous manager's email (which my husband showed her from his phone). Instead they refused. Apparently we aren't the only ones who were told two different things in regards to breaking the lease. Check the filtered reviews. The worst apartment management I've ever seen and I've lived in a LOT of apartments. Never have I had a management company flat out lie to me and refuse to honor information given to me by one of their employees. If you know what's good for you, STAY AWAY. read more

My fiancé and I have been in our lease since August 2014. In the beginning, we were very happy with our experience. Maintenance was fantastic (still is-probably the only thing I will not complain about), management was friendly, and we had no problems. When we signed our lease, we were told that if we needed to break lease after 6 months of being in it, then we would simply owe a month's rent and be fine. When we actually tried to break our lease, we called management. The woman we spoke to said she had never heard that but would call her boss and get back to us the next day. We never received a call back. My fiancé continued to call and go into the office in hopes of an answer and we never got one. When he called one last time, the same woman answered and told him that the lease can only be broken if someone bought out the lease. It was pretty clear that she had known this all along and gave us the run-around for 2 weeks. She acted as if she had no idea we had talked to her before. She told us there was someone interested in our apartment and they wanted to see it immediately...and literally brought them over within 20 minutes. They needed the apartment within the WEEK. To me, that seems pretty unprofessional...but we really wanted out so we said whatever. By this time, the house we found was unavailable because we waited for 2 weeks to find an answer from Haymeadow. This woman demanded an answer by Monday (it was a Saturday). Would never rent here again. Management communication is incredibly poor and unless you want to be told one thing and then told another, I would not recommend it. Additional complaints: when we first moved in, we were required to sign out our packages if they were dropped at the office. Now, this same woman as I have previously complained about does not require packages to be signed off. I am 100% not comfortable knowing someone could just walk off with a package. There is also an extreme wasp problem at the complex. Supposedly this is supposed to be getting fixed, but I don't have high hopes. read more

Haymeadow Apartments was my first place of residence when I moved to Peoria. There was nothing special about living here. On the positive side they had ample room and were able to get me into an apartment on very short notice. In terms of amenities they have an on-site fitness room, a pool, and a tennis court. They also allowed me to sign a six month lease. On the negative side, the rooms are slightly pricey and I was told that they were remodeling the complex but they put me in a room with old cabinetry and appliances. Also, the pool was open for only about 6 weeks in the summer and the treadmill was broken for my last month at the apartment. Also, very coincidentally, the cost of cleaning my apartment was exactly the same as my security deposit, so I got nothing back when I left. A special note for anyone moving to Haymeadow: Look very carefully at the fine print when signing the lease. It states that after you leave, Haymeadow will contract a cleaning company and charge you that cost if you don't provide receipts that you cleaned it yourself. read more

I am a current tenant @ Haymeadow and have been staying at diff rental properties in Peoria for over 5 years now. Main reason for me to move in here was the super friendly & accommodating property management staff "back then". The property management office has undergone changes in ~Jan-2015, and the new folks in place are HORRIBLE HORRIBLE people to deal with. They are super-rude (for what? part time job at a remote rental property office the best you could do in life? phewww) and they are plain stupid. A lady @ the office with african american accent is the worst one to deal with. Thanks to her stupidity, and her less than necessary knowledge of computers, she screwed up my lease papers and I have been paying less than required payment for past 6 months now. I absolutely love this place. They really make an effort to upkeep their property, and address issues if something goes wrong. The property manager is extremely friendly and accommodating. The community seems to have a lot of young professionals. Also it's very affordable, and I have always felt safe here. I'm very satisfied :) read more

Lived here for a little over a year. I signed a 2 year lease when they were running a promo. Let me first say it is much easier to get into than out of a lease. Before I signed the lease I was told that a way out of the lease was for work. That isn't exactly true. I was very lucky I got my apartment sub leased. During the winter if it snows, snow plows are an absolute joke. They do a terrible job. My apartment building was at the bottom of a small hill. At the bottom of the stairs, if it rained even the slightest amount, the sidewalk area floods. The maintenance guys are great. Very friendly and quick to respond to problems. read more

This is my second year here in Haymeadow. So far everything is OK. I highly recommend it. They are linient on the carports. Some of my neighbors park on it without even paying the carport rental. read more

Nice,quiet and affordable apartments for this date and age. Onsite pool,basketball court, sand volleyball and did I mention a gym?! for no extra cost yes this place is awesome. Managing staff (such a Denise Mcwhorter) is very friendly and helpful. The people that live within the complex are for the most part young professionals. The maintenance staff is amazing they go above and beyond in order to get the job done. If you are looking for tranquility and great staff who is willing to listen to your needs as a tenant I definitely recommend this place! read more

When I first found out about the Haymeadow apartments, I was so excited to live here. I thought it was great that they allowed tenants to have large dogs (over 25lbs). I was so excited to adopt a four legged friend to share my life with. I toured the complex and fell in love with the show unit. However, since I've lived here, I have found it to be mostly a disappointment. The roads and parking lots rarely ever get plowed. The only way the snow gets cleared is if it melts or moves away with tenants cars. The snow will frequently melt and refreeze creating an ice rink in the apartment complex. The roads and lots do not get salted adequately, making it very slick. This happens to the point where cars cannot get up hills because of how icy the roads are. Currently the dumpsters are overflowing with trash. It has turned the apartment complex into its own version of a landfill. The management has not given us any information on why the trash company has not come and has given us no indication of when this will get resolved. I am still learning things as I live in this apartment complex. I was given very little information when I moved in. My units appliances are very old and outdated and my carpet is run down. This apartment complex was not what I thought it would be. I was so excited to live here and be a part of a happy outdoor community. Instead, everyone keeps to themselves. Living conditions do not equate to what we pay for. I would strongly recommend doing your research before moving into the Haymeadow Apartments. They did not live up to my expectation and were a let down in comparison to how the management described what living here would be like. read more

We lived here for two years. The first year was great, but the second with the change in management has been not so great. They do NOT keep up on cleaning of the common areas (halls, stairwell, etc). There were times we would walk past the same dead bugs for months before someone would come and vacuum. Bugs are also a HUGE issue. Spiders in the hallway were a daily occurance and I kid you not our hallways has giant smear marks from where someone had killed and smeared a dead spider. One time upon leaving our apartment in the hallway there was a GIANT wolf spider. We went up and asked the new management to take care of it and she honestly looked at us and told us that there were no maintanence people in to take care of it. I informed her that this was outside of the apartment and needed to be taken care of by them. She said she would be down to take care of it...however WE were the ones who ended up taking of it when we got back 3 hours later and it was still roaming around in front of our door. We also from that day on started spraying the common areas with Raid since they were obviously not going to do it. After we had put in our notice of leaving as we bought a house the management became even more hostile towards us. As my husband was carrying boxes out to the car they came and asked us not to track in "too" much dirt while moving. My husband laughed and told her that it was dirty because THEY NEVER VACUUM. The maintence guys are great...but getting management to believe you ACTUALLY need something repaired was a trick. We had a massive issue with humidity in our apartment. The windows were fogging over. We even had condensation forming on our toilet and shower. When I called to have someone come and see what the issue was management "poo pooed" us and told us that things can get humid sometimes and to get a dehumidifier. We insisted that this was NOT normal but again they told us to buy a dehumidifier and call back in a few weeks if it didn't get better. We figured out that if we shut off our heat the humidity went away. So we did that one night and woke up to water dripping down from our ceiling. Only then did they send over a maintenance person, who soon discovered there was a hole in a hose of our furnace that was pumping steam into our apartment. They didn't have the parts to fix it and we went 2 days without heat in winter before it was repaired. I could honestly keep going on with repair issues and cleaning issues...oh and yes there is a pool...but don't use it after the first week it is open...I went towards the end of the summer and the water was completely cloudy with filth. read more

They have roaches in some units and mice in others. Also repairs such as air conditioners etc are taken care of in the slowest possible manner. Leaving animals and family members without air conditioning in heat stroke weather. They do not have the capabilities or money to keep up things in my opinion. They have left people without utilities promised when signed onto lease. read more

I want to tell you where we are right now. We've lived here 5 years. There have been numerous maintenance issues, so we complained about them. This included painting with the windows shut in winter while I was pregnant, a water heater that went out 12 times in a year without their replacing it, an HVAC system that broke, a bat that got into the apartment, and insects, but those don't bother us quite as much. On top of this there are extremely noisy neighbors recently. We're in a position where our new house was almost complete, and we needed 3 more months to hold us over to the completion of the house. I have a toddler and infant son - and this is the worst time for us to pack and leave to another place; we were trying to get a 6 month lease and when we called we were told they were not renewing our lease. So we basically have 45 days to move somewhere else, with a full 2 bedroom 2 bath apartment to pack. The office staff is incredibly rude and vindictive. There have been more issues, but I really feel like that speaks for itself: they took advantage of a Mom with a new baby and are basically kicking us out on the streets after we've put up with so much from them without even suing them over my getting hurt while pregnant here on their premises. I don't even know what the people at my husband's work are going to think, and we're going to have to ask for help from the church to get us moved out in that time frame. We have been paying residents here for FIVE YEARS. The office staff, as other reviewers noted, is INCREDIBLY rude. Over Christmas they were going to send back our Christmas presents that arrived because we didn't pick them up for a week because we were out of town; they actually took them from our door, and the ones that arrived in the office they were going to send back to Fedex. Never in the past 5 years have they had such horrible people working for them. But, you can see for yourself if you live here. Maybe you'll get lucky and they won't take advantage of you, but I doubt it. read more

Been living here two years and we will NOT be renewing our lease. It did start out pretty decent. There were some problems to start, but they got fixed... eventually. That should have been the first sign. They dont get things done in timely manners, if at all. Everything might as well be a joke. The buildings aren't maintained. They sweep the carpets once in awhile, but forget vacuuming. Laundry room looks like hell, there's water damage everywhere, and if you have neighbor complaints might as well not mention it. They won't do anything but assure you they'll take care of it. Words mean nothing when there's no action. The low level leasing staff is very nice, but their hands are tied when it comes to getting anything done. DONT make this your first, second, or third option. Peoria has a lot more and better to offer. We'll likely go back to our last complex, which we left because it was small. Better small then terrible! read more
