Being a first time home buyer is really really difficult, and there are tons to learn. A top-notch realtor is not needed when things are rote and easy. He or she is needed when issues are complex, requiring maturity, integrity, intelligence, judgment and energy. Since problems cannot be predicted with absolute confidence before one initiates a sale process, my advice is to find a quality realtor no matter how simple you might think this is going to be - because it probably won't be as easy as that. Heather served as our realtor in the sale of our 102 year-old family home in Berkeley. The process was made more complex by the presence of a rental unit and because an enormous amount of work had been put into the dwelling over the past decade, requiring lots of documentation with the city. This required the assembly of all the building permits as well as the understanding of and verifying the provenance of the apartment. Even though everything we had done was legal, interactions with the city were high latency and extremely low bandwidth, leading to some ulcer-raising moments. Had we engaged a B level realtor, we could easily have ended up selling our house for 20% less than what we got. That things had a happy ending I attribute to Heather's energy, experience and judgment.
