It makes a big difference in competitive places like Marin/Tiburon. With our prior agent, we lost on a home bid by very little who seemed clueless. In any case Shana was the opposite. We had several friends who told us Shana was the one. I also looked at some real estate data nationwide (the one that WSJ uses to track real estate sales, and I think Shana's transactions is by far the largest in Marin). She worked tirelessly to show listings very quickly. Every agent knew her. She knew exactly how much a seller would want so we wouldn't waste time looking at places beyond our range. She also seemed to have a good feel of what we were more interested in for our price range and home features.
