I moved to the Hemlock Farms Community a year ago and am very happy with my choice. The HOA fees are higher than some communities but the services and amenities received for these fees are well worth it. I feel the community is very well-managed. Services include: 24/7 staffed entrance gate, community water via wells and tanks, maintenance of ditches/culverts/hydrants/roads and facilities, planned recreation activities for all age groups from children to seniors, public safety officers on duty to enforce motor vehicle laws and respond to emergencies, an excellent Volunteer Fire Department and paid County Ambulance service inside the community for very fast response. Amenities include a clubhouse with fitness center, indoor pool, hot tubs, saunas, game room, cafe and auditorium. Also two outdoor pools, tennis/handball/pickleball and bocce courts, picnic pavilions, playground, fitness trail, youth center, library, hiking trails, 3 lakes with docks and boat racks and multiple ponds suitable for fishing. The best part of living in Hemlock is the people! It is so easy to get involved in activities and make friends for all ages! read more

Management has no senior focus. No senior discounts. Same skimpy refuse center hours past 40 years. Main Roads not plowed 2025 and 2026 if snows in evening until day after snow and sleet stops. Even then slide on slippery Maple Ridge Road no side roads care. . No focus for limited alone seniors to access food and medications like a jitney bus at cost. . Hemlock is saving money but they continue to increase never reduce annual dues. read more

It's HOA fees are way too expensive for what u get. Management is not even open full time ever since Covid. The HOA Board is not governed by the association after they were voted in and gave themselves raises. It used to be a nice place but ruined by greedy non experienced board members. The DEP had to be called in cause management was not following regulations for the drinking water. Management never even informed the residents that the water was unsuitable to drink. There's a lot of problems stemming from this current Administration. read more

I am writing to bring to your attention a deeply concerning incident of discrimination that I recently experienced at one of your employee's hands. I have video footage of this matter. I believe it is crucial for your organization to be aware of such incidents, as they not only tarnish your reputation but also have a significant impact on the individuals involved. On December 26th approx: 1:55 pm; I visited your premises located at Hemlock Farms community. Upon arrival, I was met by one of your employees, gate attendant who, once I gave the entrance pass with my fiancé's name on it, with a sharp tone told me that "this isn't you on this pass" this is a man's name!" I told her I was aware, that she could call the residence for clearance. She continued to yell through the glass partition, opening and closing. I immediately called my fiancé. While I was on the phone with him , to my shock and dismay, she made a blatantly racist remark and refused to allow me entry through the gate. She screamed "I AM RACIST!" Furthermore, the gate attendee proceeded to call the police. A Mr. Barrett arrived and spoke with the gate attendant then approached my car screaming so hard he spit in my face. I want to emphasize the distress and humiliation I felt during this incident. Discrimination, in any form, is not only morally reprehensible but also illegal. It is disheartening to think that such behavior could occur within your organization, as it goes against the principles of fairness, equality, and respect that should be upheld by all employers. I am writing this letter to request that your organization investigate this incident thoroughly and take appropriate action against gate attendee. I urge you to hold the woman accountable for her actions and ensure that such behavior is not tolerated within your organization. Additionally, I kindly request that you implement measures to prevent similar incidents from occurring in the future. I have also taken the necessary steps to report this incident to the local authorities, as well as sought legal advice to protect my rights and seek appropriate redress. I trust that your organization will cooperate fully with any investigations that may arise from this incident. Furthermore, I am considering sharing my experience publicly to raise awareness about the issue of discrimination and the importance of combating it. I believe it is crucial for organizations to take proactive steps to address discrimination and create an inclusive and welcoming environment for all individuals. I have lived and worked in Hemlock. I witnessed very honest management, with nothing but good will. The dues are high, yes, but things like road maintenance are not covered by taxes - it's all done by the community. Good realtors communicate what the dues are for, and what is NOT included, before a purchase is made, or a rental agreement signed. read more

I rented a house here. I hated it. The house was not worth $4,000 per month. The community pools were NOT heated. It was like being stuck in a rainforest and being eaten alive by bugs. We hated and are glad we never bought a house here. We are from NYC and this was terrible read more

Between my father and myself we have have owned homes in Hemlock for almost 9 years now. I must say I honestly love the developement. When I was looking to buy a vacation home there were other options, some for less money, but it just wasn't worth it to me. In my eyes there is no other place to want to live down in the Poconos. The community association fees are higher than any other place around, but its definitely worth it. The 24 hour security and public safety are worth it alone. They have 3 pools (1 indoor and 2 outdoor), a full gym, hot tub, steam room, sauna, you name name it. They also have 10 tennis courts and 4 racketball courts. They even have their own country club with addition pools and tennis courts as well. read more

Bought a vacation home in Hemlock in 2014. Great, clean community with alot of amenities.

Many here give Hemlock Farms great reviews. So why are so many homes up for sale? I would imagine it is the $200 a month HOA fee. For a private home? Forget that! Maybe if they cut my grass and clean the snow out of my driveway....... Found other communities in better areas with HOAs around $50 a month with the same amenities that Hemlock offers and more. read more

I moved into this wonderful community on the recommendation of my realtor and am SO happy that I did. I lived and raised my children on LI and am a young at heart retiree. I feel like I am 'camping in a house.' The pond which bounds my property has fishing and boating. My son likes to visit and fish throughout the day. The policy here is to catch and release. The area is environmentally friendly and it's such a treat to see wildlife everywhere you turn. People are mostly former NY or NJ residents. Community merchants are SO pleasant and there are almost NO stoplights. Traffic in the area is almost nil as you leave the community. There is a small shopping center (Supermarket, pizza, Chinese,bank, liquor, dollar stores right across from the entrance). Nice community, pricey HOA, strict community rules, which sometimes seem unreasonable & in some cases not monitored (like the neon green home - when homeowers are suppose to use only earth tones). Nonetheless it's a nicely manicured, attractive community. Living there full time would bore me to death despite the amenities but as a weekend retreat it does the job very nicely. Great community for weekenders, full time families or retirees. Annual dues are just over $1900.00 per year (approx. $160.00 a month). Dues are somewhat higher than some communities, but you get what you pay for. 3 pools (1 indoor). 3 beaches, on site A.L.S (Advanced Life Support), Garbage Pickup, Snow removal, gated, private security force, shows, library, fire department on and on. A real 4 season community, Full casinos are close enough and far enough away (lol). Lots of natural beauty surrounded by state game land and taxes are very low. It's well kept and most people are friendly. I call it country suburban living. I've been there many years and my kids love it still! It's worth a look if you want the mountains. There are some great buys in the area now due to the past few years of bad housing sales. read more
