I signed my lease for my private entrance studio apartment in Rossbrooke area back in March of 2013 and moved in late May 2013. I had lived in over 5 locations throughout the past 7 months and was really excited to just have a solid place to live for 12 months. I came from a small town in Indiana were money wasn't really a priority or really a commodity which made living very difficult. I moved to Maryland over 4 years ago and as previously mentioned, lived in several locations. Henderson-Webb has to be one of the most unorganized and very behind technologically and generationally. They make us pay with coupon cards that you have to put into envelopes and turn into a small drop box every month. There are many other apartment communities that offer online payment options or even a 5 to 6 month chunk payment method. It's really inconvenient. The price you pay compared to the experience you get is awful. I pay for Comcast and BGE. Henderson-Webb provides everything else, garbage and water. If it's anything I really have to complain about it's the amount of times my hot water goes out every single week. I've had to call maintenance at least once a week about the hot water issues. For a last minute resort, I chose Henderson-Webb. They told me I would be incredibly satisfied with the company but I guess that's up for argument. I really want to put nice and enjoyable things about the company but I can't honestly find any. The face-to-face customer service is fantastic, but that's because it's face-to-face and they have to be as nice to you as they can but when you call them on the phone they absolutely don't care about you. Anytime I have to call maintenance for anything or the leasing office for a question, they don't care about me and have no answers for any questions I may have. I would recommend checking out another apartment complex and company before coming back to Henderson-Webb. I have lived in one other very well esteemed apartment complex in Towson, MD that really trumps Henderson-Webb and I'm pleased to say that my next years lease has been signed with them again. read more

do not rent here, they don't come to fix anything and when they do, it takes them forever. My AC breaks every summer. Last summer, I waited two weeks to get my air conditioner serviced. I sent a letter from my doctor to put me on the medical list. The letter was submitted in 2023. I come home from work today my air conditioner will not work. It is almost 100° in my apartment. I have asthma and I am on hormone therapy from breast cancer so I am experiencing severe hot flashes as a side effect from my medication. They somehow no longer have my letter on file and they refuse to send Emergency Maintenance to fix my unit. I have the email that I submitted to them in 2023, but somehow they no longer have it but I have the copy, they are unprofessional. They are unethical and they have people working in the offices and they don't know what they're doing. I will be looking to leave this place. read more

I have a 7lb Yorkie, they said I was in violation Jan 16th, by Jan 19th they said I couldn't renew my lease. I move in this place and I regret my decision after 5 years my apartment flooded because of my neighbors upstairs leaving the water on. I moved away and now they are taking me to court because the carpet.... what? 5 years living there it flooded they never change the carpet they just went and ripped off to get it dry then they put it back again same carpet. Very unprofessional staff and management. They do not keep the apartment hallways or laundry rooms clean. Very nasty people that run around the office in stilettos. I was sick in bed with COVID and over 5 times the whole-time maintenance with an exterminator helped themselves into my apartment with the key knocking lightly then immediately entering without allowing me time to answer the door. The new maintenance guy massaged my hand and took a photo of my dirty towel at the same time. I complained to management and called the police only to still get harassed with the same thing of the constant entering without hardly knocking. Now, I received a letter of eviction because I yelled at the men for coming on dates when I was not on schedule and entering without knocking. We been living at one of Hendersen-Webb townhouses for over 6 years and with each and every passing year its getting worse. Can't get the laundry room open on time or if it evens opens at all,Rent goes up like 6 months but the commodities remain the same..This is the only place were they will resurface the dumpster area but will not put in speed bumps..Their rental office is second place i hate to call and comcast being first for them to do anything..I will NOT recommend this or any other place they own to anyone not even the homeless.. read more

This company is a absolute joke, I rented from this company for 2 years and the wait time for maintenance is horrible. If you reach out to upper management, you dont get a response back. They recently had contractors redoing the windows and door so I come home to find urine and pubic hair on my toilet. and what did management say to me.... nothing not even an apology. Don't live here. Read the other reviews and beware. I have lived in several places in and around Baltimore in my adult life (& 2 places in Chicago). THIS WAS THE WORST PLACE I HAVE EVER LIVED. I started my lease there on 8/01/2011. When my friend & I moved in, we filled out the card thing that states what damage exists when you move in. None of the things we listed were ever fixed during the rest of the time we lived there (8/11-8/13). This included a wand that opens the blinds. We had to turn the little screw hook by hand to pull it to the side to open the blinds on the SLIDING GLASS DOOR. At one point in '12, the kitchen in the unit above ours flooded. This caused damage to our ceiling and carpet. The damaged carpet was cut out and not replaced for 4 months! We had to move some furniture and other stuff aside so water would stop leaking on it. When HW employees came in, they said our stuff was "a fire hazard" because of how it was arranged - the stuff that was only like that because there was water seeping through the ceiling. Also in March '12, our garbage disposal started leaking water whenever we ran the water in the sink or used the dishwasher. We called to report it & were told that it wasn't a big thing and that they would send someone out whenever they had time. 2 weeks later this still wasn't fixed. We called again and they sent someone out 2 days later who then told us we violated the rules for not reporting the leak ASAP. WHAT?! We'd already called and they didn't care! In September '12, the pipe that empties our AC of moisture clogged up. This caused water to spill from the ceiling all over the hallway. Maintenance came out quickly to fix the issue and said they'd come by to replace the damaged ceiling panel (it's a drop ceiling in the hallway where the AC is) in a few days. They never came back to fix it, so we called them once a month about it... We lived there until 8/13 and only in July '13, when we called about ANOTHER issue someone finally said "Oh, let me fix that for you." Yes, we had a HOLE in our ceiling for nearly a year. In the March '13, I was at my computer working on some photos and I looked outside and saw this guy in a HW shirt taking pics of the deck. I ran out to ask him what he was doing. I tried to talk to him, but he ignored me and ran back to his truck, jumped into it and sped off. Determined to figure out WTF just happened, I paid a visit to the maintenance shack around the corner. Inside the maintenance shack, I found the man who was taking pictures. He was in charge! I stated what happened and he asked for my address. I said to him, "You know where I live, you were just there taking pictures and ran away from me." He stated to me that none of that ever happened and asked for my address again. Upon giving him my address, he informed me that my deck was "misused because it contains several non-outdoor items." I was very confused about this statement because the only things on my deck were plants, a camp chair, a patio chair, and a cooler, and told him that I didn't understand. He then printed out some crappy pictures (looked like a cell phone camera from '02 took them) and started pointing at things on them. The first thing he pointed to was my patio chair, to which he said of, "This here is some sorta kitchen chair. That's not appropriate for your deck. You can only have outdoor items and outdoor furniture on your deck." I rolled my eyes and informed him that it was, in fact, a patio chair and part of a set of patio furniture that I had purchased in an OUTDOOR department of a store. He replied to me telling me that it was made of wood and thus it was not an outdoor chair. I then informed him that it was actually made of metal and painted brown, thus making it an outdoor chair. (And you see, these are the kinda idiots you have to deal with here! Instead of gathering FACTS about things, they simply observe and assume things based on a cursory observation! Instead of coming onto my deck to look at the chair, he took a photo of it from 40 feet away.) Since he couldn't get me on that, he then pointed to my cooler and told me that it wasn't an acceptable item for a deck. I was shocked. SHOCKED. "A cooler isn't an outdoor item? I only use it when camping or picnicking. It gets covered in mud. Surely it would be best to store it on the deck instead of inside on the carpet where it would get mud everywhere." "No, you cannot store a cooler on your deck. You should put it in your storage space." I showed him my key and informed him that it didn't actually work for the storage space. His response to this was that my key was a copy, and that I was illegally subletting. I informed him that my name was on the lease and tried to show him my ID. He refused to look at it and kept accusing me. He kept telling me "WE DON'T USE THOSE KEYS HERE!" Another guy there made me a new key which was identical to my key. Hendersen Webb is absolutely disgusting!!! They have gotten worse over the years! I lived in Hendersen Webb for a little over 10 years. The past few years we had constant issues with our apartment. Infestation with bees, ants, roaches (from new people moving in). We had a serious mold issue last year. My daughter and I are asthmatic and we had 3 instances with mold in which they took their sweet time coming out. Last month was the absolute final straw! We had termites in our bathroom! The termites took over the bathroom and we constantly had to spray Raid! That was the final straw and we immediately had to move out! I went back to get a few belongings and they claimed to have sent an exterminator out. Well guess what....the entire bathroom floor was covered in termites! I left the rest of my belongings in fear they would travel with me to my new home. I lost clothes, shoes, personal items. Oh and to top it off, they had the audacity to tell us to sublet the apartment to someone. Who in their right mind would do that to someone?! DISGUSTING!!! We've been trying to turn the keys in for 3 weeks. No one calls us back. We've left messages. Sent emails. Unable to reach anyone in the leasing office. They are unethical! I could write a novel on the reasons not to rent from this place. Not once have they shown concern for their tenants when contacting resident services. The leasing office is filled with people that can't help you beyond getting you into the apartment, and usher people out the door with their safety concerns and a suggestion to call resident services. And before ChrisM@whatever.com says email me about this and we can follow up with it - I did. You didn't answer. I'm learning the entire Company doesn't follow up with anything. What I mean by that is whenever I present a pressing issue, I am instructed to call resident services. This forces me to call them, sit on hold for 40+ minutes (I'm not exaggerating) just to be forced to leave a voicemail in which the recording promises a call back within 24 hours or talk to someone who promises a follow up call - you guessed it, I never got it. I've not received a call back either of the times I've left a voicemail about different issues and don't expect to. When I brought up safety concerns to literally all employees involved it was ignored. They. Don't. Care. About. Anything. Beyond. Your. Wallet. The lease has more Do's and Don'ts than a jail but I was fine with that because I thought it meant a better and safer area. WRONG!!! Staff and maintenance will witness someone breaking a rule in the lease and do nothing. Resident Services does nothing but lie and tell you to send an email about whatever your problem is every time you call. Then when you do as they say and the problem still hasn't been resolved they tell you that you're emailing and calling too much. Other residents' kids will come into your building and smoke, trash it, and steal. There's trash everywhere around the complex. I called to make a complaint about an employee Mr. G Logan and they gave me his personal assistant Mrs. Gill and as I stated how rude he was she said she found that hard to believe he was so nice. I've lived in their apartment complex a little over a year now and I've got to report that it's the most incompetently run place ever. Their service techs cause more damage than they repair. Stuff is regularly breaking or going wrong. An air Conditioner goes out and your lucky if you can get them to answer let alone get someone out to fix it. If I could give it zero stars I would. Hendersen-Webb manages this apartment complex and the customer service is horrible. They are not trained well which results in you as a customer having to call back and deal with the same issues multiple times. Maintainence is not able to fix many of the issues and instead of fixing the issue they "fix it"and then have to fix it again. I have had my AC unit break 5 times in 3 months, freeze, unfreeze, then flood into my apartment and mess up my furniture and the carpet. Each time maintainance has "fixed it". My apartment complex currently has roaches and the only way to get things done is by calling, emailing, and calling again. If you have an issue you can never reach upper management and Supervisors are "busy" or "out of the office". Maintainence supervisor and the building supervisor don't have any idea what's going on so nothing gets done properly as they clearly don't communicate. I had a horrible experience with Henderson and Webb during the leasing pocess. I came to the office everyone was so pleasant. I know that this wasnt a upscale apartment but i figured with my bad credit i didnt have many options. I know of this apartment because several of my clients was evicted from these apartments. So i know they had the repretation of letting anyone in there. So i apply. I was told me in 2 mins that i was approved , saw it on the screen, giving a lease with my name on it and a move in date. I was told how much i needed to pay for rent and security deposit. I was give a copy and told to call bge right away to get my lights on and come friday to pay my security deposit and rent and i would get my keys. Despite the reviews i love the upgraded apartment at queens. So i go there on Friday and i was told you cant get your keys today we are still verfying things. So , i say i am confused i sign a lease got bge cut on and i cant move in today. Staff said to me we need to verify your income. I am like verify my income i present my pay stubs. She said sent you work for your self we need bank statements and articles of in corporation. I go to the bank and go back and present my personal bank statements with several accts over $300,000.00 . They call my previous landlord several times and harrass her. My previous landlord said that different people call her interrogating her after she filled out the rental Verfication that was fax to her. Asking her personal questions like which year, she bought her house, how much she paid and accusing her of not being the owner of the house. In one conversation my previous landlord said the staff told her to stop playing she wasnt who she said she was. My previous landlord said none of the questions where about me as the tenant. So after submitting everything they told me i didn't get approved. I said ok. I said why would you instruct me to get my bge on. They said thats between you and bge. I said so i am not living there but i will have to pay bge for 3 days. They told me thats not their problem. I got denied with all the money i make with no criminal record. However, the tenants with past evictions and that come from eastern resource shelter and give them places . Just to have them not pay their rent and get evicted. After reading these horrible reviews i guest God knew this wasnt the place for me. Seems like the denial did me a favor. I will leave somewhere else while saving to buy a home. Screens are filthy. Lawn? No lawn. Mainly weeds and mostly dirt patches. Pure mud after a rainstorm. Flowers in summer? You're kidding, right? That would cost the owner some $ dinero and that's a no-no. NO SECURITY, SHADY TENANTS WHO ENGAGE IN HATE CRIMES, PEOPLE SMOKE THERE EVEN SIGNING A SILLY SMOKE ADDENDUM THAT MEANS DIDLEY SQUAT, no security cameras, anyone can come in and out of the place and leave a car there, dumpsters filthy and exposed, overflowing at times, They are so cheap here, they can't even add WD 40 oil to a squeaky front porch door. It spells noise and shows that the parents are poor not living in a house. It means bad news and a headache. So do dogs. This network of apartments will give you buyer's remorse, like a President we know. After their so called leasing agent with supposed consulting talent gives you their rosy sales pitch, and you fall for it, you need Sucker rubber stamped on your forehead. Read this very carefully if you are planning on renting and doing business with this company. Horrible business. Avoid. Do not go here. I had lunch at IHOP and decided to check this place out a few months ago. The economy is tough right now and you need money. I get it. But all this trickery and lofty double talk trying to confuse people into signing a lease is really crappy. I've filled out rental applications before. But here, they make you sign additional paper work that basically says you owe them money before you even agree to live there. I was impressed with the unit, so I filled out an application and expressed my interest. I was told I had to wait till I was approved. Understood. A few days later, I get a phone call saying my lease is ready and that my down payment and first months rent is due. WTF? I never signed a lease - what are you talking about? I was waiting to be approved. The lady on the phone (I think it was the fatter one that assisted me when I was there) started arguing with me and insulting my character by basically saying that they don't give out freebies. And they are use to people trying to "ride the wave"? There was no lease, there was only a rental application. She then goes on to ask me if I read everything on the application, the fine print. They never gave me a copy to review, because it's a freaking rental application. I threaten to call the BBB. She then says shes unable to rent it to anyone else now, and I am liable. I ask her to send me a copy of my lease, and then she hangs up. She never reviewed anything with me. There was no lease!!! I signed nothing!!! Then I get a letter from a law firm called Blibaum & Associates in Towson saying that Henderson-Webb filed a lawsuit (seriously????) and they are seeking damages from my rental application? It seemed like a total hoax. This is a disgusting business. Slum lords working with some crappy attorney Blibaum to rip people off. The finest of Baltimore right here. 1 star because i cannot give 0. Update: Janel was able to find a vacant apartment for my cousin to move into yesterday but not without a few issues. First they call and told her that the apartment would be ready for move in at 12pm. At 1210pm they called and told her that they needed more time and that it wouldn't be fully ready until 1:30pm. My cousin miss the 1:30 appointment due to traffic so she couldn't pick the keys up until 3pm. At 3pm we arrive at the apartment to find one of the contractors still working on the bathroom. No leasing agent came to do a walk through with my cousin. The contractor told us that it would be 2 hrs before the bathroom tub could be used because he had to coat it. She refused the coating as were ready to move her stuff in. My cousin went to the leasing office to complain about the apartment not being move in ready and asked for the property manager. The property manager (Paul) arrived and stated that he apologized for the apartment not being completely ready as they were not prepared to flip a unit in less than 24 hrs. On July 16, 2021 my cousin contacted the leasing office at 5pm because the air conditioner stopped cooling her unit. Vanessa answered the phone and was very unprofessional. Vanessa told my cousin that the air conditioner was a maintenance issue and that they aren't working this weekend. Due to frustration my cousin began to curse. Vanessa became upset and told my cousin that she needed to calm down. She stated that she would call and put in an emergency repair order. It's 630 and not one maintenance person has arrived or called. My cousin just called the Resident Service line and no order request was put in. Mary stated that she would put the order in, page the night maintenance guy and have someone come out as soon as possible. read more

Hendersen Webb is the worst managed property in the state. I have had a mold problem due to a leak in the HVAC system, the leak was so bad once the entire dining room flooded and they replaced a rubber grommet and I had to fight to get them to come clean the water out of the carpets. They will come paint over the mold that forms on the air vents. But they will not treat the mold issue. But when they come in they will leave a nasty note that says they "cleaned up for you" the cost of the rent is a little lower than the other properties but I am telling you... 100-200 even $400 a month is worth it to not be in this place. They will not fix the security door when it breaks, there is a lot of drug dealing in the neighborhoods and its just plain filthy around here. Stay away. read more

I'd like to express my sincerest disappointment in the Henderson Webb maintenance service. I have requesting an emergency service request for the past five days and I keep getting the same run around with no solution. I am suffering in my apartment and being denied services I paid for. This is unacceptable I have complained about my non functioning thermostat for the past five days and every time I call the tall oaks customer service I am told a service request has been put out and it would be attended to. If I am paying for a service I expect to enjoy it. I wander what you guy's definition of an emergency service response is. Wish I would have researched this company before moving in ! They told me I would get a renovated apartment and it's been non stop issues for the year that I've been here . It's also highly infested with mice and bugs . I wouldn't recommend anyone moving here. read more

I've currently not had AC for 8 days. It took them 4 days to send a kid out who left my room a mess and spare parts. Did not leave any note or explanation as to why they were not capable of fixing it. After spamming emails I get an email saying I need a new compressor. Few days after that a contractor shows up at 3pm. Opens my unit to see oil everywhere. He clearly had doubt a compressor would fix anything. When I came home after they left still no AC and no explanation. After more spamming emails I get left a voice mail by a no caller ID from "building supervisor mike" who tells me I need a new unit but they won't come until the following monday or Tuesday. But I need to make sure stuff is clear for them. Currently typing this on Monday with the temperature in here at 88 degrees for the entirety of this day. Absolutely a Nightmare. Please check reviews of Hendersen Webb Inc. as they are the managing company. There is a reason their rating is so low. There are only two ways to communicate with them. Do not be fooled by the leasing office's responsiveness. Customer Service Hotline: You will be on hold for 30 minutes to an hour and then they can't do anything. Management email: They have up to 1.5 months to respond. They have actually refused to respond to me with details about a sewage leak in the apartment next door that I require for submitting a renters insurance claim to recover damages. read more

I never had problems with this company when I lived here 2006-2008. I thought moving back here was going to be great boy was I wrong. Move in date leasing office didn't have anything together, get to the apartment FLITHY garbage disposal broke, had to used body weight to push door open, bathroom dirty toliet had urine and rust stain sink dirt and grime poor patch jobs from holes missing window screens windows not opening toliet continuously running. Got charged an late fee and summons for court poor maintenance hvac system stop working maintenance wouldn't show up. To Now 2/20/2021 maintenance changed main door door knob to a KEY ACCESS and NO TENANT WAS NOTIFIED NOR GIVEN A DAMN KEY!!!
