I moved into the Henrietta Highlands in June 2016. The rent seemed reasonable for what was included, the location was great for my situation, and I liked that the area had residential streets nearby for walking, a pool, and the office staff at that time was really nice. It is now June 2018 and I deeply regret renewing my lease here. Let me tell you why.
Over the course of these two years there has been a drastic decrease in the quality of the services offered, while management has seen fit to keep increasing costs. Take a gander at the photos I am including with this review to get an idea of the way Morgan Management chooses to take care of their buildings and tenants. The basements are disgusting. The basement storage is a joke of totally unsecured walls, so don't think you'll be storing anything valuable there, assuming your basement doesn't flood, as many of them do. The common areas of the building are horribly maintained. The carpeting is moldy, stained, and old. The stairway railing wiggles, the stairs do too for that matter!, and the management allows tenants to leave personal items all over the outdoor areas and yards. Both the front and back doors are not secure. I've complained numerous times about how both of them don't shut/lock properly. Still not fixed. There are no peepholes in the apartment doors, so if someone random gets buzzed in because your neighbors buzz in whoever without checking, you can't see who is now knocking on your door. The intercom to the door doesn't work.
I was promised before I moved in that my bathroom would have updates done, including the flooring and counter. Nothing got fixed or updated. My first year here another tenant smoked in their bathroom ALL THE TIME. Most of the buildings are not non-smoking, and you get to enjoy the second hand smoke floating into the hallways under the HUGE GAP under the apartment door, or through shared walls and the bathroom venting. I have asthma and was getting sick EVERY DAY I showered. Management's solution was to just run my bathroom fan 24/7. This is unacceptable. I also had to have my bathroom fan replaced THREE TIMES before I got one that worked. Luckily those people moved and the second hand smoke has decreased in my place, but it isn't totally gone.
Lord knows when they last had the air conditioning units serviced/cleaned out too. The cool air doesn't make it into the bedrooms either, so get ready to set up a fan system to try to sleep without sweating. The summer of 2017 I had a stink bug infestation in my air conditioner. I asked multiple times for them to do something about it. Nothing. Got. Done. Eventually I got smart and put screening over the portion that is inside my apartment. I was promised maintenance would clean/screen off the outside of mine too. Never happened. They did have pest control come spray . . . something . . . but did not follow through on their promises. This is thematic of the care Morgan Management takes with their tenants.
The final straw was the lease renewal this year, and the latest notice I got yesterday about the addition of in-unit washer/dryer. Hurray! No more gross basement or paying to use machines that barely clean! WRONG. After raising rent, while removing previously included utilities (you now have to pay separately for trash, sewage, and water - which is NOT metered per unit), Morgan wants $50 A MONTH for you to RENT one of their washer/dryers for in your unit. That is $600 a year to have access to an appliance that should have been installed YEARS ago and should be included as part of the already too high rent. This will also decrease storage space to install them. This is absolutely the last straw for me. Conditions of the building have decreased, maintenance is terrible, management doesn't return calls, snow removal was NON-EXISTENT 2017/2018, they've removed included utilities while raising rent, and now have the gall to ask $600 a year extra for you to rent an appliance, while providing HORRIBLE conditions to do laundry in.
