We have terrible neighbors who are out of control. I have to listen to loud tv programs at night,…read moreand kids programs at 6 am from my side neighbors, as well as pounding every night as their other children throw bath tantrums. Real classy people. The upstairs neighbors are moving out in the middle of the night because they don't want to pay their rent, too. How do I know? Because instead of handling business privately, they post the eviction notices on the main door for all to see. The bathroom fan does not work well, so when I take a shower yellow water droplets drip down my walls from previous tenants that smoked there. The smoke smell never really leaves the main hallway, either. Lord forbid I should need a hot shower, either, because I lose all hot water or get burned depending on what my neighbors upstairs do. I moved in to a broken closet light and dirty apartment too! A gift from my godparents was stolen right out of the hallway where all packages are left; we may have access to an amazon hub but its never used to secure packages. Paying $1500 a month to live here is absolute robbery.

Many times I and my wife felt choking due to lack of fresh air. I contacted leasing office to know if there was a switch that regulate ventilation but was told to open the window in order to make air come in. Imagine what will happen if one leave the window open when the outside is far below sub-zero? It wa then that I realized that the apt does not have an active ventilation system and I felt disappointed and angry. Fresh air is one of the free gifts of nature. Mold is another issue due to lack of active ventilation, in addition to being forced to hang damp cloth inside due to the laundry being inefficient at drying cloth. Walls and floors of aparment is thin that one can hear runing tap and sound of shoes from adjoining apartments. Basement was dirty, damp and at times over flooded. Although basement has been cleard of rusted things, it is still over flooded at times. A positive thing I like about the place is that it is quiet and the lawn is lush green and well mowed. However, the lawn has lots of dog poo that it is an eyesore. I hated playing on it with my kids. Finally, the leasing office can be exploitative when one is moving out. I was told that they would send a mentenance to tell me what need to be taken care off before moving out. I waited and waited but no mentenance personnel came. I dropped off my kee and two weeks later I got a letter from a collection agency that I owe about 1400 for cleaning bill. I was mad. A room I cleaned and they are supposed to send mentenace to take a look but failed to. I drove to the leasing office to find why I send an outrageous bill. The leasing manager just resumed. Mentenance personnel was supposed to have looked at my apt before I vacate but failed to. Inspite of this, they refused to listen to me. I disputted the bill with the correction agency. Later, I decided that I need to have my peace. So I stopped disputing it and paid it. If you are living there, ensure they send maintenance personnel to look at the apt in your presence and list all that should be cleaned before you hand over the key or else they will send you an outrageous cleaning bill. Take pictures and of the list and get the personnel to sign it. I do not recommend this place because the place is not ideal to live and and the staff refuse to take responsibility for their failing.

The buildings are poorly maintained and…read morewhen you try and get something fixed, you are sent to a student run office. i feel sorry for the students. the owners need to buck up and hire seasoned repair people who have worked in their field for several years and who know what they are doing. The quality of workmanship is extremely poor in everything they do. The buildings are also poorly insulated making them cold. Management does not care because the students pay the utility bills and if the bills are high, it does not affect management. Park Point is just a huge Cash Register for the owners and they could care less about the students. it's unfortunate that they are allowed to rent to RIT students, they deserve better. It seems like people are starting to get the message because Park Point has a high vacancy rate. Students are voting with their feet and choosing to rent elsewhere.

On top of the 900 dollars a month you are guaranteed at least 50 bucks extra per month in hidden fees and allowances that did not get exceeded but we still get charged for. Highly recommend for anyone who feels RIT isn't enough stress as is and needs some more in their life. Would put zero starts if it was an option. Steer clear!!
