My apartment was pretty spacious and I had more than enough room for just me. Bruce is very friendly and responsive and just generally a great guy. It's an old building but you can tell he takes care of the place, and even though I never had anything that needed to be fixed, I know he would have done it quickly if needed. Basically, you get exactly what you see when you're checking it out--a decent apartment in a quiet neighborhood. No hidden fees, no broken appliances. I looked at several other apartments in both Kasson and Mantorville and this was the only one I felt comfortable renting; it was by far the cleanest and most spacious, plus had the most natural lighting. I only moved out because I wanted to live in Rochester instead. I'd definitely recommend this apartment to anyone looking.

I found the Berkman during my online search and thought the pictures were too good to be true. We were able to rent a two bedroom unit with living room and kitchen and it was perfect. Clean, modern, and streamline. The staff were kind and helpful, the facility was great, and there are even beautiful common areas. The Berkman is located directly across the street from the Entrance to St. Mary's hospital.

You pay for cooling and heating (not only in your apartment but for the common area as well). We were not told this or we never would have moved here. If its below a certain degrees outside (55 i think), the building automatically turns on heat and if its above 65 then it turns on air conditioning. Well, it gets up to 77 degrees in my apartment at night and it is absolutely horrible. I have turned off the thermostat and its still over 70 and I wake up several times throughout the night because its miserably hot. even with the windows open (they only open slightly so you don't get a whole lot of air from outside) but its so loud since there is a hospital outside and so many noisy cars at night that that makes it hard. Imagine how hot the gym is then.....I can't even use the gym here. Also, the garbage door for the whole floor is broken and doesn't automatically shut and people leave it open, leaving the hallway smelling HORRIBLE! I've discussed with management and the issue has never been resolved. This isn't just my floor, I know people in the building and it seems to be a problem on other floors as well. T he Dog area here is often dirty and the smells so bad, its enough to make you want to throw up. They don't irrigate it properly at all. It's disgusting. Be aware. The apartment themselves are okay but there its obvious they cut some corners here. I also was not told that my balcony door won't lock which makes me uncomfortable. This place is overpriced and there are some MAJOR issues. I wouldn't recommend for the price they charge here. Additionally some of the elevators are often out of order leading to long wait times, one person told me they waited over 15 minutes just to get on the elevator (which is an issue if you live on a higher up floor). They make you pay for parking. The parking lot is a disaster with very close spots and its 2 ways but going around the corners is very nerve racking as people fly by and you can't really see at all when making the turn. Really consider this before you get locked in here and pay thousands of dollars in rent. I was not from here and only had a quick tour before moving here from out of state and wish I had known about al these issues. The biggest the heating and cooling. Be prepared to suffer unbearable nights of sweating. Oh yeah and the power outages and lack of wifi....if you work from home or have work to do at home...forget it.....Also...There are spots in my apartment where I can't make phone calls because of the poor service.

They have always been very timely any time I have needed a response. The location is great! On the NW side of town but not a super busy area. About a 3 minute drive to the IBM park and ride to get downtown. The townhome is very spacious and feels very homey with three floors, fireplace, big bedrooms, lots of closet space, nice kitchen, laundry room, spacious deck, the list goes on. The bathroom is a little small but the rest of the home makes up for that. Very happy I made the choice to move to the Brittany's!

It is also conveniently located near Hyvee and 41st Street NW. Negatives: Large 2-bedroom-2-bath units are limited and a bit pricey. Rule enforcement seems lax, there is noise and dust from building new units, and perhaps the complex is a bit too large, so it feels a bit urban and lacks scenic views of vegetation and open space. Management is responsive to concerns, and the units are well designed, with most having patios/decks. There are many residents with significant mobility issues, so the tenant demographics skew closer to 70+ than to 55+.

Additionally, my association dues have barely increased over the past several years (anywhere from $0-$35/year). In my years here, I have only had one "assessment" fee for a few hundred dollars, because we re-finished both the indoor and outdoor pool (which we collectively voted for and agreed upon), so I am genuinely confused by the other review on here (granted, it's almost a decade old). I personally love having "older" neighbors (for reference, I am in my 20s); the complex is quiet and peaceful and all of my neighbors are friendly and respectful. If you are looking for a busy and social "party" place, this is likely not the place for you. It is a good mix of retirees and younger working professionals. I have had consistently pleasant and timely interactions from both management and maintenance. Very happy camper! Edit: I am unsure why it has my location wrong on here, but I do live in Rochester.
