It took 5 times for them to get it fixed correctly and that spanned out months. Then a second already brown spot in the ceiling further back in the dining room had to be fixed. It took 7 times and that spanned across several months. The basement flooded twice and this time they ripped the walls and carpet out and it's been that way for over a month. I had a mold inspection conducted after they would not have one done and there is toxic mold here. We have been in this house for over a year and we signed another lease because of Covid. Now we have been in here breathing toxic mold for over a year. I sent them my 14 day notice as suggested in the landlord tenant handbook and cited it according to the law. Their lawyer sent me a letter and magically they think they can get this done. They won't be able to because the city will block them. The lawyer even threatened that I could be responsible for the damage here. What? Now I lawyered up. I have 4 kids in here and there are little. This could affect their whole lives. My head hurts. My lungs hurt. I work full time inside the house. There aren't many rentals due to Covid. Stay far away from Havenbrook Homes. They will do nothing but take your money and then continue to try to take advantage of you and take more money. Communication has been great, everything has been handled professionally, and it's taken a real weight off my shoulders as a landlord. The bad: ever increasing rent, utility structure, poor response from property management. My biggest complaint is 2 fold - my rent has gone up $300 over 2 leases, and the utilities are in AH4R's name and you can't change it. You can't even find out who your providers are to shop pricing, negotiate budget plans or anything else. Plus you pay a $10/mo fee to use the service they make you use to manage the utilities. Maintenance is difficult, the vendors are shady...half the time they speak zero English so communication is impossible. The "emergency" service is a joke as well. Expect to handle after hours situations yourself. I'm almost dreading to see what the move out experience will be like. I've rented from better...but I've also rented from much worse. Update: moved out in December 2019. Move out process was easy but as expected they hit me for every little nail hole to the tune of $540 of my security. Don't even try to move out early or they will sock you for 2mos rent and keep your full security. I won't miss them a bit.

Now, I've been waiting two weeks just to get my kitchen sink repaired. To make matters worse, when I call for updates, the maintenance staff responds with attitude instead of professionalism. I've made multiple attempts to contact corporate management, and no one has ever followed up with me. They clearly do not value their residents, yet they expect rent to be paid on time every single month--which I have done.
