I lived in this Apartment complex for 6 months. I would not recommend this place to anyone. Positives : Actually none. Negatives: 1. These people charged me 990$ for moving out charges!!! The reasons they gave for these charges were insane. So if they lure you into leasing by offering some good move in specials, be sure that they will take that money back this way. 2. This place is badly infested with bedbugs. 3. Leasing office staff is rude & never responds to complaints. My shower water suddenly used to get unusually hot. I had to complain for 2 months before the guy came in to inspect & then he said he wont be able to fix it. 4. No AC 5. Open a saving account in a bank and start saving from day 1 ! 2. Be ready to see roaches and rodents. You complain this to leasing office they will send a inefficient - un-professional useless team, they will spray some chemicals. Even after this the roaches will be still there. You complain the same team will come for inspection and say its sanity issue at your end. On positive side, you will never feel lonely ! 3. Be ready to meet the highly un-professional manager at the leasing office instead of helping the residents in resolving the problem, he like's to be a part of the problem. Trust Me Trust Me Trust Me!!!! One of the worst apartment in sunnyvale, CA. I currently live here, apartment is toooooooooo greeeeeeeeeeeedy to people money. Three of my friend vacated this apartment within a year, they were charge 2000$ as exit charge. All the counter tops were unpolished, easily water is gettting sucked easily inside the kitchen granite counter top and making marks, for this they are charged this much. Unbelievable. I lived here for over 2 years, and like the previous tenant I found that rent prices could vary A LOT from year to year. There is no rent cap in Sunnyvale like there is in some cities in the Bay Area. The staff was generally great, I liked some a lot, others were just OK. I was a little annoyed at the move out inspection. It felt like I was being taken for a ride as the apartment was cleaner then when I received it. The location is so convenient. It is a 10 min walk to Caltrain and a 5 min walk to downdown Sunnyvale. Lots of families live there, which is great and gives it a safe feeling. The train just became background noise. The vaulted ceilings on the 2nd floor are a huge plus and the kitchen is nice and roomy. I never had any theft problems, but I heard that the side closer to Downtown was much safer. read more

Apartments are recently renovated and are in good condition. I have a corner sub facing first floor unit and really love the location. Apartment is spacious, nice and clean. The society is pretty spacious and give a good feeling. Conveniently located near to Caltrain as well as a lots of grocery stores. The school is 'OK' rated, so might be a turn-off for a lot of us. I am also worried about my 5 year daughter who will be going to Kindergarten net year. Because of the sports bar at one corner and the Fair-oaks fly-over, security is a concern at dark (specially for family) because of some drunk peoples roaming around, dancing on loud music right under the fly-over. read more

Apartments are okay. we always had an issue with Electricity bill. For a 2 bedroom apartment you get it around 250$ which is very high. I called electricity company and what they told me is that it is a common problem in heritage park apartments and they hear about this quite often. I asked them for reason and they told me that water heater (electric heater) inside these apartments is the problem. I asked them what about other apartments and they told me that usually in most of the place water heaters runs on natural gas but in heritage they run on electricity which is costing the residents more. Another incident about the management here: Recently we were walking outside our apartments and one bugler came snatched chain of my mother and we called the police and updated about the incident and also wanted to update the management about the incident so that they will inform others residents about it. They were saying we are not responsible for this and we will not inform other residents about this as this will damage their reputation. This is the kind of response I got from them. I totally totally don't want any of the new residents go there. Its a very strong advise from me. read more

We Lived in heritage park non renovated single bedroom apartment for 3 years and recently moved to a renovated two bedroom, Electricity bill reduced a lot, we were paying on an average $150 dollars for non renovated single bedroom apartment with out heater but now it came down to $110 with Heater On. The transfer was very smooth and they did not charge much on move out even though our carpet is pretty bad, Jacky was very helpful and patience in showing units and answered all our questions without any hesitation.Good job Jacky. I've lived here for a little over 2 years and I've been pretty happy. The office has always been super fast and effective in response to any service requests. I liked my specific unit so much that I did not want to move during the renovation and they have been very accommodating in letting me stay here while the work is being done, The double pane windows and the upgraded exterior have been a really nice improvement in the environment. Yes I hear the train but it's not frequent and way better than living near a freeway or a busy street. The apartment when I moved in was spotless, freshly painted and new carpet. Appliances are older, but work just fine. I love the layout, the open kitchen wall and cathedral ceilings help the living room feel open and bigger than it is. I live upstairs and the place has lots of natural light. It gets a little too warm sometimes in the summer, and air-conditioning would be nice some days, but I'm thinking the new double pane glass and additional insulation on the exterior walls might help that next year. I have to agree with the comments regarding the thin walls. And for a while I did have a neighbor I would have liked to hear less of, but she moved out! Laundry room gets a little hectic on the weekends. I'm still living here, so I don't know if there will be an issue about refunding the security deposit. i do have to agree about the constant increases in rent, it is a drag. My rent has increase 17% in 2 years. Safe to say one's income does not increase this much in a 2 year period. And this time they would only give me a six month lease, so I can only assume its about to go up again. It would be nice to be appreciated as a good tenant instead. I've lived here for 5 years, and I have only had a positive experience here. Before the recent remodelling/renovation, the apartments used to look/feel very old, but the rent being charged was reasonable. After remodeling, the homes have a much better feel to it. So, no complaints about the quality of the home. Some cool things are: - The homes have vaulted ceiling which makes the living much bigger - Sizeable storage room in the deck - Can't beat the location: close to downtown and caltrain - Good management. They are quite prompt when you put in a work order. I just moved out recently, and they charged me only $35 for the cleaning and nothing else. I almost got the entire deposit back. read more

I lived here for 2 years. The apartment kept all our security deposit and charged us extra 300+ dollars for countertop replacement when we moved out. We had kept pictures before we moved in that the countertop were already in the same condition and checked with the office online offline multiple times. They did agree that the pictures showing the countertop is not our fault. But still keep asking is for the money. Reading the other reviews, looks like this is what this apartment do for a living, they rip you off with thousands dollars of bill when you move out and use it to replace the facilities in the room. Facility deprecation should be included in the rent but this apartment take advantage of the renters when they move out. I'm lucky enough to be asked for only 300 dollars, maybe because I already took pictures of everything before moving in. I have read other reviews that people were charged 3000+ dollars. I lived at Heritage Park for less than a Year. The Apartment was OK for the rent amount. However the management is really incompetent and kind of shady. Its been months since we left the apartment and settled our accounts, but they still keep sending us phony bills and collections notices with all kinds of threats. We keep going back to them to settle accounts and before you know it they'll send some other nonsense our way. I like Heritage park because of its location which is close to the Sunnyvale's downtown and has access to all major roads and highways, also there aren't many options for public transportation close by complex. I'm living here since 2011, Jay Julian helped us with the first contract and now he's the manager of complex. He is very helpful and one of the reasons I didn't move out. I do recommend the west side of complex because of less noises and better landscape. The other thing I love about here is high sealing on the 2nd floor's apartments. read more

I lived at heritage park for an year. My deposit was $750, rent was $1575 Positives: The apartment looks nice. Negatives: My apartment had bedbugs and i also check with my neighbors downstairs and they also had the place infested with bugs. The apartment doesn't have dual pane windows, which increases your heating charges. The appliances are very inefficient, this resulted in high PGE bills over $300. Moveout: The apartment was cleaned before handing over. The management says an initial inspection will be done before the move out. i scheduled for it, but i haven't received the report. So i'm not aware of any of the charges that were posted until my move. Charges: The apartment itself is infested with bedbugs and the management charged me $350 for the bedbug treatment and since the wall was infested with bedbugs they also charged me $390 for painting the apartment. The kitchen counter tops were new when i moved in and i made sure they have the protective laminate on it. Before moving out i removed that, they still charged me $125 for resurfacing the counter top. I cannot even question on this because their agreement says a bill is questionable only when it exceeds $125. I was charged $150 for cleaning, $100 for carpet cleaning. Overall, I was charged $1050 for everything. I wouldn't recommend this apartment to anyone because the apartments has bugs, poor management (they were not at all helpful). read more

One star is the only option I have and honestly I don't want to give that as well. This management is really rude. They make me move 2 times in 7 months because of their poor planning and reckless behavior. I recommend that you do not even consider to move here other than you depend on caltrain to go for work. My story is basically I moved here on to second floor apartment, after a month first floor apartment guys complained that my kids are jumping, management asked me to move to downstairs apartment. I politely co-operated but there was a situation that if I don't move they threatened me that they will put this case in my rental history. Finally they moved me to a downstairs apartment (I paid for moving and cleaning expenses). After I moved and exactly after 2 months, they gave me a construction notice that I have to vacate or move to a different apartment again. They gave the same construction notice to my old building where I lived on second floor after a month I moved out. If I would have stayed there itself I would have to move one time. When I asked the same question they said they accelerated the construction plan. It just and proves that they don't care about the tenants. Generally they don't respect once you moved in there. Really rude and their behavior is to cheat you in the first place, don't even talk to the manager and the person jay in that leasing office. Really rude people they are. Think twice before moving guys here in this location specifically. Their appliances are old and you will end up paying higher bills than average in Sunnyvale area. read more

Zita G*****: Uncalled-for rude treatment by management. I was moving out and dropping my keys off. I had one simple question before I stepped out, and I asked the politest way possible. In 2-3 mins, this Zita lady got my blood boiling. I have never seen such a horrible property manager in my last 8 years of renting in the bay area. Her colleagues held their heads low because they were clearly ashamed of her. The apartment is decent. Recently the quality of neighbours have gone down.. may be this is what is encouraging the racial discrimnation here. I was treated like crap the minute I stepped into the office. First Positives :: Quick response to any maintenance requests. The complex is actually well maintained. Location is nice and very close to sunnyvale Downtown Well lighted and felt safe. My purpose in joining Yelp was to write a review on Heritage Park Apartments and management. I don't want anyone else to have to go through this horrible place. This may be lengthy, so if you want the short version - DON'T DO IT! The management is terrible and have very bad customer service. The only way they will respond to a request is if you physically go into the office with a big black man (my husband - bf at that time), and even then, they are still terrible. They offer any excuse as to why something wasn't done - even if it is as simple as checking to see if a UPS package arrived. As far as the actual apartments go, it was livable. A strong Indian food smell lingered in the apartment for most of the time I was there. I love Indian food and have nothing against it, but is not a pleasant air freshener scent. The stove was probably from the 20's with the manual clocks (which, by the way didn't even work), same with the oven and dishwasher. There was no microwave and the fridge was also very dated. I was told there was AC, but of course found out there wasn't (in the dead heat of summer). The apartments are very close together and have very thin walls (I could hear the guy that lived below snoring and the guy that lived next door talking on his phone)! With the close proximity of apartments and no AC, it was very noisy in the summer. A lot of families live in this community so there is a lot of children crying, yelling, and such. Also with the thin walls, you can hear the train pass by (the CalTrains track runs along the apartments). I can seriously go on forever about the issues with this place (including management), but for the sake of your time as well as mine, I'll just add one last thing. The management took all my deposit (500) with an additional $300 charged for random and ridiculous expenses - such as scratches on the counter. I'm a very clean and respectable person, so this was a slap in the face. I did my best to eat the charges (knowing I could have taken this to court but didn't want to waste my time) and move on as fast as I could before they could make additional charges or contact the credit agency (for any reason they could find). The one star is given, simply because it is not possible to give no stars. I do not recommend renting at this place. In fact, I beg of you not to...you will CERTAINLY REGRET it. read more

Avoid this place like a Plague. You will see the real face of them, when you decide to move out. You will be given a Bill for 3000$ saying that they changed the carpet, fixed walls, cleaned the bath, etc., Even if you hired a professional to clean up your house and give back the key to them. They don't tell anything on the day you move out! They will send you happily and after 2 weeks you will get a bill saying that you have to pay this much and if failed they will report to credit bureau. If asked why the bill was so huge the Manager Octavia Sanchez will tell that they hired a 3rd party vendor and they charged that much. He cannot do anything. All this thing happened after Octavia Sanchez took over the place. If you want to be robbed in front of your eyes please rent this place. I live for 1 year and 6 months. I stayed here almost 10 years and paid total rent of almost 140K - now when I moved out they charged me for everything and refund me few pennies for my security deposit. The management here is mean & greedy. You should be 100% sure that you would never get back your security deposit - does not matter how much well you maintain & clean your apartment or not. Everywhere, every bill is charged ahead of month - here looks like Sun rises in West!!! I'm glad that finally I am able to show my a-s-s on these people. The maintenance of this complex is better than nothing - they never heard of the fact that 18 years old carpet needs to be replaced !! The fridge is quite old, noisy & small-sized - dishwasher sometime works and sometime not. Lots of mexican and black american people roams around the campus, all time of the day-n-night - and yes, there were few break ins. There was liquor store (Blue Bonnet Bar) adjacent to apartment complex - so you can realize what surroundings you may expect. Pets are not allowed here - but you will find many pets are roaming in daylight - your parking spot can anytime be occupied by unknown trucks/bikes/cars. Garbage bin clear may not happen in EVERY WEEK !!! So be ready to be adjusted with poo-smell. All 5-star mediocre elementary, middle and high schools in this zone. I have lived in many apartments due to moving for my husband's job. I have never had a problem getting the majority of my deposit back. They took more or less ALL of the deposit claiming that the counter was ruined and the carpets would be $200 to shampoo. The lack of communication was ridiculous and they were hard to work with. DO NOT RENT HERE!! Overpriced, noisy, unresponsive management team. I repeatedly complained about the noisy tenants next to me, no luck. And when I had to move out early due to medical and financial issues, they tried to charge me extra, on top of my extra rent already paid and taking my $500 security deposit for "cleaning and paint touch-ups" which should have been normal wear and tear. Still fighting these extra charges and the company refuses to give me the documentation I've been requesting for months. FIND SOMEWHERE ELSE TO LIVE - WISH I'D NEVER MOVED INTO HERITAGE PARK! I created Yelp account solely to write this review regarding stupid and money minded higher management. I hope my review will help many others looking to lease these Apartments. I worked with a leasing agent in January 2016 who told us that we could transfer to a 2 br APT after staying in the current apartment for 3 months. I specifically asked her since I am expecting my parents in Summer and didn't want to take a 2br starting from February. This leasing lady is no longer working with Heritage(probably got fired) and the Manager Jei Julian told me a new set of rules just 3 weeks before the move in, that would require 250$ for transfer and also Manager's approval. Why would someone pay 250$ for a transfer instead of taking 2br right away right? exactly! So I wanted to cancel the Apartment for the false things I was told ( since 2 br here was too expensive) and asked for 500$ holding deposit back but Jei Julian told me that even if I go to court I will lose since there is no proof of this conversation I had with the lady - Look at the way he even responded. Jei's manager Japheth kept saying that they ran the credit check the same day, so I asked them why they didn't inform me that I am approved and send me the lease forms. They have something called Pre approval f letter which says holding deposit refundable within 72 hrs. They were asking me to cancel apartment within 72 hrs to get refund even though it is still pending. Yeah BEAWARE! TIP: THERE IS SOMETHING CALLED CONVERSATION LOG IN THE PRE APPROVAL WELCOME LETTER. ASK THE LEASING AGENT TO WRITE DOWN ALL THE CONVERSATION YOU HAVE WITH HER OR HIM REGARDING TRANSFERS OR ANY SPECIAL REQUESTS BEFORE GIVING A DIME TO THEM. HOPE THIS HELPS read more

I would not even give negative star to this shitty apartment complex. No professionalism and etiquette to talk to people. All leasing specialist except Jackie are rude and have no manners. Beware! Beware! Beware! I would have been given 0 if possible. They will steal all of your money, when you move out. We stayed there for 2 years. We were paying $1595 when we rented out the apartment 2 years back and they didn't mentioned anything about the upcoming renovation. In 4 months' time, as they were going to renovate our apartment, we were forced to move to a renovated unit or just move out. We continued to stay as we don't want to take the burden of shifting again. And the new rent rates for the renovated units were $1825. They keep on increasing the rental amount and reached $2150. Finally we decided to move out after 2 years. Many of our friends who stayed there earlier, warned us that they charge u heavily for cleaning, painting etc and will never return the deposit. Moreover, the minimum charges they will put is $1000. So we hired professional home cleaning service and they did a decent job. The carpet was neat and clean without any spot or stain. We were so sure that we will get our deposit money back as we left the apartment so clean and tidy. But the sad truth is, when the final settlement came, it was a whooping amount of $1200. When we enquired, we were shocked to hear that they changed the carpet, and done cleaning, painting etc. Most importantly all units are heavily infected with roaches.
