I've lived at Timberleaf for about a year now. This community is NOT controlled access like it states on Zillow. There are growing concerns about security as noted by the staff in 3 recent emails regarding vehicle vandalism and theft, e-charging station vandalism and now mail theft. Ironically there are multiple signs posted on the property that say security cameras are "ON DUTY" and monitoring is in progress. The only cameras in operation are aimed at the front and back offices affording MINIMAL security to guests. Security is literally a joke I've heard people laughing about. This "community" needs to become gated or maintain extensive security measures to protect its "community" if it continues to charge over $3000 for a one bedroom. They also do not enforce pet policies such as keeping dogs on a leash and breed restrictions so watch yourself going around the corners! "Reply" Just have cameras operating where you've posted they're operating, pretty simple. I don't have time or childcare to attend a meeting and the onus should not be on me to fix this. read more

I rented a short term unit here through a third party. I think if the apartment was maybe 15-20% cheaper, I would have been ok with all of the cons outlined below, however, I think it wasn't the greatest value. They have also adjusted their leasing hours for COVID, so things could not be addressed every day. Cons: Walls and ceilings were extremely thin. I could hear the downstairs neighbors snoring at night. Gym is tiny. Just four machines and a small weight rack (no weight machines) , so not space to do like a yoga mat workout or a workout that required space. Dishwashers leave a film on the dishes, have to run the rinse cycle another time. White appliances are pretty old and can use an upgrade. Carpets are dated. Pros: Parking is ample, there are non assigned spaces that are pretty easy to find. Maintenance is pretty responsive. Water features outside are a nice touch. Ample dog waste stations around. read more

Great responsiveness from Richard during the lease process, he showed me a number of units and quickly confirmed details about a unit that was still occupied. Richard also made several edits to the lease dates and also helped me fill in some other information that was a bit hard to navigate online. Layout of the units are perfect and waste little square footage, and the units seem a lot roomier in-person as opposed to the virtual walkthrough online. read more

We've lived here for three years and really enjoy the quiet yet lively community. The front office staff is very friendly and welcoming and they try to meet the needs of the community as best as they can. There are a lot of improvements in the works and the neighborhood service manager, Derrick, really goes above and beyond to meet the maintenance needs of the community in a timely manner despite having so much work to get done. read more

We just removed to Timberleaf for more than 3 months and have overall been happy so far. The exterior of the apartment is very new, and the neighborhood is incredibly quiet. The office staff Reza is always nice and helpful. Our tower bar was broken twice, and he helped to arrange the maintenance team came and fixed a few days after reporting him. The part that I like the most is the room layout design (our room is 1b1b, on the 3rd floor with high ceiling). The living room is bright, and the bathroom is very big and comfortable. The bedroom is big with a big enough dressing room, and the dining room is very convenience. What else? Yes, inside laundry and comfortable enough kitchen. Overall, it is a total blessing. However, not everything is perfect. 1) Noise. Since our room is next to the Newhall St, a lot of noise came in, day and night. Especially at night, it becomes a problem to fall asleep. So, I recommend you choose a room a bit far away from the street, especially if you have a sleeping issue. 2) It has an unpleasant smell from the sink when pouring too much water into the pot at once. And also, you can smell it when you do laundry as well. Overall, this is a nice place to live. read more

She is patient, thoughtful and kind, qualities that are often hard to find in folks fulfilling this role. She cares about her residents and community - I find great peace of mind knowing she watches over Timberleaf. She is responsive, reliable and pays attention to detail. This apartment complex has gone severely down-hill since the take over by the new manager. We have rented for 3 years and in the last 2 years we have dealt with some serious unprofessional actions of the staff: missing package deliveries, inconsistent parking regulations ( we have been harassed about where to park, even though our spots are assigned; they have even left towing notices when we are in our assigned spots) SAVE YOURSELF THE TROUBLE- live somewhere else. read more

My wife and I are current residents at this apartment complex. It's small and not too huge. We are able to make use of the common areas for small gatherings and poolside parties in the summer on the days & times we wanted without trouble. Jose, one of the superintendents on call, is really responsive to repair requests, usually within hours. He is a super star. I hope this review would reach management's ears and help him get a year-end bonus or a raise. Just to make sure my review is balanced, the areas that need improvements on would be rack space for bicycle parking. There are none right now. We don't have any issue with guest parking on the community ground for our guests; there are always spaces. There is also always parking space available on Newhall Street, but I would still like to see 2 assigned parking for each unit. Currently there's only one assigned parking per unit. Again, we are pretty happy with this apartment community. If the rent doesn't increase too much in the foreseeable future, we could stay here for the long haul. read more

We have lived at Timberleaf for almost 2 years. We love the staff, the safety of the neighborhood, and the constant upkeep of the grounds. We love that the community is dog friendly (though many people who live here, strangely, avoid dogs at all costs), that there is always ample parking for our guests, and that the community itself is situated perfectly by food, entertainment, shopping, grocery stores, and our places of work. Prices, like most of Silicon Valley, are expensive and our current unit has had some issues with appliances that aren't the updated versions. Because Timberleaf is always trying to keep the property looking new and updated, we have found that the amount of work (they have done painting, tree trimming, parking spot marking, patio refinishing and more in just 4 months) is often an inconvenience. But with that said, we LOVE where we live. Again, the staff here is just absolutely wonderful and they do their best to put on events to include all or the neighbors and are always in communication should we need anything. read more

As we begin moving out, I want to give shout outs to the staff at Timberleaf for making our two year stay enjoyable and comfortable. The staff is very responsive to any kinds of issues and actually seem to care about making everyone as satisfied as possible. Our apartment on the third floor even has views of Mt. I moved here in February and I would have to say my experience here has been nothing but amazing. The pet friendly complex is upgraded and kept in real good maintenance with lots of trees surrounding the complex. I like the layout of my 2 bedroom apt. The location has easy access to major freeways, shopping malls, grocery, restaurants and bars. More importantly it is in a real quiet location and you don't hear a lot of outside noise. Hence, it is really peaceful. This is a hidden gem and I am lucky that I found this place. The management is super friendly and organize events to get the people together. There are always treats for your pets at the leasing office and tonnes of parking for the cars. All in all.. great friendly place to be at. read more

We lived here for about 3 years. Overall, the complex is pleasantly quiet and pricing was reasonable for the area. Tons of parking for the area, and the property is very well-kept. I cannot heap enough praise onto Mike and Isaiah, the maintenance guys who were always extremely prompt and polite with all of our requests. My only complaint is that, having lived on the 1st floor, the ceilings are paper-thin and God help you if your upstairs neighbors happen to be 500-lb, combat boot-wearing robots who never sleep. We had an appointment as we wanted to see their 2b2b apartment; guy at leasing office behaved like he was doing us a favor just by attending us..!!! never provided us any information whatsoever... we tried to get as much info as we could, but his every sentence ended with " so you guys need anything else from me before YOU GET GOING".. not really sure what his issue was.. complete wastage of time.. this is the first time i have had a bad experience with an apartment community handled by prometheus.. read more

Been on the hunt to look for a place to live and was blown away at the response from the Timberleaf apartment team. I'm sad to say this location did not work for me because of my work, but had nothing to do with Timberleaf. They were very responsive, easy to work with, and offered great deals. They even offered to purchase a shed for my patio since I was looking for a place with a lot of storage. I have never heard of an apartment offer such help just to meet their tenants needs. I'm sad it didn't work out for me to live here, but if you are looking for an apartment in this area, ask for Alvin Paras. He was great! I have lived at Timberleaf for one week. So far everything has been great. The staff are very friendly and responsive to emails. When I needed to get my door stop repaired, I put in a maintenance request at 11 PM and it was fixed the next day by 10 am. The pool, mini gym, and BBQ are very well maintained. Also, parking is never an issue. Each apartment gets one assigned spot, but there is almost always unassigned parking. And if that is full, the street parking is pretty close and always available. The only downside is the price is on the higher side, but so is everything else in the area. read more

1. Management - The staff here for the most part is non helpful. They are often not in the office, or are hiding in the back office and don't answer when you knock on the office door. The staff also rotates, so this creates a problem of staff person not knowing what other people are doing. Plus, I often got "I don't work here normally, I work in X apartment" as an answer. This made it exceedingly frustrating to get any answers. Every once in a while, I would get someone who was nice, and reasonable, but for the most part, this was not the case. Overall rating 1/5. 2. Apartment - Overall the apartment wasn't bad. And the price was reasonable too. During the recession, the price actually went down, but as soon as that started to clear, the rent started to skyrocket back up. The gardening staff would often blow leaves back onto your porch, making it filthy for the most part. I can't even count the times I had to keep sweeping leaves back outside of the porch area. Also, when it rained, the dirt would mix with the water on the second floor falling through the slats from the deck above onto my porch. That made it pretty dirty and I could not store anything on the back porch. The outdoor storage was useful though, and nothing got ruined. Overall rating 3/5. 3. Maintenance - The maintenance staff was friendly and prompt. Whenever I would put in a ticket, they would arrive either later that day, or the next day, depending on the severity of the problem. They were courteous and left notes letting us know they'd been there. Overall rating 5/5. 4. Parking - Not too much of a problem. At least on the 100-400 side of the building. The only real problem I had was that large trucks would park next to me and never move. But that really isn't a problem with the facility. Rating 4/5 5. Moving out experience - This is where the attitude of the front office staff gets my goat. I lived in these apartments for three years. In the middle of one of my leases, they basically said they were going to push out my lease from the 16th to the end of the month to make their accounting easier. I was given no choice, and basically told to sign on the line. Low and behold, a year and a half later, I need to move out on the 15th of the last month of my lease. I give two months notice, but the front office won't budge from their position that I signed a lease that ends on the 30th. I tried to explain to them that they forced this on me. Their only response was that if someone moved in before the end of the month, I would get my rent back. So I go on to their web page, and my apartment is not even listed til the week of August 23rd, and when it finally goes up, it says its not ready for move in until 9/3/2011. So... basically, if someone moves in, I get my rent back, but they list the apartment as not ready to rent out until after my lease is up. I called the front office, and they "claim" that the apartment is on their list of units to rent out. One of the available apartments on the website has been rented out already, so I'm not sure how active they are in renting out my old apartment, since they think I am the guarantor on it. Overall, the attitude of the front office is terrible. They are not helpful, and not willing to work with you at all for the most part. Without the management, i'd probably rate this place a 3 or a 4. The location is convenient and it is pretty safe (minus the random people coming through to take cans out of the recycling) read more

My parents lived here for several years, and the management and groundskeeping have been consistently excellent and responsive throughout. Stay a way from Timberleaf Apartments as long as you can. reasones 1) They are good at getting you in but very poor to explain why your monthey payment has changed 2) Bad insulation : even summer time you need to have your blanket on you. my advice to them is go get some Home Depot R-19 insulation. 3) bad heating system , specially the one in the leaving room 4) ~15% increase to your monthely rent after one year , they just don't need you after one year, all they looking for is to remodel the room and rent for a higher price 5) if you are not dog owner, in Timberleaft you will beacuse they wake you up every morning. overall, the area is nice place to live if it is the only option you have Yelp dose not allow less then one STAR read more

My wife and I lived here for nearly 2 years and we definitely enjoyed our stay here. The apartment floor (for the 1 BR) was great and the apartment was spacious with plenty of light. If you get the top floor....even better..you get vaulted ceilings which give you a more spacious feeling. The management has been quite helpful and respond to maintenance requests almost immediately. The only downsides are - 1) If your apartment is facing the road, the street noise can get pretty loud at times. 2) 10% increase in rent with every lease term....but which management company doesn't do that. We're definitely sad to leave this place. read more

I have lived at Timberleaf for about 7 years now and just love it here. The rent is a little high but it is about the same almost everywhere else. Andrew in the main office is fantastic. Every time I ask him a question or concern, he is so proactive in finding an answer or a solution to my problem. I hope he stays on as the Director here. Now our maintenance staff is absolutely fantastic. Jose and Ed always come promptly with a warm and friendly face to fix any problem either in or outside your apartment. Another plus is the hardwood floor throughout the unit (except the bedroom). It's easier to keep clean. I would recommend this place to anyone! read more

We moved in to timberleaf a week back and very happy with our new home. We were very happy with our very first interaction with Berina; her friendly yet professional behaviour made us like this apartment instantly. We had liked a house when we first visited the complex but could not rent it as it was a bit pricey but then it was Kristy who interacted with us and gave us other options to choose from. We finally decided on another unit which was equally good( minus the vaulted ceilings:( ). The move in process was very smooth. We had a couple of maintenance requests which were taken care of quickly. So, after a very long hunt , we finally found a place to call home. A few months back, our dog Nea passed away and to our surprise, Helen and Cristal went out of their way by asking our son for one of our favorite pictures of our dog. The had a portrait done for us. They also took the time to write me a birthday card. They schedule events to make this apartment complex feel like a neighborhood... Gonzalo and Alvaro are always there when we need them. I recently moved out of an apartment at Timberleaf. I actually loved living there. Easy parking, quick access to my front door to drop off groceries, etc. The apartment was renovated very nicely, was quiet, spacious. Our biggest complaint while living there was that the windows were thin, so we ended up with a lot of condensation when it was cold outside. That led to some mold that had to be dealt with. But honestly, still a nice place to live. My real annoyances come during move-out. I have usually lived in privately owned properties in the past. Individuals owning homes and condos. In these homes, I have always received 100% of my deposit back because I take good care of my home. Timberleaf, though, has figured out how to nickel and dime you on move out. I only lived there for 7 months (moved due to work commute), but was charged over $400 for cleaning and painting. I had two small holes that I'd had filled that needed to be painted. The rest would easily fall into the state of California's "normal wear and tear" yet they claim they needed a "partial paint" that costs $195 plus $14 in supplies. Add to that the fact that you have to pay for the carpets to be professionally cleaned upon move out, regardless of the condition of the carpet. Every other landlord I've had has treated carpet cleaning as an expense of owning rental property and the costs of turnover. This experience has made me realize that the legal definition of "normal wear and tear" can be manipulated, and a large corporation doesn't mind doing that in order to save themselves some money getting a unit ready for the next tenant. read more

Lived here for almost a year now, and I can say we have an amazing apartment. Third floor, updated appliances, cathedral ceilings and a balcony overlooking the pool. Our service requests are always resolved quickly, and we can always find parking. The pool is amazing, no one is ever there, so we have it to ourselves, and there is rarely anyone in the "fitness room". We are facing to the inside of the complex, so it's pretty quiet, but I can imagine that if you live on the Newhall St side of the complex it's pretty loud. The only bad things are that the carpet was pretty white when we moved in, and was very hard to keep that way, so it looks dingy and they will probably charge us to replace it. We also had a part stolen off of one of our motorcycles, and while they allow dogs, they have an extensive list of "restricted breeds" that are not allowed here. Our rent is also going up $100 if we renew our lease. Not sure if we're going to stay, but our apartment is awfully nice! read more

Down hill fast. I've lived in these apartments for going on 4 years. My partner even left a good review on here for this place two years back. But over the last two years we seam to have switch maintenance and management staff and it's just gone down hill from there. 1.) My rent when I moved in just 4 years ago was 2450. It is now 3100 a month. Crazy 2.) They decided to paint the parking which is great. But heres the parking situation. Everyone gets one spot. The rest, if far game. At night, when everyone is home. There are about 10 spaces free. Now, fast forward to the panting of the lines for the parking spaces. Instead of doing it in parts, they hung cation tape across all the spaces so you couldn't park there for three days. Meanwhile, we are given and email that says use the unmarked spots. I think someone failed math... 3.) Here we go again with the painting, this time they are painting the car ports. Same thing. 4.) I went out of town for a few weeks, I got back and there was a note from the office that my car was going to be towed tomorrow because it was parked face out. (backed in). If I had come home one day later they would have towed my car. I of course reminded them that no where in anyones lease does it tell us what direction to park our cars. Thankfully some sense made them retract that demand. 5.) After a year of living here, My neighbor below us moved out. They have a parking spot conveniently located outside the of my apartment door. My spot was a block away. The nice leasing office lady agreed to let me take the new spot before they had any tenants move in the now empty apartment. Here we are two years later, two tenants have come and gone from the apartment that use to use that space. Now they want me to move back to my old space all the sudden. This place has become a management joke. I of course, have no choice but to move my car, as no one "updated" their systems to reflect I have been parking there for two years. EDIT: Ok, so, I just went to move my car. There was a tow sticker on it. Mind you I drive a 100k Corvette that would have defiantly been damaged being towed. 6.) The parking spots are not standard sized and people have two squeeze in and out of their cars when parking in the "free" spots. I have a two door and theirs no way I can park there and open my door. My dishwasher can only clean about ten dishes at a time and the "washer and dryer" can fit four par of jeans. There are many thing wrong with this place, but I put up with it in the past as the management was always helpful, and new our maintenance man well. That said, it's no longer worth what they are asking and this will for sure be my last year here. read more

UPDATE: We have had a problem with our neighbor ever since we moved in. This was not because of the landlord/ apartment manager (Kristy). She has been very nice and did her best to help us out, there was nothing she could do because she has very limited authority. I would put the blame on the penny pinchers at Prometheus, the parent company. For the past four months we have been complaining nonstop about our downstairs neighbor because he would talk very loud on his phone in the middle of night. Kristy did her best to try and remedy the situation but was powerless to make any real changes. We were finally so fed up that we reached out Prometheus to try and get them to do something about our situation. They basically told us that we could move units or move out. I suggested this over a month ago and was told no; since then I had to look for alternative methods of dealing with this pain in the butt neighbor. We decided we didn't want to live here anymore because it took long to get any results and we have heard other neighbors being loud as well. We asked for compensation since this problem is not our fault, we are moving out before the end of the month, they knew about the situation and did not tell us and we now have to rent a truck and put a new deposit down on a new apartment. They refused to give us any kind of help and basically said that letting us out of our contract is all the help we're going to get. Anyone with half a brain would know that the apartment we are now moving out of is going to have the same problems and will now be bad for business. I recently moved to Santa Clara from the east coast. When the movers we hired came to deliver our furniture, they couldn't fit my large, heavy couch through our door, so they just gave up and left it on the landing at the top of the staircase. I was pretty upset about the situation and panicking trying to figure out what to do when I got a knock on my door from one of the members of the management team named Brian. Brian told me that the couch was a fire hazard and that it had to be removed. I explained the situation and he offered to get his co-worker, Kenzeddie, to see if they could move the couch into my apartment for me. Brian and Kenzeddie put forth some serious effort to get this large, heavy couch into my apartment. They removed the door handle to add a few extra inches of space, they unwrapped the couch and took the cushions and the pegs off the bottom of the couch and got the couch into the apartment! Brian and Kenzeddie couldn't have been more helpful. They even said they will come back to repair a few scratches that were made during the move. I'm so thankful for their help. It was such a kind favor that went well above their call of duty. read more

I have lived here for almost two years now and am very happy with the management as well as the community itself. Everyone is very friendly. However, the apartment I am in is an older unit and (I would say) needs to be upgraded. There are some pest control issues in this unit and although, management (and pest control) has done what they can, we still have some issues. Once they do the upgrades to this unit (if they do), I believe living here will be even much more enjoyable. I have to praise the management team here (especially Kristy), they do an amazing job communicating, responding to requests, etc. I have never had this great customer service at any other apartment complex I have lived in. I absolutely love living here. The property is stunning. The landscaping, pool, and waterfalls are constantly being tended to with such care and attention to detail. I have allergies and noticed that maintenance was sweeping the pollen up every single day so that we wouldn't step on it! They are so wonderful. Each staff member is incredibly helpful and nice, particularly Kristy and Ed. The bedroom heater broke twice but they gave me a space heater until the problem was resolved which made all the difference. They even held aside packages that they knew were mine but sent to the wrong address on accident. It really makes it feel like home when you receive that level of individual attention. I have been to a taco party and a beer tasting event they held in the community center. It was so fun and we were able to meet and get to know our neighbors. It was amazing to feel that sense of community in an apartment complex. I have to only give it four stars though because, sadly, after one year, we will have to move because we cannot afford it anymore. It was high for us when we moved in but needed to do it because we couldn't find a similar place that was dog friendly. After one year, they raised the price about 8% and so now we really can't afford it! I will miss this place though very much! read more
