I would not wish them upon my worst enemy. They will turn your life into a nightmare for the duration of the lease and beyond. There "free" internet does not exist. It goes out constantly and xwires, who is the provider, never returns your calls. I have not had it for a month, although they claim that the technician will get in touch with me in 24 hours. That was a month ago. I tried calling back 4 times with the same outcome. Still waiting. The office tries to penny and dime you at every convenience. The lady who answers the phone once told me that she would rather email me the lease instead of sending it by mail, so that she could save the stamp. They cashed my check for the application fee and then claimed I never paid. I had to go to the bank and get a print out showing the cashed check to convince them. Once i placed a maintenance call and they wrote down the wrong address and never showed. When we called back they said that they went to the place and there was nothing wrong. The onsite manager does not know anything and just tells you to call the office. The bottom line is that they are only nice until you sign the lease and then be prepared to have to wait for any services for weeks or months. We cleaned the house three days and it's cleaner than we moved in and now we are told that we are charged about thousand dollars for apt and carpet cleaning (I really want to see how clean it is after they cleaned up). The old white hair front desk woman with glass on is so rude and no any patient .don't expecting she would look at you when you are talking to her .never seen a proper company would have a front desk lady don't know manners. If I could give 0 stars, I would. First off, the communication in this place is ridiculous. When I first moved in the tried renting my apartment out from under me about three weeks later... no one had properly filed the sublease I took over. This happened again about three months into living here, I got a note on my door with a scheduled showing for my apartment. And then a THIRD time about a year into my 18 month lease. My rent check has been lost on multiple occasions and when I force them to check in to it (because I keep record of all checks cashed and money orders received) they always seem to find it filed under the wrong property... not even the wrong apartment on our property, but the wrong complex all together. I can't even begin to explain how rude, lackadaisical, and uncaring their property managers are. They will argue with you while constantly repeating how "appreciative" they are with your concern, trying to make you feel like you're a valued tenant when really they could give two fucks less about anything other than the outrageous amount of money they charge for their shitty apartments that badly need updating. On multiple occasions I was basically called a liar because they weren't aware of a situation or because "maintenance has fixed that issue" when really, all maintenance doesbhalf the time is just come look and verify that there is in fact an issue at all, but they don't actually fix it. We've been without working laundry facilities for months, yet when I call about it this is "the first I'm hearing of this". Everything is always met with "well I wasn't aware of this, thank you for calling and bringing it to our attention"... yet I'm the one who called the ttwo or three other times as well. They're a crappy management company that has taken on FAR TOO MANY properties to be able to keep up with and do not care about their properties. The only time I've ever gotten a timely or appropriate reponse or get things fixed is when I threaten a tenants rights lawyer on them. read more

I would give a negative star if possible. They lack communication. I showed up for a showing and waited 20minutes. They didn't tell the person showing that I was coming and the woman blamed me for it. The room they showed me reeked and was dirty. I gagged walking in. The woman never apologized for being late she knew nothing about the building and was just rude. Also, I asked to see a 1 bedroom and a 2bedroom. I have done multiple (around 10) showings with them and to at least half of them they have been over 20 minutes late which is extremely unprofessional. My apartment lights shut off all the time and you have to tap the lightbulb in different areas to get them to turn on again. There is no insulation and it is freezing in my apartment when we heat it up to 80 degrees. The parking lot is rarely plowed, and when it is it is done very poorly. read more

My friend left a review of this property management last week, but she find out her one star review was moved to the not recommend reviews. Then, she find that someone wrote a five star review, which appeared on the top of review. I don't know why her review was removed and what they did on the Yelp. I am so disappointment about it happened. She just tried to tell people the truth of her experience, but it was covered by some people. I am also a leasee of the heritage property management. Great experience. I worked with Robyn (highly recommend) and she was beyond helpful with my move from out of town. She followed up and kept me in the loop every step of the process. We chose this company because of the cheap prices and proximity to campus. However, those are the only positives Heritage has to offer. The lack of cleanliness, maintenance, and overall respect and care for tenants greatly outweigh the low cost. Upon moving in, we discovered that our apartment had not been cleaned after the previous tenants left. There was hair all over the bathroom (sink, toilet, and bathtub); not to mention the clogged shower/bathtub drain. The baseboard heating unit in the bathroom was completely rusted and filthy. The kitchen appliances were not cleaned either. The fridge was dirty both inside and out. The oven had baked on gunk, the fan above the stove was covered in dust and oil, and the wall near the stovetop had grease stains. The carpet in the living and bedrooms had not been vacuumed. One of the bedrooms even had hair all over the floor from the previous tenants. Also, there is a switch for the living room light, but this light fixture had been removed altogether! (We were shown an apartment with an overhead living room light and not told our unit would be missing one). The wiring, in general, is either faulty or in need of repair because the light fixtures in the ceiling lamps immediately fry new light bulbs and flicker on occasion. Along with the disgusting state of these apartments, the upkeep and maintenance are non-existent. Despite giving tenants advice on protecting pipes from freezing this winter, the empty unit on the upper level did not seem to receive this attention. Later in the spring (when it became occupied), the pipes in that unit burst causing massive amounts of water to flood not only the upper-level apartment but the remaining two floors underneath. The after-hours emergency maintenance contact asked how we had received his information (clearly listed on the company website). Upon the maintenance worker's arrival (30 minutes later than promised to arrive), they stated that they had *never* been to this apartment complex before. The subsequent "work" done to address this issue was to cut a massive (10" x 10") hole in the ceiling of our bathroom to air out potential water (understandable). However, this hole has not been fixed after months with no indication of when this will be remedied. Additionally, the light switch cover in the dining area (affected by water) has not been replaced and some of the wirings in the main hallway and kitchen no longer work from this outlet (still work from another outlet). Overall, the price for these apartments might be appealing, but neither my roommates nor I would recommend renting from, working with, or residing in Heritage Property Management apartments. read more

Heritage has shown us through no fewer than 7 properties this week, and their agents and phone contacts were pleasant. In the past, I have been attracted to their listings and their amenities. I appreciate that their construction in new properties is good. While they do manage Westwinds' drive perpetual eyesore behind Fareway, They seem to keep up on maintenance overall. They also have nice places in North Liberty, specifically Washington Ave. and the beautiful condos there. I'm looking forward to tenancy this summer and the application process. I called them to arrange many showings at once, and they were able to make the calls and walk-throughs an easy process for us. Our agent also allowed us to take measurements of our future apartment. Other rental agencies in Iowa City should look to Heritage for better customer service and nice people to deal with. read more

Heritage has been excellent so far. I live in the Old Gold apartments, they pay for the heat, water, and waste. So that leaves electricity up to me and my roommate, even in the summer we only pay about 20 bucks each. The manager is super relaxed and nice, and we can just drop off rent/renewal forms to him instead of having to go across town. There are a few little things that are irritating, for instance it smelled like cigarettes and rotten vinegar soaked fish when we first moved in, it wasn't the cleanest place either. But after a deep... deep clean and a whole lot of linen scented sprays we managed to get rid of the scent completely. Now we finally have a spacious and affordable place in Iowa City, without a corrupt landlord. After my previous experience in this town with Keystone I am so happy to be here. read more

Worst customer service and maintenance I have ever seen. Called them regarding the Air condition problem and the reply I got was to open the windows so that I get fresh air...wow... Another time I called to fix the lock problem with main door and 10 days gone no one showed. I called 5 times and each time they talk like as if I was calling for the first time regarding the issue. Then comes winter..There was snow for about 6 inches and they cleaned it after 2 days and that too after calling them...so imagine your situation if you are ever going to stay in the apartments these guys maintain.A big thumbs down... read more

They are prompt if you have something that needs fixed. When the heat went out, they were there within an hour to fix it. For things less urgent, (oven) it was never more than 2 days or so. The apartment was clean when we moved in, although the walls had a lot of damage. We documented everything thoroughly about the damage that was already there so we wouldn't get charged for it at the end of the lease. The office in downtown Iowa City has some of the rudest people you'll ever meet, though. I dreaded having to call or go there for anything. They also will find any and all reason to charge you extra money, and it would be a miracle if you get all of your deposit back. We left the apartment cleaner than when we moved in, and still got charged mysterious "cleaning" fees that couldn't fully be explained. Living there was good, but the lease/move out process was awful. That is the standard in Iowa City, however, and you could do much worse in this area. All in all - meh. read more

I called them about my garbage disposal, and without any further investigation, she warned me not lie to her because it will cost them money if maintance guy shows up and finds nothing. What a bitch! Hands down the worst property management I have ever rented from. They never follow through with any maintenance requests and the people in the office are wildly unprofessional and rude. The first month I moved in I was traveling a lot for work so I was only there abut 1 or two days a week and I had a $400 water bill that they refused to help me out with it. $400 for a water bill when I don't even have a washer and only showered the a few times is utterly absurd. They never did any maintenance before I moved in and when I asked if they could come take care of things they came in my apt wiped down the counters, made the toilet over flow and did not fix it and then used my nice towel to clean up the water and left it outside on the side walk to dry. There was mold all around the toilet, sinks and tub and there was dog fur all over the carpet, a band aid stuck on the door knob and a hole in the carpet that I was told would be fixed and none of it has been taken care of. I highly recommend avoiding renting any properties through them. If there was a zero star option that is what I would rate them. read more

This company is honestly horrible. They barely give you any sort of notice about construction/showings/maintenance. The rule is 24 hours, they call or leave a note at exactly 24 hours before one of these. If you are a busy person like myself that's not enough time to prepare. Parking is way too expensive and they could give two shits if someone else or a construction company THEY hired is using your assigned parking spot, you're just SOL. The properties that I have rented are all falling apart. They won't replace anything that is broken until you move out so they can charge the next renter more money for newer items. Windows and doors leak air and they won't fix it. The walls are all paper thin. I can't remember what it is called but the flooring they use in a kitchen/bath that is like "hard" plastic is all coming up off of the sides of the floor. Never live in a downstairs apartment they are worse there are bugs EVERYWHERE!! They have "lost" my checks before and tried to charge me late fees. If you aren't aggressive with this company they will take advantage of you. They only respond to request for maintenance if your apartment is flooding or if your heat problem is costing them too much money (they would be the ones responsible for paying your heat if that is the case because they don't always offer that). If you can look past these things and won't let this company run you over then they do offer some cheap places to live. Unfortunately all of my neighbors seem to be really weird or creepy because that's what you get when you don't spend a fortune to live in Iowa City. Unfortunately I can't give less then 1 star. Condo was dirty when moved in, bathroom floor hadn't even been swept! AC didn't work for several weeks (moved in in May) and nobody came to fix until we told them I have a medical condition. Furnace didn't work all winter, luckily living on 3rd floor and having electric space heater helped. Fridge quit working in November and 6 months later still doesn't. It's a shame there are enough college students in need of a place to live that Heritage remains in business read more
