Very poor management. This property is classified as a luxury apartment, but I do not see anything that reflects a luxury standard. Even the appliances provided are very low quality and appear inexpensive. When issues are reported via email and in person, management does not respond, and even follow-up emails are ignored. I live in the tall towers and experience frequent nightmare disturbances, which have caused ongoing sleep issues. Management does not take noise complaints seriously and shows little to no effort to resolve them. Based on my experience, I would not recommend this property to anyone considering living here. read more

So I haven't even gotten my furniture yet, but I'm going to go ahead and 5 Star this place already. IF, and that's a Big if, my experience changes, y'all know I'm going to update the review. But here it goes. I know it's summer time. I say that because from what I've heard, the winters here are disgusting! Something about lake effect snow? Never mind that, but snow period? Who lives in snow? Anyways... right now, early July, and this place is beautiful! There's green grass everywhere. A gorgeous pool. The leasing office has also two GIANT rooms, one with bar and kitchen and another theatre room with a 80" TV. Both are available for rent for parties. Both UNDER $100 for renting. That same building also houses a very decent gym. Think of your standard hotel gym, then double it. Everything brand new. The gym is accessible 24/7 with the residents key fob. And there are bathrooms and drinking fountains, so you don't even need to bring your own water bottle (theoretically) nor worry about going outside to pee in the pool in between sets. Y'all see the pics I added? The dog park is lovely. It's a tad far from me, but the dogs won't mind the walk. And it's segregated. As in, one park for smaller dogs and one park for larger ones. Which is GREAT! For one, I've seen ONLY dogs smaller than mine so far, and two, one of my dogs is a bit of a guard dog. Literally. She's very protective and aggressive (at first until she deems the threat no longer exists). So despite her being adored by all, at first meeting, she can be kinda scary. And with both dogs being 80lbs, it's understandable that they are scary. But with two parks, there's no worry. The apartment I have is a 1 Bedroom. So it's in a 3 story building. However, bigger 2+ bedroom places are in actual little houses, also with garages. Now the 1 bedroom I have is 800+ square feet and the attached garage is an extra $100. Not mandatory, but I have two motorcycles and yes, I'm going to keep them inside. So the garage essentially was NOT optional for me lol. But it's kinda cool set up. So I drive around to the side of my building, press my garage door opener, and enter into the garage. From there, there is one door. That door leads into the hallway of the buildings first floor. So I never have to go outside. Pretty dope. Also, I live on the first floor because I have two pets. Let's are NOT allowed in the common areas, which is actually kinda cool. You need have to worry about coming in or out of the building and being greeted by my two 80lb dogs that won't be as happy to see you as you might be them lol. So all pet owners, first floor, and you take them out your back patio to enter / exit the building. The mailboxes are located inside. That's a plus. Out the back patio, they are planting grass and trees, so it's going to look really nice. It's not completed yet, because my building is brand new, as is most (but not all) of this complex. In fact, nobody has ever lived in my apartment yet. Just me. I'm first. And the building is super nice and clean looking. And there's only 3 total residents in my building so far. There's even a small lake (pond is guess is more accurate) right across from the dog park and main entrance. Although I just signed for the keys and haven't moved in yet (I'm still living in the hotel), this place gets 5 of em.. and again, if things change then they change, and I'll update it. Things have been getting better. I'm really enjoying my time here. No more sink issues and it's a nice community.

STAY AWAY FROM HERE AND CHOOSE ANOTHER RENTAL PROPERTY ON THE ISLAND; TRUST ME! That being said, we just moved out; our year there was a disappointment right up until we left. We rented a 2 bed 2 bath apt. Don't be fooled by the new construction because it's cheap and the units are furnished with cheap appliances. We were on the 2nd floor and our 2 year old couldn't be a 2 year old because the flooring lacked insulation in between the ceiling; every time he would run, and as much as we tried to control it, gargamel from the smurfs living beneath would pound the ceiling, scaring my toddler. We'd constantly have to tell our baby to stop running. The nature of my job was the only reason I didn't pound gargamel's face! We were the quietest tenants there; no visitors, no loud music, no late nights, and that still was an issue. You can hear everything your neighbour and their neighbour are doing; the walls are paper thin. We moved here from nyc and the amount they charge for their poorly constructed apartments I could've actually paid the same for an apt in Queens with thicker walls; an example of how HP is a rip off! if you still decide to rent here (don't know why you would) the management will do whatever they can to keep your security deposit upon move out; we were charged for "scratches" to our freezer door they claimed needed to be replaced. We had magnets on our freezer, there were no scratches. They even tried to say we stained the carpet, hard to do when we cleaned regularly and thoroughly and had no pets. They'll get you for normal wear & tear, be warned. And if you're lucky to get your deposit back, the most you'll get is 350 out of 500 as 150 goes to a "redecorating fee". Any perks you ask? Sure, a gym on site which was convenient, and the complex is close to freeways and on the main strip of GI. These perks however aren't worth living here. The pool is small and constantly crowded over the summer weekends, you're better off going to a public pool. Grand Island is a quiet and nice place to live however this rental complex is a stain on this lovely town. read more

We moved in when this place was first built. The building is poorly built, walls are thin, cheap appliances, cheap floors spots and scratches easily. We were told they would not build on the field across from our apartment. Lies!!! the dust and noise we've endured for years now is ridiculous! They require tenants to turn space heater in the entrance area which adds $60-$90 more on their gas bill in the winter time. Rent has been raised yearly $125-150 a year on top of high rent. Keep looking unless you want to pay high rent for a subpar cheaply built apartment. We hope to find a new home soon. read more

We went here inquiring on the cost per month of a townhouse. The two women in the office were eating lunch and couldn't be bothered to show us one of the places. We then found out that each townhouse is super close right next-door to each other and on top of each other. So you'll pay an outrageous amount per month to have people above you and smack right next-door to you. They also told me that they only allow certain breeds of dogs. We have a German Shepherd- they aren't allowed??? Wow! read more

If I could give it zero stars I would. Everything is newly built but it was built poorly. The walls are paper thin so you can literally hear everything that goes on above and below you. The neighbors are not considerate. There are nice amenities but everything is way overpriced, especially for grand island. This has been the worst year living wise. We have been living her for over a year now and will (unfortunately) be moving this coming month. Our stay here has been absolutely great. Felt like "resort living." All amenities, surrounding areas and location lends itself to great living. The staff (particularly Ms. Rose and Ms. Tammy) are a beacon of light. Their dedication and attention to detail are above reproach...always looking to accommodate and take care of tenants. I wholeheartedly recommend Heron Pointe to anyone. I lived here for roughly 8 months. On the surface, the place looks great! A few things to be prepared for. One, you have to pay water, electric and gas. They are three separate companies so this makes things a little difficult but they weren't too expensive though I rarely stayed in my apartment as I travel for work, so my utilities were inexpensive for the most part. Two, the paint is a flat paint. It looks great, but you can't clean it with a magic eraser. So your only option is to see if they can come repaint, which they will charge you for anyway with the $175 redecorating fee. I left my apartment cleaner than I received it fully knowing I was paying no matter what. But, it was relatively cheap security deposit considering what I've paid in the past. Three, this is a good thing. The area itself is super quiet! It was one of the reasons I chose to live here. I enjoy my peace and quiet. That being said: Four, the walls are thin. You can hear a lot, which means your neighbors can hear a lot. I was fortunate to live in a pretty quiet building. The apartment below me was empty, but new neighbors with two dogs moved in the week I was moving out. Never heard anything thankfully but I can imagine a bark would reverberate in my apartment. Five, location was excellent. Close to many things. Ten mins to Buffalo, ten mins to Niagara Falls. There isn't much on the island. But it is quiet. Six, the staff was great for the most part! I never had any issues from the office and they were easy to work with. Only hiccup we had was on move out day, they showed a little late, but stuff happens. No harm, no foul. Overall, my experience here was mostly pleasant. I went four stars because there is room for improvement. I pray they insulate the floors and walls better in the new buildings. I did enjoy living here. Small recommendations, use a satin paint on the walls. It will literally cut costs later on. Also should use one company for gas and electric. Water should be provided or added into the rent if a certain amount is exceeded. I loved being able to have my rent take right out of my bank. Very convenient. Overall not bad. Hi there, we just spent an hour outside trying to shovel and push both our cars out of the parking spot. My boyfriend is now missing his 1st day of training at his new job and might lose his job because no one has plowed since 8pm last night and it is now after 4am. We are not happy about this at all and cannot believe that the streets are fine to drive on and he otherwise would have been able to get there. This makes him look unprofessional after he has worked so hard to land this job and it is absolutely unacceptable. This is labeled a luxury apartment... what exactly are we paying for? We would have written a review on Facebook except for the fact that they have been removed off your page and being a social media manager this is bad practice. Earlier this week when I left for work at 8:30am I felt flat on my face because there was a sheet of ice and no salt... now my boyfriend can't get out of the complex to get to work...Will we have a plowed complex to get to work tomorrow? read more

Luxury Living? My tent is more Luxurious! To start out these apartments were built with extremely poor materials. You can hear every step of the people living above you, any room above the garage is ice cold in the winter due to no insulation, Rose is extremely nice when trying to get you in and that all changes when you end your lease, horrible spider and ant problems unless you don't mind them living with you in the summer time, rent is increased every year by at least $75, your water bill is more here than if you owned a house, DO NOT PLAN ON GETTING YOUR DEPOSIT BACK WHEN YOU LEAVE, and no privacy at all... you want to sit on your porch but every porch lines up with you neighbor (they plant a tree and put it offset! Why not put it between you and the neighbor?! They tell you cable is included but the internet price is jacked up every year as well. The company they have plowing is useless, every year I have lived here the complex roads would have 3" of ice, they have horrible lighting for walking around at night since they rely on the tenants to pay for it with the bulb on your building. Save yourself the headache and skip this place. Good luck if you ignore this review. read more
