Years ago, I had rented an apartment with Huber that was then taken over by Herring and it was bad. Things I noticed with Herring: the yard was no longer being well maintained, the laundry room door was kicked in and never fixed, the quarters weren't removed from the laundry machines so they didn't work, the neighbors constantly barking dog was never addressed, work orders were ignored. The entire quality of the place went obviously downhill. I moved out. I got my full deposit back without issue. Fast forward, Hubs and I are looking for a large house to rent. Finding a 4,000 sq ft house isn't easy but we found one listed with Herring. We figured it would be different because it's a house, not an apartment, so the issues I had before won't be present. I couldn't be more wrong. After we applied, Herring sat on our application for a few weeks and, here's the kicker, NEVER TOLD THE OWNER! We happen to personally know the owner of the home so we finally told them ourselves that we had applied and they were surprised to hear it. Our application had been approved that entire time and the home was vacant and ready to rent. Zero reason for the delay. The home was being offered furnished or unfurnished. We needed it unfurnished which we communicated very clearly. When we got there on moving day, the entire house was still furnished! Herring had failed to communicate with the owners. The home owner also told us they did a full walk through with Herring and gave very specific instructions (the piano had to stay, the storage area would be used to put the furniture if we chose unfurnished). None of that was communicated to us. None of that was honored in the rental contract. The house wasn't ready for us to move in. It hadn't been cleaned but they charged me a $400 cleaning fee. I did a walk through and noted every aspect of damage. The lady conducting the walk through was supposedly writing it down for us as I was pointing it out to her. She hardly noted anything I said. We should be filling that form out ourselves since we will be held responsible for any damage. Conflict of interest much? Then I communicated to Herring that I got an emotional support pet for my mother. I had called them beforehand to ask what they needed for that process. I then sent them all the required paperwork per their instructions. They did nothing. Didn't tell the owner. Then they called me and said "the owner believes you have a pet on the premises." Uh yeah. Duh. I do. Remember both the phone call and the email where I told you all about that?! After the owner was done with their one year contract with Herring, they cancelled and chose to self manage. Guess who communicated that essential information to me? NOT Herring!! The owner told me. I had to call Herring and essentially demand a letter from them acknowledging they were no longer managing the property and ending my contractual obligation to pay rent to them. Good grief!! The rampant incompetence displayed here was shocking to me. And it wasn't just an isolated incident here and there. It was absolutely constant at every interaction with them. They didn't drop the ball...these people never figured out how to pick up the ball to begin with. On both ends, home owner and tenant, I highly recommend avoiding this company entirely. read more

Their customer service was excellent until I signed the lease agreement and set up my online account. Then, their customer service disappeared. They didn't let me know it would be an additional week before my rental house would be ready to move into. They have now cost me $4,000 for hotels and my U-Haul rental. This company is the flat out, the worst company to rent an apartment or home from in the Wenatchee valley. I had rented from them in the 90's and knew this but last year, post covid there was little to rent in town as far as homes and th space we needed so we were stuck. The office staff is rude and condescending. They treat tennants as if they are subhuman. Often they will try to strong arm tennants. They make threats and often leave notes on your door about tiny little issues they have with this or that which shows tey also spy on you. If you use their online portal to ask questions or request help, do not expect a response. Likewise, if you call their office you will be met with people who really could care less about you. This company will also try to charge you fees far above those set by Washington state law. Make sure you know the law and what they can and cannot charge. They will also overcharge you when you move out for small things and do not bother with deep cleaning yourself. Even if you clean and leave the property spotless, they will charge you hundreds of dollars to have a team come in and do it anyway, which is ironic because you will find issues after you move in that a team should of found before hand. I know realtors and other professionals in this town that have had similar experiences with them that will never deal with them again which speaks volumes. If you want the best company in town to rent from, go with A&M properties, they are light years above Herring & Associates and A&M really cares about their tennants. I am glad we are now done with them for good. Avoid Herring like the plague. read more

Applied for a home with this company and after numerous calls to them over a week time frame, still had no answer. It's now been over two weeks and they never provided ANY answer on the application process. Seriously...even a negative response to the application would have been better than them taking our money and not providing us with any answer at all. If you're looking to go through herring to rent out your rental or even rent from herring find somewhere else. This business don't care about your rental or how you feel or follow through with your requests. There's a duplex someone owns and is trusting herring to rent it out. I found out this tenant has these Pet's and alerted the employees at herring. They said I'll check into it. Well a week later the tenants still had the 4 pets. So a week later I let HERRING know again and employee said I let someone know here in the office about the Pet issue. Two months have passed and the tenants there still have the guinea pigs and cats. Still haven't paid the deposits for PETS. So this last time I went into Herring Emily said without care, why am I so adamant about this tenant having animals? Why would she say that? She should have taken it into consideration and done something about this issue. Caring about the owner of this rental their renting out. Why am I So adement about someone renting a rental that has cats and guinea pigs?? They should have taken care of this immediately after me alerting HERRING that someone has pet's in a rental and I also have photos to prove they still have them. HERRING should take this into immediate consideration. The owner isn't aware of this tenant having the animals in there. The renters, I know haven't paid their 500 pet fee per animal. Guinea pigs arent even allowed in their rentals says so in lease agreements. So why would Herring go against what they wrote up as in their own agreement?? That's why it's a lease agreement. Its not right to let renters AND HERRING take advantage of the OWNERS requests. Why are the employees NOT caring to take action on this tenant? Is it maybe the employees are being partial letting their friends get away with this? What would the OWNERS of this rental think if they found out how the emoyees are handling their place? Why aren't they following through with what their lease agreement says? Why are they not honoring the owners requests?? Never will I rent through this company. I had high hopes for renting a home through Herring and Associates. They were responsive to a call about showing a rental home. The agent met me on time. After doing a walk through, I told her that I liked the home and would submit an application. After filling out the application the same day, and spending $40 per person ($80 total for a husband/wife) I never heard back about that property or that they would work with me with any other property. Credit and salary would not have been an issue. The home I applied for stayed on the website for another 3 weeks. read more

It's either a hit or miss, some of the employees are extremely nice. In other occasions you'll run into "that one" employee who is just having a bad day. The first day my colleague & I moved into our apartment, we were frowned upon. Simply because we had run late, we had advised the main office to let the associate know that we would not be on time, but it's as if they wanted us to magically just teleport there because they were quite rude to us. On the other hand, Chrissy is a sweetheart & always welcomes when we go pay our rent. read more

Over the past 7 years my family has rented three different properties managed by Herring and Associates. Our experience has been all positive! One house we were renting was sold by the owner and H&A were proactive and very helpful with finding a new rental for us. Another home we rented we had to vacate due to the owner moving back in (during Chrismas!). Once again Herring and Associates were extremely helpful in finding a new rental for us at a time when there wasn't much available on the market. All service requests we've had over the years were quickly responded to and resolved. We've finally purchased our own home and won't be renting from them anymore, but would certainly recommend them as an honest, helpful and responsive rental agency. read more

We have used this company for a year for a home we bought and planned to move into after a year of renting it out. They seemed to always be more concerned about the renter than us the owner. They would not let us visit the home the one time we asked as it was inconvenient for the renter. We were only in town for that weekend but that didn't matter. They never used our homeowners warranty insurance when things went wrong. Rather they used their maintenance people and overcharged us several times. We found out later that some repair businesses have stopped working with them because of this practice. For example, it cost over $300 for a toilet repair (only fixing the insides of the toilet). We felt for that price we should have at least received a new toilet altogether. I would not recommend using them. read more

This is a small town business who shows little care for the people they serve. I am disgusted by their actions and worried for anyone who finds themselves treated poorly by this company. A cautionary tale: Herring & Associates operate legally yet have no interest providing good customer service. I sought direction from their staff on how to properly submit my notice to vacate and was blindly led astray. The staff assured me I had plenty of time to submit my notice and even calculated my pro-rated rent for the month I was leaving. Yet, after vacating the apartment, I was unfairly charged the remainder of that month's rent due to "improperly submitting my notice." Additionally, they charged me $20 for dusting blinds, $20 for "crumbs in cupboard", $150 for shampooing carpet (there was no damage, just normal wear and tear after 16 months of occupancy) and $50 for lawn care that had clearly been done before I left. Also, they charged me $50 to remove a satallite that was present when I moved into the duplex. I am embarrassed that I did not consult my lease before submitting my notice. But I am astonished at the way I was led astray by office staff and the lack of understanding provided by senior staff people during dispute. RENTERS BEWARE!! read more

This is a management company that likes to raise your rent and tack on extra fees at every chance. Now don't forget about the smug entitled attitude of the staff, or how they wont work with you on a single thing, and so help you gawd if you have a repair need cause if you cant do it you are SOL. On to the complex i am in! First up the ac unit's face plate was broken off and hung from the top of the unit ready to fall off at the slightest breeze, also the filter you are sapose to be replacing every so often is a folded up screen from who knows where. Second up to say that these units are heated is a half truth; the only heater that gets above 50(generous here) is the bedroom and that one works intermediately. Next up can be the shower witch sounds that of a handful of mice in a microwave screaming. With in the first month parts of the cabinets fell off as well as parts of the counter top came up as if Elmer's glue was used to adhere it. Okay so the size of this place is well discomforting with my things in here i start to get pissed with how much i pay. Finally the fun part, so i don't want to assume anything however i have someone peeping in and watching my unit, I know this at that i continue to receive absurd letters, like subletting and smoking inside. With every letter there are threats of fees and eviction. So cant wait for the lease to be up!!! read more

They will take your money for applications knowing full well the do not have the apartment available. This company WILL rip you off and out right lie to you in the process. Avoid working with them at all costs. Very disappointed and will do no business with them in the future. read more

They are terrible. We lived in the property for less than one year. They never return calls, can't keep track of any information and want to come in for " inspections" ....They must have entered our house 4-5 times, besides all the times I had to call for repair. When it came time to move the owners of the property wanted to sell it and we were getting ready to give notice. They said they would let us out of our lease 1 month 1/2 early so they could list and show the house. They told me they would expedite my deposit refund and the rent due back to us as we were paid for a full month and turned in key 10 days early to help accommodate them and get our money back. She told me she had to get it to me within 14 days but because we were being so accommodating she would expedite. WELL 22 days later I get a letter in the mail, after I called them asking where it was and for a total etc., they couldn't answer any of my questions, and it is an itemized deduction list of issues with the house not only did they take all of my deposit and rent owed to me they are trying to charge me 230.00 additional dollars. I hired a cleaning team who does move out cleans for another company to clean the house before I turned it over. The house was cleaner than when I moved in. I too had requested to be present for the walk through....no call. I told the lady when I turned in the keys that I wanted to be called and if there were any issues to call me right away. I told her I would return to the property in a few days after the 2 feet of snow melted down to finish the backyard as there were some flower pots etc under the snow. Still no phone call. I went to the property a few days later and they had begun peeling wall paper and doing what I had told them I would do in the yard. Not one bit of communication from them. I called to inquire about my deposit and confirm the address to send it to. As mentioned above no one could tell me anything about my deposit and didn't have my address. I watched the girl at the front desk write it down along with my notes about returning to the property and wanting to do the walk through. There were 2 women up front that heard this conversation. Well the list of things that they are charging me for is ridiculous and many things just untrue. I tried to call today and of course the person handling this is unavailable, as always, unless she wants something from me. I have requested the move in walk through paperwork. I doubt I will get that as 2 things on my charges are recorded on that list. I have photos of my house that support my complaints. I have photos and video of before I moved into it as well. With out being present at walk through they can say anything they want. I spent 200.00 on a cleaning service to include the carpets being professionally cleaned.. They are charging 60.00 to wash a wall. really? they are charging 50.00 to repaint trim in a room we didn't even use.120.00 to repair oven handle, which wasn't broken. 250.00 to pick up debris in yard, which I told them I was going to do in a few days after the snow died down... I could go on and on. The woman in charge of my property wanted to come in and walk the house on new years eve when we had family there. They were that anxious to get us out. She did come a few days later instead. If she had concerns why didn't she bring them up then. She called me to let me know we could be out of our lease. I asked her if she walked the house and she said yes....wouldn't this have been a perfect opportunity for dialogue since we were still living there and could address ourselves. The homeowner had been to the house at the beginning of winter to prep the sprinklers..wouldn't he have said something if there was a concern? As a matter of fact he said the yard looked better than they ever had it. I had a lawn guy to my house every Friday.while we lived there...so dead grass, I think not. They also have a 700.00 pet deposit ..what did they do with that money? charged me to clean kitchen cabinets, which I personally did and the drawers as well, then the cleaning service did them again in my presence. Herring is just trying to get my money. They broke their own rules and the house still isn't on the market almost a month later, I went by it this morning. The lease says we must return the house broom clean...Oh it was way better than broom clean. I am furious and am compiling a case. I will not let it go. Do NOT rent from them. HORRIBLE. read more

This is the most awful property management I have ever had the displeasure of renting from. Before moving away from our apartment, we had it cleaned by a person who cleans houses professionally. It was spotless. We later received our bill, in which literally everything we meticulously cleaned was listed as a cleaning expense. Not only did we not get our security deposit back, they tried to say we OWED money. These guys are nothing but crooks and robbers. If you have literally any other option to rent from, do NOT rent from Herring & Associates. read more

People should be aware before renting a property with this company. Often times you see the property before it is cleaned, of course you're assured it will be cleaned before you move in but you don't see it again until move in day. I was beside myself at the filth but I had already given notice, rented moving trucks and had help come from Seattle. I had no choice but to clean it myself. It was the worst experience I've ever had with moving. The carpet was absolutely disgusting. It took me three hours to clean the grime from the refrigerator. In all I spent a good month of my free time doing nothing but cleaning that place. The carpet would never come clean enough for me but I continued to clean it over and over again just to try to get the smell out. To make a long story short, being the clean freak that I am I left 8 months later and left it perfectly clean. Knowing they didn't clean it for me, surely they could move the next tenant in immediately. I asked to be present at the walk through, went through ask the hoops to make sure I was but no one called me. I called and called and even came in and no one would answer me as to why I was not contacted to be present. Several weeks later when I was told by mail they were keeping all but 125 of my 600 solar deposit, I asked why I wasn't able to be present and I was told they didn't know I wanted to be...things started to seem pretty shady to me as I put pieces together. At this time I am garhering my photos and preparing a case against this company. Just want others to be careful. Deposits are meant to be given back if the property is left in the same it BETTER condition. That clearly is not the case here. Also there are laws about how long they can go without changing carpet and painting walls. read more

After reading the other review it reminded me that they also attempted to charge me $75 for a satellite dish that was installed on the home before I moved in. They also charged me for cleaning the carpets even though I had already cleaned them. They pointed to a paragraph in the lease that said that Herring was in charge of cleaning the carpets if needed. It was not needed and they probably didn't do it, but just charged me for it. The carpet in the home was saturated in cat pee to where I could barely breath in the home. It took them 3 weeks to replace the carpet and meanwhile I had to go find somewhere else to live for that time. They refused to refund my rent for the 3 weeks that I couldn't live in the home. I took them to court, I had all the receipts and paperwork. The Herring employee lied and told the judge that all of this stemmed from a personal issue I had with the company (I didn't know them personally) and the judge gave me about 10% of what I was owed and what I deserved. We live out of town and contacted this property management company a week ahead of time to setup some viewings and get the ball rolling to move by the end of the month. The woman we were working with mentioned several times that there were multiple properties that fit our description and we drove the 2+ hours to view them and get paperwork started. The first property we were shown was extremely run-down, had lot of mold in the bathrooms, and had almost antique appliances. At the end of the showing, the woman was a bit brisk with us, talked down to us, and told us that if we did not want to spend more per month, then she did not have any further properties to show us. The three of us felt as though she had tricked us into coming up there so she could get rid of a property that no one else wanted. That was an entire day off and tank of gas wasted, not to mention the way the woman treated us in person. I will never voluntarily work with that woman again, she was horrible. read more
