Currently here for a family friends' wedding. The space and main building is amazing. It doesn't fit everyone's style if you're not into the industrial style, but I love it. Lots of concrete columns, exposed brick and ductwork, reclaimed barnwood, concrete floors, etc. The flooring layout is all open, as open as you can get, and they decorated the space accordingly based on the environment. It would be a great place to office out of or live in. There's another building or two on the property but we probably won't have a chance to visit them since the wedding and reception are in the same building. The lot has some limited parking but I read from other reviewers the overflow parking is just outside. The address and building is inconspicuous, not too far from Fair Park. Glad we had the opportunity to visit the venue for an event. read more

The venue allowed for optimal natural lighting during the evening, and once turned to night, the adorable lighting options turned the venue into a romantic ambiance. I found this venue perfect for me as I've never been a fan of hotel ballroom or barns, and this completely reflected my tastes and personality. The venue is so beautiful bare, not much decoration is needed to dress it up. There was plenty of room for activities and I actually really enjoyed how easily the upstairs transformed from ceremony to reception. The bridal suite that dualed as the cocktail hour space is just ADORABLE. I was so happy to be in such a well-decorated and comfortable environment while getting ready for my special day and then later to chat with friends shortly after the ceremony. The Hickory team was very patient with me as a clueless bride-to-be and answered all my questions within the day or next. I had a custom backdrop for the ceremony that my father created and they provided me all the details I needed to ensure I could fit the backdrop into the venue. They allow tons of lighting and furniture rental options that really complement the venue's look. Well, I got married here in January 2011 and I would do it here all over again in a heartbeat. I sent my family on a mission, find me a warehouse with concrete floors, that's all I want. The building can be abandoned, condemned, I don't care. I want what I want. We scoured Dallas. Found a few places that were close but not quite right, and then we found Hickory Street Annex and my heart fluttered more than when he proposed to me. It had the exact look of what I wanted. Out of four walls, 3 are covered in windows so if you want natural light come here, if you don't, still come here because they have thick curtains to block out the light you little vampire. Now, it will get tricky if you are not inviting everyone to your reception because it will all happen in the same room, but if you are inviting everyone, this place is PERFECT. When I got married, we had to rent everything from an outside vendor (for the reception). I believe they provided chairs for the wedding itself. There are rooms for you and your girls to get ready and for the guys to get ready. The bathrooms are nice and there is a private lot, but I can't recall how many people fit in it. Some of my family snuck off in between the wedding and reception and took advantage of the location and got some great family photos. And for our photos, HSA was great as well as the surrounding Deep Ellum area. We found some really great art pieces to pose with and I love all of my wedding photos as a result. Michelle was our point of contact and she was fabulous. She had extra lights installed for us and was always there to answer questions. Patient and honest. To this day, I STILL receive compliments on my wedding and that has a lot to do with what Hickory Street offers. The price was a bit of a stretch for our budget, we were very DIY, but it was worth the stretch and like I said, I would do it all over again here. read more

Not only were we facing the global pandemic, but also the unprecedented historical Texas ice storm that came out of nowhere on our wedding week!! I went to a wedding here last night and it was wicked cool. The space is awesome, 3 sides of floor-to-ceiling loft windows with views of downtown, Deep Ellum and I-30. (The last is not so cool...) Sure, the freight elevator is in the middle of the room separating the room, but it works as a nice conversation piece and stock room for the bar. And yeah, the stairs are steep, so careful after an open bar wedding. But the bathrooms were clean, the air conditioning was freezing, the acoustics were awesome and the parking was valet/safe. You can look past all that when you drive into what is basically a really rough neighborhood. Oh, and we thought there was a statue by the front door but it was really a live person that wasn't moving. Freaky/awesome. read more

I had my wedding at Hickory Street Annex last October and it was everything I could have dreamed of. First off, Michelle is incredibly responsive. She was ALWAYS available for me to ask her loads of questions (since I've never planned a wedding before!) and she answered back within a day, sometimes within a few hours! Her responsiveness was so helpful. Second, she is beyond organized and a well-oiled machine. She will guide you through all of the details and I never once worried about whether she had everything under control. Third, She also did our lighting and linens rentals, and it was all just so beautiful. I can't say enough about how amazing Michelle is and how stunning HSA is. That place just GLOWS as the night goes on. I had several wedding guests tell me how cool and gorgeous the venue was. Lastly, I thought her pricing was very fair. She walks you through all of the quotes and doesn't hide the ball from you when it comes to invoicing. She was very transparent, which I think speaks a lot about her. Crazy how many times I have passed by this place and never really noticed it or knew what it was. Was there yesterday to see the Knocks, it was a Spectrum and Pandora sponsored event. and I was really impressed! The space is actually pretty big and the set up was really nice. The Annex was an amazing venue for our wedding! We hired MaryLou Gibbons as our planner, Junior with GardenGate as our florist, Heather Hawkins as our photographer, and Limelight as the band. These great folks used the venue perfectly to create an unique experience that we will never forget. If you plan to use the venue, we recommend arranging shuttles from the hotels to avoid any parking issues. There are plenty of great photo-ops within the compound, and it offers a myriad of design opportunities since it has an open, industrial feel. We elected for Edison bulbs (provided by the venue) and then we had our florist us lots of wintery textures, thistles, pampas grass, etc. The result was astounding. I plan events for a living and am based out of NYC, so I've seen my share of event spaces. I was in Dallas last November looking for a venue, and while I didn't select HSA for my event (only because it doesn't work for the brand I work on), I did love the space. If I lived in the Dallas area, and wasn't already married, this would definitely be a contender for a wedding venue. Pros: - The 6500 sq ft event space on the 2nd floor is the anti-hotel ballroom. The space evokes personality, has character and feels comfy. The wood and brick make the space cozy even through there's an open floor plan. - The bridal suite on the first floor is a good size with a private bathroom - The facility provides select furniture (round/long/cocktail tables, chairs, lounge groupings and rolling racks). Most venues outsource rentals making planning more expensive. - HSA let's you bring your own booze (but you have to hire bar staff from the caterer to serve) Not Cons, just FYIs: - HSA is located in an area that appears to be going through a gentrification. Very warehouse-y and artsy. - Some parking out front. Additional parking is an empty lot off to the side. 1-2 security guards must be hired for $35/hour each during the event. read more

I was married at Hickory Street Annex last year and could not have had a better experience! The venue is perfectly eclectic and Michelle is an incredible help. Yes, there is an older freight elevator in the middle of the room, this happened to be one of my favorite aspects though! It made for a perfect dual sided bar and a nice division between the band/dance floor and the guests enjoying seated conversation. We had hundreds of compliments on the venue, and not a single guest complained about (or even mentioned) the location or the drive. Michelle was generously flexible and replied to all emails, worked closely with our wedding planner and caterer, and was always kind and professional. If I were to plan my wedding all over again, without a doubt, I would choose Hickory Street again. It may not be for the bride that prefers carpet and brass, but it was the perfect venue for our taste! read more

The stairs going down was pretty scary cause it was thin old school style, one miss step, and down you go.I dislike how the elevator was in the middle of the loft , so some of the guest couldnt see what was going on the dance floor. An awesome venue for any event. Went to a wedding here, the space was gorgeous and old time looking. My friends wedding couldn't have looked any better and this venue just match everything about them and their wedding design/decor. Parking isn't all too bad, they do use a overflow lot just out side the complex. I might have my wedding here too, just kidding, I'm sure my friends would be telling me to get my own different venue. Btw the main elevator actually works and is the second best thing about the venue. read more

This is a really cool venue, lots of space for big parties. I went to an event here with about 150 other people and it was never too crowded. When you first get to the place its is kind of weird, if they have the main gate closed it seems like you are trying to enter Bin Laden's compound. Once you get in there is a large open area outside with offices on the ground floor which people apparently work in until 6:00pm. At the back of the open area there is a two story building, there isn't much on the first floor but when you take the steep staircase up to the second floor it opens up into a large room. This main room is nicely done, very spacious, large windows, wooden floors and ceilings. This is a great place to throw parties and events, I am looking forward to attending more of them here. read more

If you get past the fact that it's in Fair Park, and that ALL the other buildings surrounding it look old, beatup, scary.. Then it's not too bad of a spot. The upstairs is a pretty neat space, but as Jo mentioned, the elevator is in the middle of the room and it divides up the space weirdly.. Cuz guests can't use the elevator. They can only use the scary white and black stairs that trip out your eyes. My real reason for giving them 1 star was the lady that rents the space out. I went to an event for party planners - ok little party, good music, decent food (they had Eddie Deen's cater and Sullivan's Steakhouse) and cheap wine but they also were serving corona's. But the lady that rents it out, Michelle I think is her name, was sooo snooty. She was really clipped-speech-i-have-better-things-to-do when I asked her a question about the space.. That is not how you get people to return. And her assistant wasn't any better. She was walking around bossing people. It's ok that they have to talk to people about the job their doing, but good god, if you're going to be a rude "boss" at least don't let guests hear. Maybe if I couldn't find a venue in all of the dfw area I would go here again.. read more

If I ever get married (egads!) this is the kind of place I'd have it at. Very urban feel to it, right downtown. Exposed pipes, re-conditioned bricks, (seemingly) original woodfloor, open elevator shaft, windows with lots of light. Even streetlights look cool when viewed at night through rain-streaked, fogged windows. The layout is simple: A giant room. The accoustics were great too, which is unusual in a big warehouse layout. Parking was adequate, and they had gate access if you need to monitor ins-and-outs. And when I left, I noted I was only a block or two from the Sheraton. read more

My husband and I got married here in 2010, and it was a fantastic experience. After visiting several other venues, we were pretty discouraged because it seemed like the price they advertised was thousands below what it would actually cost to have a wedding there. Not the Hickory Street Annex. They were very straight forward about their prices, and very reasonable! The atmosphere of the venue is so cool and fun, you wouldn't need to decorate it for it to look amazing. We had about 350 people at our wedding and it didn't feel too cramped since we could use the entire space. Five years later we are still being complimented about how fun our wedding was, and a large part of that is the environment we were able to create with the venue! I love this place!! read more

I cannot wait to get married here next February! Amanda and Michele are great, and you can really tell they know what they are doing. Of all of the venues that we looked at, they seemed to be the most knowledgable about weddings. They have a large binder filled with different room formations so that you can really get a feel for what your event will look like. The 390 degree view and floor to ceiling windows really give this venue the edge over others. Amanda suggested different caterers depending on our budget. There is plenty of space for multiple tables, a DJ, dance floor and display for the cakes. We had a pretty good experience with Hickory Street Annex. The wedding was beautiful and Amanda, the florist, gets an A++ rating. The flowers were absolutely incredible and her pricing is very reasonable. While nothing is ever perfect, I admit that I help with events for a living, so I am probably a pretty tough critic. The venue is perfect. Our in-house planner cancelled on us a few times at the last minute for pre-planned meetings, but we went ahead with them, as my mom had already planned to travel from out of town. Due to that, we had some mis-communications. One staff member would tell me one thing, then I'd follow up to confirm it and find out that our idea wasn't allowed or the time line wouldn't work, etc from a different staff member. They directed the caterer to send home the leftovers with a guest vs. the host which was hugely upsetting, considering the cost of the food. My mom really only wanted the leftover cake. She didn't get a piece at all and when she asked for some at the wedding, was told they were out. The next day, we found out a guest was sent home with two huge boxes full of leftover cake. After asking the caterer, they took that direction from the staff at Hickory Street. The in-house planner forgot to have the flower girl and ring bearer walk down the aisle. She also wasn't super helpful with ideas- I mostly had to research myself and find my own solutions. However, she was very inexpensive, so you get what you pay for. I also had some pretty specific requests of the DJ and what he could/could not announce and did not feel that was managed very well. Overall, a great experience and the best night of our lives, but if I could do it over again, I would hire have micro managed the planning process a bit more or gone with someone different. However, the venue is beyond perfect and I highly recommend it! read more

A diamond in the rough. This was an amazing space! I've been to a ton of weddings and they all blend together after a while--but not if it's held at this place. Hickory Street Annex is unique in both location (Deep Ellum) and layout. Don't let the outside fool you. The beamed ceilings, wraparound windows, funky elevator and elaborate lighting all make for a memorable evening. The bride and wedding planner both raved about the layout as well as the staff. After attending the wedding there, we're seriously talking to Michelle (she runs the place) about my company holding an upcoming corporate event at the annex.
