Office Staff - Nicole and Dottie both have been absolutely amazing. The level of communication and care you provided was more than I've ever experienced anywhere else. No matter what I needed, they were always there to help in some way. From quick replies to clear and thoughtful updates about changes, road work, community events, and more -- they kept everything running smoothly and made me feel truly looked after. Maintenance Team I'm pretty sure I kept them the busiest! There were times I felt like I might've been a bit of a handful with my requests, but they always showed up with professionalism and care. The quality of work they put into maintaining the apartments really shows -- from the precise painting on walls and baseboards to clean flooring, solid cabinet hinges, rust-free fixtures, and spotless faucets. Even the thermostats looked new! Seriously, it's the best-maintained place I've ever lived in. Most aspects of the building that contained my apartment was pretty high quality. They also have a facebook page to foster a community for everyone living in the building which is pretty nice. Unfortunately the apartment is not as large as advertised. The '540 sq ft' apartment I lived in was actually no larger than 450 sq ft (not sure if that is false advertising?). It was also common for the common areas to smell like wet dog. On top of that, when I moved into my apartment the key I was given did not work so I could not access the building. They also forgot to give me a key to the mailbox on the first floor. So, the physical quality of apartments are nice because they are new (albeit a little false advertising on their size). My experience moving in really wasn't that bad but the small things that happened when I moved in seemed quite unprofessional. They indicate a bit of lazy and unprofessional behavior on the management side of things.

After spending $15,400 for 7 months rent on a 1 bedroom apartment, the management asked me for a…read moreverbal 7-day notice to quit just for telling them that I'm struggling with money. If you can't come up with full rent here, you will be evicted and out on the streets within that same month. They are super-aggressive about collecting, and they will call you after being 1 day late on your utility inclusions as well. From the day that they opened, they've offered hella deals for 2-3 bedrooms, but the folks paying the same for 1-beds have been marginalized. The difference between 1 and 3 bedrooms is only a couple hundred dollars, and they historically only offer specials on larger units. PROS: All units are single-story with literally zero noise from neighboring units. The direct entry 2-car garages have conduits for EV charging built-in. Doorbell cameras are pre-installed, and entries have keyless unlocking. The gym and the community room are the best you will find in an apt complex. The neighbors seem to be working professionals, retirees, or temporary contractors, and everyone is approachable and friendly. CONS: Outside, there is heavy construction traffic from 6A-6P M-F (you will not sleep past 6A), and it's built on a marshy floodplain that's been under active construction for a year. Every 5 minutes, a dump truck passes; several minutes later, it passes right back...all friggin' day long. Despite being on what was Lincoln Lawns, you have to stay on the sidewalks because it is so incredibly soggy. Inside, there are no lights over the kitchen sinks or in the living rooms. There are no HVAC outlets in the bathrooms (brrr!). If you remove the water saver so your whole hair gets wet, the hot water lasts for 10 minutes tops. Your power bill here will be much higher than a typical 1-bedroom because the thermostats are right by the front door, and the vaulted ceilings have no ceiling fans, so the thermostat kicks on every few minutes. I keep my thermostat at 68F, and my power bill has not been less than $100/mo. My January power bill (again, for a 1-bed) is trending toward $300!!! At Waterford Village, which is actually in Walker (not Grand Rapids), you will be living in a community that looks like it was stamped out of a machine from a Sears order row after row, with some rows flooded all summer, for a minimum of around $2500/month once all your bills are paid. It's a place where California/Colorado prices meet a Michigan budget. This place is nice on the surface, but as a lifelong apartment dweller, I would not recommend it unless you are independently wealthy and averse to an actual home. EV note: If the rare EV garage charging situation attracts you, the line potential is only about 203 volts r/t aluminum wiring and conductive loss from the main. This reduces the wattage of a Tesla charger from 11.5 kW to around 9 kW and adds significant time to charging.

Over all a great place to live…read more The good - Even though I personally think the rent is a little high but it is right across the street from Van Andel Arena, down the street from Social House, next door to the B.O.B. and AC hotel and Barrio, above GLC 20 Monroe Live. There is a parking garage directly across Ottawa from it and one down the easement shared with 20 Monroe Live. Directly across Monroe is the Courtyard Marriot Downtown. There is plenty of places for guests from out of town to stay in the surrounding area including at least two Airbnbs in the building. The water bill, parking bill that is discounted compared to a monthly parking pass through the city, and Internet bill is included in the monthly rent bill so it's payments to one place. There are discounts and perks for businesses around town and in other cities that DTN properties are in. The staff is nice. The office is efficient with getting information out and typically answers the phone quickly or calls back quickly. I've had some times where someone in the leasing office says they'll contact another person that knows more about a topic and then contact and even if the person who knows more contacts me, the first person I talk to follows through. The entire area outside the apartments is pretty much on camera, has security for the different businesses there 24/7, and during events GRPD is down here with a heavy presence. We can barely hear our neighbors because the walls concrete I don't know if there's drywall over it or not, the floors have vinyl flooring over concrete, and the ceiling is bare concrete. Our electric bill is so cheap in the cold months because of the massive windows and there's a ton of natural lighting from the windows and sliding doors. We barely use the lights in the apartment during the day. The bad - When I walked into my apartment the very first time maintenance was there changing the drum on my washer and the apartment wasn't totally clean. The washer broke within a month and was extremely loud, maintenance said it was a normal noise. I had to fight to get a new washer put in and it finally did get put it and it's so much quieter. My tub was partly clogged when I moved in, I asked maintenance to fix it and they pulled some of the clog out but not all of it. You'd think 20 Monroe would be the loudest of the venues around since it is in the same building, it is by far the quietest. In the summer if you open the sliding door you can sometimes hear the announcement speakers over on the outside of the Van Andel Arena. Every weekend from about 8pm-2am even with the doors closed you can hear the bass from the music at Social House, it was annoying at first but eventually I got to the point I didn't notice it. THEN The B.O.B. opened back up. I do not want to talk bad about the B.O.B. because it is really awesome but when the DJ is outside they are loud enough that it sounds like a radio is on. Management at the B.O.B. was apologetic when I talked with them about it. They are really nice there. When events are going on do not expect to be able to get your car out of the parking garage. My husband and I actually plan around the event schedule down here for when we should NOT go anywhere in our car. To make it worse except the first month we lived here the Fulton Monroe intersection has been under construction. The no private parking for residents blows. We risk our vehicle every single day and night having it in the public parking garage which I'm not overly savvy about and the walk to the parking garage sucks. The ugly- Amazon does not put packages into the package room. The Starbucks coffee machine is out of hot chocolate most of the time and/or not working. There are panhandlers asking for money or food a lot of the time in the easement. The electric bill is stupid high in the summer. The front door isn't sound proof hardly at all. We can hear neighbors coming and going and if anyone is talking in the hallway. Window washing only happens in August so all summer we got to look at bird poop. With the pet rent, parking, the internet and Direct TV our rent is over $2,000 for a one bedroom. The rent itself for the one bedroom we're in is $1,970. It's a lot. If we have any struggle with paying that even if we're behind only $150 we have 17 days to pay it before the eviction process starts without any way to set up a payment plan. The workout room here is sad. The one at Arena Place just down Ottawa owned by the same company is spectacular. They could have done so much more with the one here. Would I move here again? In a heartbeat.
