Put 20 bags of mulch down in the back to replace what was barely there when we moved in. Caulked all the windows since it was old and dry rotted. Still got charged $1,000 on move out. Overall they were responsive to all of the problems we had with old appliances and plumbing problems while living there. We scheduled early to use their only authorized cleaner before moving out, they text they day before the cleaning to say they couldn't do it, then hummingbird charged an extra $300 cleaning fee since we didn't have it done before move out. Even though it was their preferred company that messed that up and we sent them proof of booking in advance and that they cancelled for unknown reasons. Don't know if this was a game to charge us more or not.

There was rarely a sense of urgency about anything. It seems like they just did whatever benefited them rather than their clients. Not so with Hummingbird! They've got a structured system and they stick to it. They're smart, gracious, and tough when they need to be... sometimes even with me. :) It's a refreshing change of pace.

The moment they had what they needed from us, their attitude completely shifted. Communication became rude, dismissive, and honestly, unprofessional. It felt like we went from being potential residents to a complete inconvenience overnight. They were more than happy to show us a run-down property on the outskirts of town--something that was barely livable and definitely not worth the price. But once we asked real questions or needed follow-up, they acted like we were bothering them. The shift in attitude was so blatant, it was insulting. If you're considering renting through them, be warned: the fake kindness disappears fast, and you're left dealing with a team that clearly doesn't care about the people they're supposed to serve. If I could give zero stars I wouldn't even do that.

We were "awarded" the opportunity to rent it and signed the lease effective 10/15/2025; not arriving until the day before Thanksgiving because of logistical and employment situations. The property was dusty and needed to be cleaned the day before move in. The oven and microwave were 30 years old and pretty much non- usable. We were visited by Superior once moved in to check the condition of the property. The ladies were nice enough but not what I would call concerned about a couple of problems with the property. The owner actually came to the house to install the oven and microwave because of the delay with them coordinating contractors. Thanks Nick! It was a nice enough property and the rent we paid was commensurate with the type and condition of the property. When we arrived, I had to replace toilet seats and hand clean all the glass lighting and replaced everything with appropriate LED bulbs. We also had to pay $750 to clean up the lawn that was left unattended for 45 days before we arrived. When we left, with the property cleaner than we had received it, Superior charged me $540 for supposedly cleaning it. I call BS on that. I was on my hands and knees in the bathrooms; again hand cleaned every lighting fixture; moved W/D to clean behind; wiped out all refrigerator and freezer shelves. and cleaned out the garage/windows and flooring. We also had the property outside professionally manicured and cleaned 1 week before we left ($450) . Stay away from any property managed by this company. They were not responsive (unless it was convenient to them) and they will take your hard earned money. If you have to use them leave the carpet dirty and the residence uncleaned because they will charge you anyway. As an aside, Mountain High is a very nice neighborhood that has very good and nice neighbors. A great place, but not if Superior is in the picture. *We gave them a chance to itemize the cost of the cleaning so we could understand what we got charged $540 dollars for, and they ignored our request*. That tells me all I need to know about their business dealings.

The second day we were there the smoke detectors went off warn us that they needed batteries. I called the Bennington office and in less than an hour our problem was fixed! Best of all we had to leave early on our last day and I left my bank bag with over $500.00 cash in it beside the bed in the small dresser.When we go home and everything unpacked no money bag.I sent a text that next morning to the housecleaning crew and asked them to check and see if was there. I left them all my information and they called me and said it was there and they put it in the mail for me. I offered them $100.00 to buy some pizzas for the crew and they said they appreciated the offer but couldn't do that. My happiness is all they needed. However, I have witnessed the…read moresteady DECLINE in maintenance, despite annual Rent Increases to cover "the cost of increasing maintenance costs." Christina and John Gist used to be receptive and friendly. Something changed. Now, it's become almost impossible to reach them! MULTIPLE TENANTS have complaints of unanswered emails, texts, and phone calls...myself included! Generally "we" cannot reach either of them. Don't be fooled by the "55 and OLDER" description...we're still expected to get up on ladders to change our own furnace filters, light bulbs, smoke alarm batteries, and clean out our own gutters if we want dry walkways. Also, I have witnessed at least FOUR women in their 70's and 80's, have to pack up and get out because of steady rent increases! They all emptied what was left in their savings accounts, and bought 20,000-$30,000 manufactured homes in the park behind "Jakes Diner". Apparently the "management" doesn't know what the term FIXED INCOME means! The rents as well as the increases are not done fairly. For instance, I've consistently paid MORE than other tenants who have been here as long as I have! My rent increase this year was $85, which will put me at $1340! In comparison, my neighbor who has also been here since 2010, will be paying $1300. He has a newer unit than I have, and his landscaping is kept up. It's not hard to understand, neighbors talk with each other! Since EVERYONE got hit with increases on April 1st which will take effect July 1st, it's been the talk of the complex! This past weekend I saw one of my 90 year old neighbors out trying to do some of her own yard "maintenance", so I stopped and talked. Then the neighbors next to her came out to actually help her. They all mentioned..."if we don't do it, nobody will!"
