The moment they had what they needed from us, their attitude completely shifted. Communication became rude, dismissive, and honestly, unprofessional. It felt like we went from being potential residents to a complete inconvenience overnight. They were more than happy to show us a run-down property on the outskirts of town--something that was barely livable and definitely not worth the price. But once we asked real questions or needed follow-up, they acted like we were bothering them. The shift in attitude was so blatant, it was insulting. If you're considering renting through them, be warned: the fake kindness disappears fast, and you're left dealing with a team that clearly doesn't care about the people they're supposed to serve. Beware of these positive ratings. We have a very nice home that is easily rentable in Redmond, I called yesterday afternoon to speak to Lacey who apparently is the owner. Her secretary asked me my name and phone number and email address which was kind of odd and said she would call back. We are moving out of state and are looking for a well respected property management company here. Guess what? No call back or email from Lacey. They must be so busy and profitable they don't bother calling people back who request their services. I am a business owner here in Bend and Redmond and customer service is number one there's no excuse for not at least being considerate enough to respond even if they couldn't take us on. Weak! I only have fantastic things to say about Lindsay and Stevie. Velocity Property Management is the best property management company in Central Oregon by far. They set the bar pretty high for the other companies around town. Last spring was the last time that I was a tenant with Velocity. I was also a tenant of Lindsay's back in 2008 for a year. From the first moment I contacted them in the Fall of 2017, it was a pleasant experience. They are highly professional, friendly, and knowledgeable. From the application process, to scheduling repairs that inevitably need to happen at times, it was a painless process. I had a very rare and unfortunate circumstance with an aggressive neighbor that vandalized my vehicle, and made me feel like I was no longer safe with just me and my two kids living in the apartment. Velocity was more than accommodating, and immediately helped to get me out of the situation. Lindsay is an extraordinarily good property manger. She manages three brand new townhomes for me. These properties had been on the rental market for 3 months with a different property manager. None had been rented. Once Lindsay became the property manager, things changed dramatically. She recommended that we install window coverings and washer/dryer units and proceeded to purchase all of these and oversaw the installation. She took excellent photos, listed them on several sites, kept all listings current, kept in touch with me about the progress she was making. She set rents that were optimal, but competitive; all units were rented in a timely manner to responsible tenants. Recently, we had a huge plumbing issue while the home was under warranty. Resolving this issue, which should have been straightforward, was not. She must have spent 20 hours over two weeks with various inspectors, contractors, and plumbers trying to identify the problem and find a solution, while mollifying the tenant who was justifiably upset about sewer gas in permeating her home. She did a terrific job with never a hint of complaint about the amount of time and hassle it took to resolved the issue. Lindsay is bright, personable, diligent, responsible, and an excellent communicator. I highly recommend her. read more

Velocity is AMAZING! We used to live in two of their properties they were managing and they took such GREAT care of us. They made sure we were in the know of everything going on related to our house, especially in cases that came to the snow and what was needed to help our house. When we out grew our first house renting from them we wanted to stick with them as a property managers. They just so happen to have a perfect house for me and my fiancé and made the process super easy. They always had a fun spirit, good hearts, and friendly service. Me and my roommate gave Lindsay $2100 total for our deposit. Two months before we moved out Lindsay came by to do an inspection on the roof and walls because the owners of the house were looking to repaint the walls and redo the roof. We did the walk through inspection with her and she made it seem like everything looked great. Then on the very last day she could send us our $2100 deposit back, we get a letter saying that we owed her an additional $80! Me and my roommate live paycheck to paycheck and we spent all the money we had left on moving out and hiring cleaners to clean the place. We needed that money. The letter had a list of all the things that were wrong in the house. A couple of them were justified but, she completely made all the rest up. She said there was pee all over the walls from our dogs. Which was so inaccurate because the maids cleaned them, we went back over them again where there were tiny smudges (but no pee) and our dogs are trained female dogs. They don't lift their leg to pee ever but they also don't have accidents. Next, she notes that she found an ash tray in the garage and because of that ash tray, we had to pay for all the inside walls to be repainted and they needed to add a "special sealant" to make the smoke smell go away. Neither me or my roommate smoke so there is absolutely no way that this is accurate. Also, my dad is a painter and has never heard of a smoke repelling sealant before. We had to take her to small claims court in order to see any of our money again but my roommate lost her job and I was going back to school, barely making enough to support myself. I can't recommend Velocity enough! We have moved twice now in Central Oregon and both times it took us many many months to find anywhere. We were scammed out of our fee by another company here in town and it seemed it would be impossible to find anywhere to live with our two cats (Bend is very dog friendly, not so much cats!). We found the listing and got an immediate reply, viewed the apartment right away, and were able to sign and put a deposit shortly after. Stevie was absolutely Amazing! Totally kind, helped us with our cat situation, responded to all of our questions immediately and couldn't have been more helpful. We love our funky little apartment and love living here in Bend. My partner and I applied for a duplex offered by Velocity. My girlfriends credit is high 700s and mine is in the mid 700s. My girlfriend has no derogatory credit and easily qualifies for the rent on her own, and I have "6" late payments in the last 3 years in the same unit, of which none were more than a day late and the last one was over a year ago. During the pandemic we both went to reduced hours, and still paid our rent early every month. Velocity declined our application because they couldn't "justify the risk". They have now reduced the monthly rent on the property, a price that we were happy to pay with overall good rental history. Their client is now losing $1200 before the lease is even signed, and they had good very qualified candidates ready to move in. If you are an owner, do yourself a service and find a realistic property manager. Don't let Velocity blow a good opportunity for quality tenants. read more

I found velocity just one person behind the desk that doesn't answer her calls doesn't return voicemails doesn't return emails and when I went to her office the door was locked during business hours with a sign in the window says she'll only be there by appointment only. I tried over and over again calling and leaving messages none were returned I don't know how property owner are able to rent their homes when a person which I think all this company is is one person.
