She said sellers would not allow inspection, wouldn't not allow my daughter to see the layout SHE never fought for us being the buyers rep... so my furnace just went, the hot water tank needs immediate fixing, dish washer don't work yet she said it worked when we went through " no" you turn it on heard the motor and turned it off! I tried to run it and water all over the floor. Garbage disposal broke!! Seller made out and so did my realtor and Howard Hanna , DONT recommend unless want to end of like me thousands of dollars in dept 3 weeks into closing!

The fast moving market in Rochester does not allow for buyers to get a pre-purchase inspection if they want to be competitive. He is clearly taking advantage of homebuyers given this environment. I obtained an inspection after the close and it revealed serious issues caused by Mr. Blaine's renovations. These fixes will require close to 7% of the purchase price to correct. These are not discretionary or cosmetic fixes. They are foundational to the functions of the home (ie: plumbing, structural walls, and electric) I approached Mr Blaine. He took no responsibility and instead told me to contact his attorney. Given that he was both the owner and the listing agent, I would recommend avoiding working with him at all costs, on either side of a transaction. I would rate this agent and the organization with negative stars if possible.

I really appreciated the constant communication and updates, and Nick always made sure i knew what i had to do to keep things on track. He was also very clear and helpful in regards to costs and interest rates, there was never a time where i was confused about unexpected prices or how much things would cost. We were working with an EXTREMELY DIFFICULT seller. We had been renting the property for the prior 3 1/2 years and the communicated intent was always for us to purchase when she was ready to sell. Well the seller continuously put up RIDICULOUS roadblocns and was dangling the purchase in front of us the entore time. Always threatening that if we disnt do what she asked, the deal would die. One of the issues was 4 missing items that she had left on the property for us to use which either never worked or broke over the course of time and we had replaced them at our cost. The seller was demanding a stupid amount of $ to "recoup her loss" or else she would not agree to close. Mind you this happened the day BEFORE we were supposed originally close! Both Henny AND Maureen each gave us one of the items as replacements, from their PERSONAL PROPERTY! That's a caring human being! One item was a push lawn mower and the other was an electric dryer! Not cheap items to sacrifice! But they did it....and graciously! We have been blown away by their kindness and generosity. Beyond that Maureen kept in constant contact with us and helped us get to and through our closing finally, just yesterday. The seller held it up for over 4 months!     Someone around here has psycho-kinetic powers because they knew the instant I created this listing!…read moreIt's awesome that I added this listing to Yelp about a week ago, and within 2 days of doing so, someone had reviewed it. Way to get in there before me! I'm impressed and I tip my proverbial hat, although I don't wear a hat. Anyway. But it's a glorious old building in the heart of Rochester, with some decent food options inside. It has its own security and doorman and such, and a lovely floral plant-filled area inside, sort of like a courtyard in the middle of a towerblock. The popular hipster Yelpy place inside is Sapori, which doesn't impress me, but it's hella cool to have such a trendy sandwich shop inside such a lovely old NY State building. I say that because the feel of the place could only be NY State, or perhaps somewhere like Cleveland. It's extremely North East. The building is like what Manhattan buildings would have been like in the 50s. I love it. Like Icona Pop, I love it. Now I'm at the peak of my powers, I'll quit this review.

From inside and out, there's absolutely nothing that isn't short of spectacular! The first floor has retail which includes a tailor, an optometrist, and much more. It also has quite a few sculptures and art pieces. Entrances off of State Street and Main Street lead to the atrium. The atrium itself has another hidden gem in the form of Sapporo's cafe, which will be covered in a later review. Ferns and hostas proliferate throughout this multi-story extravaganza. You really feel like you're in a whimsical garden while walking through the space. Being that it's mostly professionals in the building it's nice and quiet. A perfect spot to read a book or simply have a seat and relax. No matter the weather, you'll leave this space feeling brand new. It's truly remarkable.
