First of all she was late, had no key to enter and could not answer any questions about the particular unit for rent. Her follow up was non existent and when I called back on two occasions to try to get answers she still was unable (or maybe unwilling) to give definitive answers. This behavior continued with the owner (totally different property) for whom my hubby left two voice messages and he never called back. The next day my husband called back a third time and this time he answered and indicated he would call him back and to date he has never received a call. The worse service ever!!!!!!! Poor business people. Or maybe they just do not want our business.

First thing is first! Find a Home!…read more If you are like us, and only going to be living in the area for 2 to 4 years, you may consider renting instead of buying a home. If that is the case, PLEASE BE PICKY with your property management company. In our case, we went with Baywalk and are very pleased with our decision. There are about a dozen major property management companies in the Niceville-Valparaiso-Fort Walton Beach area. My experience is with eight of them: Sundance Rentals, ERA of NW Florida, Carriage Hills, Century 21, Baywalk, Rainewhite, and Sandy Massing. Sure, all of these companies have nice properties, but I would advise you to go with a smaller to mid-size property management company (i.e. the last four of my aforementioned list). I saw houses of most of these companies in three towns: Niceville, Valparaiso, and Fort Walton Beach. Niceville is by far, the nicest place to live of the three. Like most of its competitors, Baywalk is both a Realty and Property Management company but what sets them apart is their portfolio of houses for rent- all in nice neighborhoods, reasonably-priced (we were looking in the $900 to $1200 per month range), and of what I saw all seemed to be in good condition. The one we chose was in excellent condition and both the owner and Baywalk were very responsive and helpful. Jim and Jane Rainwater are the lead Realtors, Brokers, and Property Managers at Baywalk. They have been in business for over 15 years. They manage just under 100 properties which is a good number but not too many. Keep this in mind for comparison: ERA manages over 2000 properties, Sundance is closer to 1000 and Carriage Hills is up there too and you can feel it when you go to their offices- you feel like a number- you get lost in their lists of people to call back- and you can feel it when you go look at the properties with their agents. Go with Baywalk if you plan rent a home in Niceville. Their customer service before and after signing the lease was and is unparalleled.

I hired this surveying company to stake a portion of my property line so I could add part of a…read morefence. Unfortunately, my experience was not good. If you know your exact property lines already and just need a survey to be done for administrative purposes, they're probably great and their prices are low. On the first attempt, the stakes for my property were placed extremely far off--over 17 feet (north) INTO my property one way, and 7 feet inside of our property another way--and the front part of our yard isn't even that wide. It was obvious without measurements, as the line ran through the middle of my front yard. Additionally, he staked into my already-fenced in back yard - insinuating that I had fenced several feet of my neighbor's yard as my own. I got out my old survey and confirmed this was wrong. I raised my concerns right away, and they agreed to redo it but the owner insisted that the same person come back out, despite my request for someone else (I was concerned because it was SO off. I do have photos & videos of everything). Initially, I was told the error was due to them relying on our old survey 'as a base'; however, I was able to confirm their mistakes by reading that same survey myself (I bought a measuring wheel for accuracy) which suggests it was not interpreted correctly. The second attempt was much closer, but still not accurate for the middle of our property. We decided we needed it redone after they left the 2nd time, so we were able to get accurate results afterward. I did not receive a full survey document, as I only needed accurate staking. Unfortunately, accuracy was the main issue here, and that's critical when it comes to property lines. While they did come back to try to correct the mistake, the final result still was not reliable enough for my needs, even though it was better.
