I submitted all required documentation regarding my service animal, including a valid doctor's letter, yet I continue to be charged pet fees. More concerning is the complete lack of response--emails and follow-ups have gone unanswered for months. This isn't a complicated situation. Under fair housing laws, assistance animals are not considered pets, and tenants should not be charged pet-related fees. I've made every effort to handle this properly and professionally, but the lack of communication has been extremely frustrating. At this point, I'm just asking for a response and for the issue to be handled in accordance with the law. Would appreciate someone from Invitation Homes actually reviewing this and responding.

He talks a big game until he gets you to sign his contract and then he goes away. Disappears. He doesn't listen to your instructions and he doesn't take action your requests. He doesn't follow up with the details. He doesn't follow through with his promises. His word means nothing. The very first opening we had, he wasn't event there! He was too busy at a bigger sale, he sent someone who didn't know anything about what we discussed or about my property. He canceled several home openings the day of, even when we talked about keeping the open house! He lied to me on many occasions about various things like being late, not showing up, etc. Don't ask him a question because he will fly off the handle, won't let you speak and will tell you that he knows more than you do about your property. All of these things happened to me. Beware. He does not listen to instructions. He is more interested in being a social butterfly. He showed up late for appointments and missed 2! He only brought 1 client to my home in 3 months! He does not work for his client! He always has an excuse for not showing up at All, on time or for not being able to communicate with a potential buyer or buyer's agent, even though he clearly had communicated with them. We set rules for showings, and he never adhered to them. His communication is Horrible. Basically nonexistent unless he needs something from you.

We just closed on our Tampa Bay Home Area home today and having finished the process, I'm delighted to report Kris Kennedy lives up to every accolade he's received. Kris is a really nice guy (but let's face it ALL real estate agents are charming) Kris sets himself above the other agents starting with his professional demeanor and promptness. He is smart and shrewd a brilliantly, tenacious negotiator and an excellent communicator. He has league of professionals in his network that seemingly bend over backwards for him and thusly bend over backwards for his clients. Certainly if I had a question or a concern Kris had an answer, knew someone that did or found out and reported back quickly. He gave us excellent advice, asked important questions, custom built searches to suit our needs, and secured digital paperless portals to complete paperwork. The initial call was long, she promised all kinds of things. I wrote her an email and asked her to paraphrase in writing the email what she promised on the phone and got an immediate "I can't commit to that". Basically all they will do is list your home on the MLS which you can do way cheaper than $3000.00. yourself. So I write to her and tell her I'm interested but I have questions, I list my questions and all communication ceases for days. So I write to the redefy website and ask them to put me in touch with a representative who has time for my listing.....its her again. So I tell her again, I am interested in using redefy. She writes me back 2 days later and tells me she will work up a comparative market analysis on my home and get back to me. That was 12 days ago and there has been zero communication from her in that time. I listed my home with a real realtor.

I bought a house in Feb and Majesty was the title company…read more A month or so later, one of my new neighbors suggested I recheck the property line along one side of the house. He thought the fenceline was inaccurate. I asked my realtor how to verify and she suggested looking at the survey in my closing packet. However there wasn't a survey in the closing packet. Eventually Majesty did email me a copy and it showed that the actual property line was up to 4+ feet on the opposite side of my fence line, along the entire western border of my lot. Furthermore it appears the neighboring property built an unpermitted addition that goes right up to (possibly crossing) the actual line. Had I known that I was going to have to deal with moving a fence, plus 30+ shrubs and trees I planted along it, not to mention dealing with the neighbor about this and also the encroachment issue, I might not have closed on the house without asking for a remedy. Majesty didn't respond to my complaint. I then asked that they participate in the costs I would now be incurring to rectify things. They were again unresponsive for weeks until I escalated my complaint to senior management. Their reply was: - they don't deal with fences because every fence is off - they don't know if their neighboring addition is encroachment because "they don't know the zoning laws in St. Petersburg" - they later changed this to "it's the survey company's fault for not showing it" - they also suggested that I should be very happy because "now you have more land than I previously thought." That's nice. But not because of them. In fact, if it weren't for that neighbor, I might have been spending the next 20 years paying mortgage and taxes on land being used by someone else. Maybe they are legally clear, but as another reviewer mentioned, their customer service sucks.

We worked with Judith Burnett and she worked through a large IRS lien that threatened to cancel the deal. My client on the transaction priced a tax attorney to resolve the situation and there price was close to 150K to do it. Judith Burnett made it happen, dealt with the IRS through emails and forms that were required along with numerous phone conversations to many contacts within the IRS. She resolved the situation , saved my client over 150K and went above and beyond what other title companies would do.
