They put sand over dead grass instead of replacing it with grass. Weeds. Pine straw has been washed away. Dead trees were taken down but not replaced not just mounds of mulch. People from outside the neighborhood dump trash here but they refuse to put padlocks on the trash receptacles. Won't repave the streets. This company has a budget surplus and hoards the money. If I could give zero stars, I would. My family and I went through one of the most traumatic housing experiences of our lives under Hinson Management, and I wouldn't wish it on anyone. After a major hurricane in 2024, the duplex we rented was severely damaged a tree fell on the roof, and water came pouring through the ceilings in the kids' room, master bedroom, and even the bathroom vents. Mold took over. The smell, the air quality, the water damage it was a health hazard. Instead of making real repairs, they threw a tarp over the roof and continued demanding full rent like everything was fine. My husband stayed behind after I moved out with the kids, trying to hang on, but the conditions got so bad he was sleeping in his car most nights. And even after all that, Hinson showed zero compassion just cold indifference. They refused to reduce the rent. They refused to take responsibility for the unsafe conditions. And now? They're refusing to return the security deposit charging "cleanup fees" for moldy personal items (that were destroyed due to their own negligence) and even a pet that died because of the same disaster they failed to address. There is no excuse for how they handled this. The emotional toll it took on my husband and our entire family was enormous. No support. No accountability. Just exploitation. If you value your peace, your health, and your dignity do not rent from Hinson Management. The long list of complaints and their 2-star rating are not exaggerations they're warnings. read more

Morons. But hey, they take good photos of trash cans, so you have to give them that. We pay 550 a month ( as a community) to have them write a check for the lights in the neighborhood. Thats literally the only thing I've ever known them to do. If you're in the market for a property management that takes great photos of trash cans and can passably write checks to pay for a few streetlights in your neighborhood, I'd still recommend you look elsewhere. I see why there is nothing but 1 star reviews! I called and left a voicemail since no one answered and didn't get a call back for a few days. When I had the chance to call back I was told that she left a voicemail which she did not and immediately "I have to check my call logs." Imagine having 16 employees and can't get a call back for almost a week..... Okay so we have to pay an extra fee to pay online. Try to pay online, doesn't work. I called and the woman said oh "square was hacked, they asked for a multi million dollar ransom" but you're welcome to pay here in person. Oh the inconvenience When i went in today to pay, still have the fee and the man up front says that i could have paid online, square wasn't hacked it was their email system. They say let them do the work so you can be neighbors but then they make you rat out your neighbors so they can say they ate Staff that is slow if not forgetful to respond. Rachel also threatened us with legal action for posting our reviews of their company. I think they need to threaten people because of they didn't they would have 500 1 star reviews. They dumped our HOA because the new board didn't respond to an email in 10 days because the old board apparently wanted Hinson to do their actual job so they just dropped us. No formal date or anything. And they did this even after they could not get out board meeting on time Just look at the properties they manage and you will see the lack of quality and service they provide. We own a townhouse in Spartanburg, but we live in Charleston. We went to Spartanburg yesterday and found that we were sent by mail to the property, rather than our mailing address, a notice that our HOA dues were past due. They never notified us that we owed a balance and didn't send the mail to our mailing address. We called them, and they aren't waiving any late fees either. The builder paid the dues for the first year, and Hinson just didn't bother calling us or letting us know that we had to start paying the HOA dues in October 2024. Just a letter dated December 2nd stating that we are late paying our dues and have a past due balance with interest owed. We offered to pay over the phone, but she said they had to tack on a 4% fee for that. So we will be mailing them a check for the past due balance including late fees, even though we never got an actual BILL in the first place. Then we asked her to mail us an invoice each month to our primary residence in Charleston, and she said they don't mail invoices each month! SO HOW ARE WE SUPPOSED TO KNOW WHEN MONEY IS DUE IF YOU CAN'T BE BOTHERED TO SEND AN INVOICE OR A BILL?!?!?! We have an HOA in Charleston, and they send us an annual assessment and bill to be paid once a year. Hinson is a shady operation, and clearly from the other google reviews, we are not alone in our opinions of them! We will not buy any other properties where Hinson is the HOA management company. What a shady way of doing business...you owe money, but we aren't going to send you any bills to let you know you owe money until you're way past due...then we will only send a letter letting you know that you owe money with late fees, and we're not even going to send it to your correct mailing address! And when you try to just go ahead and pay over the phone, we are charging you an extra 4%! Ridiculous. read more

We live in Cottages Of Turtle Creek and are very pleased with Hinson Mgt. Christie Dunn and Randy McGuinn diligently keep up with everything in our neighborhood including complaints and solutions to problems which arise. I am a Director on the HOA Board and was pleased when they attended our Annual HOA meeting recently and made very helpful and encouraging comments. Rented from them for 4 years and never had any issues. Really nice people.

This company is ridiculous. They barely do anything yet we pay almost $400 a year. We have a pool and thats it for amenities. They don't accept credit or debit cards and are only open during the hours in which people work during the week. So you have to take time off of work to pay them. Then if you make payment arrangements they still charge a $25 late fee each month you make your payment as well as interest.. They issue warnings for the most ridiculous things. They have no idea what brings down the value of a house. Total rip off and I will be motioning to have them removed as our HOA. read more

I would give them no stars if I could. Absolutely the worst company I have worked with. We own a townhome in Glenlake which we rent out. Last month we received a late fee of $25. I thought it must be a mistake. I mailed the check 2 weeks early because we were going to be a the beach when the payment was due. However, they insisted they did not lose the check, yelled at me, were extremely rude, and refused to remove the late fee. I had to pay another $30 to stop payment on the check. We selected Hinson Management to manage one of our rental properties and it was the biggest mistake I've ever made! Not only are they the rudest people to have to deal with, they lie and cheat people out of their money. Our renters moved out and Hinson Management returned their damage deposit, despite the fact that we notified them immediately that there was water damage to our wood floors and the estimate for repair was over $2,000 for the floors alone. There was also a broken door and stained countertops that were also damaged. Greg Hinson stated that he did not feel that the repair was worth $2000 and he knew a guy who would fix it for $300, so that is all he withheld from their $1400 deposit. Prior to renting the home, he also required us to have the carpet cleaned with a reciept for proof, and in turn, the renters would have to do the same when leaving or pay us the amount we paid to have it cleaned again, as stated in their contract. Greg "forgot" to withhold the $135 from the tenant and told me that I could persue them if I wanted it. They had no regard for our contract with them and only aimed to please the renters, since we were not using their management services any longer and the renters were still renting another home they were managing. They like to use "their people" for repairs and would invoice us outrageous bills for minimal work. They lied and said that they gave us notices and paperwork that they never sent out, leaving us uninformed and used it against us later. They are the most unprofessional company that I have ever come in contact with and will never get my business or recommendation again. read more

Have patience and read. When I was moving from Hilton Head to Spartanburg. I looked at a couple of rental properties and the one I wanted was not available so I continued to search Hinson's sight and found the perfect property. Then when I continued I stumbled upon the reviews of Hinson Management. I saw a lot of bad reviews, but the property was perfect and I went with Hinson. To make a long story short I had a horrible move, everything went wrong and Greg kept telling me "it will be alright" well he was right, only because of his help was it "alright". My trailer carrying a very expensive cart had broke just as I was pulling into Hinson's office, he stored and was going to have somebody fix it for me.My father in law is a welder so he took care of it instead, but Greg was patient and helped in every way possible. The reason I posted such a long review is that I am in business for myself also and people never post when they are treated well, but if something goes wrong they are the first ones to post. Greg and his team are a first class company and I wish that every company that I dealt with would treat their clients in the same manner. So kudos to Greg and his team and thank you for helping me with the worst move I have ever had. read more
