The website told me I would receive a call from a representative to confirm my appointment. A week went by and I still didn't receive a call, so I contacted them. I spoke with Beth (I believe) who told me I didn't receive a call because the Evanston agents only cover the Skokie-Rogers Park-Evanston area. According to her, they don't want their agents "stepping on each others territory." She listed off a few other excuses that she didn't seem too confident about before I decided to end the call. Am I wrong for assuming all of your locations operate under the company? It would've been nice if this were stated on your site or if someone could've contacted me to let me know. Or at the very least forward my info to the Lakeview office. Instead I waited a whole week when I could have used that time to search myself. I spoke with Beth again today and I just don't think this lady is cut out for client interactions. In short, she rushed me through the phone call (which was only 3 minutes long) and kept cutting me off. At one point she even said "I have another call on hold." I have an appointment set up through Bernard at the Lakeview Location, which sounds much more promising. I'll still go to my Evanston appointment and hope that I'll have a better in-person experience.

Frankly, I am upset and feel deceived by the whole process and can only hope future homeowners will not be put in the same position as me. TL;DR: If you are listing your home with @properties, INSIST that the commission split between the buyer's and seller's agents be written into your listing agreement. Buried in the very fine print of the @properties standard listing agreement it says that @properties can decide the commission split between the agents. Even I missed it, and it was only at the closing table that I even caught wind of the consequences of this. My property sat on the market for 10 weeks accruing market time with a below average number of showings. For those who may not be aware: When a property is listed on the MLS, the listing agent inputs what the commission to the buyer's agent will be. This information is absolutely secret to the general public and not viewable to anyone without MLS access, so you are completely putting your faith in the listing agent and trusting they are holding your best interests. As we all know, agent commissions drive showings and ultimately sales. Whether it would be considered ethical or not, a property listed with a lower commission to a buyer's agent (e.g., 1%) will result in fewer showings. (Please tell any agent who disagrees with this statement to switch to a flat fee structure instead). As I found out the hard way, my property was listed with a full 1% commission in my agent's favor (i.e., not an equal commission split). In other words, a lower commission to the buyer's agent, and plausibly responsible for the longer market time and lower sale price. While the "net" commission to me as the seller was the same, had this been *disclosed* upfront, I would never have hired @properties to represent me. To my dismay, this is a widespread practice with @properties. After speaking with Don Shea the @properties managing broker, he encourages "all of his agents" to list properties in this manner with this type of split commission in a 1% favor to his agents. While this practice puts more money in the @properties pockets (and may be even justifiable in some instances), the homeowner has zero visibility or knowledge of this practice. The commission split should be disclosed upfront because it is both the ethical thing to do as well as consequential to the homeowner with their sale.

We trusted the inspector Pam and Wendy recommended to us would be thorough with a critical focus on protecting us from major issues - this was clearly not the case, and the shortcomings of the inspection and related negotiations have left us having to pay tens of thousands of dollars out-of-pocket to remedy. On a related note, the 'experts' Pam and Wendy recommended during the inspection/attorney review period were equally poor, particularly a roofer that gave us an estimate for repairs that we now know was 95%+ underestimated (as proven by four subsequent estimates for the same work), and gave us a false sense of security in terms of what we had ahead of us. Maybe the most unsettling part of the experience in hindsight (which should have raised our flags in the moment) was when Pam and Wendy clearly put the best interest of the sellers ahead of ours (their client) in the context of pressuring us to sign the deal on a condensed timeline so the sellers would not have to relist the property. Finally, neither Pam nor Wendy made themselves or a legal representative available to represent us in person during our closing, and did not give us a heads up that we would be there alone, leaving us with a fairly sour taste on what should have been a celebratory day. North Shore Apartments have two men named Eric and Andy that seem to mostly do apartments with Wesley Realty Group which is next door. Eric at NSAaC told me to write a move-in fee check for Wesley Realty before we were even approved. He said "I wouldn't even tell you to write that check unless I was sure you'd be approved." The next day, he sent me a text that said there were no property owners that would work with us along with a picture of that check scribbled out with "VOID" written on it. I didn't trust that was what happened so I contacted my bank to make sure. This process is highly misleading and I should have known that being asked to write a check without a firm approval was a major red flag. Having read other reviews of NSAaC and Wesley since then, I'm glad we didn't get the apartment. A couple weeks after the rude and unprofessional treatment by this outfit, we secured an apartment with another major management firm and I have no complaints about that firm at all. The one we rent from now is "Johnny on the spot" about building upkeep and didn't make false promises or treat us like trash or ask for checks for a place we were not going to get. It's good to know that there are still businesses that work with good people.

Wesley Realty does not cover utilities, but does dictate what devices you may have in your home(in order to make sure you're paying their washing machines), and the heating they provide will only be meaningfully 'on' when temperatures are below 0 - before that point, expect your radiator to be slightly warm, but that's all they'll do. Our water pressure was low for months, and when they 'fixed' it, it still becomes a trickle if other people in the building are using water at the same time. For the entire time we've been here, we have power outages if we try to cook food, and sometimes we have power outages just sitting in a room with less than a handful of devices plugged in. The maintenance personnel(one guy, exactly one guy, who complains and delays if called after hours) tries to find ways to blame these issues on the tenant. We were chastised for thinking that we could have devices plugged in multiple rooms, as if that's unreasonable because 'the building is old' so we should know that we can't...have lights? We were reminded over and over, 'don't plug so many things in!' even when all we had on were lights and a single toaster, or lights and a computer. Two years ago, during one of our outages, a ComEd guy was luckily in the area, and he took a look at our fuse box before the maintenance guy could. ComEd guy told us that it looked like our unit was drawing less than half the voltage it is supposed to, and he pointed out that our fusebox looked as though it was threaded into other fuse boxes. If this is true, it would be stealing electricity, it would explain our frequent outages, and it's obviously illegal. When I mentioned the ComEd guy's findings to the maintenance guy(I actually thought this was a good idea), they padlocked the fuse box, ignored everything I said and continued saying that we're using too many devices and that's the 'official' explanation for our frequent outages. To be clear, it's not legal to keep a tenant out of their fuse box in Chicago. We pointed that out to them, and they ignored that too. To keep us quiet, they're now thinking about putting a fuse box *in* the unit...which would let us fix it when it blows, yeah, but it would also help them cover it up if they really are taking electricity from the box downstairs, which they're keeping locked. We're moving out in a month, so we're finally done putting up with this shit. We have been living in one room at a time, plugging in only a handful of devices, taking extra care to unplug/turn things off EVERY time we cook, and every time the power goes out we have to hear it again from their grumpy overworked maintenance 'team' of one. I filed a BBB complaint, in case this electricity issue really does end up being criminality instead of incompetence and refusal to maintain.
