A Frustrating and Time-Consuming Move-Out Experience…read more I lived at The Villas at Park La Brea for 19 months, from January 2025 to August 2026. After I moved out, I was charged $420.93 for "Full Paint." My final invoice listed 19 months of occupancy, with the charge shown as 100% prorated. 1. It was hard to understand how the documented condition was beyond "normal wear and tear" Management provided a move-out inspection report with "Walls - Paint" checked off, along with 9 photos. After reviewing the report and photos, I found it difficult to understand how the condition shown was considered beyond normal wear and tear. I asked management to point to the specific walls or areas they considered to be beyond normal wear, and to explain the specific basis for the charge. I was not provided with a specific location or a clear explanation -- only that "multiple walls" needed touch-up or a full repaint. I'm posting the same 9 inspection photos provided by management here so that prospective residents can look at the documented condition themselves and judge whether it appears to go beyond normal wear and tear. 2. The explanation for why the entire unit needed to be repainted was also unclear I specifically asked why touch-ups weren't sufficient and why every wall needed to be repainted. I was told: "Even when touch ups occur, to ensure uniformity of look within the unit and life expectancy for the paint, all walls must be repainted." And: "It is standard practice to charge for full paint beyond normal wear and tear." In my view, these explanations didn't sufficiently address why the specific condition of my unit required a full repaint rather than touch-ups. Referring to "uniformity" or "standard practice" didn't provide a specific reason for why a full repaint was necessary in this particular case. 3. The proration explanation didn't add up either I also asked how the $420.93 figure was calculated. At one point, I was told: "our proration begins after 24 months of tenancy due to the paint expected to remain in move in condition for the first 2 years." Later, I received a different explanation: "The $420.93 amount was prorated to account for the age/useful life of the paint and the approximately one-year duration of your tenancy." These two explanations felt contradictory to me. The second one also did not seem consistent with my actual invoice, which listed my tenancy as 19 months while showing the charge as 100% prorated. If the first explanation is applied literally -- that a tenancy of less than 24 months results in a 100% charge -- a tenant who stayed 1 month and a tenant who stayed 23 months would appear to be subject to the same 100% charge, regardless of the length of their tenancy. That seemed difficult to reconcile with the stated purpose of proration -- to account for the age and useful life of the paint. 4. In the end, my questions went unresolved After several rounds of back-and-forth, I was ultimately told that the charge would not be adjusted and that there would be no further discussion regarding the "validity, amount, or methodology" of the charge. Despite the multiple questions I raised, I did not receive answers that satisfactorily explained what specific condition justified the charge, why a full repaint was necessary, or how the $420.93 amount was calculated. The responses I received increasingly felt generic and vague, rather than directly addressing the specific questions I was asking. What made this experience particularly frustrating was not simply the $420.93 charge. It was the amount of time and effort required to try to get a clear and consistent explanation, without ultimately receiving an answer that I found satisfactory. If you're considering a lease here, I'd encourage you to seriously think about whether you're prepared for a move-out process like the one I went through. Prospective residents should be aware that, based on my experience, questioning the basis or calculation of a move-out charge can become a long and frustrating process. After this experience, I would have a hard time recommending this property to others.

But it really is that great. Of course, I'm not saying this building is perfect. Like other buildings, problems do arise here an there, and you encounter the same issues as you would in any communal living setting. But unlike other places, the management actually deal with the problems as they arise, within reason, and they don't try to pull the wool over your eyes. In addition, the sense of community here is great. Liz and everyone else that work here are so friendly, I genuinely love going to check the mail or pick up a package, because we usually chat for a few minutes. They truly care about the building residents! I think this situation is really rare in a big city. The cherry on top of it all is when I signed the agreement and was lead to my apartment, I had mentioned that I was new to the city and did not know anyone. That's when Liz encouraged me to join her and some of our neighbors for a hike. I took her up on her offer and drove to Runyon Canyon Park (which is only minutes away). The hours flew by as I got to know some of my neighbors/co-adventurers. The other day a friend who used to live in LA but currently does not was passing through town, and I offered him a place to stay--I love having friends over because for the first time in years I have a place that's big enough to have guests. When I told him the address, he revealed that he had actually lived in this building when he first moved to LA! When I asked him how it compared to the other places he'd lived around town, he said this was actually his favorite, in part because it was the biggest studio apartment he ever had. So there you have it! You really can't go wrong with this place. I plan to stay at The Lofts on La Brea for the foreseeable future.

As a young, single woman living in a major city, the sense of safety, responsiveness, and care has meant more to me than I can express. The building is beautifully maintained and offers every amenity you could want, including a brand-new gym and EV chargers. Its location is also incredibly convenient and fun! Maintenance requests were handled promptly every time, and when something was beyond fixing, she replaced it without making it a whole ordeal. That kind of follow-through is rare and it made such a difference in day-to-day life. The apartments are all newly renovated and a great size, especially for the price. Parking is included in the garage, and street parking in the area is easy enough that guests never had trouble finding a spot. Laundry is in the building and fairly priced, which is honestly more than you can say for a lot of places. 18 years is a long time to stay anywhere, and I genuinely think Rose is a big part of why I did. If you're looking for a place where the people running it actually do their jobs well and treat residents with respect, this is it.

While the front desk staff were always friendly, polite and helpful, management and maintenance were some of the most negligent and dismissive people I have ever dealt with. My husband is a 100% disabled veteran, and despite providing valid service animal and ESA documentation multiple times before and during move-in, management continued charging us pet rent our entire lease. Their third-party verification company kept denying documentation over arbitrary "yearly updates," even though there is no federal or state requirement for yearly re-certification of a service animal. Management did absolutely nothing to help resolve it. The maintenance issues were constant. Our gas stove malfunctioned for MONTHS and management's solution was literally to "flip the breaker" every time it started clicking. A corroded pipe under the kitchen sink leaked and destroyed our belongings with water and mold. Our washer repeatedly flooded the apartment, damaging the flooring, and when I raised concerns about mold growing under the boards, maintenance completely dismissed it instead of properly addressing the issue. The cheap contractors they hire also caused additional damage during repairs and I still got charged for it even though I submitted photos to izzabella right after they "fixed" it. The worst part was when I slipped and fell on a wet floor in the building because there was NO wet floor sign present. I ended up in the ER, and instead of taking accountability, management immediately became defensive and tried to deny responsibility. I attempted to resolve things reasonably by only asking for my ER bill and broken phone to be covered, but they refused to work with me. I had to get an attorney and the complex retaliated by sending me to collection 3 days after I moved out for $12,000... didn't even give me a chance to pay the move out bill directly or dispute it directly with them. When calling them out and say it was retaliation for the ongoing litigation Michael denied it. I've ask multiple times for maintenance records and service records of all the times I put in ticket for someone to come out and fix something and they failed to provide that to me and the collection company. This property looks nice on the surface, but behind that is poor management, ignored maintenance concerns, safety issues, and zero accountability. I would strongly recommend looking elsewhere before signing a lease here.

Also, pay stubs are more than x3 and even x5 for source of income. As today on 26th of Feb, not these people wasted $118 only for a small commission for themselves and money from me. Also not sending my $400 deposit check back. I am trying to keep emailing and calling and leaving voicemails for DIANA and CAROLINA but non of them communicating with me. This check supposed to send out last 2 weeks and after a week Diana called me and apologized they just sent out after 10 days and because I am in LA, I would get it in 3-4 business days and now we are a week more (3rd week) I do NOT HAVE MY CHECK AND ANY RESPOND from these people. Do. Not. Move. Here. I've never experienced anything like this, it was all so bizarre and gross living here. Since my last review, they've gone through 3 management companies. So...things haven't improved to say the least. I moved out in October and it took me sending over 10 emails over months to try to get my security back and I finally got it back this week - 106 days after moving out when by law, landlords must return deposits in 21 calendar days. At one point, they sent an email out reminding people to lock their cars, not telling them the reason they sent it was because a person was allowed into our garage to bash some windows out on cars. No transparency. The grossest thing they did, during the LA Wildfires they pretended to offer a special deal of $1000 off and short term leases. I got $1000 off when i moved in - it's the standard deal. And they always have had short term leases. Manipulating and predatory behavior. They sent us non-stop texts capitalizing on the fires encouraging us to tell our displaced friends - yuck. I tried many times to have the mechanical issues fixed that had been going on since I moved in, my washing machine had not worked for two years. My icemaker had not worked for two years. A repair person came and tried to fix them and he showed up without me being alerted at 8 AM on a Saturday one time. Thankfully, I'm a morning person and I was awake, but he was shocked that no one told me, I said to him yeah the management is terrible here and he said that's what everyone tells me!!! lolz Also, they were unable to fix the washing machine. Unhomed people are throwing their feces into the pit next door, in case you are one of the many people facing the South like I was, you'll have a view of this eyesore. Our trash service (which costs $35 a month) was not picked up for months so some of my neighbors left their trash in the hall in protest. Then when I asked if I should remove the $35 fee they told me it's NOT for trash pickup from our doors...just the service fee for trash, lol. This place is so scandalous and shady, I swear. They are so icky. This building was built so badly and cheaply, everything breaks nonstop, especially the elevators. The floors & ceilings leak all the time as evidenced by many reviews & photos. The electricity wasn't working from all the outlets in my unit and they could never figure that out, nor the icemaker, nor the washing machine. The worst part is management just ignores you. They do not care about residents here and it's all about that cash money. This building is gross and I advise you to NOT MOVE HERE. :) Check out the Pearl if you want to live nearby, WAY BETTER. But the summary is - the building is badly built with so many mechanical & structural issues that even if they wanted to attempt to keep up with the problems, they just can't. Most of all, they gave us a "90 day notice" (it was actually 1 month before they wanted us out) of the end of our lease which stated our rent was going up $400. Then, when we stated we weren't renewing they charged us a prorated rent for the month (nearly $500) because we didn't notify them a month in advance. HOW are we supposed to do that when you notified us a month before the end of our lease??? Don't live here. Dirty, ghetto, and management never cares about the tenants.
