This guy ought to rename the business to 20/200 Home Inspections, because he clearly must be blind…read more Having failed to adequately inspect the structures of the house, Mr. Letson apparently works up potential home buyers over issues that are of much less significance and misses the one that are actual glaring issues. Since paying this guy for his work, I've immediately had to put money into the HVAC system to fix furnace venting that was completely rusted through and actually falling off, venting CO and CO2 into the attic. I've fallen through the front porch, which has completely rotten joists. There are several structures built and repaired incorrectly that were missed. Electrical junctions in insane places as well as ones outside of junction boxes were completely missed. You'd think this guy was in coordination with the seller to screw me over. Don't bother with the inspection report either. It's filled with clauses intended to keep him from being sued. For example, every section of the report contains a clause at the end stating "Recommended inspection by xxx specialist," so he can claim this recommendation should he ever be taken to court. Tell me something. If I needed to hire HVAC, foundation, roofing, environmental, electical, and construction specialists, why did I bother hiring you?

After having our offer accepted, our realtor gave us a list of inspectors to choose from to get our…read morerequired inspection done. Not knowing anything about any of them, I chose Cody because, honestly, his last name sounded like someone I knew from back home. Ridiculous, yes, but it ended up being a very good decision. Cody immediately responded to my request to schedule the inspection. He was able to promptly get us on his schedule which was important since we only had ten days to have the inspection completed. We wanted to be there for the inspection but our realtor asked us to give them about 45 minutes to an hour to get going with the inspection. When we arrived, Cody gave us a brief rundown of what he had looked at and his findings. He took my husband with him for the rest of the inspection and then backtracked and showed him the few things that he identified that needed done before moving in and a few things that should eventually be taken care of. We've had inspections on other property and we've wondered what they really looked at as they were in and right out. Cody took his time and really looked at the house - every part, including getting up in the roof and crawling through the attic. His written report was almost immediate (although it did initially go to our spam folder) and was quite comprehensive.
