I am always…read morecautious when reviewing because others can have glowing reviews when yours is not quite the same. That being said, after working with Thom Jones with BHHS on behalf of one of his agents, I feel obligated to express my concerns with how he represented BHHS. Specifically, after having a listing for nearly a year and 3 failed contracts, Thom and his agent's never provided any recommendation other than reducing their list pricing. Initially, we provided feedback that the listing was too high, but they were confident the list price would work. While it has attracted showings and offers, these were far below market value. On the day our listing agreement ended, they brought a buyer with a reasonable purchase price. When bringing up a concern, Thom felt it was appropriate to not listen to the full concern but to say what I was mentioning "didn't matter". Within the first minute of our conversation, when he asked what I had concerns with, he interjected and told me it didn't matter. Essentially, this told me that his seller's interest do not matter. Making matters worse, is that the concern was not over the agreed contract price but conditions being placed on the contract. We have rejected the Buyers offer as Thom simply would not support our side of the contract. Additionally, Thom's reply to me was that listening was a two way process. Thom wrote, "Listening is a two way street between client and brokerage". Somehow he felt that insulting his client was a way to conduct business. Somehow he believes telling his client that "it doesn't matter" is being on that same two way street. I would avoid BHHS in Stafford, VA until such time they hire a new managing broker. If this is who the agents are to learn from, I believe they are not in a successful position.

Among the issues we experienced: - A lease extension was executed without disclosure to us or approval by us as owners. - Tenant-reported concerns and maintenance issues were not consistently communicated to us. - During a furnace issue involving possible carbon monoxide concerns, the tenant was unable to reach the company and contacted us directly so the safety issue could be resolved. - We were repeatedly directed to coordinate directly with the tenant ourselves for inspections and walkthroughs despite paying for professional management services. - Requests for in-person walkthroughs and inspection support were declined. - Billing and records were delayed and were not provided during the management transition process. - After we provided notice of intent not to renew services at the end of the lease term, they immediately terminated the contract and then stopped replying to all communications. They charged full property management services despite terminating the contract mid-month and stopped providing services before the end of their contractual obligation. Most concerning was the overall lack of communication and responsiveness during critical maintenance and transition periods. We ultimately found ourselves performing many of the coordination and management functions we had hired a property manager to handle. Our experience did not reflect the level of professionalism, oversight, or client communication we expected from a licensed property management company.

On 12/7/16 the office administrator Selva "Gabby" Johnson emailed me a package and said: "Good morning- Thank you for inquiring about our services. I have attached a New owner packet information as well as a Property Management & Exclusive rental Agreement. Please review it and if you have any questions or if you would like to meet with Jo Ann Green our property manager let me know and I'll be happy to set that up for you. We look forward in hearing from you!" I thought the information in the package very extremely informative but once I called back, they were confused and told me that they had never sent me anything or heard from me (strange). I said well, nevertheless I would like to speak with Joann about maintaining management of my property considering I am moving out of state shortly. I also told her about the price breakdown that Selva "Gabby" Johnson had emailed me on 12/7/16. The woman on the phone then said she would speak with Joann and get back to me. She then left me a voicemail the following day saying they did not want to work with me. The funny thing is that I had literally provided them no information on my property. I really think they just sent me their price break down by mistake and didn't want to work with me since I knew what exactly they were charging for what. Makes no sense. Don't waste your time with this company.

    This is a very long post. But if you are a homeowner or tenant...please read!!! I would give them 0…read morestars if I could! They have multiple address on Google (monument drive, garrisonville and a PO box) to avoid the bad reviews! That's how they got us! This is a warning for homeowners and tenants! Reid property Management was our property manager for about a year when we moved out of state and rented our home. At first things were great. At the time Lynn was the face of the business and I worked with her in moving out and prepping my home for the tenants. Things were really great at first. She always responded to messages and emails and the tenants liked her as well. About 6 months into our contract She became unreliable and hard to contact. I would have to call email and text her just to get her attention. I was also scheduling annual maintenance visits at our home because she wasn't doing that. We decided to terminate their services and that's when things really went downhill. After notifying that we were terminating the contract, we ran into a number of difficult situations. 1) our tenant informed us 6 months before their lease expired that they wanted to extend their lease. Lynn didn't send a lease extension until 3 days before it expired. She told us months prior that she would send one. The tenant was completely panicked that they weren't going to have a place to live because they hadn't heard from the property manager or the owners. 2) We sent a family friend and our realtor to her home to collect our keys. Lynn was rude and very unprofessional. She seemed to be upset that we were now using our realtor to represent our home. She said "I thought they didn't have any money to pay for property management". That was completely unprofessional and out of her place! 3) when we terminated the services we were told that we would receive the tenants security deposit. When I reached out about this we were told that they didn't have a security deposit. Over 3 days, Lynn claimed that we gave the security deposit to our realtor, then claimed that the lease states that they don't collect the security deposit. When I showed emails between Lynn and I stating she would collect the security deposit, she then claimed that the tenant just didn't pay it. Even when we provided proof refuting every one of her claims she and her husband Todd doubled down and said they never received it. After a year of living in our home, they were asking our tenants to provide proof that they paid security deposit! And if they didn't have proof they would hold the tenants responsible for their mistake! I'm not sure if there was an error in their organization or if they misplaced a check. I can understand...things happen! HOWEVER their lack of accountability and empathy for the tenant and the owner astounded me! I actually had to reach out to our lawyer to get this matter resolved. Once we told Lynn and Todd that we were contacting our lawyer, Todd had the audacity to tell me that I shouldn't contact a lawyer because the security deposit is not my money, does not concern me and is a matter he will settle with the tenant (who he no longer represented at that point). I had to remind Todd that I was the owner so the matter concerned me 100% AND I paid him so he worked for ME and will settle the matter with ME! They found the security deposit the next day and immediately deposited it into our account! If you are a tenant of Reid Property Management, save EVERY SINGLE receipt, email correspondence and contract you receive and/or sign with them. If you are a homeowner with Reid Property Management save EVERY SINGLE receipt, email correspondence and contract you receive and/or sign with them. I usually want to bring business to small businesses, but I'm convinced they will swindle money from the owner and/or tenant and hide behind VA tenant laws! Take my advice and AVOID AVOID AVOID THIS SHADY FAMILY BUSINESS!!!!!
