This company lets provisional brokers represent clients unsupervised, which I was not made aware. Under this 'service' I was told I had to sign an agency agreement offered a 6% commission. I pushed back twice, asking why I couldn't pay 3% but was adamantly told I had to sign this if I wanted to make an offer. After submitting my offer, it was altered to show false and fraudulent representations. I was also given disclosure statements that left blank questions on defects where the answer was 'yes', i was given incorrect square footage and told the small lot next the home came with the property when in fact it belonged to the HOA. If you're look for a rental- PLEASE avoid! There are plenty of other places in the area that can assist you- this one is a disgrace! When we were first looking at the home we rented for 5 years, the woman who showed us the property told us, "if you don't like this house, it won't hurt my feelings!" There was so passion in her to try to rent a home for this home owner, she could not care less. There were dead roaches on the ground that she stated would be gone when we moved in. We went ahead with the rental and what a nightmare it was. The roaches that were on the ground when we moved in? Still there. I have photos. The house was FILTHY. There was standing water in the dishwasher due to it being improperly installed. The main bathroom shower faucets leaked water from the handles and would never fully turn on. The ROOF leaked for over 2.5 years! In the last 3 years, we requested a mold check and were denied. There was MOLD pushing through the paint in the bathroom and even pushing tiles off the shower! By the time we moved out, at least 6 shower tiles had come off the shower due to mold growth. For a while even the air conditioning unit in the ceiling leaked. This caused even more mold in the other bathroom. We dealt with bugs and roaches CONSTANTLY because of the home rotting away without any upkeep from this management nor the homeowner. Granted the homeowner was aging and going through dementia/alzheimer's. This should have been taken into account with each and every repair we needed. Instead, I would make a repair request, they would contact the homeowner and he would "forget" that the request even happened. I had 3 children in the home dealing with mold, leaking ceilings/roof, rotting wood, bugs, and so much more. We spent 100s of dollars cleaning a home that was nowhere near move in ready! This company is an absolute joke. Notice their name? They USED to be long and foster until they changed their name (now HomeServices Property Management) because of the poor reviews and management they did under that name. Great way to hide their shady ways! When we left, they stole over $600 from us for "light bulbs and blinds." Blinds that WE PURCHASED and light bulbs we DID replace. Not to mention a fridge drawer that broke from wear and tear- they stole $266 for that. We were also told at signing to NOT use the fireplace. We did not. Yet we were still charged for not having it "inspected." SAVE YOUR MONEY and your sanity! And mostly, if you're the homeowner, RUN away from this company! They do NOT care about your home.

Dina claimed to have over 20 years of real estate experience, yet she made a major error while listing our home that caused serious problems for us. She incorrectly marked our property as "cash only" in the MLS listing, even though the home was NOT cash only and could have been financed by any qualified buyer. The worst part is that this mistake was apparently only visible to other realtors, so we had no idea it was happening. We trusted her experience while trying to sell our home from another state, and for over three months we received little to no serious traffic or viewing activity. We were stuck paying hotel expenses and waiting for our home to sell while depending on her to properly market the property. We only discovered the issue after firing her and hiring another realtor, who immediately pointed out the "cash only" error in the listing. Once the listing was corrected and handled by a different agent, our home sold within the first month. In my opinion, this was a careless and unacceptable mistake that should never have happened from someone claiming to have decades of experience. That error cost us valuable time, money, stress, and opportunities with potential buyers. Based on my personal experience, I would not recommend Dina Thomas to anyone looking for a reliable realtor. We had to pay for an exterminator bc of the cockroach infestation. Hutcheson said they couldn't help us bc they didn't know if it was there before him moving in. He was responsible for lawn care, even off semester. We had to pay. The dryer broke and they said if it was something that they could fix they would but if not we would have to buy a new one. Guess what, I left I had to buy a new one it was going home with us. There was black mold in bathroom but yet still rents out property. Took 500$ out of security deposit for "incidentals". They stated the tins in the stove, a bush that wasn't cut down. Long list of ridiculousness. Never returned my sons phone calls, until I started to call. BAD BUSINESS!! Stay away. Not KIND.
