9/27/2024 11am to 3:30 pm Scan decided to put together a luncheon with Los Angeles Caregiver Resource Center for 125 caregivers at a nice location. Designated parking as folks wearing scan shirts guided us. We were all assigned a table, and everyone at my table were the folks I take online Zoom classes with. Scan provided beverages, buffet style food setup, they also allowed a second servin. The authors of caregiver chronicles were in attendance. It was such a great luncheon from the photo booth with photo props. Music in the background was playing with 4 or 6 screens, displaying a relaxing background, and we all received a massage. For 10 minutes, they had several raffles throughout the entire event. We learned and enjoyed the sounds of a sound bath, Lastly, I learned bollywood laughter & yoga. So, I had to start my morning by explaining to my son why someone had a "let's go Brandon" sticker on the back of their car. I then realized that the license plates "GBAY RE" Granite Bay real estate and I found their agent Kasie Eaton. She felt it was necessary to put a profane message on the back of her vehicle and therefore I had to explain to my eight-year-old son what that meant. I find it highly unprofessional and extremely disrespectful no matter where you stand politically. Very very disappointed and will not be using this company nor will I be recommending anyone buy homes from this company in this area. read more

Look at the reviews, real estate agents are essentially used car salesman that sells homes so you expect them to developer on customer service! The agent we initially used was a used car salesman before getting into real estate. My experience with Michael McGuckin was a nightmare- he sold a great story with an amazing plan to sell our home. He said, he was going to drive up our price by putting it in an auction, etc, etc. Homes are selling for $380 a sq ft. My home is 1846 sq ft, gated community, fairly new, and amazing value facing a state park. Well, he put it in auction that looked like foreclosures and listed it at $417,000. I had my lender for our new home questioning me about my house being foreclosed because the auction site looked like bank foreclosures. He did zero marketing and when I asked him, he looked perplexed. Remember, homes are selling for $380 a sq ft. I'll list how terrible his plan was: 1. The for sale sign was lopsided and he put up days after it was listed. Our neighbor was selling his house so prospective buyers were walking into his home. 2. He listed at such an absurd price ($200,000 below market value) we had people just walking in my home (no open house) to offer me a price (200k) lower than market price. 3. He was late for every meeting 4. When I asked him for his marketing plan there was no response. 5. We had agents at our open house question his ethics and misleading families by listing the house so low. 6. He used our listing to generate business at our expense. 7. He set us behind months is recovering from his auction. 8. Homes that sold in just a few took months. 9. In my opinion the offer we got which was $100,000 lower than market value was withheld- It was an terrible experience. Please message me if you have any questions. I don't want anyone to go through what we did. In my opinion he's the worst real estate agent I been in contact with and he put us behind and cost us several thousands of dollars. Probably one of the worst RE / escrow experiences we've had. Seller's agent was very inexperienced & we had to work around her day job and her kids' schedule. But the worst part was that we were forced to use their in house "Smart Move" Escrow company which was anything but. The escrow officer was unhelpful & unprofessional and had a limited grasp of basic RE business practices. We asked for her help making sure the funds wired were correct and she was dismissive and rude. It ended up being incorrect-exactly what we were trying to avoid- and not only did she not catch the $ mistake (we did), she didn't follow the correct escrow protocol to correct it, refused to admit her mistake nor apologise. Emails would have incomplete sentences, poor grammar, emojis & were quite snippy. Phone calls were in limited English. We tried to get a different officer but there was no one else.. It was an utter nightmare to work with these people. Not a good experience. read more

Three months after I purchased my home, the LOCK BOX IS STILL ATTACHED TO MY GAS PIPE. Who wants something like that attached to their GAS PIPE?? Can't be real safe and NOT a great feeling knowing any so called realtor might come and try to access your home! BIg security issue, yet these so called realtors could apparently care less. Benjamin Lo Wojtak, the agent, came to look at my house with his client without an appointment and tried to lie about it when I asked. I said just come inside, but his client decided to leave knowing I was not ready (I had just woken up). Shortly after they left I was notified by two other agents (who had appointments) saying the lockbox was empty and that they couldn't show the house. long story short, Benjamin lost our home key and tried to sneak into our gate at 10PM to put the key back into the lockbox which does not open after 6PM. Overall, he was very dishonest and irresponsible. He did not apologize for the disturbance and the inconvenience brought to our family and our agent, but instead tried to blame it on us giving excuses one after another. read more

My fiancé was purchasing a home on roseglen, we were in escrow and when the appraisal came in, and the value of the home was 10k less than what we were buying at, we gave them a counter offer, to purchase the home at the appraisal price, and they said no, not even a counter, so we pulled out. After we got the refund from escrow, home smart called and said they we sell the home to us at 675k, but the appraisal came in at 670k and no we only want to pay what the home is worth. The house went back on the market for 2 months, and we found out it sold for 670k. Also when we were speaking with the agent before we went through escrow, he said that if there was a bidding war, we would get perks if we went with their lender. read more
