Since I was signing a lease in October (out of their leasing season which is April-September, I was limited to two lease options: a 9-month lease or an 18-month lease. I thought the 18-month lease made the most sense, but because I was unsure if I would stay for a full 18 months, I asked what the options were if I wanted to terminate the lease early. I was told the only things I would have to do would be: 1. give 30 days notice and 2. pay the buyout fee. Fast forward one year later, my husband and I had bought a house and reached out to the office to put in our 30 days notice. I was told by the front desk that wasn't an option, because they only allow 2 buyouts per month. She let me know they already had 2 buyouts for October, November, December and January, which meant the earliest I could buy out of my lease was February. Since my lease ended in April, it would have cost me more to buy out of the lease in Feb than if I just paid through the rest of the lease. They were not flexible on this at all, regardless of the fact that it was never mentioned to us or listed in the lease. When I asked where it was written in the lease I was told "It's not in there, but that's how we've always done things". This conversation coming from the same person who I spoke to initially when signing the lease and asked about the termination steps. If there is 1% of you that thinks they might need to terminate your lease early, find a different spot.

The location is great since it's just off of South Kansas Expressway and is right next to the James River Freeway, and is within walking distance of several local restaurants. The apartments themselves are beautiful, and the lake in the backyard is a great place to walk and relax after work or on a day off. The barbecue grills next to the gazebo are open to everyone, and are always open to have a cookout. The local wildlife includes a population of ducks and geese living by the lake, and a turn-style feeder by the gazebo lets you feed them. It's a good hang out place for families, friends, and small children. The apartment interiors are clean and kept up to date with new appliances and open living spaces. Apartment staff are always friendly and helpful, and neighbors are generally quiet and pleasant. The only downside would be the laundry facilities, which could be busy at the wrong time of day, but aside from that it's very scenic and is a great place to live.

Apartment complex said there was nothing they could do and just call the police to report. Construction- I found so many rusty nails on my balcony that I couldn't use it any more. Door knobs feel off, fan chains fell off, and the entire apartment felt like it would collaspe at any minute. Management- The worst people ever! They don't respond to your questions or concerns and once you move in they don't feel like you deserve the time of day. I would fax, email, call, and leave Facebook messages with no responses. All in all you can find much nicer houses to rent for far less money. If you're not an underage college student getting drunk by the pool they don't have any interest in working with you. Save your money and frustration and find another place to live. I couldn't even stick it out for a full year here and I never got a good nights sleep.

Aaron the property manager is great too! He was really helpful during the move-in process and is always reachable at the leasing desk or via phone. The surrounding area is the best as there are long bike/walking paths, trails, and a nearby park. Everything is super close by yet it feels like we live in an oasis. Quarrytown does have community events plus many residents socialize at the pool. There's free yoga too but I haven't utilized that. Like most places you'll find all types of people, but overall people have been friendly. The grounds are well kept and the apartment building is very clean. Rent includes wifi and it's super fast! I work from home and it's been extremely reliable. It streams shows normally and gaming on Xbox is perfect too. The only time it's gone down is during big storms and then I just use my hotspot. A few times we've had to reset the router but that's also normal with any wifi. If I did have to leave cons it would be that there are no closets w/ doors in our 1-bedroom unit so extra storage is very limited. The units are meant to be open concept so it does make sense...and they compensate with a huge open walk through closet. In regards to noise, we did have a dog that constantlyyy barked/loud neighbors directly below us for the first few months but I no longer hear them. Additionally, we can't hear whoever is there now and I haven't heard any noise in the units next to us. (This could be different depending on where your unit is located). I'll update my review after we move out! For now, I would highly recommend living here if you get a chance. So far 10/10.

The refrigerator quit working and they brought me a dirty used one for replacement. Don't rent from them if you don't have to. If you do, document everything to protect yourself. Terrible management.

They never followed up on progress until I CALLED. Everything is constantly breaking/needs to get fixed or replaced. Place is just old. They don't follow up on anything unless you bug them about it 50 times. They use 3rd party companies for leases and rack up charges and fees like nobody's business. Rent is cheap but NOT worth the place to live in. Car got stolen third night I was living there (no cameras or street lamps to help.) Living in misery trying to get stuff fixed. Electric bill is at $250 to power a one bed one bath. If you have a dog, there's no grass for them to go to the bathroom. The grass that is there, is full of animal waste and trash. Landlords are nice and good people. But Wooten as a company is the worst business I've ever had to deal with. I wish I never moved in here, but I'm stuck until I can find another place. LEASE IS MONTH TO MONTH FOR A REASON. DO NOT LIVE HERE. As someone who has been trapped here for almost 8 months now- it's not worth it. Worse decision of my life.

Unfortunately, beyond that, it falls far short of the "luxury" moniker it's given itself, especially after TLC (a local management company) began managing it this spring. Finishes and appliances are cheap, like the cabinetry, which is made of particleboard with a thin veneer that flakes off easily. The communal rooftop sun deck is full of rotten patio furniture, and all the plants and shrubbery there are dead. Elevators, hallways and other common areas are frequently dirty or smelly. If you report it to Management, it will typically be cleaned up within a day or two, but the idea of proactively inspecting these common areas for cleanliness on a regular basis apparently escapes them. The town square, where the building is located, is a hotspot for vagrants that sometimes camp out around the doorway and have been known to harass or panhandle residents or their guests. They also fight among themselves nearly every night, and some clatter up and down the sidewalks on skateboards until well after midnight. Additionally, just this past week, the local news reported that a young man was jumped and severely beaten by a group of thugs in the parking garage that is adjacent to the building and where some residents park. Ear-splitting noise from motorcycles and "hot rods" takes place nearly every night as misfits have turned the square into their own playpen for racing and general mayhem.
