The Wooten Property Managment Company is the best ! I have had the pleasure to have been able to re-new my Apartment Rental Lease with them for 18 + Years. I moved in on May 6'th, 2007and have liked the Wooten Company so well that I have renewed year after year with them and I feel that they really do go above and beyond expectations as far as how they will really help a person with anything that might come up. Let me share a little story for you, so bare with me. It was several years back that I noticed the Jetted - Tup pump did not turn on anymore. I know how nice it is to experience that refreshing feeling of the hot water and jets and how it makes you, as they say, " A Whole New Man " so to speak. Self - Care, we all know is essential to ones mental and physical health, well - being and how you best like to treat yourself to a shower, or " Jetted - Tub " :) I have lived at the Polo Club Apartments for 18+ Years now and it's where I feel most at home and most comfortable as a city to live in, Springfield, Missouri. While upon deciding for myself as to whether or not I preferred a " Fireplace " or a " Jetted - Tub " for an approved Apartment Rental lease back in May 2007, I went with the Jetted - Tub idea. And, boy was I right about that personal selection for myself way back then. While the pump went out, I was scared I wouldn't be able to have that self - care feature for myself any longer due to the fact at the time, it had been decided that the complex would no longer be able to grant new pumps. I was pretty sad about that, as who doesn't like a Jetted - Tub every once in a while right ? Well, that being said, one day I was out running errands and remembered how Wooten Corporate Building is right behind The Red Lobster Restaurant. I said, well, I'm in the area, let me stop by and see or explain how much for my mental health the Jetted - Tub worked for me and how much I appreciated it to help me with self - care and mental health. This was back when sharing things about ones mental health or any condition one might have medically related to that mental health and self care alike. I was able to be greeted and I remember saying, hello, My name is Doug, nice to meet you, I have a question for you and a small inquiry for you. She said, sure Doug, what can we do for you ? I asked is there a manager here today who is a person who i could share my story with and oh, maybe also, a person who is very compassionate and empathetic person here Today, that could hear my story, no matter the outcome. She said, why Yes, there is. Let me see if she is available. I said, Great ! And, she was so awesome to talk to and she I think really understood me, my story, and my diagnosed medical condition, which I had documentation. two weeks go on by, and I thought nothing of the timeline, but that I was excited to hear back, just as soon as they had the timed to get back to me. She fought for me, and not only " Approved " a new pump for me, but a whole new and self heating Jetted - Tub system I have to this very day !!! I was stoked and so happy :) and they even included a new awesomely cool beige & marbled granite backsplash to boot ! I Honestly, that's when I knew, not only is Wooten the Bomb as far as a management company, they also have great upper - management who made me feel heard and acknowledged and understood. I still to this day couldn't believe how lucky I was, and I am thankful for Wooten and for the Polo Club Apartments. Do not rent from Wooten I have lived here for ten years only because i cannot afford to move ...we have had peeping toms took 4 months to get him out ,broken filters on the pool had to call health dept to get it fixed had bats in the apt coming thru the heating vents and there is a Huge mold problem when they finally fixed mine they did not fix the others; who ever installed the cabinets in the kitchen drilled thru the upstairs drainage pipes over 20 years ago so the water from the upstairs sinks are draining into the walls ( when discovered management opted to not inform other residents decided to wait and see if they complained !!!t the landlord lies all the time ( rents have been raised just before new residents sign the lease...., she will tell one person one thing and turn around and lie to the next, large dogs are being allowed to move in with their owners and landlord is referencing them illegally as support animals parking lots are never scrapped in winter creating dangerous conditions for elderly and disabled ,mailboxes leak so mail is soaking wet in rainy weather This along with no supervision at night ..unauthorized persons are staying illegally and no landlord intervention for months (keeps saying oh I know that person they are only staying a week or only there a few nights )Lies! The last resident next to me had 5 people staying in a one bedroom apt! along with the horrible noise level for there is absolutely no soundproofing I can hear my upstairs neighbor blow her nose and moan during sex It sounds like the ceiling is going to cave in when she walks across the floor even her cat ,sliding glass doors offer little protection from cold or heat you can see the wind blowing the blinds and the front door lets in a steady stream of cold or hot air even after they put on weatherstripping Wooten does not care about their residents they buy properties at a loss and lets them become slums then get rid of them to some unsuspecting buyer .... they are the ultimate slumlords! My experience: I've lived at Pebblecreek Apartments for a year now, and I can't begin to express how absolutely pleased I am with living there. The management does a phenomenal job of really making tenants feel like a valued part of the community. From day one with their welcome basket, to promptly dealing with any concerns myself or neighbors have had, you can tell that their focus is first and foremost to ensure their renters are happy. Upkeep: Maintenance and groundskeeping is very efficient, and regular pest control helps keep my place critter free (because I've heard horror stories from friends at other complexes). Management does a very good job of making sure apartments are kept up for the sake of neighbors, and that's definitely appreciated. The Internet: Yep, this is important enough for me to make a separate category for. I'm a gamer and I've legitimately simultaneously played my PS4 online while streaming a movie on my laptop while having friends over who are on their laptops. The wifi speed is AMAZING. Literally one of the biggest reasons I chose to live here. And oh, best thing is it's included in the price of rent. Laundry Room/Other Amenities: As a busy student dashing from work to class and then some, it's so nice to have the 24 hour laundry room on site. And with credit card readers too. So helpful! The pool and tennis court are awesome as well. I've had fun utilizing them alongside the handful of grills around for tenants to use. Noise/Security Issues: Despite being such a large complex, it's very quiet and for the most part peaceful; but thankfully, were issues to arise, security regularly rolls through to check in on things. This complex really is such a great fit for me. I love its location, how safe I feel, how much I get for the money, and the fact that I can enjoy myself outside when the weather is nice. I really feel so welcome here and can't recommend this complex enough. Wooten does such a good job with making sure Pebblecreek is well maintained. I am so sadden by the lack of professionalism from this company and their lack of compassion about their tenants during these uncertain times. My father is in Cobblestone 55 and older apartments. During the year and half that he has been living there, the complex has been under major on going renovations. He is unable to use his patio area because of support beams had to be put in place to hold up the deck above him. We have made several maintenance request from a screen door that is falling off the hinges, torn and dirty linoleum, dirty carpet, and a shower that doesn't drain. None of these have been repaired. However, the last event has me speechless. During the pandemic my father has been unable to stay in his one bedroom 600 sq. apartment due to medical conditions. After visiting his doctor we were informed that he should not live on his own. We contacted Cobblestone and Donna was rude and disrespectful to our family. We tried reaching out to the Wooten company main office for assistance but received no return phone call or email for a week. When finally speaking with Jessica, she asked "why would I call you back". She was above unprofessional and disrespectful. We were simply asking that they allow us to not pay for another month's rent. We were giving a 29 day notice instead of the 30. Even with a doctor's note there was absolutely no compassion or concern for my father's well being. The rudeness, disrespect, and lack of professionalism from Donna and Jessica is deeply troubling. I think Jessica stated it best when she said " I am the BOSS". I am sorry that the Wooten Company has placed people in charge of their company that has no compassion for it's tenants. read more

This apartment (Fremont Landing) was within a 3-5 mile radius I really wanted. Everything is a hop skip and a jump away, really helps coming from most my life consisting mostly of long commutes. Errands, entertainment, and work all nearby. Getting to the highway is very close too. Not being a pet owner I was wary about a dog friendly apartment complex, but my neighbors seem to be very good with their pets (or the walls and ceilings are very good for noise dampening). I don't notice their dogs for any of the wrong reasons, just on my way in and out when they're being walked. The apartment management is great about ensuring a clean environment. The few times I've needed maintenance they've been scheduled within a very reasonable time frame. I'm a computer/technology enthusiast and most of my entertainment is via streaming (no cable TV for years). The reason I fit this in was because I had planned on paying for my own independent internet, however even being picky, the internet provided for free is quite adequate for me so I believe it would be great for the average consumer. Factoring this in with how much rent is, if you would otherwise pay for internet, you can scrub a $50 a month bill from the list and consider that when comparing with competing apartments in the area. That said, in the same radius, most 1 bedroom apartments were only about 50 dollars less and didn't include internet. One last perk, this apartment is very close to a hospital. This generally means any city work that needs to be performed nearby is usually pretty quick or not overly obstructive when it comes to power outs or construction. read more

I am a current resident of The Field Apartments and have been a resident since before the name change from Strawberry Fields, the transition to the Wooten Company, and all of the remodels. I definitely enjoyed living here before the transition to the Wooten Company, but there is no denying that this residence has drastically improved for the better in the last year since they have taken over. It was frustrating during the beginning of the transition when remodeling was going on and there wasn't a full time manager, but things have settled down now, and the new manager is very helpful and attentive. The apartment remodels are a beautiful improvement. I personally love the openness of the living room and the new kitchen layout. I have also been pleased with the addition of parcel lockers next to the mailboxes. I don't have to worry about my packages being stolen outside my door or worry about rushing home before the office closes to get a package. The remodeled laundry room looks great and now requires a key, so it can be accessed at any time. If I need any maintenance done, they are also very prompt with sending someone to take care of it, now that there is new management. I can't speak for all Wooten properties, but this particular area is a convenient spot to live in, with easy access to businesses and major streets, while still being offset enough from the commotion to have to worry about much noise. Overall, I am pleased with the changes that Wooten has made to transform this residence and I really enjoy living here. read more

Since I've been at Oakwood Townhomes, the rent has increased from 695.00 to 735.00 (3 bdrm). I wouldn't be concerned about this at all, except when I moved in, cable, internet, water, and sewage were all included in the rent. Internet is still included, but residents now must pay for the rest. Also, badly needed (and promised) renovations to this decades old property are not being done. When I moved in 3 years ago, the property was in the midst of renovations, that promptly stopped half way through. The back of each building has horribly old windows. These do not seal. Many complaints on this have been sent to Wooten, but all we've received back from Wooten are empty promises. It also bears mentioning that the last time I went to renew my lease, there was a new clause hidden in the lease that says Wooten and resident discussed amicably, and mutually agree that the resident will WAIVE PROTECTIONS provided by Missouri State Law (RSMO). Not only did I not agree, but there was no discussion. When I asked Wooten to explain this, the response I received was that it didn't matter. If I didn't sign it, I would be evicted. Needless to say, I'm finished with Wooten and am making plans to relocate due to their shady business practices at the corporate level. Don't get me wrong, the local property manager and maintenance man are top notch! But the big decisions are made at Wooten HQ, and those guys you have to watch out for. Run. read more

Management swaps out every year or so leading to accountability issues and policy changes. Had a different team every time I renewed my lease. They keep bank hours which makes them difficult to get in contact with if you too work 9-5. Their "answering service" is almost useless. Terribly unprofessional and drag their feet at any service request. Every lease renewal comes with a bribe of $100 or more off rent if you submit reviews of their properties. Sure, the rent is cheap, but you get what you pay for. Apartments are very spacious with tons of storage. Can't beat living right across the street from campus, very convenient for students. Price is good for what is included. However, internet speeds are nowhere near what is advertised. There is never parking for residents, let alone guests. The stove in our particular unit was from the 1970s and never cooked without burning. Single pane windows mean cold nights in the winter and hot days in the summer. Not to mention condensation that drips down into the window frame causing mold and mildew. I battled management for nearly two years about a persistent black mold issue caused by poor ventilation specifically in the bathroom. They dragged their feet the entire time until finally electing to paint over the existing mold on the walls and ceilings. Low and behold the issue returned less than a month later. Save yourself the health risks and headaches and look outside of Wooten Co. read more

I live at Grandview Village and have thoroughly enjoyed my 5 year stay. The management is very attentive and if there are ANY issues, they are promptly and properly addressed (maintenance, bad neighbors, questions about the lease/property). The pool is really nice too, and the maintenance guys work extremely hard to make sure it's safe and clean for the guests. Definitely recommend checking into them! I also like how low the rent is compared to everywhere else in town and honestly, my place is MUCH nicer/newer/modern/cleaner than other properties in the same price tier. The walls are not paper thin, and it's generally hard to hear other neighbors doing their thing. Generally the construction seems to offer lots of privacy and isolation. Windows were just replaced on all the units, so that's a plus as well! Internet options include Mediacom and their 200 Mbps package (2 TB download cap). It's located on some generally fairly quiet streets too, so you won't have to deal with a ton of traffic/street noise, generally speaking. The location is fantastic too --- you're literally less than 2 minutes from Walmart, 5 minutes from another Walmart, there about 4 gas stations within a 45 second drive, Empire Bank is less than a minute away, and there are restaurants and convenience stores all around you that take less than 2 minutes to get to. It's like big city living at non-city prices (location location location). 100% Recommend read more

Since I moved to Springfield nearly 13 years ago, I've lived in seven different rental properties. Five of those seven have been managed by the Wooten company, and with good reason. The Wooten Company is consistent and easy to deal with. Whenever you rent one of their properties, the processes and procedures are similar across their different properties. Most of the staff that they hire are courteous and professional. In the one instance where we did end up having a major issue with a property manager, we were able to go to the corporate office and have our situation rectified with prompt and professional courtesy and an apology. Before I moved to Springfield, I had rented from real slummy landlords in my former state. I was pleasantly surprised that a property management company like Wooten can and does exist. Now this is not to say that quality doesn't vary from property to property, but since some of their properties are owned by third parties, that will affect various things like each maintenance and upkeep. Our previous rental had various maintenance and upkeep issues that I suspect were more the owners fault than Wooten's. As long as you pay the rent on time, live in peace with your neighbors, and treat the staff with courtesy and respect, you will have no problem with renting from the Wooten company. I will continue to rent from them until the day comes that I finally decide to buy a house. read more

My roommate and I have rented from Quail Ridge Townhomes for over a year now, and it has been my most pleasant renting experience EVER! The staff is extremely attentive, kind, and accommodating. We have had zero problems with pests, maintenance, or neighbors. Anytime a maintenance issue has arisen, it was taken care of swiftly and without any difficulty on our end. Along with this, the office staff is fantastic about communicating any property-wide maintenance--they provide plenty of warning and always give us time to be prepared. We have come to love our neighbors and the little community here, as everyone is extremely kind and welcoming. This property is very family-friendly, however, it is also an extremely affordable option for college students like myself! All of the amenities provided by quail ridge (pools, gym, laundry room, etc.) are always clean and well-maintained. The grounds are also very well taken care of, and the area is very pet-friendly. The location of these townhomes is also a great bonus! There is easy access to Sunshine St. as well as Battlefield Rd. and Highway 65. It is nearby elementary and secondary public schools, and various colleges, such as MSU and OTC, are an easy commute. Overall, I find myself consistently recommending this property to those looking for an easy, pleasant renting experience. It truly is a wonderful place! read more

I haven't had to deal directly with the Wooten Co much but when I was searching for an apartment, I was glad that since they own most of the apartments in town, all their different units were organized on their website by what options were available. I was able to sort by things like pet friendly, washer and dryer hookup, and if internet was included; all very important things to me. All the units have a 24/7 on-duty maintenance person which has come in handy more than once. One problem I have faced though is their pet's policy. Although some units do allow common pets like dogs, cats, or fish, they consider animals like hamsters and mice as exotic. They do not allow exotic pets which makes things difficult when trying to move as none of the units in town (as they are all owned by Wooten) allow them. The reasoning I was given was that if they escaped, they could chew holes in the walls and create havoc for other tenants. I guess that's fair but also what the pet deposit is for. I also find the pet deposit far too high, plus the pet rent. I feel it should be one or the other, not both. Especially for smaller animals that do very little to harm the buildings. Although I seem more negative than positive, I do enjoy living under the Wooten Co. Everything seems to be constantly improving and changing so I look forward to seeing what they have in store. read more

8/20/2017 - I have rented from The Wooten Company properties for more than five years now (first at Lakewood Village Apartments and then Quail Ridge East Apartments) and have had no major issues occur with management during that time. I've always received notices several days in advance any time management would need to be in my apartment (filter changes, Internet upgrades, etc.) and they have always called me back within a day or two if I had any questions or concerns. The rental process is easy and straight forward, as is renewal. Pricing is upfront and forward so you're never left with a mysterious charge of any kind that you weren't aware of. The option for automatic online payment is a plus as well. I know that if I ever have an maintenance emergency, I can call the office and even if it's closed the call will be forwarded to the after-hours answering service so I can get my issue taken care of right away. Both properties I've rented from have had a pool and fitness center, and for the most part both amenities seem to be taken care of, though the pools don't seem to be cleaned as regularly as they should be at times. Overall, The Wooten Company provides properties with plenty of amenities at a good value that are backed up with descent management. read more

The Wooten Company manages a variety of apartment complexes in many different locations near the Springfield, Mo area. Each apartment complex ranges in style and fits many various family needs. We have lived in the Village Club North apartments for over ten years, which is managed by the Wooten Company. It is conveniently located within a short walking or driving distance to restruaunts, grocery stores, gyms, banks, etc. Most of the apartments are updated and refurbished. Over the years, a lot has changed to make the apartments better than when we first moved in. Most of the neighbors are really friendly. We used to have BBQs in the parking lot, which was a great way to connect with the people living around you. The current office manager, Chris, seems to really care and is a good listener. If there are any problems, then he takes care of the issues, right away. I have been impressed with the maintenance improving over the years, as well. I think it is really important to have great neighbors, a manager who listens to the tenants, and maintenance who is responsive and loves to fix items. I hope that the current maintenance and manager stay for a long time, because we need a great power team to help everything continue to improve. read more

I've been living here for about 6 months as an individual (Oak Wood.) Everything has been great so far. Mercedes, the property manager, is consistent. Therefore, I always know what to expect going into the office, and that's a good feeling. That being said, every once in a while there's a homeless man going through the trash outside my apartment. That's awkward. But, to be honest, I'd probably be an explorer if I was homeless too. Anytime I throw away a pizza box, I be sure to leave the last slice in there; You never know - that kind of generosity could come back around to me one day, when I find myself in a hungry sort-a-way. I'm not sure if this is enabling a bad habit though. I'm not a very educated person, you see? I just try to do my best... Perhaps I should take the advice of that age old adage - "Give a man a slice, you feed him for a day. Teach a man to bake a great pie, and he'll have the skills to feed himself for a lifetime." Does that mean I should take him to big slice and show him how the chefs make the pizza? But then again, that's contradictory to another fundamental philosophy - "You can't teach an old dog new tricks." I guess I'm just at loss with this problem. Any advice? read more

I will be going on my second year leasing at a complex owned by The Wooten Company. I personally, have had almost zero issues. The management at my complex have been nothing short of wonderful. Monthly rent is great, the interior of the apartment is nicely updated for what I pay, on-site laundry, and maintenance is exceptionally quick (with what I have experienced in the past). As far as cons go, there are really only a couple. 98% of the time, the internet is great. Much faster than I would ever have expected, seeing as it's free and shared by others. But every so often, it does "glitch" and stop working for a couple of hours. That can be frustrating, but it's definitely a very small hiccup in the grand scheme of free service. My one other complaint would just be the quality of the floorboards. I've gotten used to them, but if you happen to have some loud walkers move in above you, prepare to hear a squeak with every footstep... Other than that, I would highly recommend The Wooten Company (definitely Quail Ridge East, at the very least). Even with a couple of slight drawbacks, I plan to live here for several more years. read more

This will be my third year living at Quail Ridge East Apartments managed by The Wooten Company. These apartments are clean, spacious, affordable, and have everything I need. Other than the rent I only pay an electric bill that is only 40-50 bucks a month and they even just recently added free internet. The office staff Larry and Nancy at Quail Ridge are friendly, knowledgeable, and have always been there to help me with anything I have asked. The maintenance crew does a fine job fixing any problems I have. The properties and land are well maintained. There are affordable laundry facilities on site and a nice fitness room with more equipment than I know what to do with. My kids and I will be spending most of the summer at one of the 3 pools that The Wooten Company has to offer. I have a small pool that is basically outside my front door and perfect for my kids and I. Occasionally though we will go to the huge "Mickey Mouse" shaped pool in the center of all the properties. I don't see us moving from here any time soon and if we do it will still most definitely be with The Wooten Company. read more

I have been living at Seasons Three since my husband passed away in 2012. The wonderful neighbors I found here made my transition to easier than I imagined possible. I especially appreciate the secure entry and the fact that the attached garages allow me to move from my car to my apartment without having to go out in the weather. There are also lots of outdoor parking for visitors. The apartments are spacious with an amazing amount of storage space. Dolly, my dog is very important to me and she was welcomed to Seasons Three too. Seasons Three has many activities at the club house that I enjoy attending as well as making the clubhouse available to my for private get -togethers with my extended family in the area. The swimming pool is very nice. Dolly and I enjoy spending summer evenings visiting with other residents around the pool. Seasons Three has put in raided garden beds and made the available for the residents to plant vegetables. These folks are very generous, sharing this produce with us lazy folk.
