The location is great since it's just off of South Kansas Expressway and is right next to the James River Freeway, and is within walking distance of several local restaurants. The apartments themselves are beautiful, and the lake in the backyard is a great place to walk and relax after work or on a day off. The barbecue grills next to the gazebo are open to everyone, and are always open to have a cookout. The local wildlife includes a population of ducks and geese living by the lake, and a turn-style feeder by the gazebo lets you feed them. It's a good hang out place for families, friends, and small children. The apartment interiors are clean and kept up to date with new appliances and open living spaces. Apartment staff are always friendly and helpful, and neighbors are generally quiet and pleasant. The only downside would be the laundry facilities, which could be busy at the wrong time of day, but aside from that it's very scenic and is a great place to live.

John, the maintenance man is great. He comes over to fix what ever is needed, he is very responsive. He is super nice, very positive and has a very nice personality, no matter how silly or minor my issue has been, he has been able to fix it and be super cool about it ( in the past I've seen people scuff and give me attitude because the problem is minor- most likely because I'm a female, but not John). I'd say John has been the best, most responsive maintenance person, of course that is also with the help of the office staff who do their part with the communication. There is plenty of parking, even for guests.

The pool is really nice too, and the maintenance guys work extremely hard to make sure it's safe and clean for the guests. Definitely recommend checking into them! I also like how low the rent is compared to everywhere else in town and honestly, my place is MUCH nicer/newer/modern/cleaner than other properties in the same price tier. The walls are not paper thin, and it's generally hard to hear other neighbors doing their thing. Generally the construction seems to offer lots of privacy and isolation. Windows were just replaced on all the units, so that's a plus as well! Internet options include Mediacom and their 200 Mbps package (2 TB download cap). It's located on some generally fairly quiet streets too, so you won't have to deal with a ton of traffic/street noise, generally speaking. The laundry room is conveniently located next to the office but make sure you're on the 1st floor if you want W/D hookups. Parking is usually a zero issue. Every unit comes with a nice small balcony too. The location is fantastic too --- you're literally less than 2 minutes from Walmart, 5 minutes away from another Walmart, there about 4 gas stations within a 45 second drive, Empire Bank is less than a minute away, and there are restaurants and convenience stores all around you that take less than 2 minutes to get to. It's like big city living at non-city prices (location location location).

I am really impressed at how quick they respond and fix things. There were some negative reviews on Google (which I don't agree with) that led me to leaving a review. Aaron the property manager is great too! He was really helpful during the move-in process and is always reachable at the leasing desk or via phone. The surrounding area is the best as there are long bike/walking paths, trails, and a nearby park. Everything is super close by yet it feels like we live in an oasis. Quarrytown does have community events plus many residents socialize at the pool. There's free yoga too but I haven't utilized that. Like most places you'll find all types of people, but overall people have been friendly. The grounds are well kept and the apartment building is very clean. Rent includes wifi and it's super fast! I work from home and it's been extremely reliable. It streams shows normally and gaming on Xbox is perfect too. The only time it's gone down is during big storms and then I just use my hotspot. A few times we've had to reset the router but that's also normal with any wifi. If I did have to leave cons it would be that there are no closets w/ doors in our 1-bedroom unit so extra storage is very limited. The units are meant to be open concept so it does make sense...and they compensate with a huge open walk through closet. In regards to noise, we did have a dog that constantlyyy barked/loud neighbors directly below us for the first few months but I no longer hear them. Additionally, we can't hear whoever is there now and I haven't heard any noise in the units next to us. (This could be different depending on where your unit is located). I'll update my review after we move out! For now, I would highly recommend living here if you get a chance. So far 10/10.

They know you only by an address. The property I lived at --village club--went through at least 15 property managers in the 6.5 years I lived there. Pretty much as soon as I would establish a rapport with one, a new one would start. The last summer I lived there, my toilet was backing up into my bathtub. So I was wading in sewage to take a shower. They took their sweet time to fix it, and by that time I was just done. They refused to give me any kind of break on the rent. Accord them, sewage in the shower wasn't life threatening. The most important thing for prospective renters to know is that the five star reviews you see on any given platform are 90+% LIES. Wooten gives a $120 rent discount on a months rent when a tenant renews their lease in exchange for that tenant writing 6 positive reviews. If that isn't deceptive business practices, I don't know what is. Don't rent from Wooten.

Unfortunately, beyond that, it falls far short of the "luxury" moniker it's given itself, especially after TLC (a local management company) began managing it this spring. Finishes and appliances are cheap, like the cabinetry, which is made of particleboard with a thin veneer that flakes off easily. The communal rooftop sun deck is full of rotten patio furniture, and all the plants and shrubbery there are dead. Elevators, hallways and other common areas are frequently dirty or smelly. If you report it to Management, it will typically be cleaned up within a day or two, but the idea of proactively inspecting these common areas for cleanliness on a regular basis apparently escapes them. The town square, where the building is located, is a hotspot for vagrants that sometimes camp out around the doorway and have been known to harass or panhandle residents or their guests. They also fight among themselves nearly every night, and some clatter up and down the sidewalks on skateboards until well after midnight. Additionally, just this past week, the local news reported that a young man was jumped and severely beaten by a group of thugs in the parking garage that is adjacent to the building and where some residents park. Ear-splitting noise from motorcycles and "hot rods" takes place nearly every night as misfits have turned the square into their own playpen for racing and general mayhem.
