He valued our home at 25K under the asking price--consequently giving us no credit for the 58K upgrades, new roof and new HVAC. The comps he used were of a similar model, however the owners had done nothing in the 10+ years to upgrade. Our agent, the buyer's agent, the lender and the broker all agreed to appeal, because their were several discrepancies in his appraisal which took over a month to get back in the first place. When the initial appraisal was appealed, and he was provided with new comps, he refused to adjust the amount he valued our home at and would not consider the new comps which sold for more than our house with less square footage. This man is working a God complex like no other. If you are selling your home in the KC metropolitan area, I would refuse to accept Greg Asslin as your appraiser should he get pulled in the lottery. Even with a reconsideration of value, there was a litany of issues in the appraisers report as detailed below. I would never use this company, or engage with a lender that uses this company, again. 1. The reconciled value falls below both the median and mean of the appraiser's own comparable set. 2. Identical condition language ("no recent updates or remodeling") was adjusted inconsistently across comparables. 3. The "bracketing" methodology used to justify comparable selection was applied inconsistently. 4. The scope of the subject's renovation is understated in the report. 5. Location/view adjustments across differing lake types were not explained. 6. The appraiser's own market data is acknowledged to be extremely limited. 7. The stated basis for not developing an income approach does not reflect this property's actual use or the surrounding rental market.
