This rating is coming from a place of extreme frustration and total anger ! We have been in our home about 6 months and started to notice a gas smell around our gas cooktop. Our plumbers happened to be coming next day to do some maintenance and they did check the gas lines in and out of the house and found absolutely no leaks. I am an agent and have always recommended a warranty to all my clients but have never been on the side as a buyer with a serious appliance issue. The gas smell wasn't always present but we noticed in February it was back and very strong. Called HSA after seeing the cooktop was covered but the print is so very small it's tough to actually see the fine print with normal vision. They sent an appliance company that we paid $100 for the service call. The guy was at my house for 5 minutes and said it was the gas regulator and he would replace it and come back I stopped using my stove before this because of the smell and the gas was turned off. Our appliance guy came back about 2 weeks later and replaced the part and turned gas back on and closed our service request. I went to use the stove (finally ) the next day and immediately smelled the strong natural gas again I reached out to the appliance company and they never got back to me so I called HSA and was told it was now a plumbing issue and the appliance company was out of the picture. A plumber was sent over a week later and he found a gas leak in the cooktop burners so gas off again and now back to appliance company to get new valves for the burners. It's now two months since I have had a stove to cook on and its was only going to get worse. Yesterday I received a call from a very rude and abrupt woman to inform me the parts for my cooktop are no longer available ! I didn't know how old the cooktop was when we bought the house but parts are discontinued. She then said the valves can be rebuilt with various parts the would take up to 14 weeks to be available to repair the stove. So another three and a half months until I can have a working cooktop. I told her I thought replacement might be a better option and faster since parts are already unavailable. She simply said my only option is to wait the 14 weeks or take a parting gift of $260. 00 that was the amount of the parts required to fix the stove. I spoke to 5 different people yesterday and one was worse that the next. They kept transferring me to people who insisted my stove can be fixed This is the worst customer service and company I have EVER dealt with after being promised our issues would be resolved. I do not have a stove and will never recommend a warranty company to any of my customers or friends They are NOT in the business of resolving any issues for buyers and sellers They are worthless and misleading in their claims to help anyone. Their entire platform seems to be collecting money for the service calls then the zombies in customer service enjoy denying any coverage at all. I spent $200 for the service calls and now they have offered us $260 as a resolve to close our claim. Beware and be smart and know what to expect ..... Nothing !!!!! read more

TLDR: Not an advocate for their customers, rate increase by 40% for no reason, force you to inspect property, their inspectors are idiots When we bought our 130 year old house we went through Howard Hannah for homeowners insurance at the suggestion of our agent. A few weeks after purchasing a homeowners policy we received an email telling us that the roof on our carriage house needed to be replaced with an attached photo with a big red circle around the roof. Their inspector had showed up on my property without any notification and took a picture from the other side of the property which made the seams on the metal roof look like gaps. I called and explained to them that I am a sheet metal worker and have been installing metal roofs for 20 years, there is nothing wrong with the roof. At first they insisted on me calling a contractor to back what I am saying, then I told them I would just take my money to someone else if they thought I would pay a contractor to prove their idiot inspector wrong. They asked me to send a picture backing up my claims. I took a few pics showing the roof at different angles and that the seams were fine. They accepted that and we moved on. This year our insurance rate skyrockets 40%. Mind you we have never made a claim. My wife and I are both extremely busy so we talked about shopping it out but never got around to it. Then they send us instructions to take video of our property using their app, because its not enough to skyrocket my rates, now I do your work for you. We joked about "watch, now they are going to screw us with our own video." Midway through August we receive and email saying we need to trim back some trees and build a rail on our 5 stair walkway and our wrap around porch. They gave us a month from the point they printed the notice to get it done, so by the time I receive it we have less than a month. I called the insurance company (Plymouth Rock) directly, I tell them it's unreasonable and that I won't be able to get a contractor out in that time, much less get three bids. They didn't care. I asked them about their price hikes "Yeah, we got approved by the Pennsylvania Insurance commission to increase rates!" I aks them "So I get to pay more with no increase in services, AND i'm doing your inspections for you?" "Pretty Much!" they say. I also asked them for information on how they wanted the rail built, because they need to tell me what they want. I call Howard Hannahs office, the agent was very nice and told me that they will talk to them but since it was labor day weekend they didnt think they would get an answer that day (this was Friday) and that they would definitely call me Tuesday, and that they thought I needed more time to find a contractor. No call Tuesday, no call ever! I didn't get a chance to call them as I got busy, then I receive an email over a week later saying the insurance carrier denied my requests for more time and the details for the rail was "36 inches high." At that point I had less than two weeks to meet their deadline. My hands were tied and I can't find a contractor who will build me a rail, so now I have a notice saying my homeowners insurance is being cancelled in 30 days, because I can't find someone to build a railing on my 130 year old house. Again I have never once filed a claim. Stay away from Howard Hannah Insurance! They will give you nothing but problems, jack up your rates for no reason, and not care about anything but you giving them money. read more

Michael Lodge an agent with Howard Hannah provided us a quote for home insurance based off the MLS for the new home we bought. He quickly gave us a quote and we paid in full in October and then 2 months later due to a mistake he overlooked on our application they sent a letter requiring us to pay close to a hundred dollars more. The lack of transparency has made it hard to trust doing business with him. When I spoke to him to try and understand what was going on he offered no explanation and took no responsibility for the incorrect quote. When it comes to home owners insurance you should try and find someone you can trust I have learned this lesson the hard way. read more

If I could give them 0 stars I would, tried to add another driver to my policy, received proof of insurance a month ago, got an email today saying they were very sorry but they didn't actually add them to my insurance, so I guess she's just been uninsured for the better part of two months. This kind of behavior is completely unacceptable, I can't believe they would leave me out in the open like this. I can't not recommended this company enough. Seriously, toss company is a joke. This insurance company is an absolute disaster to deal with. We made a mistake of signing up with them based on the recommendation of our real estate agent. The insurance agent who signed us up is never available, we get emails from some random employees that are not even signed with a full name, it is so amateur and unprofessional, and it's a nightmare to deal with. I was first impressed with Howard Hanna insurance when they were able to cut my insurance rates in HALF. I'm even more impressed now that I had to file a claim. Our rental property sustained water damaged 1 week ago today. As of today I've received 1 check, final approval on the repairs, am starting repairs tomorrow with a final check on its way to me. Worst company in insurance business, SCAMING YOU at a monthly rate. Please ask for someone with a brain about your policy. The rates are through the roof for 1200 ^2 ft. single family home is 1800$ per year. When you call they will give you BS answer, about what you need and that you have jewelry and TV'S worth $250K. That is ridiculous for property net worth of $55K. The company reps have bogus answers and will not change anything on your policy, unless you provide a notarized letter of intent to change. I am buying a house through a Howard Hanna Realtor. I don't have a problem with the realtor. However, I had to stop by my local Howard Hanna office several weeks ago to sign some paperwork for our offer, and the lady behind the desk there rudely told me that Howard Hanna had their own insurance division when I said I sell insurance and could help with mortgage term insurance. Sheesh! I'm a paying customer buying a property...no need for her to be rude about it. This is how I make a living. So, about two weeks ago, I get a letter from Howard Hanna Insurance Services in Pittsburgh trying to sell me insurance. I called the number in Pittsburgh and spoke to the department head. I explained that I'm pretty sure I never gave them permission to market their insurance services to me and asked to have my name removed from their marketing list for ALL forms of marketing they do. Now today, two weeks later, I get a phone call from their Pittsburgh office trying to sell me their insurance. This is extremely annoying. I don't need your insurance. I can sell myself any policy I need. Please STOP calling me!! read more
