I would say this is "reliable property management - even from afar". As a California resident, it was critical for me to find a trustworthy team to manage my quad-plex property in Quincy, Massachusetts. My experience with Howzer has been quite positive, and I find their services to be dependable. (Phew.) One standout individual from the team was Cyn, who provided exceptional support during a period of anxiety about securing good tenants for the three vacant units. She not only eased my concerns but also successfully found excellent tenants--one of whom has even developed a friendship with my cousin, who lives in the other unit. The only minor issue I've encountered--an occasional visit from a neighborhood cat on our porch (as seen in the attached picture)--is clearly beyond Howzer's control. This slight inconvenience did make me think about lowering the rating, but upon reflection, it seems unfair to hold them accountable for this. So: if you're searching for someone to effectively balance proficiency with a genuine care for clients--even from a distance--Howzer Property Management gets my vote. (I've used a couple companies in California and those don't compare; I don't mean this as an insult but the customer service at Howzer made me feel like I slipped back in time and got very high touch customer service at Nordstrom's in the 1980's.) read more

I was looking for new management and so far we've had a great experience with Howzer. I enjoyed learning about Howzer's TruePassive program, which is focused on allowing landlords to truly be passive investors which was important to me. Other management companies we've seen are often times only focused on maintenance. The team at Howzer really focuses on a total solution to increase revenue and reduce costs and they even align part of their compensation structure with performance. It feels like a better partnership than we've seen in other places And more importantly the tenants an are happy with our new managment, a win-win. read more

Save your money and your clients/tenants the aggravation and rate increases for: Poor service Poor communication Poor quality Poor attention to clients, melds, details, follow through, follow up, work ethic and ... showing up. May be a day, week, month(s). And if/when they do, don't expect any respect, accommodation or consideration. Be grateful they're sending someone else at all even if it costs you to take yet another day off from your own job, also at your expense. Sometimes they even call & ask if you can do their job for a property for them so they don't need to send someone out. Or you just can't take it anymore & end up doing yourself anyway. Especially if there are safety concerns. If you'd like those addressed apparently it takes the board of health to request something to get them going, but again, don't expect them to ask when you can be available. You're only paying for their services. Or lack of. Directly or not. There is no consultation or asking. Feels more like a violation. read more

You would be safer sleeping in your car!!!! so many times the basement has flooded and we keep losing our stuff. Also there is loose wiring in the basement near the water!!!!!!! Now 12/18/23 the roof blew off and it needs a whole new roof due to not maintaining it!!!! company says roofer will be out that day (nope) then Tuesday "he came and couldn't fix any part) need whole new roof. Question of the day is???? WHEN !!!!!!! you have a handi cap lady in the first floor, a 4 month old baby on the second floor and third floor they are freezing. The company should be paying them to live there!!!!! I think the owner should put all the tenants up in his house and he should go live there!!!! Nothing worse than a SLUM LORD!!!!! read more

Hello, I made a review before but it seems they deleted it. I am currently still under my lease with this company which is why I am not going to use my actual name but just know I am real guys and whew.. let me tell you. In this review I will be adding quotes of other peoples reviews that happened to me as well. NEGATIVES, not even a 1/5 if I could give a negative review, I would. Now personally I haven't had mold, but I have had many many many things break out of nowhere that were half fixed when they sent people (which also takes forever). "The management seems nice at first until you need problems fixed at the unit. We experienced several issues which were not addressed. We had black mold all through the unit which they "fixed" by bleaching it until the mold came back 2 months later." First, I want to say they're nice at first until you actually move in and now their communication is going to stop. It takes 1-2 weeks for them to send someone to fix your issues because they don't have enough people for the amount of properties they own. So they have all these people paying (unbelievably overpriced prices for how cheaply they remodel) to live in their properties just for things to break and then they take forever to fix it and then when they do "fix" it it'll still be an issue or break again and then it's the same cycle. They also haven't blamed me for any of the issues.. because I WISH they would! But, from the same review, I thought this was important to note for others including myself for the future, "They tried blaming us for the issue, until I pointed out they didn't-". They might try to blame you for things THEY didn't do. Onto an issue of communication. They're terrible! Like someone else said "This property management company is awful. Consider yourself lucky if they answer your phone calls or texts." Took the words right. out. of. my. mouth. Or this other person who mentioned, "worst management company ever they dont respond ever to any issues or complaints and they unreasonably charge fees for everything with horrible condition of the property." Again, I haven't been charged for anything crazy but I can defend the fact that they're terrible communicators and they barely get the job done! I would like to move a little into that second quote I just gave you with the slight mention of the property being in bad condition. One of the other tenants that lives here had to get new windows and after the windows were replaced they left broken glass, trash, outgrown weeds, hard plastic, and small shards of sharp things in the backyard. One of the other tenants here moved in and their floor wasn't even fully finished yet. They half do about everything single thing.. that they do. As someone else said "No maintenance at all none just bandaid work and ugly bandaid work at that somthing you would expect to see in Roxbury or Mattapan". And no, i'm not even done yet. This next topic will be a quick one i mentioned it briefly. I find it crazy the amount they charge for the half done work that they do on their properties. I'm unsure who the owner is but I don't think I want to know him considering he chose this company to take control of all of his properties and he doesn't care that all the places fall apart while our rent doesn't change at all. "They require all these high standards of tenants then they are the worst management company who takes advantage of the tenants", and I agree. 99 problems but not 1 accommodation for the tenants. Now my last topic is about all of their 5 star reviews. Please really read them because they're either about a specific person (not the company as a whole) or they were definitely bought whether they're good or bad reviews. I personally have been asked to leave reviews by people which when I get a good person I definitely will, However, if you read them you'll see there will be ONE name and that review is for them NOT for Howzer so please just be careful when you guys look into working with howzer because 9/10 you'll regret it! Just my last quote to sum this up, " It looks like the 5 star reviews here are either fake or put up by howzer.The entire process for renting from them is online. YOU DO NOT MEET WITH A REALTOR AT ALL. They give you a combination for a lockbox and a number for a keypad for the door. YOU NEVER MEET ANYONE FROM HOWZER. If a murdering criminal who just got out of prison wanted a place to live, I would recommend howzer property management to them, because they could easily move in without having to do too much scheming because this company doesn't care about it's tenants safety, or any concern that involves work on their part." The prison part was a little extra I must say, but I get it. When I first moved in there was a NEEDLE (If you understand) laying on the floor in the basement, they DO leave a lockbox and anyone COULD have gotten in.
