Right from the start I got what I wanted - a huge patio, quiet side of the building, tons of storage, and a floor plan I knew I would enjoy. The leasing staff is accommodating, friendly, and professional. I utilize the biz center, pool, gym, and have had some great parties and screenings in the rec room. They also show their appreciation of us/tenants by hosting events often. And the location cannot be beat!

Everyone at the leasing office is great and always loves saying hi to our pup and baby. We had an issue with someone else in the apartment building taking a bench of ours as we were moving out and Flavio from the leasing office was absolutely amazing! He found out who took it, got it back for us and even drove us to our new place since we no longer had the truck and couldn't fit it in our car. Flavio went above and beyond! We would definitely recommend this apartment building.

PEST CONTROL: Fruits flies infested our unit like they paies the rent, you can't eat or cook in peace and they got the nerves to tell us that's normal and that it's our fault mind you that was our first day... When Im telling you, their freaking trash bands was just in front of our living room window TERRIBLE' it toke us uncomputable time of pest control request and had to escalate to call a law enforcement department for them to actually take the matter seriously.... The elevator with no light in it sometimes and get your bike stolen out in front of the leasing office, just incredible.... Be prepared for trains!! THEY GOT ME DIFFERENT MONTHLY PAYMENT sometimes it increases high hand sometimes decreases. False alerts fire alarms at nights, be ready!

Lalli, the property manager, always goes above and beyond to ensure I have a great experience. She helped solve my issues with some charges that had been made (my fault) and helped solve an issue for my main method of transportation which is to bike. The only issue I see with Modera is that, it is not bike friendly. There is no easy access in and out of the garage for bikes nor pedestrians. We have to fight for space with cars and that's pretty inconvenient given that the location is in the heart of the city.

THE GOOD: Overall, the cleanliness of the property has improved. Changes were made and progress has been noted. If the offending residents and their guests could be removed, the property would be cleaner. Efforts by Magagement to improve the quality of life by increasing enforcement of lease restrictions and rules is working. I understand the property is a "for profit" business, but there has to be balance between profit and enforcement so that compliant residents are not shortchanged. THE BAD: There are always going to be those who violate the rules. Several residents continue to let their pets (large and small dogs) roam without leashes. When there is an injury incident the lawyers will have a field day.. Several pet owners don't clean up after their pet when there are accidents in common areas like hallways, elevators, and the lounge areas. Some owners blatantly violate the rules allowing their dogs to occupy areas unattended and by allowing their dogs to sniff and lick ice in the kitchen areas inside and outside. There are also residents who smoke weed and cigarettes in spite of signing a lease agreement in a "NO SMOKING" facility. It's difficult to enforce the no smoking clause but I think a better effort can be made by having security enforce and report. MY ThOUGHTS: Overall there has been measurable improvement which I applaud. I hope the improvement continues behind the efforts of the current management team. There has been great improvement and I continue to see good things happening on the property. The property has an unbeatable location and nice amenities, I guess that's why I still call Modera Midtown home after 4 years!

Leaky floors, broken lights, no gated garage. No security. Don't think about getting ur packages during the weekends or after 6. Now, apparently they decided power was an amenity we don't deserve to have. They cut our power off 11 am for maintenance and it hasn't been on since. Some are getting hotel rooms because it is freezing with no heat. Theres no heat, food is going bad, no internet. Don't rent here. You'll regret it and you'll be stuck because no one will take over a bad lease.

These people are con artists and they are aware of this. No other reason they wouldn't be able to be let out of your lease after month after month of breaking promises/guarantees/etc to residents. I am fully convinced the people in charge are trying to make our lives as miserable as possible. For example, fire alarm went off at 10am today for over 15 minutes for what seemed like no reason. But that's just today. Catalyst has earned 0/5 stars. They are 0/5 stars on a good day, I would say 1/10 stars when everything promised in the lease is actually available. However... If I knew that the -Pool -Gym -SECURED parking -mailroom -literally most amenities on the website would not be available for majority of my lease, I would not have signed here. Why include them on the website and the lease if they won't be available when I move in? I'm doing my diligence by posting the 2nd 0 star review of Catalyst Midtown on yelp, and if you are seeing this and are a resident I encourage you to share your experience. If you are seeing this as a future tenant, look literally anywhere else. Guest parking = street parking on Hampton Street NW. Also, there's apparently only parking for 40% of full capacity... so parking can get very full. 3 parking garages but none of them connect??? The construction of this place was incredibly rushed in many ways. and they still did not finish building it on time. We were lied to numerous different times about when the apartments would be ready. We were lied to about our move in date. We were lied to about the amenities we would have available. They usually don't communicate anything unless it's related to money (payment portal down, rent due/overdue, etc greedy mfers). I'm actually still owed rent credit from august as well. I've emailed them twice already about it and they still haven't seen it somehow. If you are reading this, CLS you owe me $300. I've sent 3 emails at this point. Just do not lock in a lease here. If you read this and still think you are going to have a good experience with this company, good luck!!! I thought the same and now i'm stuck in the lease until July just like hundreds of others. But if you live here after me, hopefully you will be able to use the amenities that I am paying for currently. Please though, this is just one 1 star review. Make sure to read the reviews on google as well and check out this place in person if you really want to sign here. You shouldn't though. You really shouldn't. I'd say you get what you pay for... but you don't. You literally do not get what you pay for. 1/10 on a good day. and that's on a day that the "gym" and "pool" are open, and our garage has "gated access", and we have a "mailroom" with "delivery lockers" and we have a "makerspace", "bike repair station", whatever crap they wanna bundle in and not provide. By the way; their excuse is that the amenities are "free" therefore we aren't paying for them so they are not part of our lease, so they are not breaking lease by not providing them. Shady shady company. And obviously we are all students staying here, so they know they can screw us over with little consequences.. we don't have the money to sue them. Edit: They lost a bunch of mail over this weekend. They even opened a resident's mail and admitted to opening it. very very illegal... I feel like this could have been avoided by.... having the mailroom that was advertised to us when we signed... A common theme here. This is causing mental stress and anxiety for students whose apartment was vandalized and lives there through the shooting and killing of a student resident in December 2025. We selected roommates from the ROOMSYNC app and matched well with students who had similar schedules and lifestyles. It was perfect! Fast forward to this week after 2 years of residency, the leasing office places a significantly older non-student resident in the unit with my daughter & 2 other student roommates. There was no introduction, nor consideration of compatibility. When we contacted the leasing office asking them to place the person in a more suitable unit with her peers, they advised this person met financial eligibility and that compatibility is not always possible. My daughter does not feel safe as this person has started bringing much older men (well into their 40's and 50's) into the unit. Thursday night my daughter was up most of the night due to the loud sexual encounter this person was having. My daughter expressed concern that this individual is taking liberties with personal items that belongs to her and is asking for things like trash bags, toiletries and expecting them to vacate the common area when she brings male friends into the space. The leasing office said they were following all fair housing guidelines & that roommate disputes should be remedied by the roommates. The leasing office also said this person is allowed visitors and my daughter is welcome to report suspected violations. This person is 35 years old and lives a very different lifestyle from students who range in age between 19-21. My daughter no longer feels safe as there's a great imbalance in this situation. This isn't reasonable or responsible behavior on behalf of the property. Rather than using common sense to avoid problems, they're telling my daughter to basically wait until something happens and then come to them. We were told if my student didn't like the arrangements she has 2 options 1) pay her lease out or 2) sublet the unit through lease term that would only be approved once the individual meets eligibility. Additionally, she would have to pay a $500 early termination fee. Essentially, they're placing the burden on her to resolve an issue she didn't create. One they have the authority to resolve. This place is marketed toward the student community as premier student housing. If they plan to place students with non-students they need to be transparent about it and advertise as a mixed community. They need to explain that students are subject to living with non-students regardless of compatibility. I can't imagine any of them agreeing to their college age kids living with non students twice their senior. After the shooting took place on the premises, several assaults, and vandalism of my kid's unit we decided not to renew the lease. I'm so glad we did. Otherwise, my kid would be subject to this situation through next school term. As evidenced by this situation, theres no real concern for student safety or compatibility, though students are their target audience. The bottom line is money. I would not recommend housing your student here. They are rude, unprofessional, deceptive in their housing practices and hidden fees. The building is unsafe, unsecured and reeks of marijuana. If I could give 0 stars I would!

    I regret not thoroughly reading the reviews before moving into this apartment in April 2024. The…read moremaintenance issues have been overwhelming from day one. Upon moving in, I discovered the washing machine was nonfunctional (a problem they likely knew about, as the water supply was turned off). After repairs, the washer provided only hot water for two weeks, ruining several clothing items through shrinkage and discoloration. After ALL of that... the washing machine was filled with mold and made my clothes and towels smell, beyond the point of being saved. No compensation was offered. The dryer was also broken initially, leaving my washed clothes to mildew. While it was repaired two days later, the experience was frustrating. Shortly after, the air-conditioning stopped working. The outdoor railings weren't securely bolted to the wall, the patio was moldy, the oven was caked in cleaning residue, and the blinds and ceiling fans were covered in dust. The floors had clearly been mopped with dirty water, leaving the mop water black. The carpets are of extremely poor quality and, after just five months, look as though they've been in use for a decade. The caulking and tiles in the bathroom are embarrassingly outdated, and the windows and doors are so poorly insulated that outside noise passes through as if they're open. For these inconveniences, I was offered a $250 rent discount in the second month, which was far less than the 25% I initially requested. The appliances and infrastructure are severely outdated. The washer and dryer, both from 1999, are rusted, inefficient, and energy-draining. The air-conditioning unit, also from 1999, struggles to maintain a comfortable temperature, leading to exorbitant energy bills--up to $400 per month for a one-bedroom unit set at 70°F. Despite three maintenance visits, the AC continues to run inefficiently. My refrigerator failed, spoiling food and medication, and maintenance staff showed a complete lack of professionalism, laughing at the situation. Again, no compensation was provided, and I had to repeatedly follow up to get the issue resolved. Property management is a nightmare. They will smile and nod to your face just to turn around and ignore any emails. They NEVER resolve an issue. I still have a moldy washer 10 months later. The bathtub features a rough, peeling layer of paint that is both unsightly and unhygienic. The so-called "luxury plank flooring" is cheap sheet linoleum that tears easily. When I submitted a maintenance request to address a rip in the flooring, the issue was marked as resolved, yet the hole remained. The outdoor spaces are poorly maintained, with a strong smell of dog urine and inadequate landscaping. Most grills are nonfunctional, and the one operational grill is often out of propane. Financially, the apartment is far from the advertised price. For a unit listed at $1,500 per month, expect to pay $2,100-$2,400 after factoring in mandatory fees, which include: - $129.99 for Xfinity internet (the only available provider) - $77 amenity fee - $85 parking fee - Community power, water, sewage, administration fees, and other hidden charges Additionally, the lease offers no flexibility. Early termination is only possible by paying the full remaining balance of the 12-month contract. Other points I didn't spend time writing about but should be noted. - Not enough package boxes. Maybe 30 boxes for 400+ residents. Packages often get left in the floor and stolen. So far I've had AirPods stolen and a phone case. Was told they'd check the cameras, never heard anything back. - Rats. They let the trash overflow on the weekends to the point where it's piled 4 feet high around the dumpster. The rats obviously love this. We also found a rat in the pool over the summer while swimming. - "business center" is a joke. None of the computers work. Can't print anything. - gym doesn't have heat. They lie about everything. For the price, there are far better options available. I cannot recommend this apartment complex and strongly advise potential renters to look elsewhere.
