Just this year, after repeated outreach (on my part and literally no communication on their part save the text that Dan sent saying we'd need a new hourly based agreement) I learned that my 2023 taxes had not even been filed. For 2024, it turns out that Credo decided they would be out of the tax preparation business. The challenge was they never notified clients of this decision. We were left to learn it for ourselves and scramble to find credible and skilled assistance nearing the submission deadline. I was fortunate to find someone capable and competent to prepare my 2024 taxes and amend each of the last 4 years of Credo's work due to inaccuracy. The interesting part is, each year after my expensive, and now I know poorly prepared returns, I would receive countless communications to participate in tax avoidance measures like conservation easements and the like. We were assured these were legal and ethical, but Dan knew better. He profited directly from it. In the end several of them have now been challenged by the IRS, with most going to settlement. We as "partners" left holding the bag. This business is a sham. The accountants are inept and the leadership is corrupt. BUYER BEWARE. Next up is a formal complaint to the CPA standards board of GA.

WARNING! Origination and Servicing are 2 Different Things…read more My experience with BankSouth has been a tale of two very different companies. The mortgage origination team was excellent. They were responsive, professional, knowledgeable, and made the loan process smooth from application through closing. If I were reviewing only the origination process, I would likely give 5 stars. Unfortunately, mortgage origination lasts only a few weeks. Mortgage servicing can last 15, 20, or 30 years. After closing, my loan servicing was handled through BankSouth's servicing operation and its sub-servicer, Dovenmuehle Mortgage, Inc. When significant escrow and payment allocation issues arose, I spent months trying to resolve them through certified letters, phone calls, account documentation, escrow analyses, and formal written disputes. My experience was that BankSouth consistently deferred servicing matters to its sub-servicer, even when I requested executive review and intervention. Despite being the lender and loan owner, BankSouth appeared unwilling to independently review the servicing issues. Prospective borrowers should understand that the excellent experience you may receive during the 15-30 day loan origination process is not necessarily indicative of the servicing experience you may have over the life of the loan. Before choosing a mortgage lender, I encourage borrowers to ask an important question: "Who will actually service my loan after closing, and what role will the lender play if a servicing dispute occurs?" I wish I had asked that question before selecting BankSouth.
