This management company takes advantage of students and other low-income individuals. Their properties are not inhabitable due to pests and many infrastructure issues. Here is my nightmare of renting with this company: Starting out was okay, we knew it wasn't the best place since the floors had sunken in a few spots and everything was coated a thick eggshell white, but we were desperate for a place to live. Soon after moving in, we began to notice some greater issues: inadequate heat that guzzled gas and electricity, ants like no one has ever seen before, water shared with the neighbor that likely wasn't being used with courtesy, and a constant sewer smell. We filed maintenance requests for all of these to which they would send someone out to 'inspect' the issue and there'd be no resolution. It was just the state of the property. Then there was the 'incident'. Our shower began to shock us while in use. We thought we were crazy to start. But then it got to the point where I lost feeling in my arm from trying to shut the water off. So we submitted a maintenance request and they sent out a team that was there the entire day and couldn't find a resolution. They sent out a new electrician who couldn't figure out the solution. We began to request some sort of accommodation since there was no shower in our unit. They agreed to a per diem discount off the rent for each day we were unable to use the shower. They also agreed to a reimbursement of the previous month rent. They never did. Ultimately, they offered us a way out: break the lease agreement at no penalty to us. It was great except we were mid-semester and didn't know where to go. I share this for two reasons: 1) learn from my mistakes and always consult your renter's insurance. I was overwhelmed and a dumb college student that was just trying to survive my classes. Rely on your insurance. 2) Do not allow property management companies to try and take advantage of you. I've rented with HPM numerous times. I would say my experience has been mixed. It has been not so great and it has been good. Depending on the place and the time. Upon leaving my place with HPM and trying to rent to other places up here, it's been a huge struggle. And I came to notice that all rental companies up here have only 1-2 stars on Yelp which is appalling to me. So I came here to give a fair rating to HPM. If you only read this first sentence, find some other way to rent a property in Humboldt County! With hindsight, I would have much rather took a risk with a private renter than with this property management company. I have been renting from them for over 6 years and the only reason I stay is purely out of necessity. I have an excellent renting history with submitted reference letters from far more strict landlords in California, yet they jump at the chance to accuse me for property damage that was reported thoroughly in my inspection upon move in. They have succeeded in taking away large chunks of my deposit for things I have not done. I provide photos of move in conditions and it does not matter. They are slum lords plain and simple. They complete the absolute bare minimum on their properties. Ignore severe mold issues, rotting roofs, and pest infestations. Bring in cleaners that only perform half of the job for your move in and add to their inspection that the unit is pristine so they can take half of your deposit upon move out. Mark interior paint as brand new when they haven't painted at all. Will not replace appliances/heat sources until they've been broken for weeks and after several more weeks of begging for a new one (toilet, furnace). Will let tenants paying over 1.3k a month only have the home heated with a heat dish (purchased by the tenant of course) in the dead of winter. If only a law firm out there would be willing to take them down. They have broken countless housing laws and need to be held accountable. They have come onto the property (single family residence) more than a couple dozen times over my rental history with zero notice. Please, please avoid, it is not worth it. Have barely began renting from this company and so far none of the negative reviews have reflected my experience. My roommate and I called for a showing of three apartments and were given time 15 minutes apart. We showed up a little early and walked through the units. Alan was very nice and corteous and answered every question we had regarding renting with them. My roommate and I were impressed and decides to put our applications in. After getting it turned in, it took them about 2-3 days to get back to us with approval. We then went in to sign the lease, which was explained to us and then we received the keys the same day. HPM took over the management of my apartment after a few years of living there, so I cannot comment on the application process. HPM seems to have a strong affinity for entering renters' homes when they are not there, which, as a woman living alone, made me extremely uncomfortable. I lived across the street from where I work with bosses that would allow me to leave if needed. The main guy at Humboldt Property Management would still try his damnedest to get me to consent to entry, instead of simply having a maintenance person call me when they were ready to work on my issue. I loved that apartment, but couldn't stand to deal with HPM, which only added to my excitement about finally becoming a homeowner. When I moved out, they tried to get me to pay for paint and carpet, even though I had lived in there for over a decade. The paint and carpet were not even new when I first moved in! Unfortunately for renters, HPM has a lot of the rental listings in this area; it may be difficult to avoid renting from them. If you do end up renting a home (from anyone!) be sure to take notes and photos of every tiny bit of the place. Also, if you need repairs, you should only communicate with landlords/property management via email. Otherwise they may ignore your requests, try to get you to pay for them or flat out ridicule you. read more

If I could leave zero stars, I would. Absolutely horrible! I live in San Diego and am moving to Humboldt county so my daughter can attend Cal Poly Humboldt. It has been a headache trying to find housing 10 hours away from home. They took my application fee and didn't even run my credit! I have superb income and credit, yet I keep getting denied. DO NOT WASTE YOUR MONEY applying, you'll get denial after denial and then all together no response. I'm pretty sure the few good reviews they have are employees or friends of employees. The lady who answers the phone has zero customer service skills and doesn't know what she's talking about half the time. Literally every person I have met in this county dislikes this company. The woman who answers the phones is ridiculously rude. If I ever talked to a customer the way she does, I would be fired. This company is 100% scamming potential tenants via the application fee. They will tell you after applying that you'll hear from them in 5-10 business days. It took them 3 weeks to respond to us and anytime we'd call to check on things the woman on the phone would get snippy and make comments like "maybe if you stopped calling we could process more applications." I am a homeowner and when I retired I rented out my place. Its a lot harder than I thought it would be to manage the place. When thebold tenent mived out I gave it to HPM and Carma and her team are great! They found great qualified new tenent and had the place rented within a week! Very little vacacy time for me which I really appreciated! They require references and they actually check out all the references so the tenents are qualified and stable! Do not rent through this property management! If you have an issue they will never call you back, but as soon as your late on rent there quick to contact you. Multiple tenants in my unit have had their vehicles broken into, bushes and weeds overgrown to the point where you can't enter your vehicle, a washer and dryer that constantly never work, clogged gutters, and on top of all that I've had the homeless population stealing power from an outside outlet and they have still not taken any measures to fix these issues in months! The first week I lived here I had the maintenance man walk into my apartment unannounced while I was in the shower and when I complained the maintenance man somehow got my number and texted me about the encounter! When moving to Arcata in June, I started looking for property management companies to work with in the Humboldt area. "Humboldt Property Management" seemed to be the obvious choice, but man was I wrong. This company is full of ineffective, rude employees and rental listings that are even worse. On the three visits I made to their storefront location, I was met by short tempered and incompetent employees who couldn't seem to care less about their job. I am a very bubbly person, and usually can bring out the best in people, but even I was getting nowhere with these grumps. All I needed was a bit of information about their application process, and they couldn't get me out of there fast enough. My honest questions came back with shallow answers, and my business didn't seem to be worth their time. Even with these bad in-person interactions, I thought I should give their listings a shot. I just needed a decent place to live, and I know how to deal with crappy management! So I did decide to go to a few of their showings. (Which, I must say, are done in 15 minute stunts where someone just unlocks the door and stands there while people come and go as they please. When I tried to talk with the agent or ask her questions about the unit, she just looked at me like I was crazy) To my utter amazement, their listings were ten times worse than their service. Of the three units I saw, two weren't even livable, especially at their ridiculous prices. There was a fourth unit I considered based on it's description online, but when I arrived I couldn't even bring myself to go inside. I think it's important to say that my last apartment was an 1800's whore house that had been converted into a very drafty apartment, and my standards are NOT high. These places were just that appalling. One listing in particular is still mentioned in my house on a regular basis. The outside looked like it'd been hit by a tsunami, and the inside was much worse. The carpets were dank, everything smelled of mold and smoke, and I couldn't even get naked near the bathroom much less shower in it. This small and appalling two bedroom was asking $950/ mo... I've never written a Yelp review this long, but the horrible company that is Humboldt Property Management deserves it. I ultimately chose not to even try to work with these people, as they are not the type of business I could ever want to give my money to. I feel badly for the renters that do have to deal with them on a regular basis, and worse for the homeowners who have entrusted them to manage their properties-- these homes are NOT being taken care of. It is difficult to find rental listings that aren't being provided by HPM, but they do exist and are worth the effort. I finally found an amazing two story, one bedroom duplex with a little yard on 5th street. I'm close to the plaza, the marsh, and even campus. It is clean, quite, well managed, and even allows cats! All for only $750 a month. This property is managed by Cottage Reality, which has been such a kind and respectful organization to work with. Scumbags- the nicest name I can call them on here. They take advantage of hard-working people just to put more money in their fat piggy bank. They do not care once so ever about the person paying them to live in their "property". Don't expect them to ever fix something or replace something that is super outdated/not working properly...or if they do its only because it came to the point of it being a fire hazard. They will rob you of your deposit and don't believe in natural "wear and tear"- even if you moved into a place when they "forgot" to clean it and didn't check anything from the previous tenant. I'm writing this review solely based on my experience with HPM, and so far it's actually been really great. I was pretty skeptical renting from such a seemingly large property management company when we began looking for houses in Arcata, just because my husband and I had never done it before, and have heard lots of negative things about pm companies. I have to preface that I am an undergrad at HSU, and my husband telecommutes to his former job back home in Southern California, and we began living in our rental in late March. Anyway, something I really think is important when looking at houses, especially for such a high demand town, is preparation, so that if you see something you like you sort of have an advantage. That being said I printed, and filled out an application, scanned and printed copies of our ID's, social security cards, and pay stubs, printed our credit reports, and a list of references. I also had $20 cash to turn in the application if we liked the first rental we saw. After seeing our second property we applied, and ultimately got the rental the next day. Again they probably won't take long to review your application if you give them everything they need, Arcata is very high demand. I have to say that Ericka is awesome, I bothered her a thousand times to triple check that she had the application, and everything she needed, I was super anxious. When we moved in our place needed quite a bit of TLC, it was pretty dirty, and had an odor, but I'm the kind of person that loves a challenge, and cleaning LOL, and in all honesty cleaning is no big deal, break out some cleaning supplies and you'll be fine. A lot of the reviews I read prior to renting talked a lot about the rentals being dirty, but honestly so has every single place I have rented from, you just have to expect it, it sucks but it's what happens, be prepared to clean! When we moved in our sinks had some issues, as well as some wall damage, which I didn't recognize before. HOWEVER I called HPM, they apologized, and hey came out the next day, and fixed everything no problem! Honestly that's all I could ever ask for, that told us a lot, and have since been really happy. Recently our dishwasher gave out, I put in a maintenance request online, and that same day I got a call saying someone would be out the next day. The gentlemen came out, he's super nice, and basically confirmed that the problem couldn't be fixed, and we needed a new dishwasher, and we thought great this probably would get a bandaid put on it just because of how expensive appliances are, BUT we got a call the next day saying that they property management had bought a new dishwasher, and would install it soon, and they did a few days later because they needed to order it. YAY! I love our place, we gave it a real deep clean a couple times, and have maintained it, and like I said we love it. Also I really would recommend this property management, they have really gone above, and beyond, and exceeded our expectations. In terms of applying, I recommend actually having legitimate proof of income, solid references, PREPARATION, prepare anything you can think of that they would need with the application, determination, and professionalism you have to remember they the property management representatives are people too, and obviously completely overwhelmed so if they do seem rude it's not personal we all have those days, or weeks, or jobs LOL. But anyway, PREPARE, PREPARE, PREPARE, and you should be able to get in. Humboldt Property Management has been amazing, and I definitely recommend them! read more

I manage a storage facility and have contact with many people and manage a few rentals myself. I always ask my tenants what their experience is with various management companies because I give referrals to people moving. I have always wondered why local property managers are so rude but it becomes more clear when I have posted housing for rent and get an overwhelming response from people who are highly undesirable tenants and the desperation level is off the hook and they become obnoxiously pushy. I have personally had some terrible experiences with 3 local management companies when I rented and it can be rather shocking when you don't deserve the poor treatment and they keep your deposit for made up reasons.The consensus from the public has been that Humboldt Property Management is the most reasonable to work with. I recently had my own experience I can share now. I decided to give HPM a try myself and found a place on their website and went to a showing. It all looked good so I thoroughly filled out my paperwork, supplied references, and proof of income. They didn't make me wait forever, I was approved within 3 days. I was shocked to learn the unit did not come with a fridge but I also know the average person lives like a pig and once you supply one then you have to maintain it so I accepted it. I did a lot of weeding in my parking lot, took my trash bin to the car wash, replaced the missing board in my fence, and then found it very suitable. Sometimes the environment is what you make it. When my dishwasher went out, I was concerned due to some of the reviews but I informed them and they promptly replaced it with a new one. I got a plumbing leak and again they came right out and fixed it. I ended up buying a house and gave my notice, had my carpet cleaned, and spent a day cleaning the apartment and for the first time in years....... I had the awesome experience of having a management company do the right thing and give me back my whole deposit, as well as rent for vacating early. I have no complaints at all with Humboldt Property Management and they will be the company I keep referring my 700 storage tenants to. The absolute WORST property management company I have ever been so unfortunate to have to deal with. For two months my girlfriend and I searched for a new home with these clowns to no avail. The first place we looked at was a dump, the fence around the tiny patio area had literally deteriorated away to almost nothing, the pieces of the fence that had fallen still lay all over the ground and they had no intention of repairing the fence before the next tenant moved in. The gentleman that showed us the property has got to be the most detestable man I have ever met! Rude to the bone and pissed off that he has to do anything, let alone show a potential tenant to a unit. Told us when we walked in the door that the unit was already going to someone else, the final decision was already being made and to not get our hopes up. So we turned in our application merely to get the process started, and the next day they called us and offered us the property over the other applicant. Considering the state of the unit, we decided to hold out for something in better condition. The lady that runs the front desk must have taken a lesson in rude and unprofessional from the other guy, I have never met a group of people that are so upset at having to do their jobs! Upon telling her that we did not want that unit, she proceeded to tell us that there was no guarantee that we would get offered another unit (duh). We then spent the next two months playing the rat race against all the other poor souls that raced from showing to office to apply for the sub-par units available for rent. And as promised, we were never offered another unit. It is truly a shame that this horrible, horrible company has so many units under it's control. I can only hope that the owners of these properties wise up and find someone better suited to at least be PROFESSIONAL AND POLITE to potential tenants. I don't quite understand all the negative reviews. I've rented from HPM for a few years now and have been 100% satisfied. Either these people have never rented someplace before, or maybe underestimated what it is like to rent in a college town but they do their job well. As far as the front desk positions, they have always been nice to me. I imagine they have to put up with alot especially in the summer months up here with literally hundreds of people calling trying to get a place, or parents trying to get their college kid their first apartment. On the maintenance side of things, they have always responded to anything that went wrong within a reasonable amount of time. When meeting their office rep at a rental for viewing she was late and very rude. Did not show us around since we were students just opened the door and said it is how it is. We ended up liking the place so asked questions about the house, esp a broken window and leak in bathroom. She started to argue with us so we just decided to leave to call manager who we originally interviewed with and passed with flying colors. So long story short after hearing her side of the story he decided that we were not able to rent cause of our attitude. I am a 25 year old man, might be a student but definitely not a bad attitude. These people will take advantage of you and your deposit when you move out because most tenants do not know tenant rights. There is a certain legal issue that they are not aware of, or that they flat out dont care and don't think you will dig into this info. Aside from that, they will say everything was dirty even though you cleaned it, and yes dirt and dust does build up if they don't bother to have the cleaners come over two weeks after you move out. Seriously!?! And these people will charge for whatever they want. The cleaners will take advantage of you because they know the prop mgmt is just passing the bill to you. My husband and I rented a house through HPM. We are "middle aged" were both employed in Arcata at a healthcare facility. We had a lease for 6 months.. Unfortunately, the job did not work out as it was represented in the employment contract. We moved out of town after about 3 months. Fortunately, we were able to show the house and then find a tenant who was processed by HPN. In looking back, I would not rent from HPM again. Their general business attiude was that renters were all "low class" and problems They were very annoyed when I called about a couple mantenance problems that were not out of line for an older home. We paid the rent a few days early each month. Upon vacating, the house, including the windows, were fastidiously clean and we were reinbursed the full security deposit. Another annoyance, was with the tproperty owner himself, came over several times in the evening, without calling first and asked personal questions. At one visit, he asked me what religion we were. This is highly inappropriate. He also said that he "hated" renters with children". We have no children although this is not in line with a business conversation. The attiude of both HPM and this specific property owner was not positive. We have no intentions of returning to Humboldt County, but I was not recommend this company to any responsible potential renter. We have rented in various cities due to our jobs. However, this Arcata experience was the least favorable and I think it is due in part, to the fact that housing is very tight, especially with the high number of college students who are in need of local housing. The front desk staff are not helpful and mistreat the public and current tenants; such workers as Justine who answers phones are seriously incompetent and condescending when it comes to working with customers. No wonder they work for such a disgusting business and that HPM hasn't improved over the years. HPM doesn't care about the appearance or quality of their rentals and do poor maintenance.
