I can't express with enough emphasis what a horrible…read moreexperience I have had with Elizabeth Campbell and Deborah Smith of Pacific Coast Rentals. After noticing for most of the year of 2023 that PCR was no longer collecting utilities from two of my tenants, I brought it to their attention in a sit down meeting that I requested and in that meeting both women refused to acknowledge any missing money. They actually even told me in that sit down that I was too involved as a landlord and needed to let them do their job. It was clear they were not doing the job that they were collecting their property management fees to do. After months and months of noticing continued missing money, by the end of 2023 they finally acknowledged they had in fact not been collecting many months of utilities and with no apology for it or for telling me I had been too involved, they stated they would collect back utilities. Now think about that a minute. Reading an owner statement isn't hard (although the way Deborah collects payment from tenants is incredibly unorganized and this is partially because she pays landlord's utilities late as I learned after seeing twice that my building got a 15 day late notification for PG&E and she also pays for utilities for tenants out of her pocket but charges the landlord incorrectly for it) so it definitely gets confusing to landlords, tenants and I am sure to the gal that runs the front office that always desperately tried to answer my questions as to where my missing money was. So as simple as it was to see that utilities were missing on my statements every month, PCRs would insist it was correct and yet in the month of February 2024 PCRs admitted they had missed almost a year of collecting utilities on one of my tenants and I received most of that back payment and they admitted they had also missed utilities on the other tenant and did a terrible job collecting that tenants back utilities and that tenant moved out still owing and I paid the price. The communication with PCRs was terrible, I made MANY requests in writing to provide the tenants with internet before I called and set this up myself. I asked in writing more than 4 times if PCRs could provide lawn care for my building and later learned Deborah sent her grandson over to mow once and didn't tell me it was her grandson until I inquired as to why I saw a lawn care charge but a professional receipt was not attached to my owner statement. I then also took over lawn care and have had a professional service set up ever since. All things I believe are the services that should be provided for the property management fees we pay. I could honestly go on but that alone is enough for me. Elizabeth Campbell and Deborah Smith are a joke and I can't express enough what terrible hands anyone would be in to go in to business with these two. Elizabeth was so promising when I first met her and I had really trusted her and my realtor had recommended her and I can honestly say she's gone down hill as a business owner and getting rid of staff that can't do their job would be the best advice I could give her. Elizabeth there's likely a good reason you have a two star review and I hope the way you handle business and your poor money management doesn't catch up to you. You definitely come across as a snake.

I had just relocated to Humboldt for work, and Gardens Apts were just being built, and needing a place to live immediately reserved a unit (I'm 56) Overall, the neighbors are friendly; grounds are well kept and clean, and apartments are updated with desirable appliances and large closets. The location is very convienent, and apartment management has been responsive when needed. Negatives are lack of assigned parking spaces, there is one entrance and the parking spaces (non-assigned) are narrow and most of the residents are challenged with parking. Also due to Humboldt's lack of senior resources and housing, many of the residents are at fall risk, and there are frequent incidents of emergency medical visits to the community. Several have advanced dementia and health risks, in need of assisted living.

Here are the "pros" first: good location and access to parking, and the women who run the main office are responsive. The "cons": the walls in the units are so paper-thin, you will not get a good night's sleep. I could hear my neighbor snoring even while I wore ear plugs and had a white noise machine going at full blast. Eating was also a challenge as the smoke alarms in the unit go off constantly. You cannot even cook a frozen pizza in a spotless oven without the alarms going off. Most people want to sleep and eat in their apartment. These basic functions are impossible. If your pilot light goes off, expect to pay Kramer $50 to turn it back on. Or wait weeks for PG&E to fix it. To top it off, when I moved out, I hired a professional cleaning service, but Kramer charged me a $300 cleaning fee anyway. There was no way to counter that, even though my cleaning service took videos of a spotless apartment. Do yourself a favor and find another place. My new rental costs $100 more and does not have any of these problems; it is ten times bigger and includes a yard. Search a little more and you will find something much more functional and comfortable. Avoid Kramer if you can.

    In regards to Parkway Apartments:…read more This was an upgrade from my last complex at tea gardens. Tea gardens had a ton of transients/homeless people living in the garages, random shootings that no one told us about, and no laundry facilities moving here solved all of those problems I had. Disclaimer: I am currently living here going on a year and a half now and have not experienced moving out. What I like: This complex is located away from the plaza but still within a short walking distance and along the bus route that takes you directly to campus. The location is great because it's wide open with two protected marshy lands on either side and after a year living here I haven't seen a transient near the complex. However, I have seen several deer, many frogs, and an astonishing number of different bird species which has been awesome. Plus living near the plaza I would always hear drunk people Fri-Sun nights outside of my apartment but don't have to deal with that any more. The maintenance workers are very fast, efficient, and nice (they even helped me get wasps out of my apartment once! but that's a long story and my fault) The property management seems very reasonable and accommodating, I haven't had too many interactions with them though. What I don't like: Laundry machines break constantly, there aren't enough of them, and the worst part of all, no change machine! Only having one window sucks; make sure you ask which apartment plan you're getting because mine is 40 square feet smaller than the largest one that has two windows and costs the exact same amount. Parking during the semester sucks, where do all these people come from? I also popped my tire in the lot on a broken glass bottle that had been there for over a week, I forgot it was in the road, it was during finals week, needless to say I was pretty mad. The tenets; there are two types: old, loud, and gossip loving retirees or students. Luckily the students who choose to live here seem uninterested in partying or being loud, probably because the apartments are too small to have more than 3 people in at a time. However, some of the older retired tenets are...well...crazy and loud. It's ironic, they tend to act more like drunk irresponsible college students than the actual students. I've known that at least 3 of them were selling something but 2 of them were kicked out and the other does it pretty low key and during the day. The plus side though, they have reasonable bed times so it doesn't keep you awake at night.
