The units are always neat and the personal touch provided when making reservations AND when actually arriving at the condos has always been amazing. Be careful when you read some of the posted reviews. They are NOT always the posts for this particular company! If you have any doubts - simply call and speak with Bart or Julie. You will quickly see for yourself why people truly enjoy working with this couple who handle all the reservations. She got Covid on the Sunday before they were supposed to arrive on Friday. She called the minute she got a positive test to try and reschedule to a different time. Not asking for their money back, just to reschedule to when she didn't have Covid and could go virus free. They would not reschedule or refund because of Covid! He said he was done with Covid, couldn't save the place for them. She said she didn't want to come with Covid but she had a $950 deposit that she was going to loose! He hung up on her! So crazy that he wouldn't just roll her deposit of $950 to use at a different time when she was not contagious! Apparently, he doesn't care! I would be careful of the company that values the buck over the health and welfare of his clients!!

Having the golf cart was also key especially since we had to drive up and down the hill each day for a lacrosse tournament at Joe Machado field. The location is right around the corner from Vons and walking to all the waterfront shops and restaurants - great donut place just down the street with huge donuts too! I would come back and stay here again, my only suggestion would be to add some kitchen shears to the kitchen please, that would have come in handy. We were in communciation with Cruz before and during our stay. He was helpful and accomodating. I am very grateful for everything he did for us to help accomodate our schedule that weekend!

We paid over $3,200 for the weekend for Unit 2-46 at Hamilton Cove. When booking, we initially spoke with a woman who explained that early check-in could not be guaranteed but said she would do her best to accommodate us, as we were traveling with my 80-year-old father. Upon arrival, we were only able to reach male staff members in the office, all of whom were rude and dismissive. One individual, possibly named Ryan, hung up on my husband and refused to assist us further. Not only were we denied early check-in, but we were also refused the gate code to even drop off our luggage near the unit. As a result, we were forced to wait on a dirt road for two hours in the sun, without cell service, since the property is located in the hills. We were told this was because the unit was "not yet cleaned or ready." When we were finally allowed to enter at 2:00 PM, one hour before the official 3:00 PM check-in, the property was in unacceptable condition. The unit was filthy, with visible dust and dirt, dirty silverware and linens, and damaged or stained furniture. Once we regained internet access, we attempted to contact the office again but received no response. Even the golf cart although not guaranteed was not well kept and was barely drivable. The entire experience, from the lack of professionalism and communication to the poor condition of the unit, was extremely disappointing and unacceptable, especially given the cost of our stay. We are requesting a partial refund to compensate for the inconvenience, disrespectful service, and substandard accommodations we received. However, I am sure they will ignore this and continue providing horrible customer service and dirty units. PLEASE never go through Catalina Island vacation Rentals to reserve a unit. There are other companies and private owners renting their villas, use them instead in the same community Hamilton Cove. This company is HORRIBLE.

    Where do I begin. I work in real estate, and I can say with full confidence that companies like CMC…read moreRealty are the reason this industry has a reputation problem. They are the textbook example of a management company that views tenants not as people to serve, but as revenue opportunities to exploit at every possible turn. From the moment you sign your lease, be prepared for random, unnecessary fees that appear out of nowhere with little to no justification. Know your rights as a renter before you engage with this company, because they are absolutely counting on you not to. The moment you demonstrate that you do, the dynamic shifts entirely, which tells you everything you need to know about how they operate. My property manager was Jesus Saucedo, and I cannot stress enough how wildly unprofessional he was in every aspect of his job, starting with his communication skills, which were genuinely some of the worst I have ever encountered in a professional setting. Basic follow-through, timely responses, and clear information were a constant battle to get out of him. For someone whose entire job revolves around being the point of contact between tenants and a property, that is a foundational failure. What made it worse was how differently he behaved depending on the medium. Over the phone, Jesus was rude and argumentative. It was a consistent experience every time I called or he called me. But the moment communication moved to text or email, he would flip a switch and suddenly become pleasant and measured, because he knew it was being documented. That calculated two-faced behavior is not a personality quirk. It is a deliberate tactic. And when he did communicate, the information he provided was often incomplete, inconsistent, or outright wrong, which created problems he would then conveniently try to make the tenant's responsibility. What was equally revealing is that once I began advocating for myself, his demeanor became noticeably more aggressive. A professional handles a tenant with transparency, accountability, and respect. Jesus handled it with hostility. Based on our previous interactions throughout my tenancy, I knew going into move-out that he would attempt to use my security deposit as retaliation. And sure enough, he did not disappoint. A prime example of the incompetency behind it: when I was preparing to move out and proactively reached out to touch up the paint, he admitted in writing that he did not know the paint color and told me to go to Dunn Edwards and have it color matched myself. I followed his instructions exactly and acted in complete good faith. He then attempted to charge me for the result of his own failure. When I disputed it on a phone call with him, he tried to argue paint as a deductible damage item without actually knowing the laws around paint wear and tear. California law is very clear that interior paint has a useful life of two to three years and repainting after normal tenancy is routine landlord maintenance, not a tenant charge. How a property manager does not know this is genuinely beyond me. It is a fundamental part of the job. Then there is the AC situation, which is its own lesson in how this company operates. They charged me $200 to have two AC units installed, one which I easily could have done myself. Their handyman showed up and did the job held together largely with duct tape, and in the process left tape residue on the windows and drilled into the window seals, causing damage to the unit. Not to mention, it caused a whole in the wall when the rain/wind blew out the plexi glass they installed with in the middle of our cold season. When I moved out, they charged me $175 to remove one unit. I watched it happen. Undrilling it from the window took less than ten minutes and I was required to use their handyman. And if that was not enough, Jesus also flagged dust on the blinds as a move-out issue. These were blinds that were already old and brittle when I moved in. Dust on aged blinds that were deteriorating before I ever touched them is the definition of normal wear and tear, and any property manager worth their license would know that. I left that unit clean. I voluntarily replaced the living room blinds at my own expense, and he still found a way to nitpick blinds that had no business being in a rental unit in that condition to begin with. If you must rent through CMC Realty, I would recommend requesting Kelsey Dudley on their team. She was actually professional, communicative, and conducted herself with the basic competence and respect that should be the standard, not the exception. The contrast between her and Jesus Saucedo could not be more stark. Do your research, document everything in writing, and never assume good faith with this company. They have not earned it.

Right away we could tell she and her staff were knowledgeable and up to date on recent laws and compliance. They were able to find ways to improve our properties, ensure rents move with the market, provide monthly reporting and are always responsive to any questions and/or inquiries. Most importantly, Superior Management & Realty Services are proactive by instantly notifying us of any changes with the tenants as well as necessary needs for the property to ensure "pride of ownership." They are the worse management company I have ever dealt with. They have NO CONSIDERATION over their tenants living conditions. JUST FOND SOMEONE ELSE TO RENT FROM!!! Your company is NOT a tenant friendly company! Nobody was trying to prevent any repairs! Let's it straight we asked how much longer it was going to take because it did disrupt us!! We work at night and sleep during the day, there was NO NOTICE posted ahead of time as per usual with your company! When I tried to talk to Wendy I got yelled at hung up on and was denied even talking to anyone or even get my question across!!! We have been without a dryer for almost a month and when I tried calling the first time all I got was we will get to it when we get to it, that's not very friendly to your tenants!! So if you're going to reply at least reply with facts!! Your company won't even reply to my emails of a appt request which I was told by WENDY that I had to do in order to talk to ANYONE in your office......that was almost a month ago and still haven't even received a reply!!!

    We had a couple nights on Catalina and reserved a condo at Hamilton Cove. The location is great,…read morejust a few minutes ride from the main marina shopping district. The views are stunning as you can see from my photos. When we initially arrived the door was not open as we had been told. It took 30 minutes of calls to get the property manager (Rita I believe) to come let us in. Apparently it was a miscommunication between the owner and the manager on site. It wasn't a very pleasant wait because we were pretty tired from a 4 hour cruise to the island. Additionally, the room had not been cleaned from the prior renters. However, the manager immediately got 2 maids on the job and they were very quick to do a great cleaning job. My review would definitely be 5 stars for this property if this hadn't happened. It wasn't the end of the world but it was an inconvenience that is pretty inexcusable for the rate we were paying. The condo itself was a 2 bedroom. It was modern and clean. Wireless internet. Flat screen TV and comfortable furniture. Full kitchen with everything you need. Oddly enough it didn't have air conditioning but on Catalina it's probably not necessary very often. Really enjoyable place to stay. Right down the hill was a very small beach area for swimming. There were also boats moored near shore so if you boat here you can secure your things nearby. The property has a security guard who screens who can enter it, which was nice. The guards we talked to were extremely friendly. Our room came with a golf cart and I'd definitely recommend that you secure one as well. It's not far to the main district, but it's not really walkable either. I'd highly suggest staying here. Just make sure to triple check that your room keys will be waiting!
