This company was very disappointing. Jesus, who was handling the move out inspection photos, missed multiple huge holes in the walls, didn't take any photos of the damage to the backyard and front of house. It's seemed as though he was purposely leaving things out. When asked about it he, for some reason, became defensive and began telling me rumors the tenant told him. When I asked what that has to do with him missing the holes in the walls and completely missing the back and front yards he went into a tirade about it being my fault and that I should've known the tenant wasn't going to be a good renter. This is just one situation. I had to constantly double check their work order requests, and when my money was deposited. I felt like I was doing just as much work as when I was handling the property on my own. Please do not waste your money with this company. read more

Where do I begin. I work in real estate, and I can say with full confidence that companies like CMC Realty are the reason this industry has a reputation problem. They are the textbook example of a management company that views tenants not as people to serve, but as revenue opportunities to exploit at every possible turn. From the moment you sign your lease, be prepared for random, unnecessary fees that appear out of nowhere with little to no justification. Know your rights as a renter before you engage with this company, because they are absolutely counting on you not to. The moment you demonstrate that you do, the dynamic shifts entirely, which tells you everything you need to know about how they operate. My property manager was Jesus Saucedo, and I cannot stress enough how wildly unprofessional he was in every aspect of his job, starting with his communication skills, which were genuinely some of the worst I have ever encountered in a professional setting. Basic follow-through, timely responses, and clear information were a constant battle to get out of him. For someone whose entire job revolves around being the point of contact between tenants and a property, that is a foundational failure. What made it worse was how differently he behaved depending on the medium. Over the phone, Jesus was rude and argumentative. It was a consistent experience every time I called or he called me. But the moment communication moved to text or email, he would flip a switch and suddenly become pleasant and measured, because he knew it was being documented. That calculated two-faced behavior is not a personality quirk. It is a deliberate tactic. And when he did communicate, the information he provided was often incomplete, inconsistent, or outright wrong, which created problems he would then conveniently try to make the tenant's responsibility. What was equally revealing is that once I began advocating for myself, his demeanor became noticeably more aggressive. A professional handles a tenant with transparency, accountability, and respect. Jesus handled it with hostility. Based on our previous interactions throughout my tenancy, I knew going into move-out that he would attempt to use my security deposit as retaliation. And sure enough, he did not disappoint. A prime example of the incompetency behind it: when I was preparing to move out and proactively reached out to touch up the paint, he admitted in writing that he did not know the paint color and told me to go to Dunn Edwards and have it color matched myself. I followed his instructions exactly and acted in complete good faith. He then attempted to charge me for the result of his own failure. When I disputed it on a phone call with him, he tried to argue paint as a deductible damage item without actually knowing the laws around paint wear and tear. California law is very clear that interior paint has a useful life of two to three years and repainting after normal tenancy is routine landlord maintenance, not a tenant charge. How a property manager does not know this is genuinely beyond me. It is a fundamental part of the job. Then there is the AC situation, which is its own lesson in how this company operates. They charged me $200 to have two AC units installed, one which I easily could have done myself. Their handyman showed up and did the job held together largely with duct tape, and in the process left tape residue on the windows and drilled into the window seals, causing damage to the unit. Not to mention, it caused a whole in the wall when the rain/wind blew out the plexi glass they installed with in the middle of our cold season. When I moved out, they charged me $175 to remove one unit. I watched it happen. Undrilling it from the window took less than ten minutes and I was required to use their handyman. And if that was not enough, Jesus also flagged dust on the blinds as a move-out issue. These were blinds that were already old and brittle when I moved in. Dust on aged blinds that were deteriorating before I ever touched them is the definition of normal wear and tear, and any property manager worth their license would know that. I left that unit clean. I voluntarily replaced the living room blinds at my own expense, and he still found a way to nitpick blinds that had no business being in a rental unit in that condition to begin with. If you must rent through CMC Realty, I would recommend requesting Kelsey Dudley on their team. She was actually professional, communicative, and conducted herself with the basic competence and respect that should be the standard, not the exception. The contrast between her and Jesus Saucedo could not be more stark. Do your research, document everything in writing, and never assume good faith with this company. They have not earned it. read more

Their repair process is laughably slow. I've been left without heat for 10 days and counting. First they sent out someone who "repaired" my heaters and instead did nothing but light the pilot light against gas company regulations, putting dangerous fumes in my house (with my young child). The heaters failed inspection and CMC has been taking their time resolving the issue while I and my aforementioned YOUNG CHILD freeze every night. I have a long list of repairs I've submitted upon move in, and 2.5 months later almost nothing has been resolved (photos attached). Don't rent through them, they only care about the property owners and not the tenants... or things like their legal requirements as a landlord. read more

Added a pic; I'm updating my review because after writing this and having asked for constant safety fixes - it finally happened. Someone tried to break in when I was home, late at night/early in the AM. They ran when they heard LBPD and I received a police report for Vandalism instead of Breaking and Entering, because they didn't manage to actually enter. There is a terrifying and embarrassing 911 call on file wherein I beg the cops to get here and ask how to immobilize the intruder. The door frame was totally splintered and if I hadn't added my own locks, it would have come down (according to LBPD). When I told my manager, Brian, he said "I doubt that." I produced my receipt for the report and told them it was public record. The PD has CMC on file as being owed $500 in a judgement if this person is caught. They never replaced my door as per LBPD. They never gave me a peephole, or got their own camera. They wouldn't change my locks and said if I wanted to change my own they'd charge me. I had to epoxy the door frame because CMC took over a week to send someone, and when they did, they told me to refuse the repair because they had just authorized the use of stucco and my epoxy was way stronger and my locks were more security than the hollow new doors being installed. I repeat: they told me I was lying about a terrifying experience, never made any fixes, this was completely preventable, and strangers are still breaking through the security door and lockbox on a regular basis. The cops shot a guy off a roof a couple streets down last week and they're always across the street for domestic violence incidents. Neighbors have been held at gunpoint. Look, don't live here. They bothered Jennifer to change her review by agreeing to fix things that needed to be up to code for forever. They really don't take any responsibility - it's egregious, pointless, and seems purposeful. Who allows this? CMC does! Additionally this is backed up by USPS, who actually wrote them a strongly worded letter about safety issues spanning years and coming to a head recently because they're allowing big dogs here now. My cats are terrified, the postal workers are terrified, I'm scared, and they won't even negotiate to help me get out. Yeah I can break my lease early, but doesn't exactly help me pay for a new place. I'd wanted a home and made that clear. This year has been the most stressful of my life and that's saying something. CMC is playing with fire. They never reply to me via email, but something makes me think they'll reply to think one to call me a liar or hysterical or whatever but I have it all in writing and PDFed. Ernesto is on the money too - they do this shit, then if you try to assert legal rights they threaten to evict. As if a counter-suit would go well...these people need their license taken away at least for people who have SSI. This is not fit for state aid. They're trying to gentrify, but those of us who pay full rent just run ASAP because CMC is scary as hell. read more

I don't normally leave negative reviews but the mistreatment that l've experienced from CM Realty is bordering on criminal. I mean look at all the terrible reviews! I rented an apartment which they represented and managed that turned out to have mold after being tested by a licensed professional. It made me terribly sick and have significant cognitive decline. They tried to remediate as cheaply as possible using bleach at first which is toxic for me and I had to relocate. They unjustly kept most of my deposit which was given back two months late and are still holding over 11k in prepaid rent. When I had severe memory loss, they refused to even tell me how much I had paid them which is further evidence of their bad faith. They refuse to answer emails or calls knowing that I need this money for my medical care. The worst part is that they are exploiting my condition for their own personal gain. Stay away! read more

I usually want to leave good reviews only or if the experience is bad enough, I like to warn anyone. I'm going to try to make this as short as possible. I prayed on it & don't want to complain too much but just warn people. I want people to be aware. Upon moving into an apartment in San Pedro process & everything seemed nice & easy. The place was outdated. The wood floor was old with what we thought were known & what we considered not a big deal scuffs/marks/stains in the flooring/wall, half paint job & half done "fixer uppers", outdated windows & old stained carpet in the hallway & no cleaning to the unit. But because we were just so grateful for the bigger space & laundry room in the unit. We decided not to make a big deal & move in anyway. We were so sure that they were not money hungry & hold integrity. We move out 19 months later. Which by the way within the first couple of months of moving in some of the following had occurred. I had reported a total of 18 maintenance requests not including the minor stuff like stains on floor or wall because I knew my furniture would cover it. Or things like the bathroom sink that wasn't attached to wall right the first time, falling apart. Out of the 18 requests about 4/5 were REPEAT because the first time they sent maintainence they didn't do the job correctly. One of the my main contacts regarding refund/charges of any sort is Brian. & he was no where near helpful. He enforced why they are not going to pay for things instead of having good morals & faith. & I don't like to waste my time arguing with people like that. So any time I had to deal with him. I just let him talk & I prayed for him. One of the main charges being almost $200 for a garbage disposal that was originally faulty & replaced with another faulty & with my money replaced with a somewhat better cheap replacement. I won't mention the other out of pockets but that was one of the many disappointments. Now over almost a month of my move out after leaving the place better than when I had moved in. Brian sends me a letter saying they are keeping my $1,850 deposit & I owe $84.38. I take accountability for the broken window just because I didn't notice it until I moved out. Even tho I had already reported how all the windows were outdated & shaking when windy & fell whenever put up or very hard to open & close. He sent over pictures & a whole list of a bunch of stains & scuffs on the floors, half done paint job in & out the unit & even wants to charge almost $100 just for the darn already stained outlet. I mean the list is so long & ridiculous i had to step back from the email because of how taken back I was that they would charge me for things that were already there & for the half done work that THEY hire people to do. I prayed on it. My partner wants to pay for it & wash our hands & let God deal with them. But I don't want this to happen to anyone & I feel so taken advantage of I feel its necessary to take further steps. It's not about the money. What they are doing is wrong. & when I had reached out to Brian to come to an agreement. He sent an even bigger list with even more outrageous fixings. & I'm just so disappointed how undermining every email/interaction there is with him. These "nice reviews" are all BEFORE you move out. & I've been asked to write a review prior, but something told me to wait to have the whole experience. So be aware to report every little thing & I suggest doing a walk through with them before moving in & out. Because you will definitely be taken advantage of. Also, reading these responses from Charles seem so cold & toxic. Instead of being a professional problem solver, you're adding to the problem. Lack of empathy & understanding. Being "right" in your own selfish mind won't let you into heaven. These people act like the evil they do won't be addressed, ever. That's what's wrong with the world today. People think they can just say & do anything without repercussions. Anyways. Hopes this saves someone. There's more honest realtors than these guys. Now I know. read more

RUN AWAY from this company if you are a homeowner. They managed my newly renovated property for 2 years. After the two years were up, my unit was severely damaged. I requested a 'no pets' policy although the tenant acquired a pet during this time which I was unaware of until a neighbor contacted me due to the loud noise at night. The damage to my place included permanent damage to the new floors, holes in the screen doors, chewed up base boards and a large hole in the bathroom wall tile. Also, the new countertop was cracked, shutters destroyed and mounds of poop on the balcony was left when the tenants moved out. I paid CMC thousands of dollars to repair the damage although some of the damage was permanent. The property manager kept saying that the place looked fine and the repairs are minimal even though the price tag was thousands of dollars. I am currently with Pabst Kinney which is a world of difference. It's like night and day. Jasmine, the property manager at Pabst Kinney, is trustworthy and very honest. From a landlord point of view, I can tell you that Jesus has been a godsend for us. My elderly mother has rental property a few hours from her home that were not being managed. Since we hired CMC & Jesus started to manage the properties, they have finally had the care they needed. Jesus was able to do assessments on the properties, let me know what needed to be fixed, gotten estimates so I could get them repaired, and has ensured that the properties are in good condition. He is responsive to us and the tenants, continues to advise me if anything needs repair, and helps the tenants ensure they get what they need. Jesus is proactive and advocates for not only us, but for the tenants too. It's a wonderful piece of mind knowing things are getting done. read more

I toured one of the apartment buildings for my son, and the reviews are as bad as they sound. The property was in poor condition with a thin layer of paint to cover damage, and lots of unsafe looking repair work in common spaces. There were large dirty spots from recent rain that I assume are dirt or animal feces. One of my son's friends said they rented previously, and the property managers are passive aggressive and neglectful, but I wanted to see to it myself. I could tell over the phone that the reps might be rude to you as soon as they get your money and signature. I will not be renting from CMC. read more

I made a mistake and made an overpayment on my rent. I emailed sand explained the situation. within a few hours, I received an email detailing what I needed to do to correct the situation. It was a quick fix. When I replied, that what was recommended seemed to work, I received another email within minutes stating they checked on the backend and everything looked right. Jesus and the staff at CMC realty are so so accommodating and understanding. We started renting with CMC last August during COVID and they were and still are nothing short of helpful. They fix everything on time and are never rude or condescending. Jesus, our PM, is always so personable and willing to help out. One draw back is that the lease requires tenants to pay for faulty utilities, but that's pretty standard and they've never overcharged a dime. We are re-leasing again with CMC and would 100% recommend them to those we know. read more

If you're considering these guys to rent your property just burn your house down and spare yourself the headache! Biggest financial mistake my wife and I ever made. After 30+ years my wife and I retired to a different state and decided to rent the home we had lived in for additional income. While we had 20 years of property management experience we hired CMC knowing we'd be unable to tend to the day to day management. Hiring CMC doubled our headaches. The level of incompetence and neglect they showed was a danger to our property and to the tenant. We'd receive constant correspondence from Jesus (a complete idiot) on how to handle things. The tenant they chose was way too young and had no business renting any home. Fortunately the tenant ran out of money (go figure) and left 8 months early on the lease. The home was wrecked (after 4 months!) and CMC refused to do anything to compensate us. They have a scam going where they pit landlords and tenants against each other. Then ask the landlords for renovations leveraging the tenants anger. They then get a bid from THEIR vendor for double what anyone else would bid. Honestly if we were younger and willing to spend years in court, we'd sue the hell out of these guys. What they are doing is unethical and criminal. read more

I absolutely don't recommend this company to find your house, they make it a big inconvenience. They has made every process really hard for us. It's almost impossible to communicate with a real agent, they are unorganized, inconsiderate and disrespectful of people's time. They confirmed two different viewings with us, the first one was very hard to access, the code didn't work and it took forever to communicate with someone that could help us. For the second house, they scheduled our appointment and when we got there, they forgot about it and didn't have the courtesy to cancel or let us know that they weren't accepting more applications. If you want the process to be easy, honest and successful, do not choose this company. read more

I had left a bad review of cmc previously. I feel terrible about it! they actually are really good. the apartment I moved into was and still is severely neglected in maintanlance. but no fault of cmc. they inherited a mess.and cmc has been systematically handling each problem excellently! previous management had hired aweful repairmen in past that did the worst work. cmc got a plumber out here and in less than 15 minutes a two year plus problem was resolved fantastically. I'm anxious to have rest of repairs done now seeing that they don't hire the least expendive people to do repairs. they get competent ones! only gripe I have is the whole meld system but I'm old and not to up to date on technology so it's probably me. please forgive me cmc for being so mad at wrong company. you guys are excellent. and it's much appreciated! read more

Jesus Saucedo is a wonderful property manager. When we first applied for a unit, he was very helpful. Answered all our questions and helped us with the process. He made it easy and worked with us for our dream place! Once we moved in, he was very accommodating. He made sure we were settled in and even after we moved, still answers all our questions. My wife and I originally connected with Kim because we wanted to rent out our condo. She was the only agent that maintained an interest in helping us either rent or sell and applied 0 pressure one way or the other. In early February of 2020, we changed our minds right before signing and committing to renting it out and decided we wanted to sell because there appeared to be a lot of potential buyers who were really starting to look for homes again after the holidays. Kim exceeded our expectations on all fronts and we sold our condo well above list price while having it on the market for less than a week. She was consistently thoughtful, responsive, and strategic in her planning and execution. We were all committed to moving quickly and escrow was initiated shortly before social distancing was implemented. Even though we were all concerned that there could have been major delays while in escrow due to social distancing, it was a surprisingly smooth process for all parties involved. We were very lucky to have Kim represent us because she was organized, developed a great strategy to help sell the condo quickly, and consistently communicated with everyone. It was a best-case win-win scenario for all parties involved during a turbulent/complicated time and the result could have played out so differently.
