    How would you feel if after your home inspection provider was caught at missing something huge…read moreessentially told you that if it hadn't rained in GA in a while, there's no need to look at the existence gutters or the cloggedness of drains or the existence of a roof. That is essentially what happened here. The excuse provided. We disagree. The home's storm drains are a few feet from the front door....not looked at,not remarked at, totally forgotten in the inspection. And they just happened to be full to the brim. Very obvious if they were to be looked at. We found out at the first rain since closing. Chance to walk away from house: taken from us. Chance to make preparations to fix it before the first rain causes an emergency: not provided to us. Chance to ask for concessions: didn't get it. Literally the second biggest thing possible, missed. What are 150 pages of inconsequential, small issues when you miss something like this??? Scrambling to find a drain pro on the day of 1st big rain in a while...when everyone else is doing the same thing: great. Seeing our yard under water was great too. Having only one company even available to come by after calling close to 20,also great. Almost $3000 in emergency unclogging of storm drains,wonderful too. That's just the immediate cost. There's way more coming. And when you contact Lunspro for a chance to make this remotely fair they say: sign a release and we'll give you half your inspection fee back Consider my story before thinking they'll do a decent job with their eyes. If you get lucky, maybe. If you don't know any better, also maybe. This is the definition of a lackluster excuse for unprofessional conduct.

    ***Think you don't need a home inspection on Brand New Construction? You're WRONG***…read moreSo this was the least stressful part of buying my first home. I contacted 912 Inspections on Monday afternoon, told Aaron that I needed the house inspected ASAP and Aaron was out there at 9:30 Tuesday morning!! This was amazing especially since my realtor told me later she had reached out to her "normal guy" and he wouldn't be able to fit me in for over a week. Aaron had checked with me if the time would work for me to come be present, but since I wouldn't be free at all that day, and wanted to get it done ASAP, I asked if he could FaceTime with me; to which he said "Absolutely!" After he was finished, Aaron FaceTimed me & walked me through the handful of issues he would want to see fixed before I closed on the home so he could point them out for me to see - couldn't believe I didn't notice how poorly the back patio light was attached LOL. Most of the things he found were smaller items, but being that this is my first home I was so glad that he even pointed these out to me because I am NOT a "handy" person so would've wound up paying someone more than what I paid 912 Inspections to come fix them once I noticed them.... But there were two things I would've been PISSED about had I found out later... they skimped on the insulation in the attic!! by a few inches! Also the shingle overhang was too long which I probably never would've known unless it was pointed out to me/caused an issue. Aaron says it seems like a small thing, but can cause issues if not fixed... And I don't even wanna think about how much it would've cost to have those two things remedied... Aaron didn't rush to get me off the call and answered all my questions (and didn't make me feel stupid.) Report was sent to me quickly, and he even asked if he should cc my realtor on it since they had been in contact. When she received it and read through it she called to tell me how impressed she was with how thorough it was...(maybe she's found herself another go to guy...) Anyways... YES I would absolutely recommend 912 Inspections to anyone buying a home!!

    If I could give negative stars, I would. If your goal is to purchase a home where every day is a…read morenew adventure in finding out what you weren't informed of, then this would be a great inspection company, but if you were hoping to not spend thousands of dollars post-closing on things that should have been caught at inspection, as I was, I'd encourage you to go elsewhere. Before I start, let me acknowledge that sometimes, things are missed. When I found the first issue, the fact that the washer didn't work, I had sympathy for the inspector. Stuff happens. When I discovered there was no cold running water in the kitchen, I had less sympathy. The final straw for me was the discovery that I had a massive, long-standing, leak under my bathroom sink. There is obvious water damage under the sink that I saw, and the leaking began almost immediately upon me running the sink, so this is something that 100% should have been caught at inspection. I also discovered that the diverter valve (a part I had to look up, it is what changes the shower from the showerhead to the tub faucet) is mostly worn out and thus has every shower running half faucet/half showerhead and the faucet in the bathtub isn't connected to the wall, so the first time I grabbed it to scrub, it came away from the wall (luckily still connected to the plumbing). Still, mistakes are made, and I tend to assume good faith on the part of others. This was surely an error, and I was certain that when I contacted them, I would find the problem solved immediately. Wrong again. First, I emailed my realtor, who was zero help (unsurprising, given that he recommended the inspector), then I emailed the inspector. And waited. And waited. And here I am, days later with no response. Which is where I find myself. I have to have a plumber come out to fix things, which I'll be paying for out of pocket because I can't get the inspector to respond to me. And buyer beware, even if I could somehow get a response, and they did agree to pay me per the contract, all that means is that they're refunding my $475. That's not nearly enough to cover the costs of what I have to fix. I'd strongly encourage everyone to go elsewhere and to warn their friends because this inspection was worst than useless, and it will ultimately cost me several thousand dollars in addition to the fee that I paid them

I got confirmation promptly. You do have to sign a liability waiver and pre-pay, but it's pretty straightforward what is and isn't included. Emily arrived promptly on time and wore a mask throughout the inspection as a COVID pre-caution. She is very thorough and professional. The inspection went quicker than expected, but she was very patient in answering my questions. She is extremely knowledgable about construction, codes, and quickly caught onto the areas where I needed her information to help us make decisions. I really appreciate the fact that I got the full report emailed via PDF in less than 24 hours. The report is easy to read, full of pictures and call-outs, has appropriate categories, and the level of detail addressed our concerns buying a well-loved home that has been around longer than me. Emily is responsive and I appreciate her emphasizing her availability to go over the report or our questions anytime. I would highly recommend Building Knowledge and would definitely seek-out Emily's availability if you are looking for inspections in the Atlanta Metropolitan Area.

    Worst and least useful home inspection report that we've ever received. The first report consisted…read moreof a PDF attachment and a link a completely different PDF file. The PDF attachment listed two "concerns" involving smoke and carbon monoxide detectors but no other information--most importantly, no discussion positive or negative of any of the other parts of the home that were inspected. The linked attachment listed three other concerns and noted that the HVAC couldn't be tested because of the cold weather--again, no discussion of any other parts of the home. We followed up with the inspector, who indicated that there was an issue with the computer system that generated the reports. A day later (as the due diligence period is ticking), the inspector posted a longer report. The report was missing some of the items from the first report, so ANOTHER report was posted. However, the final report mostly added pictures with almost no extra text. This is the first home purchase where we have not been able to accompany the inspector, and we really regret it. The reports were not up to a professional standard, and I STRONGLY recommend looking elsewhere.
