I asked Reese to come out, and he came within a reasonable amount of time to re-caulk the bathroom, but did not fully diagnose the problem. When I asked Reese to come out again because the leak had not subsided, and it was clear that the new shower installation was incorrect, he said he would come diagnose the problem, but not without payment due to the warranty expiring. This left a sour taste in my mouth and I did not feel that I should have to pay for contractor failure. After 5 years and a proper diagnosis of the issue, we just spent over $8000 to fix the damage caused by poor workmanship.

Our primary objective was the highest quality work that would preserve the historical aspect of the home, but fully modernized and at the lowest reasonable cost. Nearly three years since we engaged them and we continue to feel like that was the best decision we could have possibly made. The essential things that made this experience wonderful for us, particularly as first-time home renovators, were the detailed planning and rigorous project management, the quality of craftsmanship and expert network, and the incredibly warm professionalism and care of the team. In sum, they delivered below our initial cost projections and ahead of time -- nearly the opposite of all the horror stories we've heard about some of the other crews. In the beginning, it was a very difficult decision to choose Pine Street. Their cost projections were higher than their competitors by A LOT. I nearly dismissed them because of it. But the level of detail and thoughtfulness in the bid really won me over. When I questioned competitors about some of the detail included in the PS bid, they would always respond that if that happened, they would need to increase costs, etc. It really made me worry about what final costs would eventually be and I ultimately chose PS for their transparency and integrity. Perhaps the best element of the entire project was the onsite project manager. This is a person who will be your main point of contact throughout, who will have all of the answers and will ultimately know your home better than you do. This is an enormous gift and a real relief in what would otherwise be a stressful time. Ours would call us proactively, make great suggestions and recommendations (things that you just don't know as you begin, but that are revealed as you get started). For example, he had a piece of reclaimed barn wood in his garage that he used as an accent piece in a stairwell or, in another case, was able to use parts of the existing rafters as trim in the bedroom. These little things feel brilliant when you're trying to preserve the feel of the home and keep costs low -- and these are simply things we never could have anticipated in the planning stage. This role in your remodel can really magnify the experience as a client. Another aspect to consider is that Pine Street has cultivated a network of people they trust over years of experience and working together. Every single person who came through our house was knowledgeable, respectful and responsive. The team would not have allowed it to be any other way. Further, at the end of the project, they gave us a portfolio of contact information for each person that had worked on the house, so if anything goes wrong or we need some additional work, we have a network of folks that know the house and that we know we can trust (and who, by the way, will be very quick to respond out of respect for their relationship with Pine Street). Finally, the part that is hardest to articulate, is the warm professionalism that the team brings. You'll feel it first with Brendon when you call with your first inquiry, but you'll leave feeling nearly astonished that the entire team carries it forward: problems will be addressed and solved before you even hear about them; the site will be clean at the end of every day without fail; the team will stop what they're doing when you enter to make sure you can see and understand the steps that are being taken (and they never got impatient with our very frequent visits). Again, all things we didn't know before we started but ended up defining the quality of our experience. It is an important decision to choose the right partner in these efforts. I can get easily stressed out by the volume of decisions that need to be made and was vigilant about costs and timing. We bought a fixer upper in 2008, and immediately hired a contractor to update our bedroom and bathroom. They burned us, and left us with leaks throughout the house. We ended up finishing the project ourselves, but not aware of some of the leaks and damage left behind. After this experience, we were hesitant to try again, hearing so many other peoples horror stories of their own with contractors. Finally the leaks became too much, and we needed to address them as well as move on with construction of our home. We were referred to Zephyr, and after his recent completion of our kitchen, we have already asked him to put us at the end of his list for our next project. What it will be, we haven't decided yet. But we have a whole house for him to repair, so we have something that needs to be done no matter what the order of repair is. Zephyr is very straightforward, and he is a perfectionist. He will give you advice along the way, and you should listen to him. He ripped out our kitchen, found multiple issues with leaks coming from our bedroom above (where the previous contractors installed french doors improperly), so he addressed that by taking out the doors and installing a new wall with windows. He replaced all our support beams in the kitchen, as well as added support so that we could build out on the 2nd floor. We told him our goals for the house in the long run and he prepared the house for those projects while working on it now. For example, we want to add a bathroom to our bedroom, so while he had the walls ripped open, he planned where the pipes would go and built enough room in that wall so that his next job would be prepped. Zephyr said he would have our kitchen done in 2 months and he delivered. Mitchell Custom Concepts may give you a higher quote than other contractors around, but they are worth every penny. Your project will be done properly, and by people who know what they are doing. Zephyr's whole team is great to work with. Whether Mike or Ian are at your house finishing something up, you can rest assured you are in good hands. Zephyr's vendors he uses for windows, floors, materials are all vetted and you know you will get quality materials/work from anyone he uses. We especially love our floors. Zephyr had his floor guy come in to sand and lacquer our floors, and I am beyond happy with the result. Before Zephyr and his team worked on my home, our basement would flood with 1-3 inches of water during rainstorms. Now, we don't get any standing water at all. Zephyr understands that your house is an investment, and he will address your biggest problems first, then work his way out. With us, he addressed all our leaks before we did any cosmetic work. I live on a pretty nosey South Philly street where all my neighbors watch whats going on with the rest of the neighbors all day long. Well, all I heard from my neighbors was "Your contractor was bringing in big pieces of lumber today. You must be getting a lot done!" Broke Contract!!!…read more The good, bad and the ugly! Owner agreed to 3 projects and only completed 2. We were supplying the tile, the vanities, and the doors for the bath and shower. We were led to believe that it could all be done one after another in a couple of weeks time. First project, full bathroom reno went amazingly and turned out beautiful, second project, front porch refresh was sub-contracted out and while it looks okay from the street, once you get up close, the inconsistent work is obvious. T and R never came to even check it out when it was done. The third project, a small bathroom demo and shower stall reno was never even started, even though we purchased an expensive vanity, mirror and all the tiles. Weeks turned into months of waiting and us doing all of the reaching out to them to set a date. A date was never set and when we pushed to get a firm date was told it was probably best to part ways. One other email came after that saying that the contract would need to be updated for work that wasn't in the contract. Reviewing the old contracts, they were never really correct because different things that were discussed were left out of each revision. Not sure how that office is organized, but I would say it isn't. We are very disappointed to be in this bind right before the holidays when we started this process in August and have had supplies all over the house for months.

He was supposed to have completed a Parkwood half basement sheet rock ceiling, which was already stripped of anything, install a drop ceiling in the bathroom, install 11 recessed lights and install a drop ceiling in the laundry room with tracking. He never came to the house as per my daughter who was home. He sent two contractors which neither one of them spoke English, and did not understand what my daughter was telling them when they were trying to move the bed, shoe closet and dresser which they broke and tried to hide. So they installed the drop ceiling in the bathroom with the track, which was already in there, which was multiple colors and should have been changed, did not install the recessed lighting in the bathroom did not complete the spackling on the sheet rock ceiling or partial drop ceiling in the basement. And did not touch the laundry room. Now he will not respond to my text messages in my emails and complete the work I highly suggest to avoid this contractor.
