I moved into this property on September 27, 2024 and paid my rent with money orders. Documentation I obtained shows those money orders were cashed by an employee, and I have receipts and bank records showing where they were processed. Despite this, I was told I had not paid rent. The property then filed an eviction for nonpayment for February and March 2026, even though I had paid those months on time and the money orders were in their possession. This went to court, where I presented my documentation showing the payments had been received and handled. It was acknowledged during the proceedings that the money orders had been in the office's possession. The case was resolved only after I agreed to drop a $10,000 counterclaim. In exchange, my February and March payments were returned, April rent was waived, and I agreed to move out by April 30. Keep detailed records of every payment and interaction if you rent here. My experience with management throughout this process was frustrating and unprofessional, especially when I attempted to document my move-out and return of keys. At move-out, instead of simply acknowledging my key return, the manager, Will Smith, called the police to have me trespassed rather than signing a receipt. This is the absolute worst apartments in the state of Florida. Might as well make it the whole United States black mold in our AC unit sinks don't even drain. I've had an order request in for two weeks they don't care. What appears to maybe be black mold, growing on my ceiling as well. When we moved in all they did to "clean" was freaking vaccum. The tubs were filled with mildew everywhere all over the tubs and shower heads. The staff in the office and maintenance crew don't care about nothing but getting their rent. I wish everyone in these apartments would stop paying rent to show them who's in charge. And don't get me started about how they don't take the trash out. I bet you've already seen that on news for Jax. never keep the pool clean for the kids never has the gym open for anyone. Don't move in here it will be the worst time of your life. read more

I have been applying since April 9, 2025 without receiving a response, I couldn't wait any longer. I am going on April 28, 2025 to pick up my deposit of $1,000 plus the $200 to reserve the apartment, which the manager told me not to sign because if a problem arises I can return the money to you the same day. Error, it wasn't like that when I went yesterday, April 28, 2025, they came to me with the excuse that they could not safely remove the money where it was stored, what would happen on April 30, 2025 at 10 am when I entered the office they went around in circles, I imagine thinking what to tell me and they came to me with the excuse that they had already sent the money because it was approved. I called the Western Union number where I made the money orders to pay my deposit and it says that they were changed on April 10, 2025. a document that I never signed and they changed it without my consent. I need my money back with a lot of sacrifice that it cost me to work for it. read more

Well, I don't even know where to start with this apartment complex, because everything is pretty bad here!! I've been stuck here for a long time now and circumstances haven't changed since we moved in. Day 1 of arriving here, there was problems! Recently during Covid they sold this complex to another company and we were supposed to be having much better experience with this new company taking over. HA! That was a JOKE! Because this place has actually gotten worse, which I didn't know was possible. But it's insane!!! I feel the most sorry for all the kids who live here!! The "amenities" they so desperately describe when they advertise this complex on their website are hardly EVER available to the residents. The pool is the kiddo's favorite here, and they open and shut it down as the pool lady see's fit. And they do not care if u complain about it. They increase our rent every few months, and can't even make sure they have at least that open to cool the kiddo's off and give them something to do!! Also, they are mostly kid's who do not even live here. They are from the surrounding neighborhoods or something? These kid's come in to fight almost every single day, underage smoking, there was an incident the other day where some 16 year old (who was visiting someone who lives here) forced 2 lil boy's (ages 10 and 12) to smoke marijuana with him so that they wouldn't tell without also getting in trouble. But they told anyway THANK GOD! They just have no outlets here. IF the kids who live here were busy swimming in the pool, or in the gym working out (as they should be allowed to do) and the ones who don't live here weren't allowed to get through the gates. Or they had some sort of security to enforce that they not be allowed inside these gates if not an actual visitor of a tenant. This place would be just a lil better for them! They are bored and hot, and I have younger kids who want to ride bikes but EVERYTIME I take them riding around we have a great experience outside the "security" gates (that btw, do not work at all anymore on both entrances), but inside the gates there's teenagers and crazy people driving through like they are on a nascar track and they don't pay no attention to the kids running around everywhere. I also have a teenager that loves to workout and the office is hardly ever open so that he can enter the doors and get to this "gym" that they describe as one of the great amenities they advertise! Another great amenity, the "kid's park" is also a joke!!! The kids get burnt if any part of their skin touches the plastic parts of it. There's absolutely NO SHADE AT ALL to cover the park when the sun is out! And when the kids try to play football they get screamed at by the old ladies that live in the apartments near the only area that's even a lil bit big enough for them to play mini football or kickball games. They literally come out screaming at them to get off their lawn. I wish we all did have our own lawns here. But that's NOT the way apartments work! I just can't even believe this place now! It's WORSE THAN EVER and THERE SEEMS TO BE NOTHING WE CAN DO ABOUT IT, EXCEPT MOVE OUT! Which btw I am trying to do, it's just extremely hard in my circumstance at the moment. But hopefully will happen very soon! It seems they aren't really vetting the new people (or they just don't care) they are letting move in now and they come with their tons of craziness and party mentality! And extremely rude and obnoxious kids who wanna fight all the other kid's here. And instead of holding their kid's responsible for their actions and behavior, they just wanna be just as nasty as their kid's act out in public! And if you tell them at the office I truly don't think they care! Or they are scared to confront them issues themselves? Nothing ever gets done. I have seen them threaten a few families with eviction, but they ALWAYS end up giving them another chance. Not just once either. Several chances. Several eviction threats. It's absolutely ridiculous! Also as for the other reviews I read on here, I AGREE 100% with them all! Because the SAME exact things have also happened to us since we moved here! EXACT SAME THINGS!!! I just don't understand what was supposed to be so great about the new owners? Because at least before Covid and the new owners, the security gates were on point. The pool was open EVERYDAY, EXCEPT MONDAYS (FOR CLEANING AND CHECKING PH OR CHEMICAL LEVELS AND SUCH). The website makes it seem SO LOVELY! Half the pics on it AREN'T EVEN TAKEN HERE! And the 3 that are actually this complex are from when they 1st built it in 2006 or something like that. It's DEFINITELY NOT REALITY!!!! Anybody that gives this place a 5 star review should get checked into a mental hospital because they're delusional. The only reason this place has a 3.2 star is because they pay people to leave good reviews to boost their ratings. It's been a nightmare since the day we moved in to this apartment. They gave us the apartment as is! nothing looked fixed and the place was dirty. Our first month there we noticed weird bugs walking around the apartment, and we found that there was a big hole in the carpet that connects to the outside. We notified them of the hole but they never came. When they finally sent their maintenance people to come fix it they did absolutely nothing. They gave us a bunch of pointless explanation and we never heard from them again. I guess they thought we was George of the Jungle and could live in such conditions. Another thing that was wrong with the apartment was that there was a leaking problem in one of the bedroom. When it rained the bedroom also got rained on. We already had mold so the room being wet made the mold ten times worse! it left a lingering pungent smell that no human being should have to live in such conditions. Like the hole problem, we reported it to them but it never got fixed. Because they gave you an a run down apartment everything starts breaking once you start living in it and your deposit gets taken once you move out. The biggest scam to ever exist!! Good luck about ever trying to reach them or speaking to their manager because she's never there and for some unknown reason they don't have her contact info when you ask for it. I have never seen such incompetent and unprofessional group of people in my life. If the manager is always absent you'd think they'd have somebody who's trained to handle people's issues, but Noooo their answer to every problem is that the manager is not there so therefore they can't help you. They don't communicate with each other at all, so anything you give to one person either gets mysteriously lost or the other person that you found that day have no idea what you're talking about. Since we've moved there I can't ever remember that place being power washed. In conclusion, stay away from Hunter's Run apartment because the leasing office and the apartment are literal garbage. The biggest lesson I learned from dealing with these people is that to ALWAYS ASK TO RECORD a conversation or to have them write a confirmation email so you can avoid being lied to on countless occasions. read more

It's the most HORRIBLE PLACE to ever live! I have mold in my place and I've been complaining since I moved in. My daughter always coughing there is a stuffy smell and a bad odor, sometimes it makes you want to vomit. At nights it's hard for me to sleep so I have to put the arm and hammer rug deodorizer on the rug so the scent can rise just for me to sleep because I'm breathing in all the stink stuffiness. I've tried cleaning it myself it's more than that it needs to be done by a PROFESSIONAL not no dam maintenance. The manager said she will get building and coding to come and assist the issue NO ONE CAME! yet my daughter is sick because of this. Every night she's coughing I explained this over and over nothing has been done. When I use the humidifier she coughs even worst I had to stop using it. They have this matter as a joke but best believe I'm not playing! From the beginning they never cleaned my apartment, They just vacuumed the rugs and mop, clean the tubs and think that's clean. Never painted, they gave me an old rusty looking washing machine, all the cabinets smell very bad I even tried cleaning it with Clorox it still smells, it's unbearable. The fan in my bathroom is so loud! All the vents give a stink odor. I have addressed these things over and over still no concern was given even though a child is also in the home. I've been living here since July 2024 and this matter has not yet been resolved. Everytime I ask about the new washing machine, shelves and other things that need to be done is always the same excuse "oh they have to order it" I get the same excuse since June when I viewed the apartment. I'm paying $1,072 for an apartment that I can barely breathe in and it's not funny! The rugs need to be completely changed, the walls needed to be painted, all cabinets need to be fixed. There is a lot of issues in my apartment and they are not doing anything. Everytime you call to speak with the manager they ALWAYS LIE AND SAY SHE'S BUSY IN A MEETING! Until when I pop in you can clearly see she was never in no meeting. Oh and if you call and someone answers you are very lucky because they have a habit of not answering and you have to call back a million times just to get someone to answer. Jazmine and Von came to the apartment as proof to know that YES I do have a stuffy smell, mold on the windows it's bad still no one came no one called. They even painted the fridge HOW PATHETIC! They gave me an apartment with a bad odor that now comes with major health issues MOLD AND MILDEW ARE SILENT KILLERS! I pray that my daughter does not develop asthma or any health problems especially myself. Yet they want rent!!!! NOT GETTING IT! I am lawyer up just the same and best believe I have all my pictures! I am calling the health department! It's not safe for me or for my daughter. UPDATE: The trash has been out of Order for a week now and there's trash everywhere!! They increased rent but yet everything is still outdated nothing is fixed buildings have not been power washed and maintenance is just riding around on gulf carts looking busy inside and outside the complex!! They don't even cut the grass. Gates still don't work. And Their go to response for everything is "due to covid" it's almost 3yrs post covid find another excuse that one is old now!!! And they're charging you an extra when you pay your rent online !!! These apartments are horrible I moved in everything has mold , the top of the showers, the whole AC unit covered in mold and dust when I moved in. You can't even get anyone to answer the phone the voice mail is always full. You go inside to speak with the staff and they can't give you straight answers from Dominic to Sydney it's always my manager isn't here so I'm not sure at This point why are they evening there if you can't do anything let alone fix and issues. The maintenance is horrible they come into your apartment to "fix" but there's no note left behind saying why they entered your apartment and nothing is fixed. The whole place is a scam and not to mention they don't fix damages when you move in you basically get it as is this place is trash they don't power wash the buildings or do any upkeep there's rusty railings and dirty hallways but the leasing office looks nice and freshly painted while the rest of the place looks run down and parking is horrible you have basically park 2 buildings down to find any parking. Would not recommend this Apartment Complex at all. The outside and inside of the apartments are a complete dump. They're dirty, unsanitary, and the inside of the apartments have a bad smell. Management was absolutely no help, and the staff in the front office are extremely rude. There is a larger girl that works in the office who gave me VERY wrong information about ending my lease. She told me multiple times that I had to pay $2000 more than what I actually had to pay to terminate my lease. She was obviously not educated enough to do her job. Rachel from Hunters Run told me I was approved and told me to bring my deposit to them ASAP. They gave me a letter with my name,apt number, and rental amount on it. 2 wks later which was the night before I was scheduled to move in, they called to tell me I make $200 over the income limit, and I wasn't going to be able to move in. I wasted so much money dealing with them, and now I'm left with no place to go because of Hunters Run. Please don't put your family through this headache. Go somewhere else. read more

i have lived here since december 28th, 2019 and i will not be renewing my lease after my year is up. first off, there are roaches crawling around on my ceiling and by my cabinets and it has been that way since i've moved in. i've had to spend money out of my own pocket to fog my apartment which i shouldn't have to do. second, one of my bathtub faucets has been leaking since i've moved in and the other bathtub is pealing. i've been communicating with them about my pealing bathtub and they have yet to come fix it. it has been about 3 weeks since i initially complained about it and they will always set a date but apparently the people never show up or they make up some kind of excuse as to why they can't do it. third, they have been putting notices on my door regarding the raising of the rent which apparently it was in the lease but it was never mentioned. the people in the office are the stupidest people i've ever come across in my life and they never do their job. i can't even begin to explain how unorganized this place is. it would be much better with newer management and without the roach infestation. i definitely would not rent out an apartment here if you can help it. read more
